And so, the Southampton International Boat Show sails again. Marchand Petit has joined The Wolf Rock Boat Company at Mayflower Park for several years and it is a partnership which makes perfect sense. Here in Devon, a love of life by the sea so often means a desire to spend time both by and on the water; for many, the purchase of a coastal home either coincides with or comes very shortly before the decision to invest in a boat too.

Here in Dartmouth, the gun has fired on the last race of the Dartmouth Regatta and we are seeing the town prepare itself for autumn, a time when the property market traditionally ramps up in line with the return of schools. While the market in general has certainly levelled in recent months, demand for homes here remains strong and the allure of a place to call your own in one of the country’s best harbour towns continues.

In celebration of the Southampton International Boat Show, this issue of At Home features a smorgasbord of fabulous homes by the water, from waterfront abodes with their own moorings to riverside hideaways and pied-à-tetes by the beach. We’re also celebrating the debut of the new Princess S72, a yacht some of our clients were fortunate enough to be amongst the first to experience at our Sail & Drive Day with Princess Yachts in Turnchapel in July. She is a thing of beauty and a vessel likely to steal the show with her Southampton debut.

We also explore the process behind taking a coastal home from dream to reality with PMR Architecture and we spend 36 hours in Newton Ferrers and Noss Mayo, neighbouring villages with a shared love of sailing.

In an open letter, the Wolf Rock Boat Company’s SarahJane McCarthy celebrates the return of BRIG, explains how the war in Ukraine prompted a strategic rethink here in the UK, and warns that with the purchase of a home by the sea comes an inevitable lust for life on the water.

We are celebrating! BRIG Rigid Intelligent Boats are back in production in Kharkiv in Ukraine from September 2023. This has been a tough year for BRIG; the Russian invasion in February 2022 stopped production of the world’s best-selling RIB, a shock to the world but none more so than to the families that work there. The Ukrainian people are the most resilient, they are determined to have an independent country and we want to support them as much as we can.

The Wolf Rock Boat Company is based in Churchstow, in the heart of the South Hams. We have been the UK importer for BRIG since 2010 and have a network of dealers across the country. Most of these dealers are based in prime waterfront locations, making the most of the access to the water. We have helped to make BRIG the world’s largest supplier of RIBS that are produced in their bespoke factory. They offer a range of craft from 3.5 metres up to the flagship that is the Eagle 10. The best-selling model is the Eagle 6.7, which is the number one family sports RIB sold in its size worldwide.

As we have been in business now for 16 years, it’s interesting for us to talk to our customers about their experience onboard their boat. Time after time, we hear that people who have either grown up near the coast or holiday there have had a completely different experience of their happy place from the water.

When the invasion happened, we decided to extend our offer of craft with boats that complement the BRIG portfolio. We now import Smartwave from New Zealand, IRON from Sweden, Idea from Italy, and Kolibri and UMS from Ukraine. We have been able to curate a selection of boats that are ideally suited to our British coastal waters, from an inflatable Kolibri dinghy, a rigid rotor-moulded ultra-stable Smartwave, UMS aluminium hulled fish and ski boats to the driver’s choice of IRON, designed by Ocke Mannerfeltrenowned to be one of the world’s premier designers. It’s interesting to note that this was not the strategic plan of the business before the war, yet our mission statement was always focused on being the family boat specialists, getting as many people on the water as we possibly can. Our increased capacity of craft has helped us reach more people, as well as offering alternatives to our current customers.

As parents of two children, now young adults aged 23 and 20, we know that the two most prominent times of the year when we are together as a family is either when we are snow skiing or out on the boat in South Devon. It’s as if being out in the fresh air, having fun with a shared hobby, diffuses the barriers that age sometimes builds. Of course, I appreciate that both of these experiences are paid for, and not by the kids, but it’s worth it. It’s less about the number of hours spent but the quality of the time together. As we have been in business now for 16 years, it’s interesting for us to talk to our customers about their experience onboard their boat. Time after time, we hear that people who have either grown up near the coast or holiday there have had a completely different experience of their happy place from the water. We wonder if it is the tide – does that give a relaxed structure to the

holiday day without creating a routine? The bacon sandwiches need to be packed, rather than eaten, so that we can slip our mooring on time. A tide timetable is fought over in our house, even though the apps are readily available – it becomes a call to action, a nudge in the direction of fun! A warning must follow though; if you do invest in a holiday home or a home by the sea boating becomes addictive, and we have many a customer who now boats with grandchildren as well as their children. Be careful what you wish for!

