Add a Conservatory Extending your living space is always a good idea, but the hidden danger of adding a conservatory is that it can end-up looking like an add-on, the most important rule is to ensure that the style of the conservatory matches your overall layout, that the interiors flow and that its doesn’t feel or appear to be a separate room. The best way to achieve this is to install the same flooring used within your living environment as it leads / tricks the eye and ensures that the conservatory feels part of the rest of the home. It is also essential that you stick rigidly to the fundamentals of good design, the conservatory needs to be oriented so that the glazed part faces south to ensure it gains more heat than it loses – never build a north facing conservatory.

Another benefit of adding a conservatory is that in most instances planning permission is not required, although it will have to comply with the Building Regulations.

Convert the Roofspace If your roof-space allows it why not consider building upwards. Loft conversions have become very on trend over the last few years, primarily because they are deemed a safe investment policy and can be carried out relatively easily. Loft conversions are often the easiest way to create an extra bedroom - and possibly an extra bathroom and have the benefits of not being particularly disruptive in their installation, as most of the work is conducted outside. There are two main things to consider when installing a loft conversion: The access fits the rest of the house, rather than looking like a staircase added on Natural lighting, there is nothing worse than having a dark dull room, so ensure you utilize your roof effectively by installing a dormer windows or rooflights. Convert the Groundspace Basement extensions have gained a bad reputation of late, but when done properly they can be an excellent way to add space and value to your home. Unlike converting your loft space, which invariably lends itself to the creation of additional bedroom and en-suite bathroom space, a basement conversion offers scope for extending the main living areas of your home, adding a home cinema area / entertainment area or self -contained flat. An expensive form of conversion, basement extensions typically costing anything from ÂŁ90,000 - â‚Ź140,000 but can typically add around 20% of your property value. Most properties can be converted but it is important to check the ceiling value of your home as it may not be a viable option of adding value. Planning permission is required for basement extensions so be sure to expect objections from neighbouring properties as the excavation for basement extensions is a noisy process. Build an extension Extensions can be anything from adding a few more square feet to the living room to multi-room, double-story additions. Typically these will range from £10,000-£40,000 for a modest 1-2 storey extension. According to Nationwide Building Society, a modern extension on the ground floor can increase your property’s value by around 5%, while adding a bedroom to create a three-bed house will add about 12% to the potential asking price. When planning an extension, design rooms to be as big as possible, but without sacrificing too much of the garden or outdoor area – this can make a property feel out of balance and deter buyers and try and to ensure that all brick work matches, there is nothing more off-putting to a potential buyer than a two tone looking house. 40

Convert your garage to living space If you’re lucky enough to have off road parking and have a garage that isn’t being used to house a car, it could make sense to convert it into a living space – especially if you have parking space outside. Your first step should be to check that your garage is suitable for conversion and whether you need planning permission. In many cases, the work involved in converting a garage will be classed as permitted development, so you won’t need planning permission, but always check with your local planning authority. Being familiar with ARRCC’s design style, the client brief was to execute ARRCC’s signature style in a new and exciting way to create a modern coastal home with an ethnic edge. Keeping the family’s two children in mind, ARRCC strived to create a space that was contemporary and sophisticated, yet playful and fun. The existing structure was transformed into a large open space accommodating an inflow of natural light through the use of an array of reflective surfaces and large external aluminium screens which layer the exterior of the house. The entrance glass lobby is clad in reflective glass which accentuates the magnificent Twelve Apostles mountain views, while a garden oasis borders the walkway to the front door. The street has also been home to John Singer Sargent, the Florence-born American artist, considered by many as the leading portrait painter of his generation. He lived at number 31 in 1900, whilst he later expanded into 33 to create a magnificent light-filled studio. Welsh painter, draughtsman, and etcher, August John (famed for his 1919 portrait of Lawrence of Arabia) had his home there between 1940 and 1958. Ironically for Oscar Wilde, Tite Street was also home to High Court Judge Alfred Wills, who presided over his high-profile case of engaging in an illegitimate affair with the son of the Marquess of Queensberry. Following a long trial, Judge Willis convicted Wilde of gross indecency and sentenced him to two years’ hard labour.

