MEET KATIE DUVAL

LOOKING FORWARD TO THE FUTURE

“After being a stayat-home mom and managing my own personal real estate ventures,” Katie Duval, Associate broker with Jones West said, “choosing a career in real estate in Taos, NM was an obvious choice.”

Duval, born and raised in Taos, she and her sister, Shanti, grew up raising and showing horses, as well as learning via their parents to live in harmony with the land and respect its rich history and cultural traditions.

Although Duval would spend some high school years and through her mid-twenties in Colorado, she traveled extensively, eventually heeding the Taos call to a hometown girl. She bought her first house in 2008, then met her husband, a local firefighter and ski patroller, Garrett Hanson.

“In 2015 our son Brody was born. As a family, we are lucky to enjoy all the wonderful things Taos has to offer-skiing and rafting but especially sharing local traditions with our family.”

Duval’s father, Peter, a land developer, and her uncle, a contractor, started Timber Brothers in the 1970s. Some of her first memories were hanging out in her father’s historic adobe office on the corner of Ranchitos Road and Padre Martinez Lane.

“When our workday was done, we’d walk to Toby’s, then to my mom’s art studio. My father helped develop Turley Mill and growing up, we spent many days picnicking by the Rio Hondo River.” Although Duval’s father passed away when she was young, she learned he was quite influential in Taos; in Turley Mill, Duval Road is named for him.

Duval’s mother, Carolyn, is a local artist who, Duval said, has a passion for the land and animals. “Throughout my childhood, we moved several times, led by my mother’s

artistic vision. So I learned to see the beauty in the simpler things and appreciate the way of living that Taos has to offer. Gardening was and now is important in our lives, so we are passing

that on to our son, Brody. He helps me irrigate and attends property showings with me.”

Duval has worked with qualifying broker Jolie Jones, who created Jones West in 2023, for about a year. “It’s been very rewarding being a part of a new real estate group,” Duval said, “walking into an empty space and participating in the transformation from ‘space’ into ‘our office.’

“We are a strong group of women, and friends,” Duval said. “I love being in such a supportive group. Jolie and I find that we work great together and teamwork is really important.”

2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.

2024 is off to a slow start compared to 2023. The red-hot market of 2020-2022 was bound to cool off at some point, and 2023 sales were down compared to 2022. Higher interest rates, worries about inflation and a possible recession, and the tense geopolitical situation combined to dampen buyer enthusiasm for real estate investments last year. The picture for 2024 is unclear. Is the retrenching that occurred in 2023 complete?

There are positive indications that inflation really is coming under control; however, interest rate cuts by the Federal Reserve may not be happening as soon as was expected. And while the economy seems robust, concerns remain about the government’s debt, consumers’ ability/willingness to keep spending, and dismay about toxic politics and wars.

SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.

SINGLE-FAMILY HOMES – Unit sales are 21% fewer compared to the same time frame a year ago. Dollar sales are down 9%. Median price is up 28%, and average price is up 14%. There is still more demand than supply, and a continuing shortage of homes available for purchase should keep prices firm.

CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.

CONDOS – Unit sales are down 20%, from 5 to 4 condos sold. Dollar sales are down 49%. Median price is down 47%, and average price is down 37%. Of course, four sales is too small a data set to analyze a trend. Condo inventory is also very limited, so prices should not fall from last year’s level.

LAND – The number of sales was down 20% compared to last year. Dollar sales were down 21%, with median price down 5% and average price down 2%. The high cost to build a home, as well as the long time it would take (due to builders’ backlog of contracts) are affecting buyer interest in land. However, with the inventory of homes and condos likely to remain extremely low for the foreseeable future, building will make sense for some people.

LAND – The number of sales is down 50%. Dollar sales are down 22%. Median price is up 28%, and average price is up 57%. However, high building costs will continue to be a negative for land sales.

THERE'S SOMETHING UNDERFOOT IN RANCHOS DE TAOS

Finding true love is probably something the friendly staff at Dan's Flooring can't help you with, however, they are more than capable of setting you up with an excellent louver. A good louver can make all the difference in terms of a household’s energy efficiency. Not to be confused with the Louvre in Paris, a louver is simply a window blind or shutter with horizontal slats that can be adjusted to let in a certain amount of light without also receiving direct sunlight.

“You don't want to pay so much for heating, you open them up during the day, let the light in and close them when it gets dark and keep the heat in,” says Jeremiah Gonzales, son of owners Dan and Christina Gonzales, who is helping to run the family business.

Dan’s Flooring and Window Coverings is still the same family-owned and family-operated business with the flooring and window covering know-how located right off of state road 518 in Ranchos De Taos. Dan and Christina Gonzales have been in operation for 35 years and have been at their current location since 1994 and they are only improving.

“We've been here 35 years. So we know what hard work entails,” says Christina Gonzales.