Our favourite four...

COASTAL WALKS

Seeing the South Hams on foot is second only to seeing it by boat. The region boasts the kinds of picturesque scenery that only an Area of Outstanding Natural Beauty can, with mile upon mile of South West Coast Path trails snaking through its very prettiest parts. These four South Hams coastal walks vary from leisurely stroll to more strenuous hike, but all promise views that will stop you in your tracks and leave pause for thought.

Thurlestone Sands to Bantham Beach

This four-mile circular route features two of the South Hams’ most impressive landmarks – Thurlestone Rock and Burgh Island. There are some steep hills along the way, so you’ll be ready for a refreshment stop by the time you reach The Stoop Inn, a 14th century local just a stone’s throw from Bantham, South Devon’s best surfing beach. Dartmouth to Blackpool Sands

This partly circular route mostly runs along the South West Coast Path, with gorgeous Dartmouth harbour, the pretty village of Stoke Fleming and the sweeping golden arc of Blackpool Sands playing a starring role.

Salcombe to Torcross

At almost 13 miles long, the walk from Salcombe to Torcross is one of the more challenging coastal walks in the South Hams. Soak in the views from Gammon Head and Prawle Point, stop off for sea dips at Lannacombe or Great Mattiscombe beach, and keep your eyes peeled for the countless bird species making their home along the route.

Salcombe to Gara Rock

Prepare for knock-your-socks-off scenery on this popular walk along the craggy coastline from Salcombe and East Portlemouth to Gara Rock. To complete the perfect day out, book a table for lunch at the fabulous Gara Rock Hotel. Perched on the clifftop, it makes for a spectacular lookout whatever the weather.

ewton Ferrers is a little slice of tranquillity. Just 10 miles from Plymouth and within a 15 minutes’ drive of the A38, it sits on the sheltered banks of the beautiful River Yealm estuary, surrounded by ancient woodland and creeks. The village, and its twin Noss Mayo, lie towards the western end of the South Hams, in the South Devon Area of Outstanding Natural Beauty, and away from through traffic. Much of the coastline here is owned by the National Trust. It is a hidden gem packed with wildlife and has a secret and peaceful atmosphere, combined with an active all-year-round community.

To lend some history, the manor of Newton Ferrers is listed in the 1086 Domesday Book, and was later acquired by the Norman family of de Ferrers. It was reputedly the birthplace of the infamous 17th-century pirate, Henry Every. Noss Mayo also has an interesting history: In 1287, King Edward I gave Mathew Fitzjohn the manor of 'Stok' and so the village became known as Noss Mayo, which translates as 'Mathew's Nose'. Later, much of the village was owned by Edward Baring, 1st Baron Revelstoke (and head of Barings Bank).

DO THIS

Rise early and you’ll find walkers, runners, swimmers, kayakers, paddleboarders, cyclists, and the odd photographer or painter out there taking in the mineral water-like air, as the mist rises over the tidal creek. Swimmers meet at Cellar Beach, well off the beaten track; walkers explore the South West Coast Path around The Warren, with its wide open views over the English Channel and along the coastlines of both Devon and Cornwall; kayaks and paddle boards silently transport their owners up the long creek towards Kitley House and Cylinder Bridge, passing remarkable wildlife and river birds, including herons and egrets.

Later in the day, iconic Crabber boats, rowers and yachtsmen keep up a great tradition in the villages, where there is friendly rivalry, especially between the awesome old-fashioned gigs Wasp, Joker and Hornet. The Yealm Gig Rowing Club was founded in 1991 and was the first gig club to form outside of Cornwall and the Isles of Scilly. The River Yealm Regatta, in mid-summer, encompasses a variety of sports and fireworks, culminating in a well-attended Regatta Dance on Noss Green.

