Ice Cream Colours Gelato colours are going to be a huge trend in both interiors and fashion this year. ‘Choosing your favourite flavour of ice cream can be a bit like choosing your favourite paint colour,’ explains Kasia Wiktorowicz, marketing communications manager, Valspar. ‘So why only choose one when you can have them all, in a perfect palette of ice cream colours. Mix up and match with pastel hued accessories (like vanilla ice cream). Introduce these pretty colours on a single wall or multiple if you feel brave, and accessorise with pastel hued vases, dining chairs and tableware.

Tropical Prints A continuation from last year, the tropical trend is still going strong – with the retro Swiss cheese plant being a hero alongside palm leaves. The trend has evolved for 2018 it’s less about vibrant carnival colours and more about mixing plenty of lush, energising greens.

A new concept for carpets or rugs – shimmer! Perfect for spring and summer, this style has an iridescent finish that catches the light and can be teamed with shimmery wallpapers and decorative paint effects. If you’re feeling bold go for a geometric design to make the colours pop alternatively pair a rug with this season on-trend colouring pairings of blush rose, grey or pale blue. The trend for iridescence continues this spring and it’s proving to be an adaptable decorating style. The combination of blush, grey and lilac tones with metallic and shimmering finishes offers a modern contemporary twist.

Last year the metallic trend started to filter through into paints and metal finishes, this year gold is the key colour, softer than silver, gold offers an element of elegance and decadence. Use gold detailing for door knobs and handles, gold lamp bases and picture frames. For the more adventurous use bolder pieces of furniture such as sideboards, cabinets, pendants juxaposted against a black background gold furnishing can look even more dramatic.

VG NewPeril Trend presents Yellow luxury tableware and lighting collection Mun

Just the charm of a great tradition reinterpreted in a contemporary way, Artisans’ experience, purity of forms, light. This is MUN, the new VG collection where matter seduces and charms. MUN is a collection of ceiling lamps, individually or chandeliers, entirely handmade in Italy by Master craftmen committed to excellence. Every single object is the result of a creative procedure, an harmonious alchemy between form and substance. Every single piece, forged by artisans who hand down ancient techniques, just like the classical glass blowing with cannula, has the added value of uniqueness where the precision of the forms, brilliance and the quality of the manufacturing convert the creative act into magical and charming light effects. In the MUN lamps, the steady leading light meets no obstacles by the limpid transparency of our Puremanufacturing; it is harmoniously guided by our Pleated finishing; it supports the fluctuating and Baroquesinuosities of the Twist surface. Different sparkle effects, better personalized through colours suggested with a palette of six evocative and refined tones: lead, cameo, aquamarine, rose quartz, angora and baltic. Adding Value

When it comes to adding value to our homes we all know that modernising the kitchen, updating bathroom fittings and replacing windows can ensure our home achieve its market value. But how can you MAXIMISE your home’s value? If like most you’re looking to sell your home to move up to the next price bracket, to the next rung on the property ladder, you’ll need to ensure that your home makes you enough money to move on. To achieve this you’ll need to be proactive and creative, here are 5 of the best ways to add value to your property.

34

THE WORLDWIDE PROPERTY BIBLE

1

Add a Conservatory Extending your living space is always a good idea, but the hidden danger of adding a conservatory is that it can end-up looking like an add-on, the most important rule is to ensure that the style of the conservatory matches your overall layout, that the interiors flow and that its doesn’t feel or appear to be a separate room. The best way to achieve this is to install the same flooring used within your living environment as it leads / tricks the eye and ensures that the conservatory feels part of the rest of the home. It is also essential that you stick rigidly to the fundamentals of good design, the conservatory needs to be oriented so that the glazed part faces south to ensure it gains more heat than it loses – never build a north facing conservatory.

njmartinwindows.co.uk

Costings for a conservatory can range anything from £5,000 - £30,000 but this outlay has the potential to add an additional 7 per cent to the overall value of the property. Another benefit of adding a conservatory is that in most instances planning permission is not required, although it will have to comply with the Building Regulations.

Convert the Roofspace If your roof-space allows it why not consider building upwards. Loft conversions have become very on trend over the last few years, primarily because they are deemed a safe investment policy and can be carried out relatively easily. Loft conversions are often the easiest way to create an extra bedroom - and possibly an extra bathroom and have the benefits of not being particularly disruptive in their installation, as most of the work is conducted outside. There are two main things to consider when installing a loft conversion: The access fits the rest of the house, rather than looking like a staircase added on Natural lighting, there is nothing worse than having a dark dull room, so ensure you utilize your roof effectively by installing a dormer windows or rooflights. Surprisingly a loft conversion does not require planning permission and typical costs around ÂŁ20,000 - ÂŁ30,000 but has the potential to add between 10% and 15% to the value of the property. 36

Convert the Groundspace Basement extensions have gained a bad reputation of late, but when done properly they can be an excellent way to add space and value to your home. Unlike converting your loft space, which invariably lends itself to the creation of additional bedroom and en-suite bathroom space, a basement conversion offers scope for extending the main living areas of your home, adding a home cinema area / entertainment area or self -contained flat. An expensive form of conversion, basement extensions typically costing anything from ÂŁ90,000 - â‚Ź140,000 but can typically add around 20% of your property value. Most properties can be converted but it is important to check the ceiling value of your home as it may not be a viable option of adding value. Planning permission is required for basement extensions so be sure to expect objections from neighbouring properties as the excavation for basement extensions is a noisy process. PERFECT HOMES INTERNATIONAL MAGAZINE

39

4

simplyextend.co.uk

Build an extension Extensions can be anything from adding a few more square feet to the living room to multi-room, double-story additions. Typically these will range from £10,000-£40,000 for a modest 1-2 storey extension. According to Nationwide Building Society, a modern extension on the ground floor can increase your property’s value by around 5%, while adding a bedroom to create a three-bed house will add about 12% to the potential asking price. When planning an extension, design rooms to be as big as possible, but without sacrificing too much of the garden or outdoor area – this can make a property feel out of balance and deter buyers and try and to ensure that all brick work matches, there is nothing more off-putting to a potential buyer than a two tone looking house. 40

Convert your garage to living space If you’re lucky enough to have off road parking and have a garage that isn’t being used to house a car, it could make sense to convert it into a living space – especially if you have parking space outside. Your first step should be to check that your garage is suitable for conversion and whether you need planning permission. In many cases, the work involved in converting a garage will be classed as permitted development, so you won’t need planning permission, but always check with your local planning authority. A garage conversion is always subject to building regulations to ensure its structurally sound but it does have the potential to add an addition 15% to the value of your home PERFECT HOMES INTERNATIONAL MAGAZINE

Cape Villa

Framing Cape Town’s spectacular scenery Overlooking the Atlantic Seaboard in Camps Bay, Cape Villa is set against the impressive backdrop of the picturesque Twelve Apostles mountain range and boasts the perfect balance between luxury and comfort. This glamorous home was completely transformed by ARRCC for an international family who enjoy spending time in Cape Town.

PERFECT HOMES INTERNATIONAL MAGAZINE

47

Being familiar with ARRCC’s design style, the client brief was to execute ARRCC’s signature style in a new and exciting way to create a modern coastal home with an ethnic edge. Keeping the family’s two children in mind, ARRCC strived to create a space that was contemporary and sophisticated, yet playful and fun. The existing structure was transformed into a large open space accommodating an inflow of natural light through the use of an array of reflective surfaces and large external aluminium screens which layer the exterior of the house. The entrance glass lobby is clad in reflective glass which accentuates the magnificent Twelve Apostles mountain views, while a garden oasis borders the walkway to the front door. The entrance level comprises a kitchen, dining and lounge area as well as a designated study and guest washroom. Dominating the living room is a slattered screen, boldly shaped with an organic design, generating movement and flow within the space. The Volakas marble floors offer a sophisticated design detail and set the colour palette of the space which is accented by French oak veneers with touches of bronze and metallic’ s which add another layer to the interior design.

48

THE WORLDWIDE PROPERTY BIBLE

The entrance makes way for the living area which features a modern design aesthetic, incorporating OKHA furniture - a South African brand of bespoke design - using medium tones that add richness and personality to the space. Artwork by local greats Lionel Smit and Nelson Makamo add a contemporary African feel to the spaces. The living area opens up to the pool entertainment terrace with a covered lounge area, outside shower and infinity pool which leads the eye to views of the ocean. The kitchen, adjacent to the lounge and living space, accentuates the light, organic palette of the villa through its monochromatic and minimalistic design. This leads onto an outdoor space set with a BBQ to accommodate outdoor dining. Also on the entrance level off the lobby, a walkway leads to a self-contained, private guest suite. The guest suite features a contrasting colour palette to the main house, with dark wood furniture and a textured rug in olive green and mustard which compliments the artwork, by Emalie Bingham, above the bed. The entire house operates on an automated system from which the owner can control the lighting, heating, curtains and audio system.

PERFECT HOMES INTERNATIONAL MAGAZINE

49

The lower level accommodates a kid’s playroom dressed with graphic wallpaper and a light colour scheme to create a fun and playful space. Double doors open to a vertical garden with a swing creating a feel of indooroutdoor living.

