River View Ranch At A Glance River View Ranch operates on 200,000± acres of land in two different counties in northern Utah. We are selling River View Ranch as a turn-key operation complete with homes, furnishings, ranch equipment and machinery, cattle, grazing permits, hunting rights, water rights and mineral rights. The total deeded acres of the ranch are 40,820± acres. There are an additional 138,118± acres in BLM and State grazing leases along with 21,328± acres associated with the Grouse Creek Livestock Association. In total, there are around 9,445 AUMs capable of supporting over 1,000 cattle. There are over 71 deeded water rights with 191 water shares. The River View Ranch cattle operation includes 650 mother pairs, 100 first calf heifers, and 45 bulls. They are all black angus with a few red angus. RANCH OVERVIEW the summer range in Grouse Creek. For anyone involved with ranching they know the value of having quality working machinery and so they purchased a number of new tractors and equipment. They also added and improved the pivots used for watering over 1,100 acres.

River View Ranch is a place where all of this comes together. It is a fully operational cattle ranch that encompasses 200,000± acres.

In addition to ranching, the Grouse Creek lands provide exceptional trophy elk hunting opportunities. This land is currently in Utah’s Cooperative Wildlife Management Unit or CWMU. This designation provides the ranch with five bull elk tags with another two tags going to the public. River View Ranch has traditionally sold their tags to hunters and outfitters for an average of $11,000 to $12,000 per tag. The state also gives the ranch fifteen depredation cow elk tags, fifteen antlerless deer tags, and fifteen antlerless pronghorn tags.

For the Brooks family, owning and running a large cattle ranch was always part of their family's dream. The River View Ranch gets its name from an exquisite estate in Woodland, Utah that overlooks the Provo River that the family owns. For years they went about searching for the ideal properties to expand the ranch. Through several strategic acquisitions, they purchased over 34,000 deeded acres in northwestern Utah along the Utah/Nevada border near the small town of Grouse Creek. Equally as important, these lands came with BLM and State grazing leases on nearly 95,000 acres as well as seven memberships in the Grouse Creek Livestock Association that allows use on an additional 21,328± acres. In total, the River View Ranch operations in Grouse Creek cover nearly 150,000 acres. After purchasing the properties, the owners set about making improvements to what they warmly call

he area of Grouse Creek was first settled by the John Cook family in 1876 and it was originally called Cooksville. The name was later changed because of the abundance of Sage Grouse in the area. The land in this region, including the River View Ranch lands, have been used for openrange livestock grazing since the 1870s. Today, the town of Grouse Creek is a small peaceful community with under one hundred residents located in Box Elder County in northwestern Utah with the border of Nevada on the west and Idaho on the north. The landscape of the River View Ranch has some varied elevation and vegetation changes over the nearly 150,000 acres in Grouse Creek. The elevation ranges from 4,300 feet to 6,300 feet with the majority of the land averaging between 5,000 and 5,500 feet in elevation. This is a great ranching area covered by native grasses ideal for spring, summer and fall grazing. There is some winter grazing that is supplemented by feeding hay grown on the ranch. The vegetation is primarily crested wheatgrass, intermediate wheatgrass, junegrass, Indian ryegrass, sage brush, and junipers. Annual precipitation averages from 9 to 12 inches per year. The runoff from the surrounding mountains provides good spring and summer irrigation water, with the ranch controlling 64% of the water in Etna Reservoir. The ranch also has numerous wells and springs that are utilized for irrigation and stock watering throughout the property. The Grouse Creek ranch headquarters consist of three homes, a bunk house, a large shop (50 x 100) used for equipment storage and maintenance, a hay barn, a livestock barn and tack room, and a full set of working corrals. There are extensive gravel and dirt roads throughout the ranch that provide easy access to move freely through the property. 8

PIVOTS Approximately 1,100 acres are under pivot in Grouse Creek. There are a total of 12 pivots that range in size from 50 acres to 150 acres. Eight of these are gravity fed from Etna Reservoir with backup wells. The remaining four all operate off of water wells. Two of these were installed in 2017. The crops are mostly alfalfa with some grass. The owners get two crops per year and average around 2,000 tons. They typically sell about half of this and keep the other half to feed stock as needed during the winter.

2018 Wildfire In 2018, a wildfire burned through a portion of the Grouse Creek ranch in the Dairy Valley and Kilgore areas. The fire was started by lightning and the land it burned was primarily covered with pinion, juniper and sage brush. While initially it was seen as a loss to the rangeland, the fire actually helped clear lands that have now blossomed into exceptional grazing lands. The owner, as well as the BLM, has flown seed to help stimulate quick growth of the grasses.

Hunting River View Ranch is part of the Utah Cooperative Wildlife Management Units (CWMU) program. This program works with private landowners to help keep the lands open as wildlife habitat instead of developing them. It gives sportsmen more opportunities to take large animals while competing with fewer hunters. As part of this program, River View Ranch receives 5 bull elk tags. In return the state receives 2 bull elk tags that are placed in the state's public drawing. The ranch also gets a number of antlerless depredation tags to help control the elk, deer and antelope populations. The largest bull taken on the ranch scored over 400 Boone and Crocket points, while typical bulls average in the 350 to 360 range. The ranch usually sells their bull elk tags to hunters or outfitters for $11,000 to $12,000 per tag.

Grouse Creek Livestock Association River View Ranch owns 7 memberships in the Grouse Creek Livestock Association. There are a total of 25 memberships. The association owns 21,328 acres and each membership is allowed to run up to 30 head of cattle on the association lands.

If you are coming from Salt Lake City, take I-80 west to Wendover. Approximately 30 miles west of Wendover at the small town of Oasis take Highway 223 to the northeast. This takes you through Montello and back into Utah. At the Utah/ Nevada border the road changes names to Highway 30. Approximately 8 miles from the border turn north on Grouse Creek Road, which is a well-maintained unpaved road. Go north approximately 9 miles until you get to Etna Road and turn west. The ranch headquarters are located nearly 7 miles up Etna Road at 7720 North Etna Road, Grouse Creek, UT 84313.

River View Ranch has 160± acres of deeded land in Black Rock Canyon that sits at about 6,600 feet in elevation and could be a fun recreation spot.

he winter range is comprised of 6,626± deeded acres, along with grazing permits on 40,320± acres of BLM land and 3,371± acres of state land within the Boulter Wash allotment area. The land is varied in terrain. The lower country outside of the small town of Vernon is flat land mixed with sage and wild grasses. As you drive from Vernon to Eureka, the majority of the land is on the east side of Highway 36.

The Boulter Wash allotment area, including the deeded lands of River View Ranch, is bisected by numerous dirt roads that vary in the levels of maintenance. There are several county roads that are utilized by the public and that are very well maintained.

The eastern boundary of the Boulter Wash allotment area is the ridgeline of the East Tintic Mountains, which also corresponds to the Tooele County boundary line. The bottom of the range is just over 6,000 feet in elevation. It is a varied terrain covered mostly in juniper trees as it rises up to a high alpine area of over 8,000 feet in elevation with Boulter Peak being the highest point at 8,308 feet.

The southern portion of the winter range has large areas of deeded land that have been cleared of juniper trees over the last few years. This has been done to increase the feed for the animals, improve that water systems, and enhance the condition of the ranch.
