MINUTES
The minutes of the last AGM (124th) had been circulated to the membership prior to the meeting. These were confirmed and signed by the Chairman. The Minutes were proposed by Peter O’Rourke and seconded by Claire Fennell.
CHAIRMAN’S ADDRESS
Donal Johnson welcomed everyone to the 125th AGM of the Club, especially those attending for the first time. He also welcomed Tom Daly from O’Brien Cahill & Co., the club’s auditor, who was in attendance.
I would like to give a special welcome to any members who are attending the AGM for the first time and I would also like to welcome Tom Daly who is here from our auditors O’Brien Cahill & Co. 2024 was of course a special and historic milestone in our club’s history which we celebrated with a wide variety of sporting, cultural and social events all of which were very well supported and attended by the members and their families and friends. I know at times during the year many of you will have sensed the huge sense of history and tradition that has been passed down by the generations that have preceded us and whose legacy I hope we have honoured and preserved through our celebrations in 2024.
I would like to take this opportunity for one last time to thank all our members and staff who were part of the planning and execution of the programme of events, none of which would have been possible without their input and dedication. I would like to acknowledge the work of our steering committee members John O’Sullivan, Ron O’Mahoney, Kalene Kenefick, Kevin McCarthy Maria Crowley, Dave Hannam and all the many members of their subcommittees for their hard work for the last two years to make it a very special year.
Two years ago, when I took over as chairman, we set several objectives for the then incoming committee.
These were and remain as follows:
Ensure the clubs finances remain strong and in a stable position
Sunday’s Well remains among the premier clubs in Ireland for competitive tennis and squash.
Successfully execute the programme to celebrate the 125th Anniversary.
Ensure our facilities remain in the top tier of racquet sporting clubs in Ireland.
Maximise the utilisation of the club’s infrastructure and leverage strategic partnerships to continue the development and evolution of the club.
These objectives have guided our efforts as a committee over the last 2 years and I hope tonight you will see reflected, the amount of work and activity that has taken place towards their achievement. Starting with our finances of which Ron will shortly give a more detailed breakdown of.
Overall, it has been a very good year with the club achieving a surplus of €57K, a healthy bank balance of €326K and continued reduction in our loans in line with our loan repayment schedule. This represents a very positive outcome and has been achieved against a backdrop of considerable expenditure to maintain and improve our assets and in the face of a range of increasing costs.
As always, I want to emphasise that as we continue to grow and we see the need for significant investment there will also be a continued requirement to be prudent and cautious in our spending while
ensuring we have secure and stable income streams to fund our activities.
To this end one of our key objectives going into 2025 will be to continue to maintain tight control over our finances as well as focussing on expanding our opportunities for sponsorship and income from our activities and facilities.
I would like to thank Lisa, Dave, and Ron in particular, despite the challenges we face, for all their diligent work in maintaining focus on this area during the year.
I would also like to take this opportunity to pay tribute to our long serving administrator Lisa Lynch who retired in January. Her dedicated service to the club for over 30 years is greatly appreciated by the club and she will of course be missed so much by all of us. And, we welcome our new staff member Elmar who has recently started and will work alongside Audrey 3 days a week.
In 2024 we completed a strategic plan which outlines a range of options for the future development of our club. This study was commissioned by our strategic development committee headed by Dave Carroll and was carried out in conjunction with a landscape architectural company by the name of Brady Shipman Martin. Dave will give a brief overview of the output of this work in a few moments but hopefully it will be clear to you all that there are some very exciting opportunities ahead that could be transformational for our club if they come to pass.
A significant aspect of this process has been consultation with key stakeholders who we will need to work with to progress these plans, namely Cork City Council, UCC and our neighbours Cork and County Cricket Club. I am very happy to report that our initial engagement with all these stakeholders has been extremely positive and shows a willingness for us all to work together for our mutual benefit.
Our most important stakeholders, our members, of course will be consulted at all stages of this process and once we have agreement on the broad parameters of what we think is possible it will be our membership that will decide what path we take with these developments.