50

THE WORLDWIDE PROPERTY BIBLE

On the upper level, a glass bridge links two wings featuring the master bedroom and the two children’s bedrooms. The master bedroom offers an en-suite bathroom and designated dressing room and opens up to a private exterior terrace with uninterrupted views from Lion’s Head to Llandudno. An authentic Peruvian Alpaca rug adds softness and texture to the space with the wall art above the bed bringing in an element of colour and personality to the room. With custom designed beds and graphic designed wallpaper, the children’s bedrooms are mirrored versions of each other with differing unique features to reflect a space that is lively and fun with strong African references

Art was widely used throughout the house to bring personality and emotion to the space. Nina Sierra Rubia, interior designer at ARRCC, talks about her inspiration and use of art pieces within the villa: “We saw the curation of the client’s art collection as an opportunity to showcase a mix of both established and up-and-coming South African artists. We incorporated some serious pieces such as the bust from Lionel Smit and a piece by Nelson Makamo, as well as a tongue-in-cheek installation art piece from Frank Van Reenen. In this project, our biggest considerations were what worked with the scheme, the right format and most importantly, what suited the personalities of our clients,” says Nina. “While the internal spaces of the home are kept simple, signature ARRCC design elements and bespoke pieces create a modern and sophisticated presence while ensuring that the space reflects the personality of the home owner. We used bold textures and fabrics to add richness to the space with the combination of glamourous and organic materials ensuring that this holiday retreat is the perfect balance between luxury and comfort,” says Jon Case, ARRCC director.

ARRCC believes in the spirited crafting of unique interiors that captivate and move. Working closely with our clients, we distil and transform their briefs to exceed original expectations. We believe in lifeenhancing spaces that reflect both client and location, and through our refined approach to design, have developed a style focused on detail and substance. www.arrcc.com Project Location: South Africa | Interior: ARRCC | For more information: Monean Winterbach, moneanw@arrcc.com PERFECT HOMES INTERNATIONAL MAGAZINE

Home with deceptive proportions on street made famous by

WILDE & WHISTLER hits the market for £8.75 million

58

THE WORLDWIDE PROPERTY BIBLE

Located on Tite Street, one of London’s most iconic streets and once the home of some of the world’s greatest artists, sits a home of spectacular proportions, behind a narrow façade. Measuring close to 4,500 sq. ft. the five-bedroom, four-storey townhouse, with spacious open-plan interiors provides the perfect family home in the heart of Old Chelsea, just a stone’s throw from the River Thames and green space of Chelsea Embankment Gardens, as well as the plethora of high-end boutiques on the King’s Road. On the market for £8.75 million, with prime London estate agents Russell Simpson and Knight Frank, the home at number 20 Tite Street is just metres from the former home of legendary author and playwright, Oscar Wilde. The Irish wordsmith purchased number 16 (now 34) Tite Street in 1885, as his family residence, although he was known to spend a lot of his time occupying Room 118 of the Cadogan Hotel, Pont Street. Shortly before Wilde purchased his permanent residence on Tite Street, he shared number 1 with artist Frank Miles (famed for his painting of a young Princess Victoria, as well as being a key suspect in the Jack the Ripper case), esteemed American artist James McNeill Whistler built his famous ‘White House’ on the street in 1877. Purchasing a vacant piece of land, Whistler created his own strikingly modern home and studio, which wholly embodied his aesthetic values. However, he only enjoyed his home for two years, before having to sell it during a long legal battle with the leading English art critic of the time, John Ruskin. 59

The street has also been home to John Singer Sargent, the Florence-born American artist, considered by many as the leading portrait painter of his generation. He lived at number 31 in 1900, whilst he later expanded into 33 to create a magnificent light-filled studio. Welsh painter, draughtsman, and etcher, August John (famed for his 1919 portrait of Lawrence of Arabia) had his home there between 1940 and 1958. Ironically for Oscar Wilde, Tite Street was also home to High Court Judge Alfred Wills, who presided over his high-profile case of engaging in an illegitimate affair with the son of the Marquess of Queensberry. Following a long trial, Judge Willis convicted Wilde of gross indecency and sentenced him to two years’ hard labour.

Lara Askew, Sales Negotiator at Russell Simpson, commented: “London is awash with history, but it’s hard to find anywhere with a better backstory than Tite Street. The past residents that once walked this street is fascinating and something that always captures the imagination of would-be buyers here. “To be able to regale the story of actress Ellen Terry coming away from a sitting with John Sargent at his Tite Street studio, still costumed as Lady Macbeth in red horsehair braids and a snake-coloured gown – a story famously retold by Oscar Wilde himself – always catches their attention.” The home at number 20 Tite Street, a historic red-brick Chelsea townhouse, with dormer windows looks slender from the outside, but hides voluminous floorplates, with long corridors inside, as well as a private offstreet parking garage. Spaced across four floors, the 4,476 sq. ft. 60

property benefits from a modern basement extension, which provides a private gymnasium, wine cellar, plant room and utility quarters. On the ground floor is the kitchen/breakfast room, bathed in natural light through an expansive atrium. The reception room is at the front of the ground floor, whilst the entrance hall provides an abundance of storage space. The master bedroom suite occupies the entire first floor, complete with walk-in dressing room, bathroom suite and private study. On the second floor is two guest bedroom suites, as well as two further bedrooms and a guest bathroom. From this floor a short staircase leads to a modest roof terrace. Split by Royal Hospital Road, Tite Street stretches from Redburn Street to Chelsea Embankment. The Royal Hospital Chelsea is close by, whilst the King’s Road and Sloane Square (District & Circle Underground lines) are within short walking distance.

20 Tite Street is for sale at £8.75 million. For further sales information contact Russell Simpson on Tel: 020 7225 0277 or visit www. russellsimpson.co.uk or contact Knight Frank on 020 7881 7722 or visit www.knightfrank.co.uk

No.1 PALACE STREET Neighbour to the Queen & setting a new agenda for luxury property in London

No.1 Palace Street, the development from London’s leading luxury property developer, Northacre, offers a rare opportunity to live opposite Buckingham Palace, with unique views over Buckingham Palace Gardens; the only residential property in London with such a claim. An architecturally impressive and secure 41,000 sq. ft. island site, the residence is located in the heart of St. James’s Park, in one of London’s most sought after neighbourhoods.

No.1 Palace Street will set a new agenda for what informed buyers demand from a home in London when it completes in 2020. Residents will own a piece of history; built in 1861, the Grade II listed wing of the building was a major landmark hotel of the Victorian period, ‘The Palace Hotel’ and hosted distinguished guests of Queen Victoria. The building’s relationship to the Palace is reinforced by the discovery of an emblematic design that mirrors the footprint of Buckingham palace. No.1 Palace Street offers a lifestyle as well as a beautiful home. The property will house more than 10,000 sq. ft. of lifestyle facilities including a 6,500 sq. ft. ‘haven of wellbeing’ for residents’ personal use, that includes an expansive gym, personal training suites, treatment rooms, and one of the most impressive private pools in the Capital. Whether residents occupy a one-bedroom apartment or the penthouse, all No.1 Palace Street buyers will enjoy use of personal catering from the development’s restaurant and use of the vast entertaining space.

Unlike most contemporary developments, each apartment is unique in layout with custom designed interiors by Northacre’s interior design division, N Studio. The interior architecture and design of apartments has been carefully considered to complement the different architectural styles of the building by Northacre’s design Director Orlando Rodriguez and architectural firm Squire & Partners. The development will encompass the best of old and new, its 72 apartments offering a grand interior scale created alongside unrivalled craftsmanship and design. The development represents an impressive blend of traditional and contemporary design, encompassing five different iconic architectural styles that span 1860s Grade II Listed Italiante Renaissance, 1880s french Renaissance, 1880s french Beaux Arts, 1890s Queen Anne and Contemporary. REPORT UK

Analysis shows foreign buyers do push up prices and not just in London Foreign property investors have contributed to the increase in house prices in the UK over the last 15 years, sending values soaring by around 20%, according to a new piece of academic research. While foreign buyers have mostly affected price growth in London and the South East, other major cities such as Liverpool, Leeds and Manchester have also seen the effect, says the research from the School of Management and Business at King’s College London. Using figures recorded by the Land Registry, the analysis shows that the average price is around £215,000 but would have been about £174,000 without the investment from overseas. Buyers from overseas don’t just have an effect on the upper end of the housing market where they tend to buy properties as there is a ‘trickle down’ effect to less expensive properties, the research also shows. It also suggests that it reduces home ownership rates, suggesting some ordinary buyers in Britain may be priced out of the market in areas where foreign investors are more active and have to rent rather than own their homes. ‘One of the factors behind house price growth in countries such as the UK, Australia and Canada is demand from foreign investors. This study looks at data for the UK and argues that foreign investment had a significant and positive effect on house price growth in the last 15 years,’ said Professor Filipa Sá. The study explains that since 1999 average house prices in England and Wales have almost tripled from just over £70,000 to about £215,000 in 2014. Apart from a reduction in 2009, at the height of the global financial crisis, house prices increased every year during this period. Behind this average lies considerable regional variation, with average prices in the prime London area of Kensington and Chelsea reaching £1.3 million in 2014. The analysis looked at the records all property transactions in England and Wales registered to overseas companies and researchers calculated the share of total transactions registered to overseas companies in volume and in value. This matched a similar upward trend to house prices. Sá used regional variation in house price growth and the share of residential property transactions registered to overseas companies Articles provided courtesy of propertywire.com 70

THE WORLDWIDE PROPERTY BIBLE

to identify the effect of foreign investment on house prices. She found an increase of one percentage point in the volume share of residential transactions registered to overseas companies leads to an increase of about 2.1% in house prices. She concluded that there is no evidence that an increase in foreign investment leads to an increase in housing construction or for the hypothesis that foreign buyers purchase properties purely for capital appreciation and do not occupy them or rent them out. But there is evidence that foreign investment reduces home ownership rates, suggesting that some residents may be priced out of the market in areas where foreign investors are more active and have to rent rather than own their homes. The Mayor of London, Sadiq Kahn, has recently launched an inquiry into the consequences of foreign property ownership in the capital and other countries such as Australia, Switzerland and Canada have also been debating this issue and have introduced policies to control foreign investment in the housing market.

