The value of home improvements

Thisis something I am regularly asked. Invariably it is too late to do anything other than cosmetic work. So often, grand plans are delayed and may only ever come to fruition prior to moving. Not all works will improve the value but some will help speed up the sale and others may contribute to a substantial uplift.

If your primary aim is to add value to your home, then you should consult an expert first to make sure you will get a return on your investment. Invite an estate agent to value your property and ask them what they think will add the most value. The best local agents will be able to tell you what refurbishment projects other homes in your area have benefited from and how much value those projects have added. However, improvements are not just about adding monetary value but also to increase the enjoyment of living in your home.

Significant works, including full-height extensions, are expensive, so it is important to consider carefully your plans. Allowing a slightly larger budget for a project could save you money in the long run. Cutting corners can be a false economy, as major problems might arise later, incurring expensive repairs. Calculate how much money and time you think you will need to devote to the project and add at least 30%.

Here are some points to consider:

1) Structure - First and foremost, you must ensure the property structure is in good order. There is little point in considering cosmetic improvements works or internal work if the building is subsiding, has rising damp, a leaking roof or has other structural defects. Updating services, such as wiring and plumbing is a disruptive job. It will involve lifting floors and chasing out plaster, so these works should also be completed before carrying out any cosmetic work.

2) Remodelling the existing layout - This can improve the property substantially. With many more working from home, people have reassessed what they want from their living spaces. Does the space flow well? Could the layout work better differently? Removing walls and using the same flooring opens up the space. It has become popular, to use the same floor tiles inside and outside with bi-fold doors to give the illusion of a larger area - connecting the outside with the inside at a fraction of the cost of extending. Over recent years, trends have moved to more open multi-functional living spaces. However, there are signs that fully or partially separated rooms are coming back, not only for energy savings reasons but also for privacy with home working. Creating more natural light in the property with new windows in the hall or with bi-fold doors in the kitchen or reception room will have a dramatic effect.

3) Kerb appeal - The best place to begin when creating a powerful first impression is on the outside and should not be underestimated. First impressions do matter. If you are selling, give your home some kerb appeal with a lick of paint, a new

door or shining ironmongery. Leaving the exterior in a shabby condition will have potential buyers questioning the interior before they even step through the door. You only have one chance to set the tone your home deserves. Hydrangeas, lilies or well-placed lavender can make a considerable difference too. If you have ever walked past a home and ‘stopped to smell the roses’, you’ll recognise the importance of a beautiful front garden. A landscaped garden can pay substantial dividendshiring a landscaper is time and money well spent.

We all prefer green front gardens but if parking is at a premium in your area, then paving over part to create space for off road parking could significantly boost your home’s value.

4) Up, down, sideways or convert? - If you are limited on space or planning permission for a full extension, it is worth considering converting your loft, garage, building a side return or digging out a cellar.

Whilst all these options should add roughly the same amount of space to your property, a garage conversion is likely to be the cheapest option and a dugout cellar conversion will be the most expensive.

5) Kitchen - This is where most people spend the majority of their time, but think carefully here. Simply replacing a kitchen rarely adds more than it costs. Having a new kitchen fitted can be a substantial outlay and involve work on the plumbing, electric and gas supplies alongside any construction work. Layout is more important than overspending on new kitchen furniture. Existing kitchens can be given a spruce-up by keeping the fundamentals, but replacing cupboard handles, doors or a new worktop. Remember to fit a kitchen that is in keeping with your house from a budget point of view.

6) Cloakroom/Bathrooms - A downstairs cloakroom is a big attraction to a variety of different buyers. Adding one will make the property more attractive to those who like entertaining and do not want guests wandering upstairs, to young families with children and to older buyers who might be looking to futureproof their homes. This can usually be achieved by turning wasted space, such as an under stairs cupboard into a loo.

In an urban area, a loft conversion it is an obvious way of adding space and value. Most lofts can be converted but you should get an architect or builder to double check before you start. You will need to make room for a full staircase and this in itself, can take up a lot of room. Options range from a roof light conversion, which needs the least amount of structural work and so is the most cost-effective, to a more expensive mansard conversion which will require planning permission. In a rural location with more space, making a house top-heavy is not necessarily attractive and may not add great value.

If your garage isn’t being used to house a car, it could make sense to convert it into a living space – especially if you have parking space outside. Your first step should be to check that your garage is suitable for conversion and whether you need planning permission. In many cases, the work involved in converting a garage will be classed as permitted development but will be subject to building regulations to ensure it is structurally sound.

A side return is a narrow alley that runs adjacent to the kitchen in a typical terraced or semi-detached house. Extending the kitchen into the side return enables you gain valuable space and increases possible layout options. However, you could lose natural light from the windows. Roof lights, lantern or a pyramid over the extension will help mitigate this.