Stroll down through the tranquil church yard. People have worshiped on the site of Holy Cross for over 900 years, which is within sight of St Peter Revelstoke, set high in Noss Mayo.

During the summer, a river taxi takes passengers on regular trips between Newton Ferrers Harbour, Warren Point (for access to Wembury and its beach) and Noss Mayo.

For those horse-mad children, go to the Pony Club registered Newton Ferrers Equus: book to start the day watching the mist rise in the valley and the horses being brought into the yard with Dartmoor as your backdrop. Here, children can own a pony for the day or join in a rally or gymkhana.

Moving further afield, there is something for everyone within a short drive, cycle ride or energetic walk. Plymouth, ‘Britain’s Ocean City’, with its historic waterfront has something for everyone. Stroll the Hoe Promenade and survey the scene as you imagine being Sir Francis Drake, finishing his game of bowls while the Spanish Armada approached. Explore the cobbled streets of the Elizabethan Barbican, relax in a waterside café or seafood restaurant beside the harbour, or explore our underwater world at the National Marine Aquarium. Check what’s on at Plymouth’s Theatre Royal or The Box.

If wild open spaces beckon, then the Dartmoor National Park is for you. Topped by granite outcrops (tors) this extraordinary open space is full of surprises: unspoilt vistas, unspoilt villages - often with old-fashioned pubswild ponies, rugged river valleys, and flourishing wildlife.

EAT HERE

The ever popular The Green café and deli is such a relaxing meeting place as one enters the village, next to the modern WI Hall and village green, with the most delicious homemade snacks and local produce. Further down towards the water is the Post Office with a small café of its own. Ten minutes’ drive to the east, or a very healthy walk away along the coast, is The Schoolhouse at Mothecombe, an Italian influenced café and takeaway on the Flete Estate. Venture a mere three miles to the well-equipped village of Yealmpton and try Nelli’s café or the Rose & Crown pub, or even, five miles further on, to the mainly Victorian and Georgian small town of Modbury, known for its shops’ policy of banning the use of plastic carrier bags in 2007, long before the rest of the UK. In fact, it is believed to be the world’s first plastic bag-free town! Here there a several small cafés, a highly respected local art gallery, and a variety of independent shops and traditional pubs.

DRINK UP

Finish the day at The Dolphin, The Ship and The Swan, which are all well frequented waterside pubs serving great food and local beers. The hilarious fancy dress Regatta beer race is held early in September. Elsewhere, both local and visiting yachtsmen alike find the Yacht Club, in the centre of Newton Ferrers, a very hospitable place!

Local beer is a favourite here - Noss Beer Works was set up to provide locally brewed beer to the pubs and inns of the South Hams. Try their Ebb Tide, Mew Stone or Church Ledge brews, all named after nearby nautical landmarks.

Venture further if you wish, but there really isn’t any need. Unless, of course, you are attracted to the nightlife of Plymouth’s Barbican, its Royal William Yard or an evening at the Theatre Royal.

South Devon SAILING

Richard Clarke at Princess Motor Yacht Sales tells us how Plymouth and the South Devon coastline offer some of the most exciting cruising waters in the UK.

Plymouth is steeped in maritime history. From the Pilgrim Fathers setting sail for the ‘New World’ in 1620 to the modern-day boat building of Princess Yachts, and recently appointed as Britain’s first National Marine Park, the city is the ideal base for cruising adventures. The seafront and ‘The Hoe’, featuring its iconic candy-striped Smeaton’s Tower lighthouse (originally built at the Eddystone Rock) and the 1935 Art Deco Tinside Lido, is lined with bars and cafes to take in the awe-inspiring views across Plymouth Sound. The historic cobbled streets of the Barbican are well worth a stroll, taking in the Elizabethan House, numerous bars, restaurants, boutique shops, art galleries and Plymouth Gin Distillery, then across Sutton Harbour lock to the National Marine Aquarium. For culture vultures, the Theatre Royal sets the stage for new West End shows and The Box is an award-winning art gallery, museum and archive.