MIPIM sees investment optimism for 2018 Tech gets mainstream as industry eyes urban future 26,000 real estate, city and political leaders, including 5,400 investors, from over 100 countries came together for the March 2018 MIPIM, the world’s leading international real estate business, conference and networking event. Among the key talking points in Cannes were the growth in real estate investment expected this year, urban development, the move to target cities rather than countries in investment strategies and how tech is now being more fully embraced by real estate companies. MIPIM delegates settled down for the week’s intensive business and networking against a background of relative industry optimism for the upcoming year. In its annual ‘Global Investment Atlas 2018,’ leading property agents Cushman & Wakefield noted that a strong global economy across all markets will encourage investors to release more funds into real estate this year compared to the record $1.6 trillion in 2017. Cushman & Wakefield reported that Asian investors were particularly active, increasing their investment in Europe by 96% year on year. Investment from Asia Pacific to Europe hit $39.5 billion in 2017 compared to $20.9 billion heading towards the Americas. The Asian delegation at MIPIM was drawn from 15 countries. In its annual EMEA Investor Intentions Survey, released during MIPIM by CBRE, the world’s largest commercial real estate services and investment firm noted that 33% of investors intend to deploy more capital in 2018 than last year, with 70% of investors actively pursuing ‘alternative’ assets. In the alternatives sector, investment volumes have risen 45% in the last 10 years to hit €23.6

billion in 2017. Among the assets drawing strongest investor interest are student housing and retirement living. CBRE confirmed that 2017 was a record year for real estate investment in Europe with volumes totalling €291 billion. The report said that for European investors the most sought-after real estate assets are industrial, notably logistics. CBRE noted that is the first time industrial has overtaken office investment and the interest in logistics clearly reflects the growth in e-commerce.

MIPIM maps world urbanity With hundreds of ambitious urban development projects on show throughout the event, MIPIM 2018’s central theme ‘Mapping World Urbanity,’ focused attention on the need for city authorities and real estate companies to take a joined-up strategic approach to urban development at a time when cities house over 50% of the world’s population. Urban populations are growing fastest in Africa and during MIPIM’s inaugural African Forum, Nick Langford, Head Kenya at Africa’s

largest urban land developer Rendeavour, told a packed conference room that proper infrastructure, including planning, waste management, transport and road systems, as well as future-proofed water supplies and support of the local government were among the key factors to ensure successful urbanization. Turkey’s Minister for the Environment and Urbanisation, Mehmet Ozhaseki, said his country is now totally focused on its environmental strategy, particularly regarding the country’s cities. “The primary problem is the urban environment, which emerged as a result of unauthorised and unplanned housing construction.” The minister added that unplanned industrialisation is also a cause of concern. “Industrial areas without sufficient infrastructure and organisation cause exposure to major environmental pollution.” Turkey has recently launched its ‘My Environment is You’ and ‘Zero Waste Project’ initiatives. Mayor of Oslo, Raymond Johansen, underlined the importance of addressing the major challenges facing city administrators. “We

PERFECT HOMES INTERNATIONAL MAGAZINE

73

are responsible for 70% of CO2 and climate change is visible. We have to act. We cannot let the next generation be responsible for the problem,” he told MIPIM attendees at the Reinventing Cities conference panel. In an impassioned address at MIPIM’s Thinkers and Leaders conference, Dr Auma Obama, Founder and Managing Director of the Sauti Kuu Foundation, called on the real estate industry and political leaders not to forget development in rural areas. “If you invest in the rural area and make it liveable, you will get rid of the (urban) slums.” Kenyan-born Dr Obama also urged the real estate industry to listen to the young people that her foundation represents. “As adults we don’t listen to children and if we listen we don’t take what they say seriously…but they are our future.” Taking the view of the young into consideration was also the central theme of MIPIM’s Opening Keynote address by 20-year old American author, lecturer and advocate for the young, Adora Svitak. She stressed that planning the cities and urban environments of the future required “tuning into the attitudes of youth.” Adora Svitak added that urban design is “not just a logistical challenge but a moral one because our global cities hold up mirrors to humanity’s soul.” Meanwhile elsewhere in MIPIM, several panels and networking events addressed the question of equality and diversity within the real estate industry. At the third edition of MIPIM’s women in real estate networking event – the largest to date – Ivanhoe Cambridge President Natalie Palladitcheff told the audience, “What I really want is boards that would love to have women because they bring something…they bring a new dynamism and a new way of looking at things… more than having women against men.”

Ministers, mayors and politicians talk urban future & investment opportunities With real estate playing such an important role in many national economies, MIPIM welcomed government ministers from a host of countries that included France, Turkey, the UK, Russia, Poland, Egypt, Israel and Abu Dhabi. France’s Minister of Territorial Cohesion, Jacques Mezard, conducted the official opening of MIPIM 2018 on March 13. 74

Speaking to reporters about investment opportunities in his country, the minister said that France’s President Emmanuel Macron is pro-investment and that France now has a dynamic international image. Jacques Mezard’s optimism reflected data in CBRE’s ‘EMEA Investor Intentions Survey’, which said that European investors now see Paris as the most sought-after destination in Europe, while non-European investors continue to favour London. Attending MIPIM to promote Poland’s Tricity region comprised of Gdansk, Sopot and Gdynia, former Polish President Lech Walesa told developers that they should forget the past and build with the younger generation in mind. Mayor of Paris, Anne Hidalgo, current Chair of the C40 alliance of world cities devoted to carbon neutrality and urban regeneration, reminded MIPIM delegates that cities are now

1 000 000+ business cards exchanged

“at the vanguard of great change.” Mayor Hidalgo said that Paris has opted to support the most innovative, quality schemes, rather than the cheapest projects. In a significant development, Leipzig attended its first MIPIM. Cities from western Germany have been part of MIPIM for years, but their eastern counterparts have been scarce at the event. Mayor Burkhard Jung said Leipzig had suffered significant population decline in the post-unification period but is now the fastest-growing city in Germany. He noted that the city has rebuilt itself around five sectors – automotive, logistics, media & creative, environment and healthcare. With over 100 countries and more than 500 city delegations in Cannes, MIPIM continues to be the international property community’s Davos. In line with previous years, the United Kingdom (2,401 +10,4% vs 2017), France (2,071 +9,9% vs 2017) and Germany (1,150

+10% vs 2017) sent the largest number of companies to Cannes. The US delegation of 550 participants, including more than 150 investors, represented a 10% increase on 2017. First-time exhibitors included developers Riverwalk East Development, Antika US, Shalev Development and the Miami Association of Realtors. They lined up with US heavyweights such as Thor Equities and San Diego Association of Realtors, South California’s largest association of realtors. Outside the main Palais des Festivals MIPIM venue, large beach-side tents reflected the wide range of attending cities and regions as Dubai-based developer Nakheel promoted its famous Palm Jumeirah project and $2.5 billion of investment opportunities, alongside packed pavilions housing London, the Paris region, Istanbul, Moscow and the West Midlands. Inside the Palais, South Mediterranean countries were noticeable for their increased presence. In particular hotel and tourism investment opportunities were promoted for Portugal’s Algarve Region, Greece’s Peloponnese Region and across Spain. Brazil was also actively promoting inward investment opportunities particularly in the tourism sector. Jose Antonio Parente, Brazil’s National Secretary for Tourism Infrastructure told MIPIM delegates that the country’s flourishing tourism industry makes it attractive for investors with major projects under development including the luxury Eco Estrela project in Baia Formosa.

Investor strategies eye cities and tech Day one of MIPIM 2018 saw representatives from some 60 of the world’s largest sovereign wealth, pension, institutional and insurance company investment funds come together for the annual Re-Invest Summit. Combined, the participating companies represent over €650 billion worth of real estate assets under management. Among the heavyweight investors at the summit, where discussions focused on MIPIM’s central theme of Mapping World Urbanity, were Abu Dhabi Investment Authority (United Arab Emirates), Kuwait Investment Authority (Kuwait), Public investment funds (Saudi Arabia), GIC Private Limited (Singapore), Qatar

Investment Authority (Qatar) and Korea Investment Corporate (South Korea). Throughout the week, investors on conference panels and in the Palais exhibition zone acknowledged that the increasing importance of cities as economic drivers, has led them to adopt a city-by-city investment strategy compared to a country or regional approach of previous years. During the closed-door RE-Invest discussions on March 13, investment specialists agreed that the real estate industry needs to increase its expertise in new technology in order to integrate tech developments in mid and long-term strategies. KPMG’s UK Head of Real Estate, Andy Pyle, commented that some investment companies are asking themselves whether they are set up correctly to deal with the future challenges of technology. A poll of the RE-Invest participants showed that 40% planned to revise their investment strategy due to the potential of new technology. “In 2015 we took the digital revolution as MIPIM’s central theme and there was a degree of scepticism, even resistance within the industry about embracing tech-driven change. This year tech is increasingly integrated into the MIPIM programme with the third edition of the international MIPIM Startup Competition, the fourth edition of the MIPIM Innovation Forum and conference discussions on tech that ranged from how self-driving cars will change cities to what millennials expect from the smart houses of the future,” said MIPIM Director Ronan Vaspart.

Following qualifying rounds of the MIPIM Startup Competition in London, Hong Kong and New York, the competition finals took place on March 14 with Norway’s Disruptive Technologies chosen as the 2018 winner. Founded in 2013, the Norwegian company uses miniature wireless sensors connected to cloud connectors to collect and analyse data that can be used for space monitoring or comfort management within buildings. According to Disruptive Technologies CEO, Erik Fossum Faerevaag, “This sensor allows us to do cost savings, increase margins and improve tenant relations.” Continuing its mission to serve the global real estate industry, June 20-21, 2018 will see the launch of MIPIM PropTech Europe in Paris. The French government has put its weight behind developing the country’s tech sector and Secretary of State at the Ministry of Territorial Cohesion, Julien Denormandie, spent much of his time at MIPIM enthusiastically talking with tech and startup companies in the Innovation Forum.