Analysis shows foreign buyers do push up prices and not just in London Foreign property investors have contributed to the increase in house prices in the UK over the last 15 years, sending values soaring by around 20%, according to a new piece of academic research. While foreign buyers have mostly affected price growth in London and the South East, other major cities such as Liverpool, Leeds and Manchester have also seen the effect, says the research from the School of Management and Business at King’s College London. Using figures recorded by the Land Registry, the analysis shows that the average price is around £215,000 but would have been about £174,000 without the investment from overseas. Buyers from overseas don’t just have an effect on the upper end of the housing market where they tend to buy properties as there is a ‘trickle down’ effect to less expensive properties, the research also shows. It also suggests that it reduces home ownership rates, suggesting some ordinary buyers in Britain may be priced out of the market in areas where foreign investors are more active and have to rent rather than own their homes. ‘One of the factors behind house price growth in countries such as the UK, Australia and Canada is demand from foreign investors. This study looks at data for the UK and argues that foreign investment had a significant and positive effect on house price growth in the last 15 years,’ said Professor Filipa Sá. The study explains that since 1999 average house prices in England and Wales have almost tripled from just over £70,000 to about £215,000 in 2014. Apart from a reduction in 2009, at the height of the global financial crisis, house prices increased every year during this period. Behind this average lies considerable regional variation, with average prices in the prime London area of Kensington and Chelsea reaching £1.3 million in 2014. The analysis looked at the records all property transactions in England and Wales registered to overseas companies and researchers calculated the share of total transactions registered to overseas companies in volume and in value. This matched a similar upward trend to house prices. to identify the effect of foreign investment on house prices. She found an increase of one percentage point in the volume share of residential transactions registered to overseas companies leads to an increase of about 2.1% in house prices. She concluded that there is no evidence that an increase in foreign investment leads to an increase in housing construction or for the hypothesis that foreign buyers purchase properties purely for capital appreciation and do not occupy them or rent them out. But there is evidence that foreign investment reduces home ownership rates, suggesting that some residents may be priced out of the market in areas where foreign investors are more active and have to rent rather than own their homes. The Mayor of London, Sadiq Kahn, has recently launched an inquiry into the consequences of foreign property ownership in the capital and other countries such as Australia, Switzerland and Canada have also been debating this issue and have introduced policies to control foreign investment in the housing market.