Venturing further afield and for ‘off-grid’ serenity, the southwest is outstanding. The stretch of coastline to Salcombe and Dartmouth is particularly renowned for its epic landscapes and deep-cut estuaries. And in south Cornwall, the coastline to Falmouth, with Looe and Fowey enroute, gives you access to some gorgeous little fishing towns.

BEST ANCHORAGE:

The River Yealm is a beautiful estuary for a quiet anchorage. Cellar Bay is near the mouth of the river, and further up you can moor up at one of the public pontoons or pick up a mooring buoy. The scenery is stunning. Its tranquillity lends itself to a spot of paddle boarding or kayaking to explore the river. Or you can take the tender up to one of the great pubs such as the Ship Inn – a lovely gastro pub with superb outdoor seating with a Caribbean inspired summer house or you can stay cosy indoors next to the fire. Across Noss Creek is the Swan Inn and across Newton Creek is the Dolphin – and you can use the causeways at low tide to stroll between them. There’s also a fabulous circular 90-minute cliff top walk called ‘The Warren’, if you feel like stretching your legs. It takes in spectacular views across the English Channel and along the rugged Devon coastline and then leads down through the woods beside the river, finishing at the Ship Inn – perfect for a well-deserved lunch.

Design

An illuminated Princess ‘crown’ logo on the transom guides guests aboard the electro-hydraulic teak-laid bathing platform where twin access steps border the large aft sun pad. The cockpit features a unique sociable U-shaped seating area with modular seating, folding teak table and servery unit – the perfect place to entertain, or to sit back, relax, and enjoy the yacht’s exhilarating performance. With development of The Lookout, a stunning new build home on the South Devon coast, coming to its end, Director Paul Rose at PMR Architecture tells us how projects like these go from pipe dream to dream coastal home.

Not far from the bustling fish and chip shops, souvenir stalls and buckets and spades of Paignton’s seafront on the idyllic South Devon coast, is a quiet street in a spectacular location. On one side of the road are the quaint and colourful beach huts synonymous with English holiday resorts; on the other a collection of houses that are a perfect example of ‘a stone’s throw from the sea’. With stunning outlooks over the sea from Hope’s Nose to Berry Head, these houses are so close to the water that you could quite literally skim stones from their terraces.

It was here that Mr and Mrs Smith, who were living in the neighbouring Torquay at the time, came across the tired, old Lookout Hotel. It was an abandoned building gradually being eaten away by the storms and the sea; unloved and on the verge of falling down. However, this dilapidated hotel had a huge amount of character with its lighthouse-esque turret, New England verandas and mock Tudor timber work. They knew this site had potential to create a stunning home fit for Grand Designs and they couldn’t pass up the opportunity to create something amazing.

They realised that such a project would provide a huge number of challenges and it was at this point that their paths crossed with local RIBA chartered architecture practice PMR Architecture, headed up by myself Paul Rose and John Collar. With offices in Devon and Sussex, we have a huge amount of experience in designing bespoke new build houses and renovating coastal homes to create spectacular designs that defy the windswept elements of the South coast, and work on projects from conception right through to completion. We were the perfect partners to help the Smiths develop their dream. We sketched out the plan to replace the collapsing hotel with a stunning new build house, which would retain the characterful elements of the site’s previous life. The site, proposed house and surrounding buildings were all painstakingly modelled in 3D software, demonstrating the vision of what this project could be to the Smiths, the neighbours, and the local planning department. When it was time to get boots on the ground to make this dream a reality, local building company Lee & Lee Extensions & Conversions Ltd were brought in to realise the ambitious project.

Located on a tight site, exposed to the full force of the wind and weather, the build involved a huge amount of teamwork and relied on the teams’ extensive knowledge to ensure the project developed smoothly. During the process, the neighbouring hotel came up for sale and Mr and Mrs Smith saw the opportunity to purchase the site and develop this into two striking new homes to really make their stamp on their local area whilst the build was ongoing.