I hope that the incoming committee and the strategic development committee will be in a position to start having these consultations in the coming months and I’d like to take this opportunity to thank Dave and his committee for advancing the work to this point who include myself, Fiona Kearney, Maria Crowley ,Laia Raigal, Kevin McCarthy, Ron O’Mahoney, Aidan Dunlea, Joe O’Mahoney, Claire Fennell, Eoin O’Toole, Diarmuid O’Connor and also Willie Carey who has been invaluable in providing his expertise in shaping the final BSM report. At the 2024 AGM I also drew attention to Normandy house and the Steward’s house, club assets that are currently unoccupied, have no immediate use and are also beginning to become a drain on the club’s finances.
In the case of Normandy house, I am pleased to report that we have agreed in principle and subject to terms and conditions, a sale of the building back to the city council. I will shortly outline the details of the sale to you in a separate presentation during our strategic development discussion, and I hope you will agree that this represents a very good outcome for the club which, at last, divests us of an asset that has become more and more problematic for us in recent years.
In the case of the Steward’s house, you will all be aware that we have experienced anti-social behaviour in the building during 2024 which has necessitated additional security measures to be put in place.
Because of this undesirable activity we commissioned a study conducted by our member Tim Murphy to assess the condition and significance of the building. I would like to thank Tim for this work and which will be used to inform long term options for the building in the context of our strategic development plan which you will also see shortly.
More broadly and in terms of sporting activities, our coaching programmes continue to evolve. Along with the junior programme which has been running for several years we have programmes for beginners, intermediates and team coaching as well as a focus on squash coaching which is reinvigorating the sport and attracting new members and players to this extremely important branch of our sporting activities.
I want to thank Clive Kerrisk, the chair of our coaching review committee, Ger Flynn, for her leadership and ongoing commitment as coaching coordinator across both tennis and squash and our coaches Jonny O’Mahony, Mags Kelleher, Noelle O’Callaghan, Susie Fitzgerald, Lyn Maloney, Conor O’Callaghan, James Kelleher, and Eddie Murphy and our many assistant coaches and helpers who dedicate so much effort towards the creation of a fun learning atmosphere for so many of our members.
Continuing with the other club sporting activities, Kevin McCarthy and the tennis Committee again provided and managed a very busy calendar of events which included several teams participating in the Winter League and Summer Cups, the success of social tennis and the hosting of what were hugely successful, Senior, Masters and Junior Open events as well as a historic visit to the Queen’s Club as part of our 125th celebrations. Great credit also goes to our junior committee led by Louise Statham and Kate Keneally for their hard work in particular contributing to the success of the junior open and close and the highly popular children’s Christmas party.
I also wish to also acknowledge the work of Noel Lucey in organising several friendlies that complemented our busy social calendar in 2025.
We also had great success in the many Open tournaments our players competed in. I am delighted to report that while our club retains very much a social ethos for the enjoyment of our members, the competitive aspect of our club continues to improve as evidenced by good representation on National and Provincial tennis teams.
Finally, I would like to pay a special tribute to Kevin McCarthy who will take a sabbatical from the club for a few months but whose work in not only planning and organising events with the 125 committee but also leading the History and Archiving group and all while serving as Tennis Captain has been nothing short of phenomenal.
Shortly, Damian Stafford-Shaw our squash captain will report on squash activities. I want to thank him and the squash committee for continuing to drive the squash agenda, bringing in new members and hosting the Munster Senior, Junior and Masters opens and Sunday’s Well Neily Sull tournament. We are very proud to have excellent squash facilities as part of our club and we are committed as part of our plans to continue to support and develop our squash activities and facilities as we move forward.
In relation to our Snooker room, I would like to thank Martin Hurley our snooker captain for continuing his work in promoting and encouraging more members to play snooker, particular our lady members, and for introducing events such as the mixed doubles championship. Martin will be relinquishing his duties as snooker captain this year and I would like to take this opportunity to thank him for his leadership in enhancing the facilities and looking for new and innovative ways to promote the game.
Finally, I would like to give a sincere thanks to Marc, Lisa, Amanda, and Dave for continuing to improve our gym programmes and as always, we welcome feedback from the members as gym activities continue to evolve.
So, in conclusion, I hope the past few minutes have given you a flavour of the significant progress we are making towards our goals. First and foremost, we must continue to ensure our finances remain stable, underpinned primarily by continuing to achieve a full membership and maintaining a significant waiting list. We will work towards making our strategic development plan a reality so that we continue to grow as a club and maintain our position as one of the leading racquet sporting clubs in the country. We will continue to place a focus on supporting and developing our
facilities and programmes across all our sports and, whether you play socially or competitively, our aim is to provide the best facilities for you as members to gain maximum enjoyment from your membership of the club.