If you’re driving past Dan’s on the High Road to Taos, you might notice their new, big and bold maroon-colored sign bearing the company’s name. Inside you’ll notice a renovated floor space.

“The showroom looks nice and neat and completely different than it did before. When people walk in, they're pretty amazed to see how nice it looks,” says Jeremiah.

They’ve revamped all of the displays and painted all the walls and ceilings. The room is wide open and, in order to improve customer service, some of the tall displays have been removed so the Gonzales family can better notice and care for customers as they walk in.

The Ranchos de Taos showroom primarily showcases flooring products, which occupy the majority of its space. It features a variety of items such as area rugs, carpets and ceramic tiles, as well as flooring laminates, vinyls, natural stone and wood. If you need flooring for an area susceptible to moisture, they’ve got waterproof options such as Luxury Vinyl.

“What’s nice is that it can go in the bathroom, can go in the kitchen, go in the wet areas, but it’s not as hard as tile on your feet, it’s nice underfoot,” says Jeremiah.

There’s an array of colorful tile options as well that can either be floral, marbled or of a more subdued style.

Jeremiah adds, "We represent the best brands [brands like Arizona Tile, Emser and Daltile] coming out of Albuquerque, all the big name companies, we represent all of them.”

While Dan’s Flooring doesn’t do kitchen countertops, they have access to backsplash counters to help prevent wall damage from water or grease.

In addition to flooring products, window treatments such as the Skyline Gliding Window Panels or the Duette Honeycomb Shades play a significant role in Dan's Flooring business, particularly due to their energy-saving advantages, which help homeowners maintain lower heating and cooling expenses come summer time. Some of their Hunter Douglas shades qualify for a $300 rebate which runs until April 1.

Visiting this 1910 adobe home feels like stepping back into old Taos. Great care has been taken as the house has grown and changed to retain its original charm and a feeling of history.

Set on just over half an acre off Kit Carson Road, there is a large main house, along with two casitas and a workroom/greenhouse space and a three car garage. The property borders the main irrigation acequia for Cañon and there are seating areas along the acequia and near the rock-lined stream that flows peacefully into a pond.

1910 adobe

The or iginal house consisted of just the living room, according to current owner Cindy Atkins. She has owned the home for the past 12 years and has undertaken an extensive remodel, spending a year renovating each room in order to preserve the character. “It was important to me, as I redid each room, to keep the vintage feel and character of the home,” she said. “Materials, appliances, lighting and doors — everything had to match the aesthetic of an old adobe. The buyer of this home will have the feel of the ‘real’ Taos but with all new everything, including water lines. The house has such an Old World coziness and feeling but everything is New World functioning.”

The use of vigas and plaster throughout further accentuates the historic feel. The floors are wood and tile. Each room has a unique color created by master plasterer Jamie Ash. The renovations are so seamless that it is hard to tell where the historic ends and the modern begins.

Everything blends harmoniously.

Kitchen and dining room

The house itself offered clues to its historic style. An original cubby door carved with a hand tool known as an adze was used as the model for all of the new kitchen cabinets. The same hand-tooled approach was used on the windowsills. A massive butcher block that was originally the center island was incorporated into the new counters.

“The kitchen was three rooms when I bought the house,” explained Atkins. “It had very low ceilings and only a couple of tiny windows. The builder and I determined the best course of action was to raze this end of the house down to the height of the windowsills and start over. This allowed us to easily add all the new windows and raise the ceilings. The floor was also removed so that insulation could be added underneath and then new oak floors were installed."

The appliances were chosen for

their vintage look and blend with the historic feel of the room and the soapstone counters look just right for the early turn of the century. “It’s a real cook’s kitchen,” said Atkins. “It has lots of storage and functionality. It’s also a great party kitchen.”

Off the kitchen, there is an extensive pantry that has a utility sink and shelves for cookbooks and supplies, along with places to hang jackets and store shoes. The door to a utility closet was an original exterior door that was reused with a new piece of stained glass added. There is a coffee and wine bar as well. The large windows above the sink capture views to the west of Pedernal and spectacular sunsets.

A Vermont gas stove warms the space. From the kitchen table, there are views east to the Cañon foothills and north to Taos Mountain. Right outside of the kitchen there is a large outdoor dining porch with sunset views.

Living room, guest room, & den

At the center of the house is the living room with a fireplace that can operate as either gas or wood. In this room there is a “truth window,” a glass covered cutout that offers a peek into the wall of the home that shows its original adobe construction. Of the doors that lead to the guest bedroom and den, Atkins said, “The two doors on the east end of the living room came out of a Spanish mission and are very old. You’ll note that they don’t have hinges but open and close on dowels.”