MIPIM sees investment optimism for 2018 Tech gets mainstream as industry eyes urban future 26,000 real estate, city and political leaders, including 5,400 investors, from over 100 countries came together for the March 2018 MIPIM, the world’s leading international real estate business, conference and networking event. Among the key talking points in Cannes were the growth in real estate investment expected this year, urban development, the move to target cities rather than countries in investment strategies and how tech is now being more fully embraced by real estate companies. MIPIM delegates settled down for the week’s intensive business and networking against a background of relative industry optimism for the upcoming year. In its annual ‘Global Investment Atlas 2018,’ leading property agents Cushman & Wakefield noted that a strong global economy across all markets will encourage investors to release more funds into real estate this year compared to the record $1.6 trillion in 2017. Cushman & Wakefield reported that Asian investors were particularly active, increasing their investment in Europe by 96% year on year. Investment from Asia Pacific to Europe hit $39.5 billion in 2017 compared to $20.9 billion heading towards the Americas. The Asian delegation at MIPIM was drawn from 15 countries. In its annual EMEA Investor Intentions Survey, released during MIPIM by CBRE, the world’s largest commercial real estate services and investment firm noted that 33% of investors intend to deploy more capital in 2018 than last year, with 70% of investors actively pursuing ‘alternative’ assets. In the alternatives sector, investment volumes have risen 45% in the last 10 years to hit €23.6
billion in 2017. Among the assets drawing strongest investor interest are student housing and retirement living. CBRE confirmed that 2017 was a record year for real estate investment in Europe with volumes totalling €291 billion. The report said that for European investors the most sought-after real estate assets are industrial, notably logistics. CBRE noted that is the first time industrial has overtaken office investment and the interest in logistics clearly reflects the growth in e-commerce.
MIPIM maps world urbanity With hundreds of ambitious urban development projects on show throughout the event, MIPIM 2018’s central theme ‘Mapping World Urbanity,’ focused attention on the need for city authorities and real estate companies to take a joined-up strategic approach to urban development at a time when cities house over 50% of the world’s population. Urban populations are growing fastest in Africa and during MIPIM’s inaugural African Forum, Nick Langford, Head Kenya at Africa’s
largest urban land developer Rendeavour, told a packed conference room that proper infrastructure, including planning, waste management, transport and road systems, as well as future-proofed water supplies and support of the local government were among the key factors to ensure successful urbanization. Turkey’s Minister for the Environment and Urbanisation, Mehmet Ozhaseki, said his country is now totally focused on its environmental strategy, particularly regarding the country’s cities. “The primary problem is the urban environment, which emerged as a result of unauthorised and unplanned housing construction.” The minister added that unplanned industrialisation is also a cause of concern. “Industrial areas without sufficient infrastructure and organisation cause exposure to major environmental pollution.” Turkey has recently launched its ‘My Environment is You’ and ‘Zero Waste Project’ initiatives. Mayor of Oslo, Raymond Johansen, underlined the importance of addressing the major challenges facing city administrators. “We

are responsible for 70% of CO2 and climate change is visible. We have to act. We cannot let the next generation be responsible for the problem,” he told MIPIM attendees at the Reinventing Cities conference panel. In an impassioned address at MIPIM’s Thinkers and Leaders conference, Dr Auma Obama, Founder and Managing Director of the Sauti Kuu Foundation, called on the real estate industry and political leaders not to forget development in rural areas. “If you invest in the rural area and make it liveable, you will get rid of the (urban) slums.” Kenyan-born Dr Obama also urged the real estate industry to listen to the young people that her foundation represents. “As adults we don’t listen to children and if we listen we don’t take what they say seriously…but they are our future.” Taking the view of the young into consideration was also the central theme of MIPIM’s Opening Keynote address by 20-year old American author, lecturer and advocate for the young, Adora Svitak. She stressed that planning the cities and urban environments of the future required “tuning into the attitudes of youth.” Adora Svitak added that urban design is “not just a logistical challenge but a moral one because our global cities hold up mirrors to humanity’s soul.” Meanwhile elsewhere in MIPIM, several panels and networking events addressed the question of equality and diversity within the real estate industry. At the third edition of MIPIM’s women in real estate networking event – the largest to date – Ivanhoe Cambridge President Natalie Palladitcheff told the audience, “What I really want is boards that would love to have women because they bring something…they bring a new dynamism and a new way of looking at things… more than having women against men.”

Speaking to reporters about investment opportunities in his country, the minister said that France’s President Emmanuel Macron is pro-investment and that France now has a dynamic international image. Jacques Mezard’s optimism reflected data in CBRE’s ‘EMEA Investor Intentions Survey’, which said that European investors now see Paris as the most sought-after destination in Europe, while non-European investors continue to favour London. Attending MIPIM to promote Poland’s Tricity region comprised of Gdansk, Sopot and Gdynia, former Polish President Lech Walesa told developers that they should forget the past and build with the younger generation in mind. Mayor of Paris, Anne Hidalgo, current Chair of the C40 alliance of world cities devoted to carbon neutrality and urban regeneration, reminded MIPIM delegates that cities are now