The current success of the club, is down to the support and involvement of a long list of people and I would like to acknowledge them now
The club staff of Lisa and Audrey in the office, Davide, Jackie, Lorraine and all the bar staff including Robert, the 2 Andrews, Ciara, and Susie and all led so ably by our secretary/manager Dave. Also, Ger and all the coaches who I listed earlier. They all do a magnificent job representing our club to the membership and they work tirelessly to improve the member experience every day they are here. We are very lucky to have them.
The Captains, Kevin, Damian, and Martin, who have given so much time and effort towards developing their respective sports.
Our Munster Branch Reps, Ron and Valerie, our social media steward Tara and photographer Kevin who have all been very busy promoting and representing the club across different platforms.
Our group of voluntary gardeners: Marie, Jean, Miriam, Martina, and Kalene and their many helpers who give so much time to the club to ensure our picturesque surroundings stay intact.
The sponsors, without whom a lot of these events just would not even be possible. O’Connor Pharmacies, Induchem, Unio, Insight, Munster Forklifts, Freefoam, Alive coaching, Court care and Brook Catering.
We are also grateful to the many businesses and individuals who have supported our Friends of Sunday’s Well Board, our discount list, and donated prizes over the year.
The Committees, the General Committee, Tennis, Squash, Social led by Noel Lucey, Junior, Coaching review, Strategic development and 125th Subcommittees whose work drives the club forward and as always, the very many volunteers who share their skills, energy, and enthusiasm with the club.
I want to say a personal thank you to the Trustees Mary Jane, Valerie, and Michael whose experience, counsel, and guidance I have deeply valued and appreciated over the past two years.
I would like to pay a special tribute to Management team, Dave our secretary/manager who, along with his team does so much work behind the scenes to ensure that our club runs seamlessly and I assure you, and as I keep telling him, his no. 1 priority is ensuring our members are happy and your needs are catered for. Also, to Ron our treasurer for his dedication to the role and whose primary focus is always to ensure we are prudent with our finances and we maximise value for money. It has been a pleasure working with both of you during the year.
Finally, I would like to thank all the members who, whenever called upon and in whatever capacity, invariably are always generous with their time and skills when needed.
In conclusion I want to say how much of an honour and privilege it is has been for me to serve as your chairman for what has been a whirlwind 2 years and which have gone by in what seems like the blink of an eye. I hope tonight you will see that we are moving the dial on several issues that will be critical to our development into the future.
My parting wish is that I hope that you, as the members who are the club whether you have been a member for 1 year or 50 years, stay engaged as we embark on this journey and that you make your voices heard as we lay the foundations for the next 125 years of our wonderful club. Thank you.

FINANCIAL REPORT

This programme for future development, enhancement & maintenance of club facilities committed the club to a project expenditure of €278,000
These have/will be financially supported through cash reserves, Sports Capital Grant, Local Authority Grants & Sports Partnership Grants. With a club of Sundays Well size, stature & membership facilities, further necessary developments are identified & approved by General Committee for completion in 2025 with a projected cost of €278,000, as outlined above.
Included in the 2025 projected development programme expenditure is the replacement cost of all 8 courts in the next year. This replacement cost is necessary due to the age, membership play & usage at the current & future levels.
The projected cost of this is €220,000, with an approved Sports Capital Grant of €66,000 received resulting in a net cost of €154,000 This is included in the projected proposed projects expenditure figure for 2025 of €258,000. Feasibility Study is being finalised by our subcommittee that will assist the completion of full courts replacement in 2025.
Another critical element of our club’s financial support is our Sponsorship.
In 2024 the club successfully secured sponsorship totalling €18,290, covering our principal major tennis tournaments.
We have secured €11,000 in sponsorship for 2025 tournaments. A review of the 2024 YE Financial Accounts shows strong increases in all areas of income from 2023.
Our principal pillars of income streams contribute to €855,916 of our total income in 2024.

