As we turn the page from summer into fall, I want to begin by expressing my heartfelt gratitude to all who were impacted by the recent fires and to those who bravely responded—our firefighters, law enforcement, first responders, Tamarack staff, and you, our owners and guests. I am deeply proud and grateful for this community’s resilience and support.

Today, Tamarack is alive and well. Blue skies, cool breezes, and swaying pines surround us as summer’s longarmed days give way to crisp September evenings and brilliant fall foliage. The cross-country trails are in peak form, the golf course is playing beautifully thanks to our talented team, and the firepits are waiting for stories to be shared under starlit skies. Our calendar is full of events and social programming for guests and members, so I encourage you to stay connected through our website for the latest updates.

September also brings new rhythms as local families send their children back to school at the mountain community charter school—a reminder of how special this place is to live, work, and play. And while the seasons shift, so too does Tamarack continue to grow. Development across the resort is moving forward with the expansion of Ponderosa Ridge Villas, the start of the Aspen Townhomes, and one of our most exciting projects yet: the new public marina on Lake Cascade.

Construction begins this month, with a grand opening planned for Memorial Day Weekend 2026. This fullservice marina—Idaho’s newest lakefront amenity—will feature 100 boat slips, on-water fuel service, retail and rental cabana, food and beverage offerings, a swim area, expanded beaches, and a variety of motorized boat and paddlecraft rentals. The project represents a significant milestone in Tamarack’s vision to expand year-round recreation across our mountain, meadow, and lake.

This transformative development would not be possible without the support of the State of Idaho, the Bureau of Reclamation, and the Nez Perce Tribe, whose collaboration has been invaluable. More than just an amenity, the marina is a gateway to lasting memories—whether skiing our slopes, golfing our meadows, or setting sail from our shores.

HOMEOWNER PROFILE THE JOHNSON FAMILY

When we first talked to Jennifer and Quinn Johnson back in 2023, they had recently closed on their new Ponderosa Ridge Villa. The Johnsons were relatively new to the area and when they first saw Tamarack, they were both blown away: “it was everything we expected and more,” says Jennifer Johnson. “We loved the mountain setting, the lake, all the seasonal amenities they offer throughout the year, and, of course, the skiing.” We recently had time to sit down with the Johnsons again and see what they’ve been up to this summer at Tamarack.

Q: SO HOW IS THE JOHNSON FAMILY DOING? HAVING LOTS OF FUN UP HERE SINCE WE LAST SAT DOWN?

JENNIFER: The best, having lots of fun up here at Tamarack. We come up here as much as we can, especially in the winter and summer—we are a big skiing family, and we have a boat that we dock at Tamarack Marina, so we have the cold weather and warm weather covered.

QUINN: We first came up here around this time in 2023. It was Labor Day, I remember. And we closed on our place a couple of months later, that December. Wow! Seems like yesterday.

Q: HOW ARE YOU GUYS LIKING THE PONDEROSA RIDGE VILLA?

JENNIFER: Couldn’t be happier. We bring different friends up here who have never been before, and they are always amazed. They love the amenities and Village area—they can’t believe how much you get up here with a Tamarack Membership. When you look at other ski communities out west—and consider the long lines and the costs—it becomes clear pretty quickly that Tamarack has big-time skiing at the best value.

QUINN: Our kids, who are teens, really like it too. We are all skiers or snowboarders, and just outdoor people in general. We chose Tamarack because of what they offer throughout the year in addition to skiing: boating, water skiing, paddleboarding, biking, pickleball, hiking, and so on. Ponderosa Ridge is perfect for us because it has the right amount of privacy, with amenities and activities just a short walk away. You could say Ponderosa Ridge is our headquarters for fun at Tamarack.

Q: “HEADQUARTERS FOR FUN”…I LIKE THAT. AND YOU SAY YOU GUYS ARE CLUB MEMBERS, RIGHT?

JENNIFER: Yes, we have a Full Membership because we wanted to have instant access to everything that goes on here throughout the year. In addition to the skiing, golf, and lake, Tamarack has a lot of great social programming and events throughout the year—either in the Village or at the Mid Mountain Lodge. Our kids really love the Mid Mountain Lodge and the member area where they can hang out. For them, there is always something fun going on up here. And for us too, obviously!

Q: SO WHAT WOULD YOU TELL OTHER PEOPLE OR FAMILIES ABOUT TAMARACK?

JENNIFER: It’s the best value out there. We looked at master-planned communities out west, and Tamarack stood out— in terms of the Alpine setting, world-class amenities, and the overall value. For all the stuff you get here, Tamarack can’t be beat. Having watched this place grow and evolve over the past two years, I can say that Tamarack is the place for us, and it keeps getting better every day. There is nowhere we’d rather be than at our Ponderosa Ridge Villa in Tamarack.