Digging out a cellar is typically only done in London due to the high costs however converting an existing cellar for living use, could be considered but requires specialist advice.

A new bathroom can increase the value of your property – but it can be an expensive investment. Fortunately, it is possible to make updates on a budget. To keep the price down, keep your existing layout. Moving sanitary ware might mean relocating soil pipes and water inlets, which will add to your costs. Framed enclosures tend to be cheaper than frameless models. Choose an exposed shower rather than a concealed model, as this costs more to install as the pipes need to be chased into the wall. Wall-hung sanitary ware is generally pricier than floor-mounted versions as the cisterns and brackets also need to be concealed within the walls. Bathrooms need to look fresh and hygienic, so paint the walls a neutral shade. Re-grouting, eliminating limescale and replacing taps are good options. The layout of the bath, toilet and basin to give maximum privacy and space is important.

7) Lighting - Often overlooked and can make an enormous difference to your home. It is well worth using a lighting consultant who will create a real ‘wow’ effect. However, small improvements can be made using white LED bulbs rather than warm or yellow light which can make your rooms feel dimly lit. It is important to layer the light. Look around your home and make sure that there aren’t any dark corners or shadowy spots. Don’t rely on just a single overhead light, layer lighting levels from several sources, with a mix of table lamps on surfaces, floor lamps, and wall lights to cast a cosy glow. Highlight any focal point features or architectural details with accent lighting. The addition of smart lighting in a home will increase the appeal to buyers.

8) Energy savings - All homes are now rated for energy efficiency, prospective vendors must have must an energy performance certificate (EPC) which also indicates certain works would improve the grade. Anything that makes your home more energy efficient, will make it more attractive to potential buyers. Replacing windows or installing double glazing doesn’t add much immediate value and it is costly. However, it will bring long-term benefits and improve the look of your home. Consider installing a new boiler or insulating the loft (be wary of foam insulation) or walls and seal any drafts around doors. Consider solar panels, air or ground source heat pumps. These are better for the environment but rarely add much value to the property. Underfloor heating, especially in kitchens and bathrooms, not only adds to the aesthetics but also can create extra space.

9) Keep the period features - Buyers will pay more for a home with period features. If you have them, think twice before removing them. Bring out whatever character your property already has or consider restoring or installing coving, picture rails or period fireplaces. It won’t cost thousands if you shop around and visit salvage yards, but it will increase the appeal of your home.

10) Decluttering - Never underestimate a tidy, clean room and pay special attention to high-impact rooms such as the kitchen and bathroom. You should also consider whether there is too much furniture in each room. Think minimalist – removing excess clutter adds to the sense of space and lets a potential buyer imagine their own belongings in place and living in it. You are selling a lifestyle and a dream. Focus on the hall first as it is usually the first of the interior people see. Hide those themed trinkets from your travels you love or books that you have piling up. Nobody has the same taste and future buyers must be able to visualise themselves living in your space, so consider removing any decoration that shows too much personality. Just because something adds character to the property to make it your home, this doesn’t necessarily mean any value is being added to the property’s saleability. Consider installing clever storage in under-utilised areas; beneath the bath tub, concealed nooks in corridors, dead space either side of chimney breasts or end of corridors.

11) Decorate your property and repair defects - If you don’t have the time or money for wholesale renovations, then simply give each room a lick of paint in neutral colours, which will make a huge difference. Although this won’t necessarily add any value to the property, it will feel a lot brighter and airy. It will have a positive impact on any prospective buyers. Ensure that any general maintenance jobs and defects are taken care of, including filling-in cracks and holes. Repair any dripping taps and broken door latches or windows.

12) Planning - If you are planning to sell your home but cannot face the upheaval of carrying out the work, you might consider just getting the planning permission. Buyers are usually prepared to pay a premium for the planning consent and knowing they can carry out the building works.

Remember, if you have had any work carried out such as extensions or conversions, make sure you obtain the appropriate planning permissions/building regulations and have the relevant documents. If you haven’t, you may find that you must pay for them retrospectively before a sale can be agreed.

13) Finishing touches - Consider interior styling, this greatly increases the number of viewings, maximises the sale price achieved, and decreases the time on the market.

Last but certainly not least, if you’re looking to sell your property, remember that even a few simple touches can go a long way. Take some time to think about who your likely buyers are and what they might want from the property. If you feel that it will appeal to young professionals, you could temporarily turn a spare bedroom into a study. If it is more likely to attract young families, perhaps it is better kept as a bedroom, nursery or playroom. And finally – don’t forget that fresh air, a clean smell and some fresh flowers can make all the difference.
