We will recommend the method we believe will achieve the highest price, however ultimately, you the vendor, have the power to choose the method which you feel most suits you. When selling a property, we have two primary methods of sale choices – Private Treaty or Auction.
When more people want to buy the same property – they compete for it. This pushes up the price and ensures you are getting the best possible result. Our job as an agent is to create competition among interested buyers.
Methods of Sale
Some owners increase their advertising price to try avoid underselling however this can hinder enquiries.
Overcoming that gap between the advertised price and the likely buyers’ price, needs the skill of our agents.
Marketing with a price Buyers usually spend more than they intend, therefore we don’t want to lose them before they view the home.

03. SET DATE OF SALE
A date is set by which all offers must be received; similar to a Tender. Some offers may be “unconditional cash” offers, some may be “conditional” on finance–there are many variables. You, the vendor, get to choose which offer suits you the best.
3) Some agencies have a policy not to allow any vendor bidding. This policy does not protect the vendor’s equity if bidding stops well below the reserve. We also believe it is integral for our owners to be able to bid under the reserve price for a number of reasons:
This method lets people know your house is on the market. We work with potential buyers to persuade them to put in an offer. If the right buyer comes along quickly, it can be a short process but experience tells us that if buyers aren’t given a deadline, like with an Auction, they may lose urgency and, often inter est.
An auction puts purchasers in transparent competition with each other to achieve the best possible price. For this reason, it is our preferred method of sale for the majority of our properties. Our auctions are held in The Sapphire Room at Ponsonby Central and in rooms at our Takapuna office. These rooms allow us the time to negotiate as much as necessary to achieve the best prices. Other larger corporations may auction up to 60 properties at once meaning your property can get ‘lost in the crowd’ and not reach its true value.
02. SALE BY NEGOTIATION
Potential buyers are not told what other offers are being made, so if they really want your property they will offer their best possible price. Just like an Auction, a Set Date of Sale is time limited and is usually run over a 3 week period.
04. TENDER Through tender, we invite confidential offers to be submitted through your salesperson by a set date and closing time. This method may suit your property if it is of high value with the potential for one buyer to be well above others. The benefit of this method is we never put a ‘cap’ on the potential price. Buyers must reach their own conclusion of your property’s value.
