The Bank Job

When it comes to buying a house, it can be difficult to find the home you want for the budget you have. For Danielle Girardier and her fiancé Jordan, there was only one way to do it. They picked a project building.


BEFORE

Not just any project building, either! Throwing themselves enthusiastically into the deep end, they found a derelict bank to transform into their dream home. This building had been abandoned for the past ten years. It had a hole in the roof, which pigeons used as their front door to nest inside the back toilet, and there was no hot water, electricity or heating. The couple had to strip the building back to brick and create their new home from the roof down. Bankhouse Renovation The history of the house fascinated Danielle, who wanted to find out as much as she could about the original design and purpose. “It was built in 1902. We actually have the original handwritten deeds for the property, which is amazing. It was built as a bank and has only ever been used for that purpose. And no, we didn’t ever find any money during the renovation!

The couple purchased the bank in February 2019 and, luckily, were not in a position where they had to move in right away. That meant they could take their time to get the structural work done. Working full-time as part of the family business meant they only had weekends to work on the house. But then COVID-19 hit, and while things slowed down at work, they could really get into the renovations. “Jordan had always watched his dad renovate buildings into beautiful homes, and it’s something we always talked about doing. We fell in love with the village, and the old bank had been derelict for nearly ten years. It was crying out for somebody to give it some love and bring it back to its former beauty.

A labour of love Danielle thinks the house is now 95% complete, but they are still working out what to do with the original bank vault. It has the original steel door, which they want to respray and reinstate the combination lock. “A wine cellar would be very cool, but neither of us drinks wine. A boot room would be practical, but Jordan thinks it’s a man cave games room, so we will see.” Working in the tile business, the couple had lots of contacts they could trust to work with. So, their biggest challenge was money. Their budget went out the window early on. When discussing what she would say to anyone looking to start a renovation, Danielle said: “It’s a labour of love, but do it! If we are anything to go by, however much you think it’s going to cost, double it! And have a contingency plan because sometimes unexpected costs arise that you haven’t budgeted for. “And take advice from professional tradesmen and showrooms to see what things you can save money on and what you need to invest money in. Do your research, use trusted tradesmen, ask lots of questions and get their qualified opinion. But ultimately, it’s your house. So go with your gut and get what you want.”

“We were kindly given a photo which was taken in the 1960s when it was York City and County Bank. We actually used the photo when we had the railings made to make them as close to the originals as possible.”

“We both have a good vision, so we can look beyond the wreck and see the beauty that could be. Obviously, being around renovations growing up has helped massively. Jordan is very hands-on and has watched and helped his dad do projects in the past. He’s not afraid to make mistakes.”


FINE DINING

CHAT WITH A Husband and wife team, Adam and Natasha Stokes, had a clear vision when they opened Adam’s restaurant in Birmingham 11 years ago. They wanted to create a fine dining establishment with a focus on good ingredients, irresistible combinations, and fantastic meals. They now run two restaurants in the city, both well-known for their Michelin-rated dining. We spoke to Adam to find out more about these incredible eateries.

Dreams of Dining Like most young chefs, Adam dreamed of owning a restaurant while working his way through catering college. He gained valuable kitchen experience at Hambleton Hall in Rutland for seven years before moving on to Glenapp Castle in Ayrshire as head chef. Here he earned his first Michelin star, 4 AA rosettes, and found the courage to head out on his own. Adam’s came first. Birmingham seemed the obvious place to set up his a la carte, fine dining establishment. Along with his wife, Natasha, he relocated to the city, drawn to the diverse community and opportunity for growth. “Having a range of incredible restaurants in Birmingham is fantastic. I couldn’t be prouder of our city. I think we’re all different in our own way.” After the success of his first restaurant, Adam’s, and subsequent relocation to a larger site, The Oyster Club seemed like a natural progression, helping him realise his passion for serving fresh fish and seafood outside of a seaside setting.

A little slice of Mayfair “Adam’s was once described as a little slice of Mayfair in the heart of Birmingham. I think we’ve created a classy, professional, friendly environment with interesting, innovative food where someone can lose a few hours in a restaurant.”

CHEF Adam Stokes “I’ve a fantastic team of chefs. We have two great guys who lead the kitchen – Simil, who started ten years ago at our very first pop-up version of Adam’s. And Adam, another one, who started as a sous-chef at The Oyster Club and is now leading the Adam’s team too. Every day is a creation day in the kitchen.”