THE ORIGINAL VISION: 1980S–1990S

The marina concept at Lake Cascade dates back to the original Valbois proposal in the mid-1980s. In 1991, the Valbois development team secured an ambitious permit authorizing a master-planned lakefront development spanning 75 acres. That plan included:

· A 250-slip marina

· A five-story hotel

· A tennis complex

· Lakeside residential development

· On-shore amenities and recreation

While the scale was bold, the team was never able to secure the necessary financing to bring the full mountainmeadow-lake trifecta to life. The vision stalled and the marina fell by the wayside. In 1998, with the proposed resort under different ownership, Valbois, now called Westrock, proposed a new marina plan but that plan, like its predecessor, also fell by the wayside.

Nearly two decades later, in 2004, the mountain and golf course opened but there was still no marina. Between 2005 and 2007, efforts were underway to reintroduce the marina as a public amenity tied to Tamarack Resort. Tamarack was on the verge of securing its lease and permit but this time with a scaled-down but still robust version of the original concept. It included:

· 40 boat slips

· Boat and non-motorized watercraft rentals

· Bocce ball and volleyball courts

· 20 acres of dedicated lakeside recreation

Despite enthusiasm and state-level support, Tamarack soon fell into financial distress, and the global economic crisis that followed forced the marina plan, again, to be shelved indefinitely.

THE LONG ROAD TO THE LAKE: THE TAMARACK MARINA STORY

SECOND REVIVAL: 2019–2021

Upon returning to Tamarack leadership in 2020, I re-centered the marina as a strategic priority, under the direction of Tamarack’s new ownership, MMG Equity Partners. A new Request for Proposal (RFP) was initiated by the State of Idaho in 2020, and Tamarack submitted a bold new vision. Although COVID-19 paused the process, by 2022 the Resort resumed planning under a newly awarded RFP.

The new plan envisioned a truly modern public amenity that included:

· 100 slips

· On-water fuel

· Boat and non-motorized rentals

· Retail and food and beverage offerings

· Expanded beach

· Dedicated swim area

· Sand volleyball

· Family recreation areas

Tamarack Resort

REGULATORY PATH, HURDLES, AND PARTNERSHIP

In 2022, the State of Idaho selected Tamarack’s plan and authorized the resort to begin planning and design. Following this, Tamarack formally entered the regulatory approval process that involved the State of Idaho and the Bureau of Reclamation. On November 9, 2023, Tamarack and the State of Idaho executed a 20-year lease for its long-awaited marina. At that point, the Bureau of Reclamation, under the purview of the Federal Department of the Interior, began a public environmental review process. As that process was concluding in the spring of 2024 and Tamarack was gearing up to begin construction, the Nez Perce Tribe, a Sovereign and federally recognized tribe, entered into direct negotiations with Tamarack to review and evaluate the proposal to ensure that the Tribe’s cultural historical resources were preserved. Those negotiations concluded successfully about a year later in May 2025, with all parties satisfied and aligned in support of Tamarack’s marina. With tribal consultation finalized, the Bureau of Reclamation completed its environmental process. A Notice to Proceed was issued in early September of 2025. With Tamarack’s 20-year lease in effect, construction was officially authorized to begin.

BREAKING GROUND: 2025

Construction on the Tamarack Marina officially began the day after the Notice to Proceed was issued. The result will be a state-of-the-art resort marina facility, for use by Tamarack’s residents, guests, and the entire community. Seasonal slip rentals will be available for all, and pricing will be released in early 2026.

Opening Memorial Day Weekend 2026, the marina will complete the long-promised trifecta of mountain, meadow, and lake, and finally fulfill the foundational vision that began more than 35 years ago.

Q&A: WITH JIM BUCKLEY, SALES CONSULTANT AT TAMARACK REALTY

After a couple of decades selling real estate at some of the most desirable master-planned communities in the U.S. and the Caribbean, among other exotic locales, Jim thought he was ready for retirement. That was until he saw Tamarack. Then everything changed. “I felt it was time to retire,” he said. “I’ve been at some incredible destinations, and I’ve done about everything I ever wanted to do in real estate, so I was ready. But then I found it… ‘that special place.’ I was hooked. I didn’t plan it, but I sure am glad to be here at Tamarack and part of something so special.” Like so many of our homeowners, once Jim experienced America’s only ski, golf, and lake resort, he knew this was the place for him.

Q: JIM, WHAT WAS IT ABOUT TAMARACK THAT PULLED YOU BACK IN, AS IT WERE?

JIM: Everything.
