Ashtons is now a multi-disciplinary business spanning residential, commercial and financial sectors. However, people remain the heartbeat of our success, none more so than those in The Academy, our initiative for young aspiring talent and the dedicated team who have worked tirelessly to bring this magazine to life.

At Ashtons, we know that being part of the local area goes beyond helping people move home. That’s why we launched For Life’s Great Causes, a campaign focused on supporting local charities across Hertfordshire.
Since it began, For Life’s Great Causes has donated over £60,000 to a range of brilliant local organisations. But it’s not just about donations, we also aim to help raise awareness of the important work these charities do, providing essential services and support to people in our towns and villages.
Alongside our charitable work, we are delighted to sponsor various local cricket clubs, rugby clubs, village summer fêtes and several schools, helping to support the activities and spaces that bring our neighbourhoods together. From assisting families through tough times to backing mental health initiatives and funding local projects, every contribution helps strengthen the area we are proud to call home.
But we are not just about making donations or sponsoring local clubs, we believe in giving back through action.
Ashtons staff are given two days off each year specifically to volunteer, whether that’s at a local hospice, digging in a shared garden, or lending a hand wherever it’s needed.

Is a 2-year or 5-year fixed mortgage better?
It depends on your plans, how much flexibility you need and how the market is at the time. A 2-year fixed gives you the chance to remortgage or move sooner if rates improve. However, it does mean you’ll need to go through the process again fairly soon, which could result in you paying more fees. I always strive to speed up transactions by acting pro-actively and efficiently, but many delays are beyond my control, often due to waiting on third parties.
As part of the conveyancing process, it is necessary to order searches on a property. One of these searches is conducted either through a third party or directly with the Council. Unfortunately, Councils can experience backlogs, with turnaround times ranging from 3 to over 8 weeks to produce the required search results.

When acting for a buyer, I can raise my search enquiries on day one of the conveyancing transaction because Ashtons provides the search results upfront. This allows me to review the title documents, seller’s forms, and searches simultaneously upon receiving the contract pack, which is extremely beneficial. We get succulent fresh crab from Cornwall and Orkney, but store-bought picked crab meat is a convenient way to enjoy this tasty shellfish. I add smoked paprika to these easy crab cakes, which lends a distinctive flavour not often used with seafood. The accompanying mayo – flavoured with fragrant dill, sharp lemon and salty capers – is a lovely foil.
MAKES 12
400g cod fillet,
skin removed and pin-boned
1 large free-range egg white
1 tsp Dijon mustard
Finely grated zest of 1 lemon
1/4 tsp white pepper
1/2 tsp smoked paprika
200g white crab meat
1 tbsp finely chopped chives
1 tbsp roughly chopped dill
50g panko breadcrumbs
Vegetable oil, to fry
Salt and freshly ground pepper
Cut the cod into large chunks and place in a small food processor. Add the egg white, mustard, lemon zest, white pepper and smoked paprika. Blend until smooth.
Transfer the fish mixture to a bowl. Add the crab meat and chopped herbs with a good pinch of salt and fold through until the mixture is well combined.
Tip the panko breadcrumbs into a shallow bowl. Wet your hands with a little water (to avoid sticking) then divide the fish mixture into 12 even-sized pieces and shape into patties.
Place each patty in the breadcrumbs and turn to coat well on both sides. Place these crab cakes on a tray in the fridge for 20 minutes to firm up.
Meanwhile, for the caper mayonnaise, put all the ingredients into a small bowl and mix well, seasoning with a little salt and pepper.
Heat about a 1cm depth of oil in a large non-stick frying pan over a medium-high heat. When it is hot, carefully add the crab cakes and cook for 2–3 minutes on each side or until golden brown and cooked through. Remove from the pan and drain on a tray lined with kitchen paper.
Season the crab cakes with a little salt and serve them on individual plates with a dollop of caper mayonnaise and a lemon wedge.
Nothing beats a chicken traybake for a quick and easy midweek meal. I use chicken thighs here, along with plenty of garlic and tomatoes. However, it’s the sourdough (which soaks up all those glorious juices) and the delicious combination of herbs that will bring a taste of the Mediterranean to your British kitchen.
SERVES 4
8 chicken thighs, bone in and skin on (1.5kg in total)
3 tbsp extra virgin olive oil
3 sprigs of oregano, leaves picked and roughly chopped
3 sprigs of rosemary, leaves picked and roughly chopped
200g olive sourdough, cut into 2.5cm cubes
1 garlic bulb, cloves separated (but not peeled)
500g mixed red and yellow cherry tomatoes on-the-vine
100ml chicken stock
2 handfuls of basil leaves
Salt and freshly ground pepper
Preheat the oven to 200°C/180°C Fan/Gas 6.
Place the chicken thighs in a shallow roasting tray. Drizzle with half of the extra virgin olive oil and season well with salt and pepper. Sprinkle with half of the chopped herbs and turn each chicken thigh over to coat well on both sides.
Rearrange the chicken so that all the thighs are skin side up. Place in the oven and bake for 20 minutes.
Meanwhile, drizzle the sourdough with the remaining extra virgin olive oil and herbs and toss well to mix. Take the tray from the oven and scatter the sourdough and garlic around the chicken. Return to the oven for 10 minutes.
Take out the tray again and tuck the cherry tomatoes around the chicken thighs. Pour over the stock and place back in the oven for another 20 minutes.
Remove the tray from the oven and scatter over the basil leaves. Let everyone help themselves to this very easy and super tasty traybake.

The private rental sector experienced a major shift in 1988, moving from regulated rents and poor property standards to a more competitive market. Now, in 2025, the Renters’ Rights Bill is set to bring another transformation and is expected to be enacted by the summer.
The private rental market has expanded significantly over the past 40 years, with Assured Shorthold Tenancies becoming the standard lease. In 2023, the sector made up 18.8% of UK homes and rents are projected to rise 17.6% by 2028. Increased demand and tightening regulations are reshaping the market.
Informal property management is becoming less viable. Assured Shorthold Tenancies will be replaced with Assured Leases, and landlords must meet new legal property requirements, including the Decent Homes Standard and Awaab’s Law. Many landlords, especially those relying on personal knowledge, will need to adapt to the new regulations.
Key changes with the Renters’ Rights Bill
The Renters’ Rights Bill builds on a goal of the previous Conservative government and fast-tracks revisions by Labour. The key change is the abolition of Section 21 “no-fault”
New rules will require rental properties to display a legally mandated maximum rent to prevent bidding wars. Landlords must also provide more detailed property information through government platforms, with fines ranging from £7,000 to £40,000 for non-compliance.