Tips from the top When he does manage to get in the kitchen, he heads straight for the fresh shellfish. “Scallops are incredible to prep and cook. To caramelize the top of the scallop and then baste it with butter and gently cook through underneath means they’re just so soft and sweet and succulent.” For home chefs, he recommends buying the best ingredients possible. “Buy from markets, buy from growers, and then those flavours will always shine through. Cooking is experimental. It’s chaos, but with the right ingredients, you’ll always get a good result.” He watches a lot of chefs for inspiration but looks up to Gordon Ramsey, particularly in his early days. Despite his admiration, he has no plans to become a celebrity chef! He also names his wife as the secret to his success, “You can’t do this alone. Having a great partner is a huge contributor to this restaurant. She’s a driving force who shares my vision. She’s both my wife and business partner.”

The whole team has an input in the menu, with Adam Stokes giving the final sign-off on dishes. His confidence in his capable team allows him to focus more on office work adjacent to his busy kitchen. But he still gets to the heart of restaurant life, starting every day by shaking hands with the whole team.


RECIPE: CRAB, APPLE, GRAPEFRUIT & CRISPY CHICKEN SKIN

INGREDIENTS • 1 x Small whole brown crab • 1 x Granny Smith apple • Mayonnaise • Ketchup • Lime • Salt • Chopped chives • 3 Whole chickens • 1 x Pink grapefruit • 1 x Corn on the cob

Serves x 20 as snacks

METHOD Remove the skin of the chicken and any unwanted pieces off both sides so the skin is clean and smooth. Lay the skin on baking paper and place on an oven tray. Brush the skin with oil and season very lightly before cooking. Cook at 180˚C with another tray or saucepan on top to weigh them down. Cool and then break into large mouth-sized pieces. These can be done ahead of time. Place the whole crab into a pan of boiling water and cook for at least 12 minutes. Plunge into ice-cold water and allow to cool thoroughly. Break the 2 large claws off and the 8 legs. Keep the other parts of the crab for other recipes.

Crack the shell on the claws and the legs and carefully remove it from the meat. Rinse the meat very carefully to remove any bits of shell that could be left. Gently push the white meat off the internal bones and reserve ready for use. Peel and grate a Granny Smith apple. Place into kitchen towel and squeeze out the excess juice. Place the white crab meat in a bowl and add the dry grated apple. Add a large tablespoon of mayonnaise and a teaspoon of tomato ketchup. Add salt and lime juice to taste. Finish the mix with a little sprinkling of chopped chives. This can be made ahead of time. Segment the pink grapefruit and slice it into diamonds. Place the corn on the cob in boiling water and cook for 5 minutes. Cool. Blowtorch or sear in a hot pan to char the kernels of the sweetcorn, slice off with a knife and reserve. To serve, place a small amount of crab mix on top of the chicken skin and then add a piece of grapefruit and sweetcorn on top. Serve immediately.

Shorter days can play havoc with our mood at this time of year, but it’s art to the rescue!

For a more prolonged experience, a visit to an art gallery can do wonders for your wellbeing. A study in Norway discovered that there is a direct correlation between engaging in both creating or simply viewing art and overall happiness. An astounding 91% of participants reported a high level of life satisfaction.

Winter can be such magical time. That said, the shorter daylight hours and lack of sunshine can have a big impact on us emotionally, resulting in low mood, fatigue and lack of motivation along with other symptoms including disrupted sleep patterns and difficulty concentrating on simple tasks.

Here are five more significant benefits of art that will banish the blues:

There are lots of things you can do to combat mild cases of the winter blues (such as physical exercise, eating more mindfully and staying connected with friends and family) but in between these activities it is important to create a space where you can feel safe and nurtured and one that also helps to adjust your mindset to one of ‘being’ rather than ‘doing’. Winter is a time for slowing down and allowing ourselves to rest and recharge before Spring and there is a natural tendency to want to withdraw and hibernate during this time. Rather than it being dark and depressing, creating a space that is calm and cosy will allow you to indulge this urge. Comfort is key when it comes to staying emotionally balanced. It can be tempting to fight the neutrality of winter with bright, cheerful colours but in my experience it’s always better to flow with nature and embrace the change of season rather than resist it. You may find ‘loud’ colour to be somewhat jarring at this time of year when your soul is calling for gentle nourishment. The Scandinavians are the masters of winter living - the Danish concept of ‘hygge’ is the epitome of cosiness. This is a time to switch up your decor and bring in warm, earthy colours, reflective surfaces to bounce light around the room and texture. Lots and lots of texture. Rugs, throws and cushions in faux fur or wool are simple and relatively inexpensive changes to make. However, to really send the blues packing you need to think holistically. It’s not just by tending to your physical needs that you will stave off the melancholy, the mind and spirit must also be attended to. Winter is the perfect time for going within, not just literally but metaphorically and one of the best ways to do this is through meditation. Just twenty minutes a day spent in stillness can be enough to have a significant effect on your wellbeing. However there is another way to garner the same benefits without going in to monk-mode: looking at art. A significant reason for low mood during the winter months is the reduced hours of sunlight which lowers your serotonin production. Having pieces of art in your home that give you that burst of joy each time you look at them can help to maintain the amount of serotonin your brain releases.