“Technology is increasingly providing innovative solutions and ideas for the real estate sector and MIPIM PropTech Europe will be a unique opportunity for real estate leaders, tech companies and investors to come together to discuss tech trends and do business,”

commented Reed MIDEM’s Filippo Rean.

Northacre, London’s leading ultra-prime developer and Abu Dhabi Financial Group, the global investment group have unveiled The Broadway, a new residential and commercial destination in the heart of Westminster. Located at the former New Scotland Yard headquarters, The Broadway is set to redefine how Londoner’s live, work and play on the doorstep of the Capital’s most iconic landmarks. Set to complete in 2021, the development will be a vibrant 1.72 acre quarter, located in the heart of London’s most historic borough and will provide unrivalled views of The Houses of Parliament, Westminster Abbey, Big Ben, Buckingham Palace, the London Eye, St James’s Park, Horse Guards Parade and Green Park. The Broadway’s six architecturally striking towers, conceived by Northacre and created by acclaimed architect Squire and Partners, frame a significant 20,000 sq ft public courtyard and pedestrianised piazza. Fringed by a new array of shops, cafes and restaurants, The Broadway will offer 355,000 sq ft of stateof-the-art residential space, located from the lofty fourth floor, priced from £1.56m. Two fourth floor, landscaped podiums link the towers, providing a verdant private oasis for residents above the bustle of London’s heartland.

Niccolò Barattieri di SaN Pietro, ceo of Northacre commeNtS;

We are looking forward to creating another prestigious neighbourhood in London; a vibrant new hub for an area, which despite its unrivalled location, views and transport, has long been undervalued.

Each of The Broadway’s buildings has been meticulously designed to protect the views that the conservation area dictates. Taking inspiration from these vistas, the architecture and facades of The Broadway creatively frame each outlook, flooding every apartment with light and allowing most residents to enjoy double aspect views across the iconic London skyline. Inspired by the design of the facades, each building has been named after three of the world’s most revered diamonds; The Sancy, The Paragon and The Cullinan – six new jewels in Westminster’s crown. The Broadway provides 16,000 sq ft of health, fitness and spa amenities that afford residents the chance to relax and recharge in an exceptional setting. Facilities include an elegant 25m pool, gym and personal training studio, treatment rooms and a spacious, state-of-the-art games room, that can be booked by residents as additional entertainment space, alongside well-equipped meeting rooms, screening room and extensive parking. Superbly connected, the underground stations of Westminster and St James’s Park neighbour the scheme, with Victoria Station, the centre of London’s travel network close by. As the area becomes a new thriving business and leisure district for London, The Broadway will add 118,000 sq ft of state-of-the-art office-space alongside its 25,800 sq ft retail collection for all to enjoy. Jassim Alseddiqi, CEO of ADFG comments; “The acquisition of the former headquarters of New Scotland Yard and our plans for The Broadway represent ADFG’s continued commitment to investing in unique and iconic developments in London. The Broadway represents the future of urban living, a thriving destination to live, work and play in a world class address surrounded by unparalleled views of London’s most famous landmarks.” Driven by international interest that has also benefited from the weaker pound sterling, demand for quality properties in favoured postcodes increased in Prime Central London during the first half of this year. The Capital is witnessing a new wave of prime locations across Central London, such as South Bank, the City, Marylebone, Victoria and Westminster, which are re-defining the residential preferences of high-net-worth purchasers in London. Over the last few years, Westminster has been transformed into a vibrant commercial and retail centre, supported by extensive investment and redevelopment. The Broadway is set to be the final piece of the Westminster puzzle. London’s newest landmark destination for design, fashion and high-quality living, affirming SW1’s prime residential status. Northacre, with a long history of specialising in revival projects is undertaking the development of The Broadway, their first new-build project with a similar meticulous ethos. Without exception, every Northacre-managed Prime Central London scheme has delivered a substantial uplift in residential values achieved for the area. In the last 25 years, Northacre has delivered more than 630 properties in London’s most sought-after addresses with a value of more than 1.25 billion GBP. Northacre currently has a strong development pipeline in place with a predicted Gross Development value of £2 billion. www.thebroadwaylondon.com

The UK’s first period passivhaus home is on the market

Following an increased public awareness, recent research has indicated that 82% of buyers are likely to pay more for a sustainable home, leading developers and vendors alike to add more of these features into their homes. In West London, the first privately-owned home in the UK to be retrofitted to PassivHaus standard has come onto the market. The five-bedroom house on Lena Gardens in Brook Green offers beautiful interiors and estimated annual energy bills of £400. This exceptional property covers 2,486 sq. ft. and is for sale with Finlay Brewer for £2.2 million. 84

THE WORLDWIDE PROPERTY BIBLE

The property was originally built in the 1870s and is a mid-terrace house. It achieved PassivHaus status in 2010, after it was refurbished over a period of nine months. The Passivhaus standard was created in Germany and requires the home’s energy consumption to be under 60 kilowatts per square metre per year, among a list of other stringent efficiency targets. In essence, the heating requirement in a Passivhaus is reduced to the point where a traditional heating system is no longer considered essential, with similar principles for cooling the property. To meet the rigorous Passivhaus standard, a variety of measures were installed while updating the Victorian building, including internal wall insulation, roof insulation, solar PV panels, water saving devices and low energy appliances. These have been supplemented by triple glazing and mechanical ventilation heat recovery to help minimise the energy required to control the building’s temperature. The exterior retains its period cornicing, while the original windows were replaced with triple glazed imitation sash windows. The ground floor offers a welcoming reception area room, which has high ceilings and is flooded with light. It leads informally to a kitchen/breakfast room, where relaxed interiors and dormer windows allow for a flexible cooking space, and the kitchen island adds a social element to the room. French doors lead to a spacious rear garden. On the first floor, a second reception area offers a neutral setting which could easily be converted into an additional bedroom. There is a smaller bedroom to the rear of the floor, and the second floor offers two additional generously sized rooms. There is also a study on this floor, which could be used as another bedroom if preferred. The third floor boasts a luxurious master bedroom, with French windows leading onto a terrace which has wonderful views of the surrounding area. This room has an ensuite bathroom and a separate dressing room, offering additional privacy.

PaUL COSGrOvE, DIrECTOr aT FInLay BrEwEr, COmmEnTS,

This home is truly unique, reflecting the increased demand for homes which have a low environmental impact. With such large floorplates, the home would be perfect for a growing family, who could benefit from Brook Green’s wealth of good schools. Brook Green has a wonderfully warm community spirit but is also one of West London’s most sought-after areas, with quick links to Central London. As the first private home in the UK to be retrofitted to PassivHaus standard, I expect this pioneering property to receive a lot of interest.

Brook Green is well-known for its calm urban village atmosphere, with a wide variety of nearby independent retailers and quick access to busier Hammersmith. The area is also renowned for its proximity to some of London’s best schools, including St Paul’s Girls School, Bute House and the Ecole Francaise Jacques Prevert. The home is a 10 minute walk from Hammersmith tube station (Hammersmith & City, District, Piccadilly and Circle lines), eight minutes from Goldhawk Road tube (Circle and Hammersmith & City lines) and 14 minutes from Kensington Olympia station (Overground, Southern).

Building an Octagon Bespoke Luxury home When searching for a home at the top end of the luxury market, buyers often have a firm understanding of what it is they’re looking for – but finding a property that fits the bill can be time consuming, exhausting and frustrating. Octagon Bespoke simplifies the process, bringing the future owners in from planning stage to design their dream home, in partnership with the company’s expert in-house team of designers and architects.

Almost 40 years of experience in the luxury housing industry have allowed Octagon’s Bespoke team to refine their craft and develop an unrivalled position in the market. Meticulous attention to detail and an exemplar service have become synonymous with the brand, attracting buyers to return to Octagon time after time again. Vanessa and David Tait are one such couple, who recently moved from an Octagon home at Fairmile Court, to St George’s Place, a private gated close of just 6 houses in Esher. Having spent 17 happy years raising their children in the detached family home, they decided it was time to downsize. Knowing they wanted to stick with Octagon, they leapt at the opportunity to move to St George’s Place as soon as a home came on the market. Vanessa comments, “We sold and bought within 11 days, but there were never any doubts in our mind. Being an Octagon build, we knew it would be fantastic quality and we’d had such a positive experience with them before”. Whether an Arts and Crafts country home, inner-city apartment or Georgian inspired townhouse, Octagon’s breadth of experience offers buyers the freedom to design and build their perfect home. Incorporating innovative design, from sweeping staircases to grand leisure suites, each home is entirely unique and built around the owner’s individual objectives. John Pope, Director of Octagon’s Bespoke division, comments; “We have seen a huge rise in demand for bespoke homes over the past two years, with a trebling of projects in 2017.” “What makes our bespoke homes truly unique are the journeys buyers experience with us. We usually get involved at a very early stage, sometimes even before the client has bought the plot, and then work closely with them to help realise the vision of their future home – this is one of the most satisfying parts of the process.” 98

After an initial meeting with John, the Redheads were shown a couple of currently available properties to get a flavour for Octagon’s style and high standard of finish.

Octagon’s bespoke service doesn’t end once the final brick is laid; a specialist after sales team are in place to make the process of moving in as easy as possible. Armed with a black book of trusted suppliers and local service providers, from dog walkers and cleaners to nurseries and interior designers, the team are known for their exceptional connections and local area knowledge.