“at the vanguard of great change.” Mayor Hidalgo said that Paris has opted to support the most innovative, quality schemes, rather than the cheapest projects. In a significant development, Leipzig attended its first MIPIM. Cities from western Germany have been part of MIPIM for years, but their eastern counterparts have been scarce at the event. Mayor Burkhard Jung said Leipzig had suffered significant population decline in the post-unification period but is now the fastest-growing city in Germany. He noted that the city has rebuilt itself around five sectors – automotive, logistics, media & creative, environment and healthcare. With over 100 countries and more than 500 city delegations in Cannes, MIPIM continues to be the international property community’s Davos. In line with previous years, the United Kingdom (2,401 +10,4% vs 2017), France (2,071 +9,9% vs 2017) and Germany (1,150
+10% vs 2017) sent the largest number of companies to Cannes. The US delegation of 550 participants, including more than 150 investors, represented a 10% increase on 2017. First-time exhibitors included developers Riverwalk East Development, Antika US, Shalev Development and the Miami Association of Realtors. They lined up with US heavyweights such as Thor Equities and San Diego Association of Realtors, South California’s largest association of realtors. Outside the main Palais des Festivals MIPIM venue, large beach-side tents reflected the wide range of attending cities and regions as Dubai-based developer Nakheel promoted its famous Palm Jumeirah project and $2.5 billion of investment opportunities, alongside packed pavilions housing London, the Paris region, Istanbul, Moscow and the West Midlands. Inside the Palais, South Mediterranean countries were noticeable for their increased presence. In particular hotel and tourism investment opportunities were promoted for Portugal’s Algarve Region, Greece’s Peloponnese Region and across Spain. Brazil was also actively promoting inward investment opportunities particularly in the tourism sector. Jose Antonio Parente, Brazil’s National Secretary for Tourism Infrastructure told MIPIM delegates that the country’s flourishing tourism industry makes it attractive for investors with major projects under development including the luxury Eco Estrela project in Baia Formosa.
Investor strategies eye cities and tech Day one of MIPIM 2018 saw representatives from some 60 of the world’s largest sovereign wealth, pension, institutional and insurance company investment funds come together for the annual Re-Invest Summit. Combined, the participating companies represent over €650 billion worth of real estate assets under management. Among the heavyweight investors at the summit, where discussions focused on MIPIM’s central theme of Mapping World Urbanity, were Abu Dhabi Investment Authority (United Arab Emirates), Kuwait Investment Authority (Kuwait), Public investment funds (Saudi Arabia), GIC Private Limited (Singapore), Qatar
Investment Authority (Qatar) and Korea Investment Corporate (South Korea). Throughout the week, investors on conference panels and in the Palais exhibition zone acknowledged that the increasing importance of cities as economic drivers, has led them to adopt a city-by-city investment strategy compared to a country or regional approach of previous years. During the closed-door RE-Invest discussions on March 13, investment specialists agreed that the real estate industry needs to increase its expertise in new technology in order to integrate tech developments in mid and long-term strategies. KPMG’s UK Head of Real Estate, Andy Pyle, commented that some investment companies are asking themselves whether they are set up correctly to deal with the future challenges of technology. A poll of the RE-Invest participants showed that 40% planned to revise their investment strategy due to the potential of new technology. “In 2015 we took the digital revolution as MIPIM’s central theme and there was a degree of scepticism, even resistance within the industry about embracing tech-driven change. This year tech is increasingly integrated into the MIPIM programme with the third edition of the international MIPIM Startup Competition, the fourth edition of the MIPIM Innovation Forum and conference discussions on tech that ranged from how self-driving cars will change cities to what millennials expect from the smart houses of the future,” said MIPIM Director Ronan Vaspart.
Following qualifying rounds of the MIPIM Startup Competition in London, Hong Kong and New York, the competition finals took place on March 14 with Norway’s Disruptive Technologies chosen as the 2018 winner. Founded in 2013, the Norwegian company uses miniature wireless sensors connected to cloud connectors to collect and analyse data that can be used for space monitoring or comfort management within buildings. According to Disruptive Technologies CEO, Erik Fossum Faerevaag, “This sensor allows us to do cost savings, increase margins and improve tenant relations.” Continuing its mission to serve the global real estate industry, June 20-21, 2018 will see the launch of MIPIM PropTech Europe in Paris. The French government has put its weight behind developing the country’s tech sector and Secretary of State at the Ministry of Territorial Cohesion, Julien Denormandie, spent much of his time at MIPIM enthusiastically talking with tech and startup companies in the Innovation Forum.