Far from simply being inanimate decor, art is a useful tool. It is the bridge between stimulation and stillness and the psychological benefits of incorporating art into your daily life can offer will help keep your mental health in check - some might say, a visual medicine.

1. Stress Reduction Particularly in the run-up to Christmas, stress levels can reach tipping point. Engaging with art can have a calming effect on the mind and body, helping to keep cortisol levels to a minimum. By immersing yourself in the beauty, colours and textures of artwork, the brain enters a state of relaxation, allowing for a release of tension and an overall sense of well-being. 2. Emotional Expression Family gatherings can sometimes mean that emotions run high, or in contrast, the winter can induce feelings of loneliness that bubble under the surface. Art has the power to fully connect you to your mental state and provide an outlet for emotional expression. When you view art that resonates with you, it can tap into your own emotions and help you to understand them better. The process of emotional expression through art can be cathartic, helping to improve mental wellbeing and provide a sense of emotional relief. 3. Empathy and Connection Christmas especially is a time for giving and sharing but if this seems difficult given current affairs, surrounding yourself with art will help. Art can foster empathy by providing a window into different perspectives and experiences. When you engage with artworks that depict diverse cultures, emotions, or social issues, you gain a deeper understanding of others’ experiences, bolstering empathy and compassion. This connection to humanity can enhance our social interactions, relationships, and overall sense of belonging. 4. Mindfulness and Presence It’s tempting in winter to curl up on the sofa and bingewatch a box set on Netflix or lose hours aimlessly scrolling social media for a hit of dopamine but after the initial high, you can soon find yourself either numbing out or being slowly dragged down in to the dark depths of comparisonitis or envy. These low frequency activities will only heighten anxiety, so instead choose to keep the stress levels to a minimum by practicing mindfulness. Viewing art encourages mindful awareness and being present in the moment. When you fully engage with an artwork, you enter a state of focused attention, free from distractions. This practice of mindfulness promotes relaxation, reduces anxiety, and improves mental clarity. By immersing yourself in the visual details of an artwork, you can cultivate a sense of mindfulness that extends beyond the home, gallery or museum setting.

BBC INTERIOR DESIGN MASTERS’ Jack Kinsey It’s fair to say that Jack Kinsey has had a busy few years. Fresh from turning a dilapidated old chapel into his dream home, he starred in Interior Design Masters this year, coming in second place and earning himself a new legion of followers. When it comes to interior design, Jack has the eye we all wish we had and is now booked up with interior design jobs and brand deals.

Going to the Chapel Jack’s interest in interior design started when he was young. “My mum was very houseproud. I always had a really beautiful home growing up. I properly got into interior design when I bought the Old Chapel with my boyfriend. Interior design was at the forefront, and this was my big opportunity to make an impact.” Four years later, the Old Chapel is practically a show home. “It was derelict when we bought it. There were bars on the windows, and one of the windows was falling in. The roof had to be redone. We restored the old floor, insulated it all, added a first floor and brought in a grand staircase. Basically, we turned it into a modern home. But I wanted it to feel like a lot of the features were already here.” “It was our first home, so it was a bit nuts, really. Most of my friends were buying new homes or doer-uppers that just needed a new bathroom or something. But I would have got bored. I always wake up itching to do something.”

Interior Design Master Jack and his boyfriend, Alex, watched Design Masters every year, but when watching series three, he was inspired to sign up. “I always wanted to approach each week with ‘go big’ or nothing. I didn’t care where I came. I just thought if I can make an impact on a screen that’s doable, that’s better than to go neutral or plain. LUXURY HOME & LIFESTYLE

“If I went on it again, I’d try and enjoy the process a lot more. It was so nerve-wracking every week!”

of what you think will work in the space that you want to transform.

“I was very classic in my design, loved panelling and timeless stuff – I wasn’t very contemporary. The other contestants taught me to try new things. Tom, in particular, was an incredible designer on the show. He used lots of the same colour palette, but with different textures and surfaces and things you could touch. So, I learned a lot about textures. I took a little bit of inspiration from all the other contestants.”

“And if you see something that’s out of your price range, you can guarantee there’s one on eBay or Marketplace. It might have a small defect on it, and it will be half the price.”

From TV to an Interior Career Jack’s appearance on Design Masters was the perfect springboard for his interior design career. And his social media career, too. “It’s [social media] has turned into a bit of a job now. A lot of brands want to work with me. I’ve worked with Dulux and Logitech. I didn’t know you could make a living from it, and it is certainly a part of my monthly income. It can take up so much of your life, and it can be really intense. But you have to remember that you don’t have to do it.”