The finished design’s ‘jewel in the crown’ is the reinstatement of the turret; a spectacular circular room off of the master bedroom, featuring the best of the views and complete with domed ceiling lit up like a starry night sky. The turret forms a key focal point to the outside of the house, including the curvaceous red zinc roof and base of curved brick that forms the porch to enter the house. Through the front door you enter a light washed vestibule space, before passing through the glazed partition into the main living space. A curved ceiling overhead, with discrete LED lighting and a sunken conversation pit, adorns this open plan kitchen / living / dining room.

An elegant spiralling oak stair, crafted by local master craftsmen Radford Joinery and adorned with copper balusters and huge slot windows like a giant version of those in a lighthouse, takes you up to the upper floors. Every floor features an expansive balcony overlooking the sea, each providing a different perspective on the esplanade below. The aforementioned master bedroom features a jacuzzi bath and spacious dressing area, whilst two smaller bedrooms include fun features and bold patterns for when the children and grandchildren stay over. On the top floor is another stunning bedroom within the apex of the roof. From the bed here your view of the sea is entirely uninterrupted. The ensuite features a bold freestanding copper bathtub and a waterfall shower. A cinema room is tucked away to the rear of the house, alongside a top lit cosy office and a gym; all complete with bespoke joinery that really show the Smith’s tastes and personality in the fittings. Hidden behind the property is a concealed Moroccan-style garden including beautiful, handcrafted tiles, a perfect space for entertaining during the balmy South Devon summer evenings.

Now fully settled into their new home, Mr and Mrs Smith said of the process: “The process to develop our dream home at The Lookout has been a once in a lifetime opportunity and we’ve felt fully supported by the team throughout. We feel that we’ve really made our mark with the house and have been able to express ourselves within the build. There have been challenges along the way, but we never doubted PMR Architecture’s ability to turn each of these difficulties into an opportunity to create an even better house at the end of the project.”

The couple are looking forward to spending long evenings sipping a glass of something cool on the balcony and making the most of being so close to the beach. It's not just the perfect location in the sunny days of summer, but also during those atmospheric autumn and winter storms, where the sky will change almost minute by minute to provide a dramatic backdrop to the warm and luxurious spaces of their new home.

Having direct access to water is high on the aspiration list, but as a consequence, there is always a monetary premium attached. This, of course, depends on the location, extent and type of access involved. While estuaries tend to be a favourite, wide open vistas of California-like open sea are for others, although there are times when the powerful drama of such exposed-to-the-elements locations is exceptionally uncomfortable. It is for this reason, with the exception of coastguard properties, that old properties tend to be less prevalent in these positions.

Many buyers are very converse with all the factors involved with waterside properties, but many are not! There is a great deal of difference between just having the water in close sight, or the ability to catch your breakfast from a rod off your balcony, and having your own slipway, quay, or deep water mooring.

Probably the first consideration for the waterside newbie is understanding the tides. Deeply embedded in my memory is the potential viewer, when disappointed that he could not view at a specific time due to the state of the tide on a particular property that only had tidal access, asking “Well, when does the tide allow access on a Saturday morning then?”

If keeping a boat at the bottom of the garden is the priority, moorings vary and can simply be ‘outhaul’ from the property’s frontage, or from an anchorage in an estuary. Very often the bed of the river or estuary is owned or administered by a private owner, often a major estate such as The Duchy of Cornwall or by The Crown. There are likely to be conditions and annual fees, often dependent upon the size of the boat that can be accommodated. You will also need to consider whether your vessel has a fixed or bilge keel. You may even decide to check the availability of a nearby marina berth, or the proximity of marine services.

If your aspiration is more modest, don’t assume that you will have free access to the water if you only have a paddleboard or kayak – several harbour authorities have had challenging times in recent years, with large volumes of craft swamping their areas at peak times, and as a result have now imposed annual licencing fees for the privilege of using these facilities.

Maybe you don’t want to own a boat or kayak at all but would just like to go for an early morning dip within yards of your own home. The South Hams has some of the very best wild swimming spots around. Access isn’t always as easy as it might appear however, so do just check before you take the plunge.

Despite all the considerations that should come with owning a home with water access, at the end of the day, when the sun is over the yardarm, few feelings beat being close to the water in the South Hams.