The UK’s first period passivhaus home is on the market
Following an increased public awareness, recent research has indicated that 82% of buyers are likely to pay more for a sustainable home, leading developers and vendors alike to add more of these features into their homes. In West London, the first privately-owned home in the UK to be retrofitted to PassivHaus standard has come onto the market. The five-bedroom house on Lena Gardens in Brook Green offers beautiful interiors and estimated annual energy bills of £400. This exceptional property covers 2,486 sq. ft. and is for sale with Finlay Brewer for £2.2 million. 84

The Passivhaus standard was created in Germany and requires the home’s energy consumption to be under 60 kilowatts per square metre per year, among a list of other stringent efficiency targets. In essence, the heating requirement in a Passivhaus is reduced to the point where a traditional heating system is no longer considered essential, with similar principles for cooling the property. To meet the rigorous Passivhaus standard, a variety of measures were installed while updating the Victorian building, including internal wall insulation, roof insulation, solar PV panels, water saving devices and low energy appliances. These have been supplemented by triple glazing and mechanical ventilation heat recovery to help minimise the energy required to control the building’s temperature. The exterior retains its period cornicing, while the original windows were replaced with triple glazed imitation sash windows. The ground floor offers a welcoming reception area room, which has high ceilings and is flooded with light. It leads informally to a kitchen/breakfast room, where relaxed interiors and dormer windows allow for a flexible cooking space, and the kitchen island adds a social element to the room. French doors lead to a spacious rear garden. On the first floor, a second reception area offers a neutral setting which could easily be converted into an additional bedroom. There is a smaller bedroom to the rear of the floor, and the second floor offers two additional generously sized rooms. There is also a study on this floor, which could be used as another bedroom if preferred. The third floor boasts a luxurious master bedroom, with French windows leading onto a terrace which has wonderful views of the surrounding area. This room has an ensuite bathroom and a separate dressing room, offering additional privacy.

Property price growth in Europe set to be led by Portugal, the Netherlands and Ireland Property markets in Europe are likely to see some softening this year and next with mixed fortunes for many countries and the UK facing Brexit risks, according to a new analysis. Supply shortages will help keep momentum going in some markets, particularly in Portugal and the Netherland which, along with Ireland, will lead property price growth, says the S&P market report. It predicts that all the main nations will see house price growth in 2018, 2019 and 2020 but to a varying degree. In 2018 annual price growth is forecast to be highest in Portugal and Ireland, both at 8.5%, followed by the Netherlands at 7%. It also forecasts annual growth of 3.5% in Spain, 3.4% in Belgium, 3% in Germany, 2% in France, 1.8% in Switzerland, 0.6% in Italy and 0.5% in the UK. In 2019 Portugal is likely to lead price growth at 7%, followed by Ireland at 6%, the Netherlands at 5.3%, Spain at 3%, Germany at 2.7%, Belgium and France both at 2%, Switzerland at 1.9%, and Italy and the UK both at 1.5%. Looking ahead to 2020 the forecast is for annual price growth of 6% in Portugal and Ireland, growth of 3.6% in the Netherlands, followed by 3.5% in the UK as the expected Brexit effect lessens, then a rise of 3% in Spain, 2.5% in Germany, 2.3% in Switzerland, and 2% in Belgium, France and Italy. In Belgium the report says that house price growth will slow due to a deterioration in housing affordability and a slowdown in demand due to a slower rate of job creation. After an exceptionally strong year in 2017 for sales in France, the market is heading for a soft landing as affordability continues to deteriorate. Transactions reached a record high of 958,000 in the 12 months to October, and 15.6% above the previous year’s level. But, while the rise in house prices was the strongest since 2012, the report says there are early signs that the trend is now levelling off and first time buyers are reporting increased difficulty in entering the market. Prices are forecast to continue rising but much less than last year and mainly in the nation’s largest cities such as Paris. In the UK is it predicted that prices will suffer from Brexit headwinds, compounded by reduced buy to let activity resulting from the stamp duty surcharge on additional homes and a less favourable tax regime for landlords.

