Benut de fiscale faciliteit bij investeringen in, sloop van en / of verbouwingswerkzaamheden aan onroerend goed op Bonaire, door Laetitia wail Indien u onroerend goed bezit in Bonaire bent u in principe jaarlijks vastgoedbelasting verschuldigd. Vastgoedbelasting wordt doorgaans geheven van degene die aan het begin van het kalenderjaar bij het Kadaster geregistreerd staat als eigenaar van of gerechtigde tot het onroerend goed, tenzij blijkt dat op dat tijdstip iemand anders gerechtigd is. Er wordt echter geen vastgoedbelasting geheven indien het een eigen woning betreft die u als hoofdverblijf ter beschikking staat of indien het onroerend goed tot het ondernemingsvermogen van uw eenmanszaak behoort. U betaalt vastgoedbelasting over de voordelen uit het onroerend goed. Deze voordelen worden gesteld op 4% van de waarde. Over dit voordeel wordt 17,5% vastgoedbelasting geheven. Bonaire heft tevens 15% opcenten over de hoofdsom. Hierdoor betaalt u in Bonaire effectief 0,805% over de waarde van de onroerende zaak. Indien iemand persoonlijk, zonder tussenkomst van een vennootschap, een tweede woning bezit geldt er een vrijstelling voor de eerste USD 70.000 van de waarde van het onroerend goed.

De waarde van het onroerend goed voor de vastgoedbelasting wordt in de regel eens in de vijf jaar bepaald op 1 januari Dit is anders indien zich waardeveranderingen voordoen gedurende die vijf jaar als gevolg van bijvoorbeeld afbraak of vernietiging In dat geval wordt de waarde van het onroerend goed opnieuw bepaald op 1 januari van het jaar volgend op het jaar waarin de waardeverandering zich heeft voorgedaan Indien er aldus sprake is van (al dan niet gedeeltelijke) afbraak of vernietiging, verdient het de aandacht om te bezien of de waarde van de onroerende zaak lager kan worden vastgesteld

Playa Lechi Residence is an oceanfront, 14-unit residence, located in the heart of the city of Kralendijk. Each apartment features a fully equipped kitchen , a spacious balcony overviewing the clear blue ocean, two air conditioned bedrooms and two bathrooms. Or enjoy the view from the main patio, sitting at the large dining table or on one of the lounge chairs. On the smaller patio, you will find a gas barbeque for outdoor cooking. The rinse tank and outside shower make Villa Makoshi perfect for divers, as well as the rods for haning dive gear. Your car can be parked right next to the villa . In the laundry room you will find a washer which can be used .
