RESIDENTIAL SALES

We aim to deliver the best value to our clients by selling at a premium, faster and with minimum stress.

Our success comes from recommendations built upon giving honest, reliable advice formed on expert knowledge and experience in the Cotswolds. We believe in creating positive impacts, with focus and determination to change your life by maximising the value of your greatest asset, your home.

Our key differentiator is our exceptional team - we are the largest, most experienced (in years of experience) and highest-rated team (Google reviews) in the North Cotswolds. The majority of the team have been with us for at least 10 years, live in the Cotswolds and have 211 years of combined industry experience, therefore we are perfectly placed to give expert industry advice along with exceptional local knowledge.

We voluntarily regulate ourselves to the highest standards - we are members of the Royal Institution of Chartered Surveyors (RICS), the Propertymark National Association of Estate Agents (NAEA) and The Property Ombudsman and are subject to their rigorous legislation and regulation.

Highlights of 2024 include:

We had the pleasure of meeting and being presented the Gold Award for sales by Jason Fox from SAS Who Dares Wins Wins at the EA Masters Awards in London for the fifth year running. These are the only awards that assess every estate agency in the country, which is why it means so much to us. In addition, Sarah Garner was shortlisted in the top 12 in the country for the ‘Best Negotiator Sales’ in the people awards. Read more about the awards on page 20.

We continue to secure exceptional editorial coverage for our clients in both the local and national press. This year our clients’ properties have been featured in publications such as Country Life, The Times, The Telegraph, Money Week, Horse and Hound and Cotswold Life.

Our clients continue to rate us ‘Five Star’ - now over 170 clients have posted five-star Google reviews rating our service and experience of their journey with Hayman-Joyce.

Our branded Land Rover Defenders, HJ1 and HJ2, continue to be seen across the Cotswolds; used by the Hayman-Joyce team to travel to viewings, but not when we are asked to value your home. This allows our team to walk, cycle or lift

share to work, rather than driving, another step in our ongoing strive for sustainability.

We are available 24 hours a day, seven days a week, to book valuations and viewings directly into our diary from our website.

We support many community projects, charities and events. We support Moreton Rangers FC and we love running the St. David’s School Easter Art competition. We continue to sponsor The Moreton Show - “The Greatest Show on Earth?” according to Jeremy Clarkson.

We are investing in technology and expanding our social network - our Instagram account now has over 2.5k followers.

Our unique Christmas tree-shaped ‘for sale’ and ‘to let’ boards brightened many peoples’ days in December and are now becoming a fixture of Christmas in the Cotswolds.

We have been investing and working to improve the buying and selling process. We are currently working closely in the development of new technology to significantly improve communication and the speed of transactions from sale agreed to the legal exchange of contracts. Speeding up this process significantly lowers stress for buyers and sellers and reduces the number of abortive sales. We are one of the first agents in the country to be blockchain-enabled.

Being approachable via our WhatsApp business account, integration with our website and phone system has been going from strength to strength. This allows you to contact us anytime via the methods you prefer, be it text, phone, email, post or WhatsApp.

Our Hayman-Joyce television advert is being aired across the Cotswolds, showcasing the stunning Cotswold landscape, some of our team and clients.

If you are considering selling, would just like to know what your home is worth or would like advice on presentation or an extension, we would be delighted to help – please either book a valuation via our website, call us on 01608 651188 or email moreton@haymanjoyce.co.uk.

TOM HAYMAN-JOYCE Partner

I absolutely love the Cotswolds and everything it offers. I feel privileged to live and work in such a beautiful place with such wonderful people. Our team at Hayman-Joyce is exceptional. My primary focus is to build and further develop myself and the team, to ensure we all have the training and tools to deliver a truly unprecedented service. Our foundations are built on transparency, integrity and always doing the right thing, even if it’s to our detriment. Understanding these core values sets us apart and breeds our success.

I’ve spent most of my life in the Cotswolds - my first five years in Milton-under-Wychwood before moving to Barton-on-the-Heath in the mid-eighties.

I went to school at Kitebrook, then Winchester House, followed by Bloxham, and took a gap year to Australia before reading Geography at Exeter University.

After graduating with a Bachelor of Science degree, and a spell at Hayman-Joyce, I moved to London joining Winkworth in their Westminster and Pimlico branch.

Armed with a telephone and an ‘applicant box’, I rapidly learnt to build relationships and achieve sales in a predominantly commission led environment. Qualifying as a member of the Propertymark National Association of Estate Agents and consistently being the best negotiator by exceeding ambitious targets in the office, were my highlights.