The report says that should it emerge during 2018 that key service sectors’ access to the EU market will be more restricted post-Brexit than currently assumed in the forecast, this would likely affect house prices more negatively, especially in London where exposure is greatest. Despite a vibrant economy, the report forecasts that a slowdown in demand in Germany could result in a moderation in price growth while in Ireland a housing shortage will keep prices high. In Italy the gap between supply and demand should close gradually, resulting in a further reduction in selling time and price discounts and, ultimately, lift house prices.
The report says that overall the UK housing market activity continues to broadly stagnate and a very limited number of properties on the market continues to underpin prices while affordability is set to remain extremely stretched in some areas, especially in London.
In the Netherlands supply shortages and a rapid pace of economic growth will continue to fuel a strong rise in housing and there is a similar outlook for Portugal where robust economic growth, a rapidly improving labour market, foreign demand, and lack of supply will continue to underpin strong home price increases.
In terms of supply, it explains that the positive trend of net additions to the housing stock continued in 2017 and, judging by the number of developments in the pipeline, should continue into 2018. But these improvements come from low levels and are still off the estimated number required to satisfy housing needs. There are concerns that as Brexit approaches, developers might delay or shelve currently planned projects, translating into

Foreign buyers return to Spanish property market Demand from overseas buyers for property in Spain reached its highest level at the end of 2017 for some time with British investors in particular returning to the market. The latest figures from the Spanish Land Registrar’s Association for the last quarter of 2017 show foreign demand increased to 15,266 purchases, the highest level in a fourth quarter since the boom years. Overall the increase in demand for homes in Spain was driven by 19.7% increase in Spanish demand and a 20.4% increase in foreign demand compared to the same period last year. As a result foreign demand was 13.6% of the Spanish housing market at the end of last year, close to all-time highs. Foreign buyers were led by the British with 2,384 registered purchases in the final quarter of 2017, followed by French buyers with 1,242 and Germans with 1,198. By market share, the British made up 16% of foreign demand, the French 8%, and the Germans 8%. Indeed, demand grew strongly from many countries with the exception of Switzerland with a 16.1% fall in buyers. According to Mark Stucklin of Spanish Property Insight the decline in Swiss demand might be explained by the close to 10% decline of the Swiss Franc to the Euro in the second half of last year. He also suggests that Brexit has had little impact on British buyers. Numbers increased from 14.7% of the foreign market in the third quarter to 15.6% in the fourth. Meanwhile, a separate report from Taylor Wimpey España shows that Swedish buyers were up 6% in the last year and now account for 10% of all purchases made with the house builder. This data comes in line with recent report from Knight Frank which states that Spain is forecast to overtake the UK as a favoured investment location in 2018, with the company’s Marbella office seeing Scandinavian buyers accounting for 80% of all sales of luxury developments in 2017.

Upon the information obtained from the homeowner that entertaining guests at home was still a frequent practice in Anatolia in comparison to that of big cities, the entrance areas have been kept relatively spacious and special cloakrooms and cupboards were designed where shoes and clothings can be stored in a practical manner. The kitchen and living doors opening to the entranceway were specially customized for the project in a way that it slides into the wall in order to avoid loss of space, featuring a complementary wood-coated panel and mirror sideboard. As for the floor coverings in the apartment, while marble looking like ceramics were used in the entranceway, the night hall giving way to the bedrooms were covered with wooden parquet floor coverings to complement the bedrooms. With the aim of creating a sense of warmth in the home, wood-looking ceramics of 20x120 cm in size, which complement the parquets, were used in the general bathroom floor that adjoins the night hall.