Whilst expenses continue to be challenging in 2024 & in line with continuing cost of living increases, with the prudent management & cost effectiveness by the Treasurer & Committee, total expenses for 2024 totalled €647,555 resulting in an Operating Surplus for the Year of €57,161, an increase from 2023 of €43,278
Our utilities service contracts are up for review in 2025 & we endeavour to secure again best competitive market terms.
Our long-term staff member Lisa retired on 31st January 2025 having completed 34 years of unbroken service to Sundays Well Boating & Tennis Club & its members.
Following successful interviews, a new staff member will be replacing Lisa on a job-sharing 3 day/week basis & with Audreys 2 day/week this maintains our full-time office administrator position to 5 days/week.
On behalf of myself & the Committee I wish to extend good wishes to Lisa, her partner & family for a long, happy & healthy retirement.
Cash at Bank €326,492
Loans show a YE balance of €447,937 with an annual repayment of €87,976 in 2024.
Both mortgage agreements with AIB & BOI were reviewed with both financial providers & best terms were secured with both. Our loan balance continues to reduce in line with T&C´s & agreed
All expenses are effectively & prudently managed, including services, mortgage & utilities contracts & are continued to be prudently managed going forward.
On the results of 2024, club’s projections for 2025 are prudent & relative to our clubs ongoing & changing financial environment. We have reviewed all potential expenditure for 2025, applying prudent management of expenses & secured service level agreements with our providers for utilities & loans, factored in adjustments in staff wages, applying relative projections for professional & legal fees Insurance Flood Claim & have earmarked repairs, maintenance & capital expenditure.
These projections for 2025 show an Operating Surplus of €50,500. This surplus doesn’t allow for full courts replacement cost (of €220k) & secured grant (of €67k)
This will be reviewed by the new Treasurer, Management Committee following this AGM in March 2025.
Quarterly reviews will complete to allow 2025 projections to be realistic, relevant & appropriate against future changing financial landscape.
The Financial Plan 2025 includes the following:
Completed upgrade of smart card system, streamlining both purses to 1 system to facilitate ease of court bookings, club events bookings etc. Prepayments to remain the same work to maintain membership numbers.
Collaborate with squash committee to increase squash membership in all categories. work to maintain & improve current & future services to all members.
Progress agreed development programme in 2025 collaborating with strategic development committee, stakeholders & our consultants bsm, in line with our 5-year facilities projections development plans Ensure clubs finances remain strong & in a stable position by:
Increase revenues from all sporting activities, bar and shop sales, sponsorship & appropriate grant income.
Continue to closely monitor all expenses, review & secure best market competitive contracts progress capital programmes on time & to budget and apply for all relevant support funding available for necessary upgrades & maintenance of the club & member facilities. Maximise the utilisation of the clubs infrastructure and leverage strategic partnerships to assist & support clubs continued future development & evolution.
Successfully execute potential projects that include Normandy house & flood damage insurance claim to a successful financial outcome that will contribute to bottom line & bank balance of club.
The 2024 Summary highlights the following: 2024 had many positives for the club including a surplus in the accounts of €57,161
Steady annual rise in income. 2024 shows an income of €704,716. This has been driven by the increase in Subscriptions applied in 2024, grant income of 33k from the sports capital grant scheme and increased activity in bar & sporting activities.
Expenditure has been increased to €647,555 for 2024 from €610,561 in 2023. The annual maintenance costs, fixed utility costs, additional security measures throughout the grounds and the 125th anniversary expenses have contributed to this increase.
In 2024, coaching income is accounted for on an accrual’s basis, in order to match with expenditure related to the same accounting year. In previous years coaching income was recognized on a cash receipts basis. The 2023 figures for coaching have been adjusted using the accrual basis method resulting in an overall surplus restated to €13,883 for the year.
I&E 2024
• Subscriptions at €495,861. Increase in subscriptions applied in 2024 and earlier collection of outstanding fees. Membership at capacity YE 2024
• Sporting activities including Open Events, Closed events and gym classes have all performed very well in 2024 contributing to a healthy surplus for sporting activities.
• The addition of Audrey in the office and increased activity in the club bar and 125 events have contributed to the increase in staffing for 2024 with more hours for parttime staff. The rise in the minimum wage applied in January 2024 have added to this cost.
• An increase on depreciation of fixed assets has also contributed to the rise in expenditure for 2024, in line with accounting policies.
