New flooring: Reclaimed wood flooring for living quarter and metal finished oversized ceramic tiles at entry hall. Resurface kitchen counter die wall with maple plywood boards and solid wood edges. Reconfigured walkways and path and create extra closet All custom designed recessed MR 16 light fixtures. Align all soffit, counter, cabinets and door frames for cleaner lines Full height doors for full use of closet space and to create illusion of higher ceiling. Existing Mirrors are reused and dressed up with owners antique collections.

Extending lines from existing elements and structures, such as columns, windows, to create cleaner and simpler design of the space, and use them as part of design. Lighter color on vertical surface and ceiling to create illusion of larger and brighter space, while aged reclaim wood flooring to bring weight on ground surface. Proper height and location of soffit is useful for hiding wires, lights, speakers, and create illusion of higher ceiling. For small space, The door saddles are eliminated to continue flooring from room to room to connecting two rooms as one when the doors are in open position.

Sturdy Pocket door wall of living room, becomes great frame for Murphy bed. Of course, more storage! Every corner, dead spaces are used as storage space. Full height wall unit is bit too over whelming for small space like this one, so we designed the doors as artistic canvas, but just enough. This time, Silver paint on Silver leafed door. Radiator is also hidden in the window sill cabinet! yes, of course aligned with living room cabinets! Wall with Framed Mirror, that was used to be the only entry way to this room. Careful planning of layout helps to create more rooms for everything.

Using existing column line to inset the new work station and glass door storage units. Radiator is hidden in the window sill liner low storage cabinet, aligned with columns, soffit and work station line to frame window opening. Soft vertical lines of translucent curtain folds gives visual heights to the rooms, and at night, interior side soffit recessed lights adds dramatic effect while provide privacy for interior. Every rooms are now air conditioned with split unit for heating and cooling, also used to circulate and filter the air quietly. Second layer of large pane sound barrier window to shut out the city noises.

Bedroom, privacy and safety first priority. A heavy solid wood frames with heavy duty and smooth ball baring hinges and latch set ensure the closure with sound of “deep click” sound. Door location is design to be tucked away from line of sight to privacy and quietness. To provide maximum storage every inches are used to store space without messy lines. Vanity mirror, and make ups are store in the counter with flip top. The Counter top surface are made with Faux leather for soft but easy maintenance surface. Closets with deep pull out drawers for extra blanket storage. Behind door three drawers are located where used to be a hallway, utilizing small cavity space behind the entry hall shoe and coat closet as extra storage. Some of the wall base is actually made as secret compartment. That we can not tell you where…well, it is secret.

For easy organization and cleaning, bathroom wall is tiled all the way up to ceiling with over sized polished glass tiles with minimum grout width. Accent border are two shades of polished mosaic mother of pearl. Floor tiles are random shaped large ceramic tiles. Refinish existing tub, replace shower body and hardware for higher pressure and efficiency. Vanity sink and cabinet is inexpensive stock item, with custom vanity faucet. Four GFI outlets right by the cabinet for convenience. Double vanity mirrors double storage capability. Toilet seats are replaced with fully automated.

Since 1950’s and 60’s, Radiator Air conditioning units were installed in many of the hi-rise condominiums and apartment units. While there are still many benefit of the units, such as use of building hot and chilled water, it helps to cut electrical usage, however units are usually unreasonably noisy and very bulky. They are always placed under (most likely center of ) window casing. We design the enclosure to hid Radiator with in beautifully designed cabinet (with directional diffuser and side access door) to create more storage and reduce fan noise, while create additional storages and counter space. Units can be service and maintained by removing front access panel.
