Identify risk early
Mould Risk is calculated using real-time Switchee data, captured by multiple sensors housed within the device, enabling landlords to remotely monitor and combat mould.
Fuel Poverty Risk insights allow landlords to proactively identify underheated homes and support vulnerable residents. A home is classified at high risk of fuel poverty if the average internal temperature is consistently below 18°C over a set period.
Heat Stroke Risk is calculated using air temperature and relative humidity data captured by sensors housed within the Switchee device to calculate
Heat Index (or "feels like'' temperature), enabling landlords to help those most at risk of overheating in their homes.
Property performance
Heat Loss Rate (HLR) is the time taken for a property to lose 1°C of internal air temperature. Switchee uses our smart device data to measure the rate at which each property cools when the heating is off. This provides clarity on how well properties are actually retaining heat and which would benefit most from retrofit measures.
Time to Heat (TTH) is the time taken for a property to gain 1°C of internal air temperature, when the heating is turned on, measuring the actual thermal performance of the property.
Smart Meter Insights offer detailed data into the thermal performance of homes. Industry-recognised insights such as Heat Transfer Coefficient (HTC) provide a clear understanding of how much energy a home is saving, and how much resident energy bills are being reduced.

Smart Thermostat
The Switchee device is a smart, touch-screen, internet-connected thermostat that allows residents to simply and easily control their heating and hot water. Upgrading a manual thermostat to our Switchee device enables the resident to optimise their energy use, lower heating bills by up to 17%, and reduce energy consumption – future-proofing homes and driving towards Net Zero. Residents can control their heating and hot water and set schedules to run via the touch screen. With the Switchee Resident app, residents have control of their energy usage, no matter where they are. The Switchee Resident app also makes the Switchee experience more accessible. Through compatibility with VoiceOver and TalkBack, visually impaired residents are able to control their Switchee device entirely from the app.
Neatly and discreetly built within the device are sensors including Light, Humidity, Temperature, and Pressure which feed real-time property data into our secure cloud. Aggregated and displayed in the dashboard, social landlords are provided with actionable insights to support residents and better manage their property portfolio.

Digitising resident communications via our in-home display, social landlords can send and receive messages, conduct surveys and schedule appointments. For residents at risk of fuel poverty, social landlords can even send residents energy vouchers via their Switchee device.