• Across all the expenditure in the club, the expenditure streams show little movement and all continue to be monitored and prudently managed.
The planned investments will continue to maintain, improve the high standard of member facilities and services within the club.
We will continue the process of progressing the long term strategic development of the club & its facilities. We will continue to work to provide our members with a high level of service and facilities for their enjoyment.
Membership retention & growth, welcoming of new members to our club continue to be vital to the delivery of our 2025 plan & our 5-year strategic development plan. A waiting lists exists in all membership categories which is addressed on a phased basis subject to committee approval.
All in all, whilst 2024 presented various financial challenges resulting in continued increased cost of living expenses, necessary developmental costs that maintain, enhance & improve facilities & services for our members, with continued prudent & efficient management of income streams & more importantly of expenditure levels, Committee is projecting a continuing healthy financial position in 2025.

TENNIS REPORT
Kevin McCarthy reported:
It has been a great honor to serve as Tennis Captain over the past year, and I want to start by expressing my sincere gratitude for the support, dedication, and enthusiasm of our wonderful tennis community.
This year was particularly special as we celebrated 125 years and I feel personally proud to played a tiny part in this long history. It has been
a very enjoyable experience and I thank you all for the opportunity and the support given to me throughout the year.
Adrienne and previous Captains have instilled in me to always think about these four goals when planning the year as Tennis Captain.
• Firstly, to maintain our flagship Open events which are the premier events in Munster Tennis,
• Secondly, to support our Teams, both Junior & Senior to represent our Club well & achieve in the Munster Tennis Leagues and Open Tournaments.

• Finally, to make a positive impact on our local community by ensuring some tennis events had a charitable aspect.
I hope as I detail these last twelve months that I have respected these goals.
Our Junior Tennis program remains a cornerstone of our club, fostering not only competitive excellence but also a love for the sport among our youngest players. This year, we witnessed fantastic achievements, with outstanding performances from many of our juniors at club and national levels.
Several friendlies were organised with other clubs and our Juniors continue to remain competitive in the Pet Essentials and Carrigaline Cup.
The Munster Junior Open took place in June and July and was a huge success with over 250 entries from 35 clubs all over Ireland competing in 37 events. Our Junior Close was held in September with 82 members taking part. The standard of tennis played in friendship was wonderful to see.
The Club also hosted a T500 singles event for U14 Girls and Boys in May, with 50 top players from Clubs all over Ireland, thank you to Court Care for your sponsorship of the event.
Beyond competition, our junior program has thrived with superattended coaching sessions and squads. Social events such as the
parent's days, the Easter Egg hunt, the Halloween party, and of course, Santa’s visit, which is simply incredible, the Junior Committee and all the helpers make honestly the most amazing experience for our youngest members. I was so proud and privileged to be a part of it this year. Thank you to our Santa (Dermott) for giving your time and enthusiasm year after year. Daniel Day-Lewis would have been proud of that performance.
A huge thank you to Kate Kenneally, Louise Statham and our Junior Committee, and our dedicated coaching team Ger, Johnny, Noelle, Conor, Susie and their assistants who work tirelessly to ensure that Sunday’s Well is an environment where Junior Members both social and competitive can thrive and build friendships for life.
Social - Senior Tennis
I would like to thank Johnny O’Mahony for continuing to develop the ladies' tennis morning that is going from strength to strength and also the numerous volunteers, who have worked hard to run Friday Social Tennis. I would like to thank Jim Collins for helping organise and run social tennis on many occasions.
I would like to thank Ger Flynn and her team for her continued development of Adult Beginners and Intermediate Coaching which continues to be in great demand.
The Internal Winter League again proved very popular with 40 players participating in 5 teams. Last year we continued a separate competition within the Internal Winter League for Grade 6 Ladies. This was introduced to ensure that as many as possible of those who expressed an interest in playing in the Internal Winter League, got an opportunity to participate.
Both the Internal Winter League and Grade 6 finals were run on the same day as the Ladder Cup Finals which, itself, had over 71 entrants and a great evening was had by all the participants at the final’s dinner. A big thank you to Martin Hurley for his work in organising the Ladder Cup.
