Harriet Cummings

Harriet has been active in real estate since 1996 as a result of seeking a better understanding of dealing with real estate. She took a sales agents course and was encouraged to obtain a license. Originally working in the Orono area for her first eight years, Harriet followed her children to Auburn, signing on with ERA Worden. She has been associated with The Fontaine Team The Real Estate Leader for the last 2 1/2 years. Her real estate commitment includes having served on the Board of Directors of AVBOR as well as a term as President. She has also served on the scholarship committee and is currently co-chair of the Affordable Housing Golf Tournament Committee. Three years ago, at the urging of her daughter, she had a routine physical which indicated the presence of breast cancer. She credits a great surgeon and several trips to the radiation center, and as a result is now 3 years cancer free. Harriet, in her support of cancer research, has participated in The Relay for Life walks, as well as her involvement in The Dempsey Challenge every year since inception. Most recently, she volunteered her time (and back muscles I might add) in the Rebuilding Together L/A yearly day of service project. She has two children, both married, Joel and Michelle Cummings and Lori and David Gile, two grand daughters, Kayla and Jordan, all of whom keep her quite busy with all their activities. I would be remiss if I failed to mention her two grand dogs Fenway and Yawkey!

HOW MUCH CAN I AFFORD TO SPEND? For a general idea of your buying power, multiply your annual gross income by 2½. For example, if you had a household income of $50,000, you might be able to qualify for a $125,000 home. The actual number may be more or less, depending upon your individual situation, debts and credit history. You need to decide for yourself if you can live comfortably with the amount of your suggested monthly mortgage payment. However, mortgage lenders generally use two ratios to help determine how much you can afford to spend each month on your mortgage payment.

HOUSING EXPENSE RATIO As a general guide your monthly mortgage payment should be less than or equal to a percentage of your income, usually about a quarter of your gross monthly income. The percentage can change depending on the type of mortgage you choose. However, there are mortgage products available that focus solely on the debt-to-income ratio. Your lender can provide more information on these types of mortgage products.

DEBT-TO-INCOME Debt-to-Income Ratio is the percentage of gross monthly income that goes toward paying for your monthly housing expense, installment debts, alimony, child support, car payments, and payments on revolving or open-ended accounts such as credit cards. Your buying power can be affected by factors such as your income, debt and credit history. Your debt, such as credit card bills and car loans, and other expenses such as housing expenses, alimony and child support, should not be more than about 30-40% of your gross income.

Some helpful hints... ! Set a budget with your estimated mortgage payment. Make sure to include taxes and insurance in your estimated payments. ! Remember your housing budget should include utility costs and a set amount for future home maintenance and repair costs. ! Make sure you can meet your other financial goals, such as saving for retirement and paying for college tuition. ! Once you review your finances, select a mortgage amount that allows you to reasonably meet your long-term goals and needs.

PREAPPROVAL If you think homeownership is for you, getting pre-approved for a mortgage is a good idea. This determines the size of the mortgage you qualify for, and therefore, decides the price range for the homes you can look at. Pre-approval helps you to: • Know how much you can borrow. • Confirm your ability to qualify for a mortgage based on your credit, financial and employment information. • Strengthen your position to make an offer on a house. A seller will be more willing to accept an offer if the buyer is pre-approved. To become pre-approved, you'll need to work with a mortgage lender. The mortgage lender will review your credit history, earnings information, employment history and assets. You will need to provide certain documents to the lender to verify this information. After the review, the lender will give you a "pre-approval letter." The pre-approval letter tells home sellers that you have the ability to qualify for a certain mortgage amount.