While ceramics that look like natural stone and vinyl wallpapers were used in a balanced way on the bathroom walls, the wood-coated bathroom cupboard prepared with a special color study enabled us to maintain the effect of a warm environment. The bathroom cupboards with mirrors were designed in such a way to increase the depth impression of the bathroom and provide storage space for the homeowners. Considering that the apartment is 4+1, one room was designed as a living room featuring an L-shaped couch to host several guests conveniently as well as to provide the homeowners a cozy place to spend time. The bookshelf was enriched with brass materials in order to integrate with the three-dimensional stone coating, which is an imported material. Paying attention to the use of art works in all of its projects, Gonye Proje Tasarim worked on the Wall Art works placed across the entrance door and behind the couch in the living room, together with the sculptors, exclusively for the project.

Taking advantage of the natural light entering from both sides, dark colored fabric wallpapers with textile tissues were used on two walls. With the intention of creating modern and elegant spaces, imported furniture and custom made furniture designs with fine details featuring bronze metal, painted glass and leather coatings were used in the living room and bedroom. The children›s rooms on the project were designed for a boy who likes to play soccer and with the princess concept for a girl, both at the age of 6 Gonye Proje Tasarim selected the fabrics of all the textile products and had them produced in a way to create harmony with the concept. All the carpets and oil paintings used in the apartment flat were specially procured by Gonye Proje Tasarim.

The residential design comprises a series of horizontal planes – the green hedge on street level, the solid street facing front of the house, the indoor layers running from east to west, the linear terrace and sloping green embankment and swimming pool below. Throughout the house, there is an interplay of solid walls and large openings created by full height windows and sliding doors opening into pockets. The individual elements of the upper portion of the house are unified by a horizontal eyebrow linking them and framing the outdoor garden courtyard. When approaching the front of the house, palm trees lend a tropical feeling and serve as sculptural features. The street facing side of the house presents a solid façade with travertine slabbed rectilinear panels and matching textured plaster planes as contemporary interpretation of the characteristic St Tropez stucco finish. NEW YORK’S STREISAND MOVIE SET APARTMENT! New York virtually crawls with celebrities as much as Hollywood, but being a much older city, it also had some of the world’s most renowned celebrities who called it home in the old days. Such is the case with this Upper West Side, 14-story co-op on a tree-lined street surrounded by other notable pre-war architecture near Central Park. The building at 505 West End Avenue was first an inspiration to Sergei Rachmaninoff, the Russian pianist, composer and conductor whose family fled Russia after the Russian Revolution. Sergei lived in the building for several years around 1920 and composed many of his most important works there, just a few floors above the same apartment, now for sale, that Barbara Streisand chose as the set for her 1996 romantic comedy The Mirror Has Two Faces. Streisand was enchanted by apartment 3B when she was researching locations for the film she both produced and starred in - inspired by the light filling the space and the views of treetops and architectural elements of the buildings across the street. New analysis suggests global prime property prices will depend on domestic economies Price growth in key global prime property markets will continue to be strongly linked to domestic economic performance and wealth creation in 2018, according to new research.
But buyers will need to monitor markets carefully for further policy interventions, which look set to increase in a new phase of higher interest rates, according to the analysis from international real estate firm Knight Frank. The analysis looks at what has been happening in the world’s prime residential markets since the start of the financial crisis 10 years ago using data from Knight Frank’s recently launched Wealth Report and its Prime International Residential Index (PIRI), which tracks the movement of luxury residential prices in the world’s major cities. In 2007 prime prices in most of the world’s top tier cities were rising fast. London, Monaco and Hong Kong were all witnessing annual growth in excess of 25% but by 2008 prices in most global markets had tumbled. The US and Europe led the charge with several key Asian markets also badly affected. For some prime markets, the size of the Lehman Brother’s collapse in fact hastened the revival of their prime property markets now seen as ‘safe havens’ in 2009. London, New York and Miami benefitted most. A drop in interest rates, new stimulus in the form of QE and volatile financial markets saw the appeal of property as an asset class strengthen. The report explains that currency shifts influenced the direction and volume of capital movements. The weak pound sparked interest from Asia, US and Russia in the UK and in 2010 the ‘safe haven’ era continued and coincided with the Asian economic boom. Indeed, Asian wealth surged, and combined with buoyant economies, currencies strengthened. This resulted in a wall of capital looking for a home, boosting domestic property markets such as Shanghai, Beijing and Hong Kong. Demand from Asia also shifted overseas