The Mary Collins Memorial Tournament, a ladies' doubles event, was held again this year in August. Over 50 ladies played in this event, which was followed by dinner. €5,000 was raised for the women’s refuge Edel House. Thanks to Alive Coaching for their sponsorship & to Laia Aran and Noelle Twomey for a great Summer’s Day of tennis and a very sociable evening, all for a great cause.
We held three American Tournament nights across the winter which were all over subscribed and produced some great nights. Thank you to Kevin O’Donovan (for sponsoring the American Tournament Series. Thank you to Karen Kenneally for your help in organising the series.
The mixed and ladies' ladder are still proving very popular and competitive, a big thank you to Peter O’Rourke and Ger Flynn for their continued enthusiasm and encouragement to the participants. The Club had a number of friendlies this year.

The Mockler Cup was reinstated this year in June, with 8 teams from all over the country taking part. Well done to Donal Johnson, Ron O’Mahoney, and Mary Donnelly for organising the weekend tournament.
The year ended with the Christmas Cracker on December 27th with over 50 members shaking off the Christmas cheer with a great afternoon’s tennis. Many thanks to Adrienne O’Donovan and Debbie Dunlea for helping with the event.
Competitive - Senior Tennis
Our flagship events continue to grow in popularity and success. The
Munster Masters in March attracted over 250 players, the largest entry for some time, from all over the island of Ireland. A big thank you to Stephen McCarthy, Marie Duffy and volunteers for their organisation and execution of this event.
Well done to all seven teams entered in Winter League Phase II 2024. The finals were held in Sundays Well last May. Our Grade 1 mixed team won the Munster Cup against Rushbrook. Well done to Rebecca O’Mahony, Lisa Freiss, Victor Sorth, and David Zarzuela.
The Club entered two Teams into the Spring League. Karen Barry’s Grade 1-3 Team were the league runners up.
We entered a team in the Civil Service Cup (Grade 3 event) that ended as the eventual runners up. Well done to Diarmuid McDonald, Diarmuid Hurley, Gillian O’Grady, and Meg O’Gorman
The O’Connor’s Pharmacy Munster Senior Open moved to May and still remains the biggest Senior Open in the Munster Tennis Calendar, with nearly 700 entries across 29 events. A huge thank you to Claire Fennell and Valerie Noonan, our Tournament Directors, Ger Flynn, our Tournament Referee, and our very large team of volunteers, referees and ball kids for supporting this event. Without them, these events simply could not happen.
Thank you to the club staff, David, Jackie, David, and Liam, Bernie in Brook for helping us put on the best event in Irish Tennis. Finals day included a visit from the ex-mayor of Cork, Kieran McCarthy, the President of Tennis Ireland Letty Lucas and the CEO of Tennis Ireland Kevin Quinn.
The Men’s Grade 1/Premier was won by Zach Murphy from Carrickon-Suir. The Ladies Grade 1 / Premier was an all Sunday’s Well battle between Rebecca O’Mahony and Lisa Freiss, with Lisa coming out on top. Lisa and Rebecca would also go on to win the ladies doubles event.
Nine teams were entered into the 2024 Summer Cup. Well done to all
but in particular to Mark O’Briens Grade 6 doubles team who were the runners-up on finals day in Sunday’s Well.
The 2024 Induchem Club Championships Senior Close took place in September attracting over 150 entries, across 15 events. I would like to express my sincere thanks to all the club members who volunteered in the running of the event. The club's strong community spirit is very evident across these flagship events, and we are very appreciative of this.
Ten teams represented Sunday’s Well in Phase I of the 2024/25 Winter League. Of the 10, 5 teams made it through to the semi-finals, with two progressing to the finals. The finals were held just last weekend, we had two representatives. Congratulations to Marie Duffy’s Grade 2 team who beat Dungarvan and hard luck to Tara Higgins’ Grade 1 team who were narrowly beaten by St Michaels.
Phase II of the 2024/25 Munster Winter League kicked off in January 2025, with the club again, strongly represented across the grades. I want to also acknowledge and congratulate those many members of our club who have been selected to play for various Irish teams throughout 2024, and with many to travel again this year in 2025.
And finally thank you to Ron O’Mahony and Valerie Noonan for representing our Club on the board of Munster Tennis in 2024.
Looking Ahead
I would like to thank Adrienne O’Donovan for her invitation to be her Vice Captain and her ongoing help, advice and encouragement throughout this last year.