REPORT EUROPE

Property price growth in Europe set to be led by Portugal, the Netherlands and Ireland Property markets in Europe are likely to see some softening this year and next with mixed fortunes for many countries and the UK facing Brexit risks, according to a new analysis. Supply shortages will help keep momentum going in some markets, particularly in Portugal and the Netherland which, along with Ireland, will lead property price growth, says the S&P market report. It predicts that all the main nations will see house price growth in 2018, 2019 and 2020 but to a varying degree. In 2018 annual price growth is forecast to be highest in Portugal and Ireland, both at 8.5%, followed by the Netherlands at 7%. It also forecasts annual growth of 3.5% in Spain, 3.4% in Belgium, 3% in Germany, 2% in France, 1.8% in Switzerland, 0.6% in Italy and 0.5% in the UK. In 2019 Portugal is likely to lead price growth at 7%, followed by Ireland at 6%, the Netherlands at 5.3%, Spain at 3%, Germany at 2.7%, Belgium and France both at 2%, Switzerland at 1.9%, and Italy and the UK both at 1.5%. Looking ahead to 2020 the forecast is for annual price growth of 6% in Portugal and Ireland, growth of 3.6% in the Netherlands, followed by 3.5% in the UK as the expected Brexit effect lessens, then a rise of 3% in Spain, 2.5% in Germany, 2.3% in Switzerland, and 2% in Belgium, France and Italy. In Belgium the report says that house price growth will slow due to a deterioration in housing affordability and a slowdown in demand due to a slower rate of job creation. It also predicts a less favourable mortgage tax regime and a rise in interest rates. Articles provided courtesy of propertywire.com 100

THE WORLDWIDE PROPERTY BIBLE

After an exceptionally strong year in 2017 for sales in France, the market is heading for a soft landing as affordability continues to deteriorate. Transactions reached a record high of 958,000 in the 12 months to October, and 15.6% above the previous year’s level. But, while the rise in house prices was the strongest since 2012, the report says there are early signs that the trend is now levelling off and first time buyers are reporting increased difficulty in entering the market. Prices are forecast to continue rising but much less than last year and mainly in the nation’s largest cities such as Paris. In the UK is it predicted that prices will suffer from Brexit headwinds, compounded by reduced buy to let activity resulting from the stamp duty surcharge on additional homes and a less favourable tax regime for landlords.

slower supply growth. The big unknown is Brexit. The report says that should it emerge during 2018 that key service sectors’ access to the EU market will be more restricted post-Brexit than currently assumed in the forecast, this would likely affect house prices more negatively, especially in London where exposure is greatest. Despite a vibrant economy, the report forecasts that a slowdown in demand in Germany could result in a moderation in price growth while in Ireland a housing shortage will keep prices high. In Italy the gap between supply and demand should close gradually, resulting in a further reduction in selling time and price discounts and, ultimately, lift house prices.

The report says that overall the UK housing market activity continues to broadly stagnate and a very limited number of properties on the market continues to underpin prices while affordability is set to remain extremely stretched in some areas, especially in London.

In the Netherlands supply shortages and a rapid pace of economic growth will continue to fuel a strong rise in housing and there is a similar outlook for Portugal where robust economic growth, a rapidly improving labour market, foreign demand, and lack of supply will continue to underpin strong home price increases.

In terms of supply, it explains that the positive trend of net additions to the housing stock continued in 2017 and, judging by the number of developments in the pipeline, should continue into 2018. But these improvements come from low levels and are still off the estimated number required to satisfy housing needs. There are concerns that as Brexit approaches, developers might delay or shelve currently planned projects, translating into

Strong economic conditions will also benefit the housing market in Spain and keep sales volumes high, helping to reduce the stock of unsold homes, according to the report, and in Switzerland a stronger economy and low interest rates are expected to support market activity. But the report warns that regulatory measures, low affordability, and slowing net migration are keeping a lid on house prices.

Alastair Young, Sales & Marketing Director at CNM Estates, comments, “Sutton has something for everyone. There are the vast green spaces, excellent local schools and low crime rates that make it a perfect choice for families, whilst the quick links into central London make it a great move for commuters. Sutton Point has been designed with Londoners in mind and will have everything you would expect from a prime central London development but at a much more affordable price point”. Sutton and the wider borough provides an enticing mix of green open spaces, charming period architecture and a thriving local community. Located on the lower slopes of the North Downs, the borough continues to establish itself as one of London’s greenest and cleanest; expanding over 607 hectares of beautiful estates, including the historic Nonsuch Park, a deer hunting park established by Henry VIII. The ruins of Nonsuch Palace, which was commissioned by Henry VII to celebrate the birth of his son, can also be found within the park. Located in Sutton’s bustling town centre, Sutton Point is perfectly located for the shopping centres, cafes and restaurants of the high street, which is currently undergoing a multi-million-pound refurbishment. The town also has an impressive development pipeline which will position Sutton as a thriving outer London hub. Sutton Point will be at the heart of it. Chris Jones, Associate at Knight Frank, comments, “Sutton Point is a great choice for buyers who want to be close to central London but also want the community aspects and open spaces that living in Greater London provides. The development has everything the discerning, modern day Londoner needs and its transport links, both in and out of the capital are excellent. We have already received a vast number of enquiries and expect the apartments to sell out quickly”. Set to launch in March 2018, the residential apartments at Sutton Point are available from £280,000. Exceptional ecofriendly estates Earth Day was established in 1970 by U.S. Senator Gaylord Nelson as a time to commemorate the natural environment and to raise awareness of its fragility and the need for its conservation. While its creation was triggered by concern over a massive oil spill in California’s Santa Barbara Channel in 1969, Earth Day has grown to become a global day of observance that is commemorated on April 22 in many different nations and in many different ways. To commemorate Earth Day 2018, Perfect Homes Magazine pays a visit to several eco-friendly properties worldwide. Aesthetically pleasing and constructed with the environment in mind, these beautifully designed homes include such energy, water, and cost-cutting features as solar panels, geothermal systems, and rainwater collection used for irrigation—certain to appeal to any earthling who does not take the planet for granted.

Commenting on the launch of Verto, Alastair Young, Sales and Marketing Director at CNM Estates, said, “This is a landmark project for Reading and promises to rejuvenate the surrounding area. The apartments are of an exceptionally high-quality with stunning views over the historical town. “With large floorplates and an exceptional collection of amenities, I expect that the apartments will be very popular with prospective purchasers, both from Reading and those who are looking for a home with an easy commute to London. Reading has a strong supply of good schools and activities, so we’re also expecting to see interest from families looking for a spacious home in the centre of town.” Located close to the train station and shopping amenities, the vast majority of apartments at Verto will offer views of the River Kennet, across the historic landscape of Reading, as well as onto the ruins of Reading Abbey and the now defunct HM Reading Prison. One of the most renowned in the UK, HM Reading Prison was built in 1844 and held public executions in its central courtyard until 1913. One of the jail’s most famous inhabitants was Oscar Wilde (189597) who served two years’ hard labour following an illegitimate affair with the son of the Marquess of Queensberry. 116

THE WORLDWIDE PROPERTY BIBLE

Following his time in Reading Gaol, as it was known at the time, Wilde wrote his now infamous poem ‘The Ballad of Reading Gaol’, which was inspired by the hanging of Charles Thomas Wooldridge, a former trooper in the Royal Horse Guards. One of the most popular poems of its time, selling over 6,000 copies upon its release, Wilde initially signed off the poem with his ‘prison name’ C.3.3. One of the most appealing aspects of Read-

ing is the plethora of excellent schools and universities. The centrally-located Reading University is in the Top 30 list of best 150 universities in the UK, whilst the town also boasts two of the country’s leading grammar schools, Reading School and Kendrick School. There is also a wealth of independent schools within the area. The city’s Oracle Shopping Centre, a 10-minute walk from Verto, provides a range of high-quality retail outlets and leisure space.

Reading’s status as a commuter hotspot was cemented long ago by its fast connections to London Paddington, but in itself Reading is a thriving business hub, and has a particularly high ratio of large technology company with a presence in the town. Microsoft, Prudential, Oracle, Ernst & Young, PricewaterhouseCoopers and John Lewis are several of the renowned employers in the area, which sees a greater number of people commuting in for work than those who commute to London offices. Further afield, Reading’s proximity to the M4 allows easy access to nearby areas, including the stunning Chiltern Hills and North Wessex Downs, which are both protected areas of natural beauty. Reading is close to several key sites of interest, including Windsor Castle, Legoland Resort, Basildon Park and the Henley Regatta, all easily accessible by train or car from the development. Currently offering a commute as short as 28-minutes from Reading to London, Crossrail’s arrival in 2019 is set to raise Reading’s golden commuter status even further, opening up journeys to Bond Street in under an hour, and Liverpool Street and Canary Wharf in just over an hour, as well as faster interchanges to Heathrow terminals. Discussing the investment potential at Verto, Mike Shearn, Head of New Homes at Haslams,

commented: “We’ve already had significant interest in Verto from a mixture of buyers. With luxurious specification and the commuting rejuvenation provided by Crossrail, each apartment provides excellent investment potential. Crossrail will also open up Reading to a large number of workers from the City and Canary Wharf who might not have

considered the area as an easily accessible base previously.” Fully launched in April 2018, the residential apartments at Verto are available from £262,250. Market

REPORT SPAIN

Foreign buyers return to Spanish property market Demand from overseas buyers for property in Spain reached its highest level at the end of 2017 for some time with British investors in particular returning to the market. The latest figures from the Spanish Land Registrar’s Association for the last quarter of 2017 show foreign demand increased to 15,266 purchases, the highest level in a fourth quarter since the boom years. Overall the increase in demand for homes in Spain was driven by 19.7% increase in Spanish demand and a 20.4% increase in foreign demand compared to the same period last year. As a result foreign demand was 13.6% of the Spanish housing market at the end of last year, close to all-time highs. Foreign buyers were led by the British with 2,384 registered purchases in the final quarter of 2017, followed by French buyers with 1,242 and Germans with 1,198. By market share, the British made up 16% of foreign demand, the French 8%, and the Germans 8%. Indeed, demand grew strongly from many countries with the exception of Switzerland with a 16.1% fall in buyers. According to Mark Stucklin of Spanish Property Insight the decline in Swiss demand might be explained by the close to 10% decline of the Swiss Franc to the Euro in the second half of last year. He also suggests that Brexit has had little impact on British buyers. Numbers increased from 14.7% of the foreign market in the third quarter to 15.6% in the fourth. And while this is well below the 24.2% market share recorded in the fourth quarter of 2015, it is growing again. ‘British demand is growing again in volume terms, though by value I suspect British investment is stagnant or even declining, as more buyers have been forced by a weaker Articles provided courtesy of propertywire.com 118

pound to reduce their budgets,’ said Stucklin. Meanwhile, a separate report from Taylor Wimpey España shows that Swedish buyers were up 6% in the last year and now account for 10% of all purchases made with the house builder. This data comes in line with recent report from Knight Frank which states that Spain is forecast to overtake the UK as a favoured investment location in 2018, with the company’s Marbella office seeing Scandinavian buyers accounting for 80% of all sales of luxury developments in 2017.