Wanting to broaden my experience, I moved to Savills in their Richmond-upon-Thames office. Firstly, building the Savills’ core market (properties selling between £500,000 and £1,250,000) and then selling and pitching for property across all price ranges.

After seven years in London, I returned to Hayman-Joyce in 2010 and in 2014, I purchased the business.

In February 2022 I passed my APC to become a member of the Royal Institution of Chartered Surveyors (MRICS) further developing my skill set and knowledge base.

Outside work, I’m never happier than spending time with my wife Amy and daughters Beatrice and Edith. We live in Cold Aston and enjoy the wonderful family life the Cotswolds offers. My passions are motorsport, squash, skiing, mountain biking, entertaining, family time and supporting our girls with their pony riding.

I believe in giving back to the local community, to that end I’m a trustee and former Chair of Moreton Show Society which runs the largest one-day agricultural show in the country. The society is the cornerstone of the Cotswolds and all it stands for. Its purpose as a registered charity is to inform, educate and promote farming and the countryside with focus on sustainability, conservation, and environmental issues.

Sarah has been with Hayman-Joyce since 2002. She has always proved to be a very valuable member of the residential sales team.

Before joining Hayman-Joyce Sarah managed a Customer Service department for many years, which has given her the experience to deal with clients with empathy and understanding in both the selling and buying process. This has also given her the ability to deal with situations in a professional and efficient manner.

Sarah is brilliant at working with potential buyers, going on their house-buying journey with them and seeing the process through from initial viewing to completion of a sale.

“We all strive to provide exceptional service and will all go that extra mile to look after the unique needs of each individual client in both selling and buying their property.

I enjoy forming close working relationships with buyers and have pleasure in finding them the ideal property whether it be their forever home, second home or a buyto-let property. Still, after over 20 years, handing keys over on completion gives me great satisfaction.”

Sarah’s hard work and dedication was celebrated recently when she was shortlisted for this year’s ‘Best Negotiator Sales’ at the EA Masters People Awards in London.

Sarah lives locally with her husband Russell and children Lauren and Callum. They all enjoy foreign travel to warmer climates and camping in the CJK with friends. Sarah can often be found on the side of a football, rugby and cricket pitch supporting her son with his passion for sports. She also enjoys dining out and has an active social life.

SALES “ “

EXPLAINED EVERYTHING THOROUGHLY

PLEASURE TO DEAL WITH SECOND TO NONE OUR CUSTOMERS SAY IT BEST…

Sarah and the team at Hayman-Joyce dealt with the sale of our property in a professional supportive and friendly way. All queries were handled speedily, and updates were provided. Thank you to everyone.

Amy Gower

Can not recommend highly enough. Mine was not a straightforward transaction, the staff at Hayman-Joyce were always professional and empathetic. Going above and beyond their remit.

Stuart Bailey

Everyone on the team was so helpful and above all professional especially Sarah, ably assisted by Tom at required times and of course John. A great team and truly professional, first-class service and highly recommended. They achieved exactly what we required.

Peter Barratt

Absolutely incredible service from the Moreton-inMarsh branch of Hayman-Joyce. Tom and his team are brilliant - very regular feedback on status of the sale, great comms. I have used them twice to sell my last two homes and would 100% use again in the future. Thank you for making the process as pain-free as possible. 100% recommended.

Ross Restell

A leading customer experience from start to finish, combined with delivering excellent results. Would highly recommend to others and would happily return when the need arises.

Edward Earnshaw

Very professional and inspired confidence.

Jane

We found Hayman-Joyce and Tom Mellor in particular, efficient and professional. All the staff were easy to deal with - good communication and feedback with excellent follow up throughout the sale. We would definitely recommend to others.

Jane

The sale of my dad’s retirement flat was pursued energetically and systematically although it was one of the cheapest properties on the books. As it involved persuading the council to take a pragmatic view to compliance with the discount scheme, I was very pleased that Hayman-Joyce were prepared to go the extra mile in this case.

Amanda Kaye-Wright

Fantastic work to get a difficult sale over the line. Thanks to Tom and all the team.

Dickon F

Hayman-Joyce sold our house for us and were fantastic throughout. Their valuation was realistic, and they were keen to learn about the house to show its full potential during viewings. Once an offer was received, they worked really hard to ensure the transaction went through smoothly even when faced with challenges along the way and I always felt that I was aware of what was going on. I would absolutely use them again if I were making a property transaction in the area. Thanks to the whole team, especially Sarah and Tina!

