The HGI group plans to convert a property in the center of downtown Oakland into a hotel. The property is eight stories, where all the public spaces are located on the first and second floor like the cocktail lounge, café, restaurant, conference rooms and huge courtyard. Floor 3-8 provide 60 guest rooms, 10 on each floor. In addition, building will have two basement level parking. The guestrooms will be more like condominium units. A combination of studio and one-bedroom units with its own kitchen. The purpose of the hotel was to serve business guests and tourists.
All design finishes and selections made are environment friendly.

• The orientation of this building allows it to receive maximum sunlight from the SW direction. .
• All the guests have an amazing view of Lathan Square and can enjoy the open space view of it.
• The building has two basement level parking but site has no parking in front of it.
• Plantation near the site will help prevent noise from broadway and will improve air quality.

At Monterey Bay, California
• Demographically, who do you think was the target audience for this hotel project?
As the hotel is located in the downtown, it also holds a lot of business conferences and offers the most picturesque views of Monterey Bay. So I feel target audience is the combination of locals, tourists and also business executives!
• Do you think the project responds aesthetically to its local area, either in terms of its cultural values or its history? How?
Yes, I definitely think that the project beautifully responds aesthetically in terms of its culture. Monterey Bay is famous for its abundance of marine wildlife and natural beauty. The interiors and the architecture of the hotel clearly depicts this. The hotel’s name was selected because of its significance to the Monterey Peninsula.

With sustainability in mind, what functional insights could you gain from this precedent that will be informative for you when designing your own project?
Rooms are equipped with LED lighting, Energy Star® televisions and mini refrigerators, low flow faucets, showerheads, toilets and urinals, bath amenity products made from renewable and biodegradable materials, as well as hypoallergenic and organic mattresses.
Guest rooms offer Open Water aluminum water bottles, a recyclable water bottle alternative to encourage an ocean-friendly practice of reducing the use of plastic at the hotel
Restaurants serve local, organic, and sustainable cuisine, and use Bio-Pak take-out containers and compostable cups
The Club Room carpet is made from sheep wool and the backing is a natural jute and latex, all of which are rapidly renewable materials, the carpet is 100% compostable at the end of its useful life.
VOC material and paint throughout the hotel is low VOC
They utilize a green cleaning program that uses H2O3 system to clean and disinfect guest rooms without any harsh chemicals
• What aesthetic insights could you gain from this precedent that will be informative for you when designing your own project?
I feel, they have done a tremendous job on aesthetics Insight. The have clearly justified the essence of the location in their designing. I love how they have open spaces inside the hotel for food with big trees all around. The vibes of the hotel are really calming and soothing just as the person would feel near the beach!
What was the final LEED rating of this project and how did it earn LEED points?
20% of hotel’s employees commute using alternative forms of transportation including biking, walking, carpooling, and public transit.
drought tolerant plants have been incorporated into the property’s landscaping
Renewable Energy Credits equivalent to 100 percent of yearly energy usage have been purchased, supporting renewable energy generation offsite
Commitment to purchase of 60% of sustainable cleaning products and materials; leading to better air quality for staff and guests
80 percent of ongoing purchases are sustainable, reducing the environmental impact of those items being brought into the property
Portola diverts approximately 78 percent of waste from landfills and conducts an annual waste audit to identify areas for further improvement
One example of waste reducing tactics includes the onsite craft brewery which donates “brew mash” generated from the brewing process to local cattle ranchers.
Every employee receives on-board training that includes connecting sustainability and LEED into their daily job.

After the pandemic, people will be willing to go to a place where they feel safe, secure and have the sense of belonging. The selection of materials will emphasize sustainability and the respect to ecosystem. Taking nature as the medium of creation, the natural materials will create a holistic, artistic scene.

This reception desk truly represents my design concept in all aspects. My concepts revolves around cocoon-rebirth and rebuild. Life originates from nature. I’m using elements of nature to balance and represent my overall area. Colors are inspired from earthen pallets and nature has all forms of geometry like rocks, rivers, etc. So combining all forms together to create a holistic visual space.