‘Spain’s economy is the fastest growing in the Eurozone, bringing greater confidence back the property market and thus attracting demand from North European countries. Over the last few years, we have seen a real boost from Swedish buyers especially,’ said Marc Pritchard, sales and marketing director of Taylor Wimpey España. ‘Many Swedish buyers are looking at destinations other than the Costa Blanca, choosing the island of Mallorca for example with the new Bahia Sant Pere development being very high demand,’ he added.

Commenting on the launch, Richard Oakes, Sales & Marketing Director, Europe, Qatari Diar Real Estate Investment Company said: “The sales at Southbank Place have been fantastic to date, so to be able to release the final phase at Casson Square will allow us to reinvigorate buyers that may have been unable to buy the first time around. The fact that they’re on the upper levels and boasting some of the best views in London is another strong selling point and something we think will be a big drawer for purchasers.”

Upon the information obtained from the homeowner that entertaining guests at home was still a frequent practice in Anatolia in comparison to that of big cities, the entrance areas have been kept relatively spacious and special cloakrooms and cupboards were designed where shoes and clothings can be stored in a practical manner. The kitchen and living doors opening to the entranceway were specially customized for the project in a way that it slides into the wall in order to avoid loss of space, featuring a complementary wood-coated panel and mirror sideboard. As for the floor coverings in the apartment, while marble looking like ceramics were used in the entranceway, the night hall giving way to the bedrooms were covered with wooden parquet floor coverings to complement the bedrooms. With the aim of creating a sense of warmth in the home, wood-looking ceramics of 20x120 cm in size, which complement the parquets, were used in the general bathroom floor that adjoins the night hall.

While ceramics that look like natural stone and vinyl wallpapers were used in a balanced way on the bathroom walls, the wood-coated bathroom cupboard prepared with a special color study enabled us to maintain the effect of a warm environment. The bathroom cupboards with mirrors were designed in such a way to increase the depth impression of the bathroom and provide storage space for the homeowners. Considering that the apartment is 4+1, one room was designed as a living room featuring an L-shaped couch to host several guests conveniently as well as to provide the homeowners a cozy place to spend time. The bookshelf was enriched with brass materials in order to integrate with the three-dimensional stone coating, which is an imported material. Paying attention to the use of art works in all of its projects, Gonye Proje Tasarim worked on the Wall Art works placed across the entrance door and behind the couch in the living room, together with the sculptors, exclusively for the project.

Taking advantage of the natural light entering from both sides, dark colored fabric wallpapers with textile tissues were used on two walls. With the intention of creating modern and elegant spaces, imported furniture and custom made furniture designs with fine details featuring bronze metal, painted glass and leather coatings were used in the living room and bedroom. The children›s rooms on the project were designed for a boy who likes to play soccer and with the princess concept for a girl, both at the age of 6 Gonye Proje Tasarim selected the fabrics of all the textile products and had them produced in a way to create harmony with the concept. All the carpets and oil paintings used in the apartment flat were specially procured by Gonye Proje Tasarim.

Europe’s tallest apartment revealed at

Zlota 44

US-based real estate investment manager Amstar and Polish developer BBI Development S.A., has launched the spectacular, Daniel Libeskind-designed, triplex penthouse apartment at Zlota 44, Warsaw. Sitting atop the 52 storey (192 meter /629 ft.) tower within the iconic peak, the vast 6,332 sq. ft. penthouse is the highest apartment in the EU, as well as one of the largest. With luxury interiors designed by renowned design house Woods Bagot the breathtaking residence is on the market for offers in excess of â‚Ź10 million.

Larger than the average mansion (c.5,000 sq. ft.) the penthouse at Zlota 44 is the largest private apartment currently on the Warsaw residential market. Accessed via a lift (Reaching the 52nd floor from the ground floor within 35 seconds), the apartment is entered through a grand entrance hall. The main floor is largely open-plan, comprising two reception spaces, two sitting areas, living area, bar, kitchen, dining area, as well as an entertainment space. The master bedroom and bathroom also make up the 52nd floor. The 53rd floor provides a spacious mezzanine, complete with sitting area, which could also be used as a guest bedroom, library or private observatory. There is also access to a private terrace, perfect for star gazing, admiring the views, as well as a dining area to create an atmospheric ambience.

133

The guest bedroom occupies the 54th floor, allowing the occupant to truly sleep among the stars, at over 600 ft. in the air. Located in the glazed peak of Zlota 44, the room enjoys spectacular vistas across the city and directly onto the Palace of Culture and Science and Vistula River. Christopher Zeuner of Amstar, commented: “The penthouse at Zlota 44 has been designed by some of the best in the business, with the interiors of Woods Bagot complementing Daniel Libeskind’s design perfectly. The way the building is shaped this was always going to be a truly unique apartment and we couldn’t be happier with the result. There is nothing else like this on the local market and it matches up to any other comparable penthouse in Europe. “When we first launched Zlota 44 we made it clear we were going to be delivering one of Europe’s finest residential towers and the completion of this incredible penthouse is the culmination of our goals.” Alongside the super penthouse, there are also two adjoining penthouses on the 52nd floor. Measuring at 2,530 sq. ft. and 2,153 sq. ft. respectively, each apartment comprises a collection of bedroom suites and open-plan living spaces. These design-driven apartments start from £3.175 million and range in price depending on their size and position. Purchasers also benefit from exclusive access to the 19,300 sq. ft. amenities floor— currently the largest private residential amenities floor in operation in Europe— which features a worldclass sports and recreation facility and spa, including a 25-metre swimming pool (the largest private pool in Poland) and private cinema with golf simulator. A large temperature controlled wine storage on the ground floor, accommodating up to 10,000 bottles, complete with a tasting room. At the base of the tower is a nine storey parking facility, which is accessible from street level and contains spaces large enough for luxury cars. The dedicated concierge, supported by full-time staff maintaining the leisure and entertainment facilities, will ensure that residents receive 5-star service on a daily basis. .

134

THE WORLDWIDE PROPERTY BIBLE

The symbolic design has been carefully sculpted, following the path of the sun, to allow for maximum daylight to enter units at all levels and reduce shadows at street-level amid a dense, historic urban fabric. The arched façade comes to an apex at the top creating the multi-level penthouse with spectacular panoramic views of the city. The glass and aluminum curtain-wall is constructed with selfcleaning paneling and triple-glazed floor-to-ceiling windows arranged in an irregular pattern that animates the surface with a play of light and shadow. Discussing the penthouse launch, Michal Skotnicki, President of BBI Development S.A., said: “This is another major milestone for Zlota 44 and further highlights the incredible level of luxury that is on offer here. After a lot of work on the design and layout of the penthouses, to finally bring it to life is a real achievement. The triplex penthouse is far and above anything else currently available on the open market in Warsaw and we expect it to go to a buyer looking for a showpiece home in the centre of the city.â€?

A stunning 10,000 sq. ft. duplex apartment has come onto the market with international agents Finlay Brewer for €45m, boasting vast lateral living spaces, four double bedrooms and a spacious private terrace. Rista Backovic, Head of International at Finlay Brewer, comments; “The principality is only slightly bigger than London’s Regent’s Park, so physical lack of space and high levels of demand mean homes like these never stay on the market for long. This apartment is truly exceptional; the sheer size and waterfront location make this a rare find.” Set across two floors, the exceptional fourbedroom duplex apartment has been elegantly refurbished to provide a level of glamour perfectly suited to its surroundings. Residents of Le Mirabeau also benefit from a 24-hour concierge, use of the residents’ gym, swimming pool and sauna. Why first impressions count

If you’re considering selling your home the most important rule to remember is that “first impressions count” and as your exteriors are the first glimpse of your home it’s important to make a good impression. When preparing your property for sale we all know that a clean, bright and fresh smelling home is essential but we often overlook the most obvious things that could make or break a potential sale, the exterior of our homes. It’s a cliché but people can be very judgemental and your properties exterior is the first opportunity to have to make a good impression as the standard of the exterior will predetermine what your interiors look like to a potential buyer so it is essential that your exterior space matches the rest of your home.

Keep it Clean & Clear Sometimes just a quick sweep up and cleaning of the windows is all that is required, however for a more in-depth clean pressure wash the brickwork and remove dirt and grime, clean the window frames and remove any unsightly rubbish and bins out of eye-sight.

Make a Grand Entrance No matter if your property has a large, medium, or minimal sized approach, making your front door a focal point will always create great kerb appeal, as well as providing added security and performance to meet the demands of modern life. Choose a front door that will keep with the overall design of the home. For example, an oak design offering a natural look or glazing panels to create more of a statement feature and contemporary look.