A THRIVING LUXURY PROPERTY MARKET... Don’t believe the headlines. According to Rob Shotton, Head of Exclusive and Rural Homes at Paul Carr Estate Agents in Four Oaks, the luxury property market is doing just fine. In fact, he thinks the negative press around the housing market is doing a lot of harm, knocking the confidence of buyers and sellers even though everything looks rather healthy. He’s not looking at the market with rose-tinted glasses though. “We’re probably back to pre-COVID [buy and sell rates], but even then, the interest rates were a lot lower, so that is one concern. We do have a lot of buyers at this level that don’t need mortgages, that are cash buyers. The high-end market is still quite buoyant, especially between the £1-2million mark.” THE PAUL CARR DIFFERENCE So, with that all cleared up, what can an estate agent like Paul Carr do for its customers? This business is the largest independently owned estate agent in the West Midlands, covering a large geographical area. The Exclusive and Rural Homes section that Rob heads up focuses on properties over £800,000. He has another two members on his team, Angela and Jenna, who all work together to make the buying and selling experience as seamless as possible. Rob is enthusiastic about what makes his team stand out: “Exclusive homes is a personal bespoke service. We ask the customer how they’d like to be communicated with. Some people lead busy lives, so phone calls might LUXURY HOME & LIFESTYLE

not be the best for them. We have WhatsApp groups set up for ease of communication. All viewings are fully accompanied. Our clients get our mobile numbers so they can contact us as and when they need to rather than be restricted to office hours. “We’ve got a mortgage advisor based in our office who can advise on all aspects. We offer a conveyancing service as well, and we have an after-sales department that looks after the sales progression side to make things run as smoothly as possible. “We offer a whisper listing, which is where we take their property on low-key, but we won’t put it on Right Move, we won’t put a board outside. We will just have it in the office, and it will be called out to selected clients who are in good positions, and we know that the property might tick some boxes for them. Then when they [the seller] are a bit more comfortable, or they find a property that they want, it’s just a case of pressing a button our end, and within an hour or so, they’re on all the property portals, and we can go full speed ahead.” TIPS FROM THE TOP Having been in the industry for over 22 years, Rob has seen it all and is full of tips for anyone looking to buy or sell a luxury home. For buyers, he says, “Do research on areas. Within Sutton Coldfield, there are a number of very affluent areas. As well as the Four Oaks estate, you’ve got Little Aston Park. There’s reasons why you might want to live on both, but certainly do your research as to which one works better for you and why. Do your research on schooling. There’s lots of very good private schools around, but if you wanted state education, do your research on catchment areas for that.” And for sellers? “Seek out advice from experienced local agents, ones that can demonstrate that they’ve sold property in your area previously. Find out what you want from your estate agent as well and what the estate agent can offer you. Is it quite a rigid service that they offer, or are they able to offer a more bespoke service?”

And it’s incredibly easy to get to, with the M5 just a two-minute drive away.

Craig Routledge, General Manager, is keen to provide the most exclusive service for each guest: “We bought this hotel 12 years ago, and probably, at the time, it was substantial and suitable for the traveller. But expectations have moved on, and I think what we can offer as a hotel now is very much about service and experience. But we’ve also got to have a basic core standard in terms of our offering. As people have got that in their own homes and we want to at least match that. And then, we can wow them.

In the larger rooms, we have designated spaces for dining if they want to have that full in-room experience. “We’ve really looked at the guest journey and said what are the things that people need and want, and we’ve made sure that’s all been embedded within the room themselves. The main enhancement is that we’ve been able to lighten the space up.

We’re very lucky in a traditional manor house to have the grandeur and the space that these buildings offer. Still, traditionally they are quite dark, so we probably didn’t get the full experience, especially when most of our bedrooms have natural views over the hillsides. So, we wanted to lighten the inside to get that connection with the surrounding environment. “Every room has something a little bit different. Our suite and four-poster in the Manor House have been done in a neutral palette. Very much led towards couples and the wedding market – they have a natural backdrop. But when we move over to our Coach house, we’ve really gone at it with some colour. Each room is completely bespoke in design. My favourite room is up in the converted attic space because the views from the back of the building are stunning. They’ve all got something to offer.”

With 21 bedrooms, it’s all about creating a truly bespoke service. “We are a full-service hotel. We have something for everyone. We are open for tea and coffee, we offer dining to residential and non-residential. We have great outdoor grounds; we recently installed the Hive, our outdoor structure that can be hired out for events and gatherings – perfect for an outdoor wedding ceremony. We are open to everyone. We want to be part of the community, and we want people to come and enjoy the space.”