Can I also thank Donal Johnson for his support in his role as Chairman, and the wider General Committee, Trustees and committees for ensuring this wonderful Club continues to improve and grow year after year.
Finally, I would like to take a moment to reflect on what this role has meant to me. Helping lead the club during its 125th anniversary year
has been an extraordinary experience, and I am incredibly grateful for the friendships, memories, and experiences that this role has given me. The warmth, camaraderie, and support from club members have made this an unforgettable journey.
Most of you who know me know my interest in local history and especially in this club, as I mentioned at the start, I am very proud to be a tiny part of that history, especially in the 125th Year. And to be on that board with so many people I admire and lucky enough to call my friends.
Thank you to all the members who reached out to me at the beginning of my tenure to offer help and to the many members passing kind words over the last few weeks. I’ve found that one of the best things about this role has been getting to know so much more of you.
As my time as Tennis Captain comes to an end, I would like to finish by congratulating our incoming Captain, Carole Nolan. I am sure you will join me in wishing Carole the very best of luck for the coming year. She has been a wonderful and supportive Vice Captain these last twelve months and I wish her every success.

SQUASH REPORT
Damian Stafford-Shaw reported:
I must start by recognising the efforts of core individuals and groups who have, and continue to, provide the utmost level of support to squash in Sunday’s Well. Our outgoing Chairman, Donal Johnson has been a strong advocate for our initiatives and alongside Dave Hannam’s valuable contribution, we can now look forward to multiple improvements to facilities which will see squash preserved at our club for many years to come.
Additionally, the Squash Committee has been an ever-present source of advice and support over the last 12 months. As part of this, our coaching programmes would not be possible without the assistance of Ger Flynn and Eddie Murphy who both deserve credit in driving squash forward across the multiple audiences described in this report.
Competitive Squash
Munster Squash Leagues. From last season, many congratulations to Ken O’Keefe’s Division 2 team who won the 2023/24 Munster Squash Division 2 title. Building on this success, Sunday’s Well teams were entered in the top 3 divisions of the 2024/25 Divisional league season. Whilst this season is yet to complete, our division 1 side have done incredibly well at the top tier in Munster. These team entries would not be possible without the selfless work of team captains
Johnny Hurley, Tony Knights and Eoin O’Toole – they and their players have ensured that Sunday’s Well remains visible and competitive in Munster.
Competition Hosting
Sunday’s Well Neily Sull Squash Open. The tournament was held in November 2024 and happens on an annual basis in memory of past member Neil O’Sullivan. It once again proved its popularity with full registration in advance of the event and we’re very grateful to sponsors OSB Group and JD Scaffolding.
Munster Masters Open. On 10 and 11 January 2025, Sunday's Well (alongside Highfield) hosted the Munster Masters Open tournament. Not only were the courts busy but there were many spectators that made their way to our club to see some fine squash on display
It is key to recognise individual members for their contributions in managing events like these - Ken O'Keefe, Eoin O'Toole and Johnny Hurley have all made these events possible with their time and enthusiasm throughout the planning and delivery stages. Also, to our club staff that kindly look after us in the bar during these busier times, your kind attentiveness is very much appreciated.
Individual Achievements
Johnny Hurley has celebrated many successes as a national and international squash player. He has reached the finals of three provincial open tournaments and representing Ireland, his victory in the 2024 Irish Masters contributed to Ireland clinching top spot over
England, Wales and Scotland.
Congratulations must also go to James McSweeney who has won the title for his age category in no less than three provincial masters open tournaments in 2024/25. This is a significant achievement for which James deserves huge congratulations.
Accessible and Inclusive Squash
One of the most notable achievements this year has been the increased access and diversity present on our Squash Courts.
Junior Squash. Junior attendance at scheduled coaching sessions has increased slightly over the last 12 months and this period has seen four junior programmes delivered. However, this area does require further growth in the short to medium term. Coaching staff are considering strategies involving nearby schools but we recognise that any initiative must be sustainable and within the constraints of coach availability.
