How Many Homes Should a Home Buyer See?
The average number of homes a realtor shows to a buyer in one day is seven. Any more than that and the brain is on overload. Therefore, don’t expect to see 20 to 30 homes, although it’s physically possible to do so, you probably will not remember specific details about any of them.
How a First-Time Buyer Can Rate Inventory
Bring a digital camera and begin each series of photos with a close-up of the house number to identify where each group of home photos start and end. Pay attention to the home’s surroundings. What is next door? Do 2-story homes tower over your single story? Do you like the location? Is it near a park or a power plant? Immediately after leaving, rate each home on a scale of 1 to 10, with 10 being the highest.
View Top Choices a Second Time Before Buying That First Home
After touring homes for a few days, you will probably instinctively know which one or two homes you would like to buy. Ask to see them again. You will see them with different eyes and notice elements that were overlooked the first time around. At this point, your agent should call the listing agents to find out more about the sellers’ motivation and to double-check that an offer hasn’t come in, making sure these homes are still available to purchase.

PREVENTING FORECLOSURE Once you're in your new home, you'll need to make your monthly mortgage payments each month and on time. Negotiating Tactics to Use on the Seller
It’s like a debate. On one side are the seller and Real Estate Agent. On your side, is your Real Estate Agent or property attorney negotiating with the seller’s Real Estate Agent. The rules of this game are:
• The sellers must convince you that this house IS worth the asking price, and you must convince them that the house is NOT worth the asking price If they have a savvy real estate agent working for them, the agent may show recent selling prices of homes in the area, which is the most widely acepted guide to pricing a house, along with reports of a property appraiser. But it’s not gospel, they may have more rooms or more amenities than the house you are buying.
• If the house is such a good deal, why hasn’t it sold yet?
If the house you’re looking at is such a good deal, it would have sold long before you got there. If the house you are looking at is available for you to buy, you should question the value with the seller.
• Use high maintenance fees to your advantage.
If maintenance fees are high, this could be a bargaining point for you to drive the price of the house down. Just remember, if you are about to walk away, chances are a dozen other buyers already have and the sellers are probably starting to panic. High fees can make the seller’s home difficult to sell.
• Start nit-picking.
If the house has central A/C, check the air filter and if it’s dirty, it’s a good sign of other potentially undesirable issues you might find in the house. Think about it, if they are selling and did not spend the $2.00 to change the filter to make a good appearance, what else did the seller neglect?
• Other houses nearby sold for $300,000
This is like taking credit for someone else’s work. While neighborhood pricing data is a good basis to start with, you need to convince the sellers that eaach house has its own intrinsic value, and just because a house 10 blocks away sold for $300,000, this does not mean the seller’s house is worth $300,000. Also, just because other buyers paid a high price for surrounding homes, does not mean it’s worth that much to you.

Four Simple Rules for Perfect Exterior Painting If you want professional-looking results when painting exterior wood, approach the project as if you were a professional painting contractor. That means following four simple rules that come second nature to experienced painters. 1. Take time to prepare the surface properly. This is where a lot of inexperienced painters go wrong. It’s important to fight the urge to start painting as soon as possible. Even the best paints can fail if they’re applied to a poorly prepared surface. Before beginning to paint, clean the surface thoroughly. This can be done with rented powerwashing equipment or by scrubbing with a long-handled brush using plain soap and water. Afterward, remove any remaining loose, flaking, or peeling paint by scraping or wire-brushing. Next, sand down rough edges on the old paint, as well as areas where the paint is glossy. Finally, brush off the dust and particles left from the sanding and scraping. Then sand and prime any areas where the wood is bare. 2. Buy top quality paint. To get the best-looking and longest-lasting paint job, it’s important to use the highest grade of paint. On wood and many other exterior surfaces, top quality 100% acrylic latex paint is the best choice. Because these paints contain more solids than run-of-the-mill paints, they form a thicker, more durable paint film. What’s more, they hide better, so they’ll often conceal the old paint color in fewer coats, saving a lot of extra work ... and saving money, too. Top quality 100% acrylic latex paint also has better adhesion, so they get a better grip on a properly prepared surface, and they remain flexible, so they can expand and contract with changing temperatures. These attributes help top quality paints resist peeling and flaking, which adds to the life expectancy of the paint job. Top quality 100% acrylic latex paints typically last 10 years or more, compared to three or four years for lower quality coatings. So, they are a much better value in terms of cost per year of service — no small consideration in these trying economic times. 3. Use quality brushes and equipment. For the best results when applying top quality paint, use quality brushes and accessories. Better quality equipment makes the work easier and helps apply the paint in a thicker, more uniform coat for a better-looking paint job. Homeowners should choose brushes that are well-balanced and springy, with multiple lengths of split bristles packed tightly in a 1/2 to 1’’ thickness on a standard 4’’ brush. When working with latex paints, it’s important to use brushes with synthetic bristles — ideally, polyester. Polyester bristles will hold their shape and maintain the proper stiffness regardless of the amount of water they encounter. 4. Paint in the right weather conditions. After you have your quality paint and tools in hand, choose the right type of day to apply the paint. Doing so will enable the paint to form a tough, durable, protective film. It’s best to do exterior painting in mild weather, ideally when temperatures are above 500 F, and when the wind isn’t strong. On very hot days, try to avoid painting in direct sunshine, since surfaces sitting in direct sun can be 10 to 200 hotter than the air temperature. One way to cope with this and still keep the job moving is to paint on the shady side of the house. The four rules for perfect painting involve a lot of common sense and take a little self-discipline. But, if you follow them, you’ll be rewarded with a beautiful, professional-looking paint job that will last for years.

Straight Talk About Hardwood Floors The American Hardwood Information Center asked four top design professionals — a kitchen designer, an interior designer and two architects about their choices for hardwood flooring. And from the twenty or so most recognized hardwood species, here are some favorites, plus insights on how each hardwood is used. ASH — I like its natural tone, but I sometimes bleach it to make it look very creamy. Even if ash is sanded smooth, its surface appears to have texture. I like putting ash on floors. It accepts finishes well and, with its consistent grain, is incredibly handsome in its natural state. CHERRY — We choose cherry for flooring because of the color — a dark tone with a reddish tint. For cabinetry, we’ve used it with insets — a mix of cherry and maple. I use it more in cabinetry, though it can also be used for floors. You don’t stain it; it has a beautiful natural hue. Cherry gets lighter with age, and can be damaged by sunlight. I’m careful not to put it directly in front of large sunlit windows. HICKORY — Sometimes I use hickory on floors, instead of maple or oak. Its graining is special, giving a completely different look. MAPLE — It creates a hardy surface as flooring and is also very good for cabinetry. It can be used in its natural state and, because of its smoothness and tight grain, can be painted. We’ve made great-looking cabinets out of birds-eye maple in a natural finish. It’s really durable, and its surface is so hard it won’t absorb dampness. I’ve often specified maple for the interior of kitchen cabinets. OAK — Oak is the greatest. It has a pronounced grain and can be stained any color you want. And using oak is traditional, not trendy — like owning a pair of gray flannels. WALNUT — When we have clients who want really dark floors, we always choose black walnut for its subtle grain and rich tone. Walnut works equally well for cabinets. “We often apply an opaque ebonized finish to cover the wood yet maintain the grain. Concerning bamboo as a design option, Pavarini says that “it grows fast but is not as versatile as hardwood.
