The pool house features a full kitchen and bathroom as well as plenty of room to lounge on the pool deck. There is a diving board on one end and a shallow area for kids on the other end. When you need to relax, there is a circular hot tub that sits up above the pool.

The Grounds

here are approximately 20 acres of manicured grounds surrounding the home. It is a private sanctuary nestled within the massive size of the 3,387acre ranch. Within the walls of the entry gate is a beautiful pond fed by Hobble Creek. From here you have the choice of going through a second gate that allows you access to the private lane that leads up to the house or you can go through a side gate that has a road that takes you straight up to the upper garages and ranch amenities. There is a high elk fence that lines the perimeter of the grounds and helps keep the wildlife off of the lawns and planting areas. There are a number of sitting areas and bronze statues placed throughout the grounds. Some of these can be seen as you drive up the lane and others are located behind the home. About one hundred yards below the home is a second pond with a fountain and a beautiful water feature that flows down from the home to the pond. A tennis court is conveniently located in the backyard behind the pool house. The extensive water rights along with a full irrigation system make it possible to keep the grounds lush and green throughout the spring, summer and fall seasons.

Ranch Amenities A recreational paradise like this requires toys and equipment to fully utilize and enjoy the property. That means you need lots of garage and storage space. One of the prized amenities is the gigantic 11-bay garage. There is also a 400-foot steel and metal hay and tractor storage structure, as well as a 200-foot horse shelter.

Additional Structures There is potential to build additional structures on the property. The ranch falls within the jurisdiction of Utah County and any building permits would need to be through them. Currently there is an existing caretaker’s home located near the upper garages. Near the main entry gate is an old cabin that could be taken down and a new home could potentially be built there. The ranch also strategically purchased several lots within the neighboring Upper Whittemore development. Ponds There are seven ponds on the ranch. Two of the ponds are located within the landscaped grounds surrounding the residence. The other five ponds are spread out within a mile of the hayfields. The largest pond is called Bridge Pond and it is approximately four acres in size. It is an ideal recreational pond stocked with large trout and perfect for canoes and paddle boats. Berryport Pond is around two and a half acres and is located just above the horse facilities at the mouth of Berryport Canyon. There are two small ponds situated up a small canyon above Bridge Pond. The seventh pond is located in Packard Canyon. It is in a beautiful setting surrounded by large mature trees with dramatic views.

The Hayfields The flat hayfields are an iconic landmark when you look at an aerial map of the ranch. They encompass approximately 200 acres. There are two pivots that irrigate the fields. They get one cut of grass hay and then let the cattle feed in here during the fall. Because of the abundant feed, the elk and deer love these fields and the hayfields become a prime wildlife viewing area in the fall.

Dry Canyon Dry Canyon is one of the favorite canyons for riding four wheelers and horses. It is a dramatic canyon with thick vegetation. The trail starts behind the main residence at approximately 5,850 feet in elevation. It then winds around and rises nearly twothousand feet higher. For the adventurous soul, you can ride four wheelers to the end of the trail and then hike up to the top of Bald Knoll, which is the highest point on the ranch at 9,163 feet in elevation. 40


Berryport Canyon Berryport Canyon extends approximately 1.7 miles from the Berryport Pond to the north end of the ranch. There is a well-groomed trail ideal for four wheelers but large enough for a side-by-side. It is a wonderful leisurely trail rising only about 500 feet in elevation. Large mature trees line the majority of the stream bed and the many side canyons are perfect for short hikes. This is also a great canyon for mountain bikes.

Whittemore Canyon Whittemore Canyon is on the extreme western edge of the property. This is a high alpine canyon that leads up to the base of the towering Freedom Peak, 10,801 feet in elevation. If you like adventure, you can hike back into this area from the end of the Dry Canyon trail. The easier option is to drive around into the neighboring Upper Whittemore cabin development where dirt roads lead back to the lots owned by Hobble Creek Ranch and provide a more convenient starting location for a hike.