to markets such as Vancouver, London, New York and Sydney. Perhaps counterintuitively, Jakarta led the prime residential rankings in 2012 and 2013 but here its prime residential markets was at an embryonic stage and prices were rising from a very low base. In 2011 the fallout from the Global Financial Crisis continued. Aside from London, European markets dominated the bottom of the rankings and emerging markets like Nairobi, Bali, Jakarta, Moscow, and Beijing the top. ‘By 2012, two years after concerns were piqued over Europe’s heavily indebted nations, we start to see southern European investors redirect capital to more robust economies in the north, in particular Germany,’ said Kate Everett-Allen, head of international residential research at Knight Frank. She pointed out that Miami also saw an influx of Latin American purchasers eager to hold a US$ asset in a safe and transparent market abroad and the Federal Reserve announced a third phase of QE. ‘The next phase marked the introduction of cooling measures, with the aim of curbing price inflation using macro prudential measures. Apart from a handful of European markets, where the focus was on attracting not deterring foreign investment in the form of golden visas and investment incentives, policymakers in most prime markets focused on controlling or at least tracking capital flows into and out of their property markets,’ Everett-Allen explained. ‘From Australia to Canada and from London to Hong Kong, higher stamp duties, foreign buyer taxes or moves to track Limited Liability Company (LLC) purchases, as seen in New York and Miami, grew in number,’ she added.
By 2013 Asia was as Jakarta, Auckland, Bali and Christchurch occupied the top four rankings. Europe, by comparison, was trailing. In 2013 some 80% of the markets that registered a decline in prices in 2013 were European. Residential markets hit hardest by the global financial crisis included Dublin, Madrid, and Dubai saw prime price growth strengthen. Policymakers reacted with local property taxes and by doubling transfer costs to slow the pace of growth and curb speculative investment. Then in 2014 Asian markets slipped back down the rankings as cooling measures were ramped up. The US markets, buoyed by a strengthening US economy, performed strongly with New York and Aspen occupying the top two positions in the rankings. In 2014, Russia imposed reporting requirements on Russian nationals seeking permanent residence or citizenship in other countries. QE stimulus continued to shore up property markets across Europe, the UK and the US in 2015 as Governments continued to vie with the increased mobility of global wealth in a bid to monitor and control increased capital flows into their property markets. To limit its exposure to the Eurozone the Swiss franc was unpegged from the euro
at the start of the year. In China, the Government’s clampdown on bank lending pushed capital away from property into the stock market. By June 2015 concern spread that stocks were overvalued and the economy was slowing, sparking Shanghai’s stock market crash. Instead, Chinese capital looks for a home overseas. Vancouver and Sydney topped the index. In 2016 Chinese cities occupied the top three index rankings as authorities stepped up their monitoring of cross-border capital flows and a new threshold of 50,000 yuan is imposed. The European Central Bank cut interest rates to 0%. Meanwhile, from Vancouver to Sydney to London, measures to control price growth, heighten transparency and increased tax takes resulted in moderate price growth. Last year, after a decade of weak growth, Europe’s recovery materialised with the region occupying four of the top 10 index rankings. The report explains that a weaker US$ in the second half of 2017 heightened foreign interest in US markets and those pegged to the dollar. Despite the rise in oil prices in the second half of the year, oildependent residential markets remained at the foot of the rankings.