Add a Hint of Colour Instantly transform your exterior area and inject colour by introducing front beds with vibrant perennials that will bloom every year. If you are short on space or are looking for an immediate fix, you can also opt for containers which offer versatility and are easy to update. Use fragrant flowers such as lavender and rosemary, which will add beautiful scents to your entrance.

Upgrade your pathway Consider the path through your front garden as a journey to your home, giving visitors an all-important first impression. Your pathway may have stood the test of time, however, even durable materials like cement and stone can be tested by the elements and develop cracks and wearing. 144

THE WORLDWIDE PROPERTY BIBLE

If you have a small budget, then a high pressure washer can quickly remove build-up of dirt, however for a more dramatic transformation, consider replacing concrete or paving stones with a fresh design.

Light it Up Make a stylistic statement by adding lighting fixtures, not only will these help you find your keys late in the evening, but are also a great way to add character to your property’s frontage. Use them to highlight your garden’s best features, such as a well maintained flower bed, or place them beside a pathway to clearly outline a route to the front door.’

The residential design comprises a series of horizontal planes – the green hedge on street level, the solid street facing front of the house, the indoor layers running from east to west, the linear terrace and sloping green embankment and swimming pool below. Throughout the house, there is an interplay of solid walls and large openings created by full height windows and sliding doors opening into pockets. The individual elements of the upper portion of the house are unified by a horizontal eyebrow linking them and framing the outdoor garden courtyard. When approaching the front of the house, palm trees lend a tropical feeling and serve as sculptural features. The street facing side of the house presents a solid façade with travertine slabbed rectilinear panels and matching textured plaster planes as contemporary interpretation of the characteristic St Tropez stucco finish. Thin horizontal and vertical openings admit light to specific areas without compromising privacy.

Situated just above the beach of Plage de Pampelonne and a stone’s throw from Le Club 55 - the embodiment of the St Tropez lifestyle – This luxurious residence designed by South Africa architects SAOTA was inspired by some of the modernist greats. A floating and folding concrete roof covers a powerful double volume living area, flanked by two more solid rectilinear holding elements is a homeowner’s dream property. With the sloping site facing perfectly south, the garden side was designed to open fully to a raised living and dining area with a slanting planted embankment that leads to the pool and sun bathing terrace. A pavilion with outdoor lounge and cocktail bar, situated on the outsized lawn, further enhances the outdoor experience. Surrounded by a pine forest ensures privacy and provides the perfect back drop for a boule court set among the trees.

Travertine stepping stones gently rise to the double height, solid wood front door with a fluid free form bronze handle. Upon entering the residence, a capiz shell chandelier occupies the double volume entrance hall area. Large frameless windows allow dramatic views over the pool and garden area. A few stairs lead down to the living level that includes the lounge, dining room and kitchen fitted out with Boffi cabinetry and Gaggenau appliances. Also on this level and separated from the living area by a courtyard garden with linear water feature and large olive tree, is a guest bedroom. A natural interiors colour was used with natural, organic materials, timber and glass for the furniture and accents of charcoal strategically used. Pieces by Minotti and Patricia Urquiola can be found throughout along with a bespoke chandelier above the dining table adds luxury to the space. Light vein cut travertine floors contrast the black slim line sliding doors and is repeated against feature walls, providing subtle accents.

Luxury Lifestyle The decoration and interior design area, inextricably linked to the real estate sector, has been monitoring the recent recovery and development of this branch with an upturn in business activity that has been ongoing since 1998. The Algarve and Portugal are in fashion and the flow of tourism arriving in our country increases the hotel industry and real estate growth, having a knock-on effect for those who specialise in arranging the interior spaces.

Our Interior Designer

“Many can set up a house, but only a few understand the art of creating a home.”

However, in the real estate sector there are also differences between decoration, interior design and architecture. In decoration, the construction of the space to be worked on has terminated and it is the job of the decorator to create the necessary environments. Interior design, on the other hand, is a much more comprehensive area because it also involves input to the project “under construction”, and can define kitchens, bathrooms, coverings, floors, finishes, painting and the layout design of the property in general. The architect encompasses knowledge of the project in general, from the landscaping and urban planning design to the evaluation of the land for implementation of the project, as well as the interiors, and even project ma-

The architect designs the works, residential or commercial, total or partial, renovations and restorations, interior and exterior, including openings, pillars, beams, stairs and everything that has to do with the relationship between spaces, the purpose and use planned for the construction. After the architect has done his/her work, it’s the turn of the interior design to get to work. Hiring a professional in any of these areas enhances the property, making it easier to sell and helping to raise customer satisfaction. A well-decorated show apartment in a real estate project makes all the difference in terms of sales speed. Considering this need, GIBSON DESIGN FURNITURE has formed an exclusive partnership with ALGARVE PROPERTY AGENCY, adding value to the business and ensuring a service of excellence. NEW YORK’S STREISAND MOVIE SET APARTMENT! New York virtually crawls with celebrities as much as Hollywood, but being a much older city, it also had some of the world’s most renowned celebrities who called it home in the old days. Such is the case with this Upper West Side, 14-story co-op on a tree-lined street surrounded by other notable pre-war architecture near Central Park. The building at 505 West End Avenue was first an inspiration to Sergei Rachmaninoff, the Russian pianist, composer and conductor whose family fled Russia after the Russian Revolution. Sergei lived in the building for several years around 1920 and composed many of his most important works there, just a few floors above the same apartment, now for sale, that Barbara Streisand chose as the set for her 1996 romantic comedy The Mirror Has Two Faces. Streisand was enchanted by apartment 3B when she was researching locations for the film she both produced and starred in - inspired by the light filling the space and the views of treetops and architectural elements of the buildings across the street. The movie’s storyline of a marriage of convenience between actors Streisand and Jeff Bridges displaying their most dumpy demeanors remained sans consummate until Streisand’s character decided to transform herself into a glamorous, self-assured vamp, which finally lit the spark.

Articles and provided by TopTenRealEstateDeals.com 168 THEphotographs WORLDWIDE PROPERTY BIBLE

A story almost paralleling the history of this now glamorous and sophisticated apartment, the film was nominated for multiple Oscar, Golden Globe and Screen Actors Guild awards for which Lauren Bacall walked away with several for best supporting actress. Lauren played the role of Streisand’s disapproving mother whose character apparently had always undermined her daughter’s self-esteem until late in the film when she ended up being a motivating force in Streisand’s character’s miraculous makeover. The delivery of her disdain added significantly to the underlying comedy, for which she was highly praised by the critics.

Designed by architect Gaetano Ajello and built in 1922, the building followed Ajello’s pre-World War I flamboyant period. In the 1920s, his work tended to be a bit more sedate, his style recognized throughout the Upper West Side where his apartment buildings are most prolific. Unit 3B, with its 11 large windows has three bedrooms, two baths and has undergone a total restoration from the studs out. Cheerful but sophisticated, the apartment has new everything from new copper pipes, new marble, crown moulding, wainscoting and stunning new herringbone and inset oak flooring. Rooms are large with the living room and dining room open to each other with large, windowed marble baths, a bright custom designer kitchen with upscale appliances such as Sub-Zero, Wolf and Miele and an in-unit washer and dryer. The scale of the rooms is large including the entrance foyer and large bedrooms with plenty of room to roam. The building has a live-in superintendent with bike storage and laundry on the lower level. The listing agent is Brian Lewis of Compass in Manhattan. Barbra Streisand and Rachmaninoff, both of whom had the option of picking anything they wanted, knew a good thing when they saw 505 West End Avenue with the rare element of 11 large windows so close to all the New York action. This property is offered for $2.895 million through Compass PERFECT HOMES INTERNATIONAL MAGAZINE

BASIC INSTINCT MOVIE HOUSE FOR SALE! The Basic Instinct movie-set house in Carmel-by-the-Sea where Michael Douglas and Sharon Stone hooked up in the 1992 thriller is for sale at $16.995 million. This was Sharon Stone’s breakthrough film as mysterious, homicidal author Catherine Tramell leading San Francisco police detective Nick Curran (Michael Douglas) in a cat-and-mouse game of sex, violence and pretty scenery. And, of course, Stone’s infamous crossedlegs scene that had never been so brashly done in the film world and is still talked about today. Hard to tell if the $352.9 million in box office sales were totally related to the virtues of the film itself or from repeat moviegoers waiting to see Sharon cross her legs again.

Widely recognized as one of Hollywood’s memorable movies of the early 1990s with multiple Academy and Golden Globe Award nominations, also getting rave reviews was the California contemporary home where parts of the film were shot. It later became adventurer Steve Fossett’s home, added to his collection of homes in Colorado and Chicago. Having broken over a hundred records in air and ocean sailing speeds and distances, Steve went missing on Labor Day 2007 while on a routine private solo flight over the Nevada-California border. New on the market, the Basic Instinct home on the craggy shores of the Pacific, is just as beguiling as Sharon Stone has been through the years featuring good looks, stunning interior and sweeping ocean views from almost every crook and cranny. Every detail from the unique two-story domed library to the finishes, floors, thick countertops and stone-walled powder room pay homage to its fairyland-like location in one of California’s most coveted enclaves. The 12,000-square-foot residence with five bedrooms, nine baths, 12 fireplaces and two kitchens is sited on over two acres of lushly planted grounds with pools, spa and grotto hidden away among tropical foliage. Setting a new standard for twenty-first century living in Russia, this striking design bears the signature of its internationally acclaimed English master architects, Squire & Partners. The limestone and granite façade makes it a dynamic landmark in Petrogradsky’s thriving commercial and residential district. The building’s horseshoe plan is ingeniously designed so that most of the apartments’ reception rooms enjoy views of the river and Krestovsky Island, whilst bedrooms benefit from the quiet south-facing courtyard garden. The combination of hard and soft landscaping - including a raised podium plaza with a woodland walk planted by UK landscape designers Gillespies - weaves together on different levels to create a strong spatial boundary around One Trinity Place’s private dominion, that separates it from the hubbub of the street.