The guest bedroom has its own access to an outdoor hot tub. On the other side of the living room is a cozy den with an electric fireplace and floor to ceiling bookshelves. “The room has a skylight with shade that allows for better temperature control and darkness for TV viewing. This room would make a great dining room,” Atkins explained.

Also in the centr al part of the home is an office nook with direct access to the outdoor portal and a guest bathroom with a vintage tub.

Master bedroom and bath

Down the hall is the master bedroom in what was originally the stables for the home. There are two large walk in closets and a wood burning Southwest-style corner fireplace for added warmth and comfort.

Through the arched door is the tr uly remarkable bathroom. The centerpiece is a Victorian-era postal cabinet made from solid tiger-oak that was deconstructed and made into a vanity. This element has postal drawers for storage. The sides of the cabinets were used to construct an ingenious “appliance barn” that has space for hair dryers and more. All the brass hardware is original to the cabinet.

The lar ge trough sink reinforces the old-fashioned feel. The only faucets that fit the sink were silver, so Atkins had them powder-coated by an auto shop to go with the brass hardware. The copper sconces to the side of the vanity mirror are exact replicas of those in the master bedroom at Fechin House, built by Nicolai Fechin. It is now a museum in Taos where Atkins served as a board member and interim director.

There is a laundr y room as well as a cedar closet. Playful touches include the vintage tiger-oak doors Atkins found on eBay that say “women” and “men.” She points out that many old adobes don’t have much storage space, but this house is an exception.

Outdoor spaces

A covered portal runs the length of the house. “The original vigas from the kitchen were repurposed and used on the new porch,” explained Atkins. “I made the porch ceiling tin as I love hearing rain on a tin roof. The porch is a great place to watch sunsets or have your morning coffee while watching the hummingbirds and for barbequing with friends.”

From the portal, flagstone walkways lead to seating areas along the acequia and near the pond. Above the pond is a mural by Taos artist Davide Vedoe that features a featured animal inspired by a Pueblo design. There is extensive landscaping planted with perennials and raised beds that are irrigated for easy watering and maintenance.

The yard feels quiet and private and has views in all directions.

Casitas and work rooms

Across the gr assy lawn are the charming casitas adjacent to a workspace and a greenhouse. Brightly painted, the casitas have a façade reminiscent of the Old West. The first casita has a woodstove in the living room and a bedroom upstairs. The second casita is an efficiently designed studio.

The adjacent spaces that were originally part of an old garage can serve as an artist studio or workshop and an indoor growing area.

A work of art and Taos magic

Everything here works together to create a green and peaceful retreat — all while the property is a mere two miles from Taos Plaza to the west and a half mile from hiking trails to the north. This is the fifth property Atkins has remodeled and to each one she has brought a design sense that creates a work of art. She won a historic preservation award for one of the homes she renovated.

In a piece of Taos magic and synchronicity, Atkins purchased the painting hanging above the couch in the living room of a lone adobe house ten years before she bought her home. “It was only when I had moved into the house and was hanging artwork that I had an ‘aha’ moment,” she said. “The painting may not be the exact same house, but the similarities are astounding. The view, the cottonwoods along an acequia, the house slightly down from the road. Perhaps it was a good omen that I had bought the right house.”

The 5.4 square miles of incorporated town of Taos spreads out beneath the shadow of Pueblo Peak (12,305) and is bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low 90s.

Taos Puebloans inhabited the sage-piñón-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central Plaza became the hub of activity and the site of conflicts – often bloody –between the Spanish, natives, and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communities. Taos continues to grow to this day with young ski bums and rafters and older retirees.

Commercial activity centers on the Plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. Taos Ski Valley sits at the head of the Rio Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. New Mexico’s highest point, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Founders Ernie and Rhoda Blake put up the first ski lift in 1956 and, until 2013, the family owned the resort. In 2013, the family sold the mountain and facilities to former hedge fund manager Louis Bacon, who began upgrades and renovations starting with the 2014 construction of the Kachina Peak chairlift.

The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet. Typically, about 250,000 skiers

and snowboarders hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to mid-mountain.

The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer, and police.

The town of Red River bustles along the Red River, a mountain tributary to the Rio Grande. The settlement’s elevation is 8,750 feet, and it’s surrounded by Carson National Forest and the Sangre de Cristo Mountains. The climate ranges from winter lows below 0 to summer highs in the 70s. In town, private rental services lease out snowmobiles and ATVs, and horse trail-riding is a popular summer activity.

The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with their inaugural "Mayfest in the Mountains," a family- and veteran-friendly celebration replacing the traditional Red River Memorial Day Motorcycle Rally.

Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. The boundaries of Taos County stretch from the Colorado border on the north to the Cañón del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot-high Taos Valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks.

Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years - centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields, and orchards.

Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area.

Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the triculture atmosphere, the hundred-mile views, and adobe stylings - and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes.