Packard Canyon Packard Canyon is a narrower canyon with more dramatic terrain. It is located near the eastern portion of the ranch and from the entrance you can look down into the main Hobble Creek Canyon. Not far from the mouth of the canyon is a lovely pond surrounded by beautiful trees. Near the northern boundary of the ranch, the road splits and you can continue into forest service lands or you can take a trail that winds back around the mountain to reveal commanding views of the entire ranch. It’s a really fun ride on a four wheeler.

Elk The Hobble Creek Ranch is home to a large resident elk and deer herd. In fact, this area is renowned for the huge mature bull elk. Because the ranch is situated below thousands of acres of the Uinta National Forest, the elk and deer often travel in the fall through the forest service lands and onto the ranch. This area is part of the Wasatch Unit, which is a draw unit for elk hunting. 44

Cattle The ranch has historically ran several hundred head of cattle. The cattle help preserve the Old West feel of the land while also allowing it to qualify for the Green Belt for tax purposes.

Snowmobiling Snowmobiling is one of the favorite winter activities on the ranch. For younger and less experienced riders the large hayfields are a great place to ride. For the more adventurous, the numerous canyons on the ranch can take riders back into the forest service lands where you can go for miles.

Backcountry Skiing Backcountry skiing is a fun way to experience the upper portions of the ranch. The best way to access the higher elevations is via a snowmobile or side by side with tracks on the snow-covered roads in the neighboring Upper Whittemore development. This will take you along the southwestern edge of the property. From there you can hike up into the backcountry. It’s a spectacular experience where you are rewarded with dramatic views in every direction.

About Hobble Creek Canyon H obble Creek Canyon is located approximately one hour south of Salt Lake City in the town of Springville. Hobble Creek is one of the most beautiful canyons in northern Utah. There is truly nothing like it along the Wasatch Front. Traveling in the canyon makes you feel like you are way out in forest service lands, yet within 10 to 15 minutes from the golf course you can be at a grocery store, restaurants and even I-15. The Hobble Creek Golf Course is one of the most popular public golf courses in the state of Utah. Largely because of the unmatched natural beauty of the location, golfers travel from all over to play this regulation, 18-hole championship golf course. Just past the golf course the canyon forks. The Right Fork of Hobble Creek Canyon is all public lands. The city of Springville maintains a large public park just past the golf course. This narrow asphalt road winds up around eight miles before it ends and the road turns to gravel and dirt. If you kept going you could eventually end up all the way over to Diamond Fork and Spanish Fork canyons. As

you travel up the Right Fork, there are numerous side trails ideal for hiking and horseback riding. Most of the trailheads are located right along the road. There are also two public campgrounds located along the Right Fork. The Left Fork of Hobble Creek Canyon is almost all private land. Over the last twenty years some of the most spectacular estate homes in Utah have been built here. The Left Fork is wider and more expansive than the Right Fork. Consequently, it produces more dramatic views. The Left Fork goes up around six miles before the asphalt ends and it turns into a narrow dirt road. If you take a four wheel drive you can travel the dirt road as far as Daniels Summit near Strawberry Reservoir. Approximately three miles up the Left Fork there is a side canyon called Pole Haven. This dirt road eventually turns into the Squaw Peak Trail and ends in Provo Canyon. Hobble Creek Canyon is a recreational paradise. Hikers, mountain bikers, off-road enthusiasts, golfers, anglers, hunters, photographers, snowmobilers, and even the occasional heli-skier have all fallen in love with the canyon.

Driving Directions from Salt Lake City • From Salt Lake City take I-15 south to the 400 south exit in Springville - exit 260. • Go east on 400 South to Canyon Road. • Take the Canyon Road up Hobble Creek Canyon. • Approximately 3 miles up the Canyon, you pass the Hobble Creek Golf Course. • After the Golf Course, the Canyon forks. • Take the left fork, approximately six miles to the end of the asphalt road where you will see the gate to the Hobble Creek Ranch.