Jess N

I was impressed with the honesty shown when selling my mother’s house. Once an offer was received, I was regularly updated as to progress with the sale. Obtaining probate delayed the sale slightly but once this was obtained a date for completion was agreed and Tom helped overcome all the issues that arise to ensure this date was met.

Carol Mitchell

The team at Hayman Joyce were exceptional. It was a very smooth transaction all round. Highly recommend using them if you are thinking of selling.

Carole Bowman

I have always found Hayman-Joyce to have a very professional and understanding approach throughout the transactions they have dealt with for me. I would highly recommend them.

Sue Osborne

I was very happy with the very efficient & pleasant service from Hayman-Joyce. Everyone involved in the selling of my house was incredibly helpful, & patient, no matter what the query. I would highly recommend Hayman-Joyce as a Cotswold selling agent.

Amanda Courtney

The staff at Hayman-Joyce were proactive and helpful throughout the sale process. An excellent and attractive brochure led to a good number of viewings by interested parties from a wide range of sources. The property went on the market at the start of a difficult market so took some time to finally achieve an acceptable buyer, but the energy levels and ideas from the team did not diminish at any point and produced a steady flow of viewings. I was kept fully informed throughout the process.

Anne Williams

Hayman-Joyce provided a first-class service from the start to finish of selling our home. The valuation was spot on. We had absolute confidence in the sales team who were professional throughout and we felt that they had our interests at the heart of their business. Communication with the team was excellent and no matter who answered the phone it was apparent that they know to whom and about which property they were speaking. The house sold at asking price. We couldn’t be more pleased

Phil Waters

We had a great service from Hayman-Joyce with the selling of my late mother’s property in the Cotswolds. No matter what hurdles were put in their way……. nothing seemed to phase them. Whilst there was a long delay waiting for probate to be granted, they were on the starting blocks when we were able to press the button. Thanks to the team at Hayman-Joyce.

Anthony Osborne

Excellent service from a professional and committed team, as always.

On leaving Cirencester, Jasper embarked on his chosen career as an estate agent and started in the country house department of Savills, based in their head office in Mayfair in 1975 and qualifying as a Chartered Surveyor in 1979.

However, the attraction of the Cotswolds proved too much and in 1980 he returned to Gloucestershire to take up a new job with Rylands & Co in Cirencester, later moving in 1991 to run Strutt & Parker agency department in their recently opened office, which he did for nearly 20 years.

In 2010 Jasper was enticed back to Mayfair to head up the London country department for Carter Jonas, dealing with the sale of country houses, farms and estates all over the country, and to sit in an office literally on the other side of a street in Mayfair from the office he had left 30 years earlier!

In 2017 Jasper was invited by Tom Hayman-Joyce to return to the Cotswolds and become a Consultant with the firm and to assist Tom and the team. He has spent over 45 years as a well-known agent dealing with all types of property, mainly across the Cotswolds, but also around the country. For the last 36 years Jasper has lived in Shipston-on-Stour, so the decision to end his days commuting to London was an easy one to make.

Emma, who works as a Senior Lettings Negotiator in our thriving lettings department, joined our team in January 2018 and has over 18 years of experience in the industry within both sales and lettings.

PROPERTY AUCTIONS

We pride ourselves on offering the best advice on the sale of property and one of the most important considerations is whether to sell your property by private treaty (the usual way), by tender or by auction.

Many agents favour the more conventional route of a private treaty because it is the only option they offer; however, there are properties and circumstances where an auction sale is significantly more beneficial. Properties that need considerable modernisation, building plots, properties with structural problems, investment properties, unusual properties, land or properties which need to be sold quickly, are potentially better sold by public auction. Auctions are also commonly used when companies, executors, charities, local government, trustees and property trusts would like their properties sold in a completely open and transparent manner; especially as an auction sale will demonstrate they have achieved the best price the market will offer.

SOLD

Advantages of selling by auction include:

Certainty: Properties are not sold ‘subject to contract’ as the successful bidder legally exchanges contracts on the fall of the hammer.

Speed of sale: After an initial marketing period the auction takes place and completion usually follows 20 working days later.

Competitive bidding: Multiple buyers in the room and/or online competitive bidding secures the highest sale price.

Delabere

Guide Price £600,000

Gables Farmhouse & Gables Farm Barn

Blackwell Guide Price £850,000

We now run auctions online or in an auction room with online bidding alongside. This allows a global audience and enables more buyers to participate - improving our success rate and increasing sale prices. We would be delighted to advise you on the advantages of selling by public auction. To arrange an appointment to meet one of our auctioneers please call us on 01608 651188 or email moreton@haymanjoyce.co.uk.
