MILLBROOK PLAZA

Plaza a part of the community for 30 years

The Millbrook Plaza shopping center has a huge, bustling presence on the busy Hogan Boulevard in Bald Eagle Township, what some call the Golden Strip of Clinton County. So, it might be hard for people to remember back a little more than three decades ago when there was no plaza and the property was agricultural land.

Millbrook Plaza celebrates its 30th anniversary this year and owners Zamagias Properties, a Pittsburgh-based real estate investment and development company, say the Plaza has been an excellent investment.

“The original land was zoned as agricultural and owned by the Winner family,” says Mike Rovitto, Director of Leasing with Zamagias Properties.

“The entire 17.2-acre site is located within the 100-year flood hazard area, so fill was needed to elevate the site. The property is also situated in what’s called Wind Zone III, an area with the potential for design wind speeds up to 200 miles per hour, so the entire complex also had to be built to resist strong winds.” With Weis Markets situated at one end of Millbrook Plaza and the more recent additions of Harbor Freight Tools, Ollie’s Bargain Outlet and Marshalls at the other end of the complex, the Plaza sees a lot of traffic day and night. Other tenants include Russell Cellular (Verizon), Dollar General, Little Caesar’s Pizza, O Nail Spa, and Shoe Dept.

where Weis is today. Today’s Plaza has a total of 11 storefronts and includes nearly 163,000 square feet under roof. There were fewer storefronts originally, but the former Kmart space, as well as a few smaller shops, have been subdivided. According to Rovitto, “Retail, in general, has changed dramatically over the last 30 years. The Kmart closing was a huge change that ultimately had a positive impact by attracting Ollie’s Bargain Outlet, Harbor Freight Tools and Marshalls.”

and student-housing properties across Pennsylvania and Virginia.

When the Plaza opened for business 30+ years ago, the line-up of tenants was totally different. It included Eckerd Drug, Fashion Bug, Kmart, Radio Shack, West Coast Video, and Bi-Lo Market

Currently, there is one storefront available for lease in the Plaza complex — a nearly 1,800-square-foot space between Verizon and Little Caesar’s. In addition, an outparcel of about .85 acres is available at the front of the complex along Hogan Boulevard.

Zamagias Properties was founded in 1987 by Michael Zamagias, who continues as chairman and CEO. The company today manages more than 2 million square feet in retail, office, mixed-use

SAAR’S TREE SERVICE LLC

At left, a manicured lawn is seen following a tree removal and cleanup. Below, Mike Saar is seen in a bucket while trimming or removing a pine tree.

Saar’s Tree Service LLC is the difference

Saar’s Tree Service has deep roots in the community, serving residential and commercial customers in Clinton, Centre and Lycoming counties for over 60 years.

The difference between having a job or having a career is passion. The mission of Saar’s Tree Service has always been driven by devotion. Mike Saar, president of Saar’s Tree Service, LLC, chose to build a career by operating a successful tree care business.

Mike took the business over in 1998 from his father, James M. Saar, building the tree care business year after year. Not only does Saar’s execute the job, but Mike Saar also wants it done right. The quote by John Ruskin, “Quality is never an accident. It is always the result of intelligent effort” speaks to what the end goal is for each job. Saar’s Tree Service delivers quality workmanship in its tree care.

One of their services is small- to large-scale tree removal. Whether you have one tree that is too close to your house, many trees that impede your view or you need to clear a piece of property, they can help you. They are a full-scale tree service that completes the job from start to finish, with stump grinding of the removed tree(s). They have the equipment to provide land clearing and tidy undergrowth as well.

Steve Neff said, “We hired Saars Tree Service to take down a dangerously old massive oak that was too close to our home and power lines. They came on time and did a great job! They took steps to carefully protect property. They know their business and operate as a highly professional and well-organized machine! When they finished, they took great care and cleaned up the mess. Their whole team was courteous and friendly. We could not be happier with Saar’s and we highly recommend them

to anyone in need of tree service!”

Saar’s Tree Service also provides quality storm damage services to help the customer start the process of storm clean up on their property. They take the tree(s) off the damaged property, getting the wood to its desired location if necessary, grind the stump(s) and complete the task by raking the yard. Saar’s works with the insurance company to make it as seamless as possible for the customer.

In Brenda Walker’s review, “Storm last night left us with no power. Several trees on the garage roof. Today no trees, yard cleaned up just in time for PPL to arrive and look into their part of the problem. Super nice men and safe professional service.”

If your circumstance is a tree trimming, they can take the dead wood out to keep your tree healthy, elevate the tree limbs from the bottom to help you have clearance to mow under, or prune and shape your tree for health and aesthetics. They pride themselves on their cleanup of the property when they are finished.

Suzy Grim says, “Mike and his crew worked sun up to sun down for four days on our giant job in Lycoming County. They worked with amazing efficiency to minimize damage to the yard. They cleaned up, hid the debris, spread wood chips, kept us updated every day and even seeded and put down straw in areas that got muddy. As an added bonus, he had his wood carving buddies make us a bench for our fire pit out of one of the trees he took down! Mike is so knowledgeable, friendly and professional. His work is far superior to any tree company I’ve used in the past. I highly and sincerely recommend him!”

As it inches towards a decade of service, Nippenose Valley Village continues to look for ways to improve its already stellar service to individuals who are looking to enjoy independent living in a community setting.

Nippenose Valley Village was opened in 2016, following the closure of the facility as a then-elementary school in the Jersey Shore Area School District.

Since then its three owners — Julie Steinbacher, Chris Larson and Troy Musser — and a host of dedicated employees, continue to find new ways to ensure the comfort of its residents.

Located along Route 44 in Limestone Township, the facility showcases a beautiful view of the mountains and is right next to a local park and baseball fields.

Not only does Nippenose Village provide care for those living independently, it also offers temporary stays for those in need of a short-term stay.

NIPPENOSE VALLEY VILLAGE

Virla Ocker, admissions and marketing director at the village, said its program for shortterm stays has already had a positive impact in the community. Ocker shared a testimony from Georgeanne “Susie” Fuller, who spent time at the Village while she completed rehabilitation following a hip surgery. “She came here after a hip surgery with the goal to go home,” Ocker said. According to Fuller’s testimony, with the help of her physical therapists and the wonderful staff at Nippenose Valley Village, she was able to return home. Fuller said she loved her time at the

village, noting she enjoyed the community atmosphere, the helpful staff and “the beautiful view of the mountains.”

Ocker, who has over 30 years of personal care experience, was the first employee hired at the village and has helped build the facility into what it is today. This includes the creation of a community store with the help from Jersey Shore Area High School’s FBLA. The store, located next to Ocker’s office, offers a variety of items for sale including snacks, cards for special occasions, drinks and other small items.

“The FBLA students opened the store. They

took the project on and were amazing,” Ocker said. “It’s here for residents to enjoy. They really like coming here daily.”

As Nippenose Valley Village continues to make strides in offering community care, it’s beginning to set its eyes on something new — a secure care facility for residents who may suffer from dementia.

The facility will be located on the front half of the building, which faces Route 44. A completion date is expected for sometime in the summer.