‘Try Squash’ for ladies. In September 2024 we ran our inaugural programme kindly sponsored by the Cork Sports Partnership. It drew significant interest and we are so grateful to the ladies who attended the six-week programme with many of them returning for a second iteration starting in March 2025. It is fantastic to have them onboard and thoroughly rewarding to see them regularly using the courts. Players from the COPE Foundation. November 2024 also saw the start of players from the COPE Foundation taking to the squash courts every Wednesday afternoon. This would not have been possible without Eddie Murphy and Michael Buckley and the continued support of the Cork Sports Partnership. Such has been the popularity amongst the players that a second eight-week programme started immediately after the first.
Social Squash
Squash Survey. To fully understand the playing priorities of members, in March 2024 a squash survey was submitted to the squash playing population. This data was invaluable in guiding decisions regarding selection of club nights in addition to overall satisfaction levels. Although 83% of respondents agreed that once a month was satisfactory for a social squash night, recent attendance has been
minimal. For this reason, the social night will be replaced by a series of squash inductions with the offer of a brief familiarisation followed by ‘try squash’ stances in the courts. As always, we encourage any member to give squash a go and thoroughly welcome anyone new to the sport.
Conclusion
Squash is enjoying a period of growth as we look to our first inclusion in the Olympics in 2028. In the 2024 Squash Ireland Club Survey, player numbers in Ireland were up 17% and this figure was 14% in Munster. As the club looks to make decisions on strategic improvements and growth over the coming months and years, the consideration of squash as part of future plans for Sunday’s Well could see our club lead the way with squash facilities in the Munster region if done right. This will only be possible with the support of the relevant committees, staff and the members, but it will bring rewards and we must keep pace. Sincere thanks to all who have helped in promoting and supporting squash over the past year and thanks in advance for your consideration of efforts to make Sunday’s Well a premiere venue for squash in Munster.

Given the large number of club members who play golf it was decided to form a golf society early last year.
Minutes of 125th AGM 25/2/2025
Forty members signed up to join. The first outing was held in Lee Valley Golf Club on April 27th. The winner was Paul Hutchinson on a countback from David O ' O'Mahoney.
The Sunday's Well cup was played for on September 7th in Fota Island Golf Club. The winner was Eilish Fitzgerald, who became the second lady winner since the competition was inaugurated in 1929.
Our first outing of 2025 will take place in Kinsale Golf Club on Saturday, April 26th and will be the first of three outings.
Gratitude was expressed to General Committee and the Sec./Manager for their enthusiastic support.

• Normandy house was purchased in 2006 at a consideration of €470K. The primary aim of the transaction was to enable the club expand its car park facilities.
• Lease attached to property with conditions:
• Maintain and keep in good tenantable condition
• Paint external timber and metal every three years
• Premises restricted to sporting and recreational usage only.
• The house has remained unoccupied since the date of purchase and no practical usage has been found for the building since its purchase.
• The building is now beginning to require significant expenditure due to its dilapidated state has significant hazards pertaining to:
• Potential collapse of the roof, Projectiles emanating from the structure during bad weather
• Possibility of asbestos shedding to the environment from the roof.
• The likelihood of a dereliction order and associated costs is now considered high and leaving the building in its current state is not a sustainable long-term solution for the club.

Independent valuation of the property and legal advice was sought in order to arrive at the final sale price and has been documented.

We have audited the financial statements of Sunday's Well Boating & Tennis Club for the year ended 31st December 2025 which comprises the Income & Expenditure Account, Balance Sheet, and related notes. These financial statements have been prepared under the historical cost convention and the accounting policies set out therein.
Respective responsibilities of the committee and auditors
The Club requires the committee to prepare Financial Statements for each financial year which give a true and fair view of the state of affairs of the club and of the surplus or deficit of the club for that period. In preparing those Financial Statements, the committee is required to:
• select suitable accounting policies and then apply them consistently
• make judgements and estimates which are reasonable and prudent
• prepare the Financial Statements on the going concern basis unless it is inappropriate
• to presume that the club will continue in business
The Committee is responsible for keeping proper books of account which disclose with reasonable accuracy at any time the financial position of the club and to enable them to comply with current legislation. They are also responsible for safeguarding the assets of the club and hence taking reasonable steps for the prevention of fraud and other irregularities.
It is our responsibility to form an independent opinion, based on our audit, on those statements and to report our opinion to you.
Opinion
In our opinion the financial statements give a true and fair view of the state of the Club's affairs at 31st December 2025.