Featuring 167 one, two and three-bedroom flats and 8 penthouses over nine floors One Trinity Place offers superb views of the Malaya Nevka River and a strategic position near the main arterial routes leading downtown or out to country residences.

Bi-fold V Sliding Doors

If you’re carrying our renovations works then thoughts will eventually turn to what kind of glazed doors you should install. Modern glazed doors, whether they be bi-folds or sliding, are one of the most sought after features in today’s homes and make a dramatic statement that not only helps to bathe the interiors in natural light but completely transforms an existing space as well as helping to connect the garden with the rest of the home. Choosing the right bi-fold or sliding doors for your house is an important decision, both are practical and stylish and come heaped with pro’s and con’s here we help you access which door best suits your home and renovation project.

182

THE WORLDWIDE PROPERTY BIBLE

Bi-fold Doors The biggest advantage of bi-fold doors which are also known as folding-sliding doors is their ability to create a complete opening filling a whole wall, merging the outside area seamlessly with the inside. When folded the open panels which have a maximum panel width of1100mm, with an overall opening width of 25m concertina neatly together at the end of a track. Tracks are offered in two choices as a flush or weathered track. Flush tracks as the name suggests are level tracks between the out-

side and inside, while weathered tracks offer enhanced protection from the elements and are perfect for exposed locations and where you require a step down to the outside. The disadvantage of bi-folding doors is the appearance of the doors when shut. Depending upon on the number of panels used when closed the frames of each window panel will be visible minimising your view. It is worth considering how often the doors will be completely open compared to closed when choosing this option.

Sliding Doors

Sliding doors are often the choice of glazing when the external view of the property and interior view from inside the property are a major factor. The advantage of sliding doors is that they provide wide panels in aluminium that can be 2,500mm wide and 1,500mm wide. These wide panels with large expanses of glass that are opened by moving the panels behind one another, sliding doors don’t allow for a complete opening like bi-fold doors, but the seamless style without frames makes PERFECT HOMES INTERNATIONAL MAGAZINE this type of glazing the choice for those who want a modern contemporary look.

Market

REPORT GLOBAL

New analysis suggests global prime property prices will depend on domestic economies Price growth in key global prime property markets will continue to be strongly linked to domestic economic performance and wealth creation in 2018, according to new research.

But buyers will need to monitor markets carefully for further policy interventions, which look set to increase in a new phase of higher interest rates, according to the analysis from international real estate firm Knight Frank. The analysis looks at what has been happening in the world’s prime residential markets since the start of the financial crisis 10 years ago using data from Knight Frank’s recently launched Wealth Report and its Prime International Residential Index (PIRI), which tracks the movement of luxury residential prices in the world’s major cities. In 2007 prime prices in most of the world’s top tier cities were rising fast. London, Monaco and Hong Kong were all witnessing annual growth in excess of 25% but by 2008 prices in most global markets had tumbled. The US and Europe led the charge with several key Asian markets also badly affected. For some prime markets, the size of the Lehman Brother’s collapse in fact hastened the revival of their prime property markets now seen as ‘safe havens’ in 2009. London, New York and Miami benefitted most. A drop in interest rates, new stimulus in the form of QE and volatile financial markets saw the appeal of property as an asset class strengthen. The report explains that currency shifts influenced the direction and volume of capital movements. The weak pound sparked interest from Asia, US and Russia in the UK and in 2010 the ‘safe haven’ era continued and coincided with the Asian economic boom. Indeed, Asian wealth surged, and combined with buoyant economies, currencies strengthened. This resulted in a wall of capital looking for a home, boosting domestic property markets such as Shanghai, Beijing and Hong Kong. Demand from Asia also shifted overseas

to markets such as Vancouver, London, New York and Sydney. Perhaps counterintuitively, Jakarta led the prime residential rankings in 2012 and 2013 but here its prime residential markets was at an embryonic stage and prices were rising from a very low base. In 2011 the fallout from the Global Financial Crisis continued. Aside from London, European markets dominated the bottom of the rankings and emerging markets like Nairobi, Bali, Jakarta, Moscow, and Beijing the top. ‘By 2012, two years after concerns were piqued over Europe’s heavily indebted nations, we start to see southern European investors redirect capital to more robust economies in the north, in particular Germany,’ said Kate Everett-Allen, head of international residential research at Knight Frank. She pointed out that Miami also saw an influx of Latin American purchasers eager to hold a US$ asset in a safe and transparent market abroad and the Federal Reserve announced a third phase of QE. ‘The next phase marked the introduction of cooling measures, with the aim of curbing price inflation using macro prudential measures. Apart from a handful of European markets, where the focus was on attracting not deterring foreign investment in the form of golden visas and investment incentives, policymakers in most prime markets focused on controlling or at least tracking capital flows into and out of their property markets,’ Everett-Allen explained. ‘From Australia to Canada and from London to Hong Kong, higher stamp duties, foreign buyer taxes or moves to track Limited Liability Company (LLC) purchases, as seen in New York and Miami, grew in number,’ she added.

By 2013 Asia was as Jakarta, Auckland, Bali and Christchurch occupied the top four rankings. Europe, by comparison, was trailing. In 2013 some 80% of the markets that registered a decline in prices in 2013 were European. Residential markets hit hardest by the global financial crisis included Dublin, Madrid, and Dubai saw prime price growth strengthen. Policymakers reacted with local property taxes and by doubling transfer costs to slow the pace of growth and curb speculative investment. Then in 2014 Asian markets slipped back down the rankings as cooling measures were ramped up. The US markets, buoyed by a strengthening US economy, performed strongly with New York and Aspen occupying the top two positions in the rankings. In 2014, Russia imposed reporting requirements on Russian nationals seeking permanent residence or citizenship in other countries. QE stimulus continued to shore up property markets across Europe, the UK and the US in 2015 as Governments continued to vie with the increased mobility of global wealth in a bid to monitor and control increased capital flows into their property markets. To limit its exposure to the Eurozone the Swiss franc was unpegged from the euro

at the start of the year. In China, the Government’s clampdown on bank lending pushed capital away from property into the stock market. By June 2015 concern spread that stocks were overvalued and the economy was slowing, sparking Shanghai’s stock market crash. Instead, Chinese capital looks for a home overseas. Vancouver and Sydney topped the index. In 2016 Chinese cities occupied the top three index rankings as authorities stepped up their monitoring of cross-border capital flows and a new threshold of 50,000 yuan is imposed. The European Central Bank cut interest rates to 0%. Meanwhile, from Vancouver to Sydney to London, measures to control price growth, heighten transparency and increased tax takes resulted in moderate price growth. Last year, after a decade of weak growth, Europe’s recovery materialised with the region occupying four of the top 10 index rankings. The report explains that a weaker US$ in the second half of 2017 heightened foreign interest in US markets and those pegged to the dollar. Despite the rise in oil prices in the second half of the year, oildependent residential markets remained at the foot of the rankings.

How to create the perfect

Outdoor Space With the weather finally starting to warm up this can mean only one thing - outdoor entertaining

Any good estate agent will tell you that today your garden is not only viewed as an extension of your property by potential buyers but as another room in your house. Gone are the days of plastic folding chairs and tables, today’s modern gardens feature sofas and chairs, bars and dedicated outdoor dining tables and areas. In fact a well maintained structured garden can add a whopping 20% onto the value of your property. So with summer closing in we share a few tips on how to create the perfect outdoor space..

Create Separate Zones:

Just like in a living room, your furniture needs to be structured this will not only provide places for friends and family members to sit, but will also create a focal point. When planning your furniture layout examine traffic flow around fire pits, planters and fountains. Look closely at wind and sun patterns throughout the day. It doesn’t do any good to put a seating group where you’re going to bake in the sun likewise it also doesn’t make sense to orient furniture toward a poor view. And almost nothing kills the comfort of an outdoor space faster than an uncomfortable wind. The secret to achieving a great space lies in creating a number and a variety of ways to sit that suit different moods and activities. Groups of chairs that look at one another will promote great conversation, a large table beautifully dressed for dining will become the focal point for dining and a single chair or chaise located in a quiet spot will become a cosy haven where you can relax with a good book or glass of wine 192

Let it flow:

Throw open your patio doors and let the colour schemes of your house diffuse out to your garden furniture, cushions and tablecloths. This will create a unified design, as opposed to a home-versus-garden situation. Continue the same colour scheme from outdoor furnishings into the flowers in your pots and containers so everything blends effortlessly together. Just as you would create spaces that flow on from one another within your house, extending this flow to the outdoor areas of your property can increase the sense of space, maximise their use and functionality, and even add extra value to your home.

Light It Up:

For evening entertaining that will really impress, invest in beautifully designed lighting to enhance the aesthetic appeal of your space. Use a combination of up-lights as well as lights installed on outdoor structures to illuminate your seating areas effectively. Garden lighting, festoon lighting and fairy lights can also add some wow factor to your outdoor area.

It’s all in the detail:

You’ll find you want to spend more time in your backyard if it is beautifully furnished. Make sure you choose furnishings that suits the space. If you anticipate using your outdoor area for long family meals than a robust dining setting / free standing counter with stools would be ideal, whereas lounge suites or hammocks are perfect for those who want to just relax and let the world go by. Make sure you include decorative elements to dress the space and add personality. Carpets, throw pillows for furniture, and other design touches will create a welcoming feel.

Create an ambience:

Not everyone is fortunate enough to have enough space for a swimming pool so set the soundtrack to your outdoor room with the tranquil tune of a water feature. A trickling urn is an easy way to create a calm atmosphere in any garden retreat
