The Dubai Creek Harbour Development (DCH) is anchored around Santiago Calatrava’s profoundly monumental urban gesture, where high-rise buildings, which vary in height and volume, are organised radially around the 928m tall Dubai Creek Tower. Therefore, it seems only natural that a response to the site should celebrate this principal idea, and that both hospitality towers should in some way create an architectural dialogue with Calatrava’s Observation Tower 6 Studio Seilern Architects

URBAN GESTURE AND STREETSCAPE The site flank a giant retail district with a footprint of 315’000sqm. Its street frontage is strongly defined by a 0.5 km long shopping arcade with active street and mezzanine levels. This frontage to the DCH development is clearly defined as a retail destination. It is therefore questionable whether a continuation of the retail frontage to the two sites is sustainable as anchor tenants are likely to favour the main retail block. Rather than creating a hard street frontage, a more urban architectural expression of inclined public spaces has been chosen for the site, offering a large vertical urban public plaza akin to the Spanish Steps in Rome.

PODIUM The podium of the tower acts as an open stepped auditorium which connects both visually and physical to the Dubai Creek Tower and its park. When the Dubai Creek Tower offers a light show, the stepped auditorium becomes a large urban plaza for people to gather and view the tower in its full glory. It become a space for audiences and performance to take place, with the Dubai Creek Tower as the backdrop to any given performance. We could well imagine a concert taking place with the Observation Tower lit in its full glory. The podium is an urban plaza, which steps up from the street to level 24, where the lobby and restaurant of the Address Hotel and Residences are located. This level is dedicated to the hotel and residential functions, harmonious and tranquil, with a large garden surrounding the lobbies, a restaurant with outdoor dining, and elevated views towards the Observation Tower and park. The stepped auditorium occurs at Level 18 (street level), with an active retail frontage to the South, adjacent to the large retail site. The conference centre fronts the linear park to the North, with direct access from the side street. The site is split by an inner pedestrian street, separating the Address Hotel functions and a future development site to the West. This pedestrian street creates an open viewing corridor from the retail drop off zone to the linear park beyond, making the retail arrival more open and attractive. Vehicular access to the hotel and residences is via a ramp to level 24, bringing the visitors to a tranquil landscaped area, with breathtaking views of the Dubai Creek Tower. Visitors enter the respective lobbies and are drawn to the front of the building where a signature restaurant fronts the plaza and the urban auditorium. Pedestrians can access level 24 through a set of lifts at the core of the site, or the stepped plaza to the East. Gathering of people enjoying the light show or events 10 Studio Seilern Architects

SITE MASSING: THE MOIRE EFFECT The Address Hotel tower tapers inwards and outwards from its site. From street level it seems to be a continuation of the stepped plaza, as it emerges as a solid mass which gradually dematerialises. A colour transitions from gold at the base to a milky translucent glass at the top reinforces the effect of a dematerialising structure. While the floor plates of the residential and hotel units are organised on a regular modular grid of 7.5m, the balconies create the tapering shape of the building by varying depths of 8m to 2m. This play with the variable balcony widths creates a moirÊ pattern. As a result, the building’s appearance will alter depending on the angle and height at which it is viewed creating a visual break-down of the solidity of the overall massing.

GENERAL SERVICES STRATEGY It has been developed based on a holistic, integrated approach addressing the following key parameters: - Simple and cost effective installation. - Use of centralised plans for ease of maintenance. - An iconic glazed facade which maximises daylight, reduces the risk of glare and minimises energy consumption. - Use of intermediate plant rooms for ventilation, chilled water and domestic hot and cold water tanks - Centralised transformer rooms at ground floor level and Low Voltage vertical distribution to each floor.

GENERAL SRUCTURAL STRATEGY The towers is economic insitu concrete frames, based on a regular 7.5mx7.5m grid of columns extending through the building avoiding expensive transfer structures. Floors consist of flat slabs, offering maximum MEP services flexibility. The stability of the tower is provided by simple slip-formed concrete cores and by some of the perimeter columns, organised within apartment partitions. Raking perimeter columns assist with stability and provide support to the cantilevering slab.
