This stage is all about understanding your aspirations and laying a solid foundation for the entire design process In summary we will define your requirements, assess initial feasibility, and produce early concept designs

PLANNING PROCESS

Navigating the planning process, particularly with York City Council, can be challenging, but rest assured, you are in good hands as we're experts in this field with a wealth of experience and a tried and tested approach. By the time we reach planning stage, our proposal will be solid and articulate, with a well-defined design rationale. While the planning journey can sometimes be unpredictable, necessitating negotiations with planners, our aim always remains an amicable resolution

Our fee includes handling local authority queries and minor design adaptations during the application process. We leverage our expertise to swiftly seek agreeable solutions. We've budgeted for potential extended correspondence and minor revisions to address their comments. This fee covers the process unless, in the unlikely event, it involves 'excessive negotiations' or faces refusal. In such rare cases, we'll collaboratively assess and agree on the next steps.

RIBA STAGE 3

Developed Design

The essence of Stage 3 lies in its meticulous spatial coordination, ensuring the design is fine-tuned before shifting focus to detailed construction and manufacturing data.

Key Tasks Include:

1. Developed Information Preparation: Once satisfied with the proposals, we'll delve into detailed design development Expect coordinated and updated outlines for structural and services systems, cost info, site layout, elevational treatment, and buildability, ensuring comprehensive planning.

2. Planning Application Submission: Post your approval, we'll prepare and submit a robust planning application. This includes a coordinated set of plans, elevations, and a detailed Design and Access Statement (DAS), alongside other essential supporting information.

Our commitment remains to ensure that the transition from this stage leaves little room for iterations, and our planning application reflects the pinnacle of informed design decisions.

Outcome of this design stage:

At this stage's end, you'll have coordinated floor plans, elevations, and sections, enhanced by high-quality visualisations. A comprehensive planning application, submitted to local authorities, aims to seamlessly secure planning approval ready for construction.

RIBA STAGE 4

Technical Design

Stage 4 is all about attention to detail. Post planning submission, we enter the crucial 'Technical Design' phase. Our objective here is to delve deeper into the intricacies of design.

Key Tasks Include:

1. In-depth Technical Design Development: After planning submission, we transition to an advanced design stage. Here, we refine design details and information to construct an extensive package of detailed drawings and documents.

2. Building Regulations and Tender Package Submission: The outcome is a thorough package ready for building regulations submission (ensuring building compliance) and a comprehensive tender package and construction drawings.

Our fee structure aligns with industry-standard scales and closely adheres to the RIBA design stages, prioritizing clarity and transparency.

Considering your construction budget of £150k to £200k (total construction cost), we've tailored our fee for this unique house extension project. It encompasses the complexities detailed up to RIBA Stage 3, which includes the planning application submission.

Please note that our fee proposal currently covers services up to Stage 3. As we progress to Stage 4, our understanding of project costs and the scope of work will become more precise. This adaptable approach ensures we optimise your budget effectively.

You are only committed to the current work stage we are working on, and we will only move to the next design stage upon receiving written instruction from you to begin work. Please note that this fee is based on the information we have received to date.

StudioDH is an award-winning architectural practice. We are a collaboration of talented architects and designers who are passionate about delivering quality work, founded by the contagiously enthusiastic Daniel Harvey – aka the ‘wellbeing architect’ - in 2019. Daniel has worked in the industry for over 20 years and built an extensive and complete network of professional people who have the skills to deliver all kinds of projects, including experienced consultants, technologists and architectural technicians. He also collaborates with several leading architectural practices to jointly deliver buildings that go beyond the norm and enhance people’s lives.

Daniel Harvey, the ‘wellbeing architect’

Daniel is a chartered award winning architect with an extremely diverse portfolio of national and international projects with budgets ranging from £40k to £200m, as well as an interesting portfolio of smaller scale residential projects The common thread through all his projects is a focus on the effect the building will have on the wellbeing of those who will live there or use the facilitiesanything he designs has to be inspirational so that the building is a pleasure to occupy and enhances lives.

Andrew Billington, the ‘visualisation master’

Andrew is the King of visualisation, can tell you all you need to know about building technologies and sustainability, and has designed everything from modern housing and museums, to refuge towers and regeneration zones. He’s rather good at winning architectural awards, too Andrew had graduated from Huddersfield University not only with a first-class honours degree, but as the proud recipient of the Tutors’ Outstanding Achievement Award, the Nick Ulanowsky Award for Design, and the RIBA Yorkshire Award.

Ignius Pupinis, the ‘technical architect’

A man with a sharp eye for detail, Ignius is a technically oriented, creative architect who is passionate about delivering first-rate work at all times. From assessing the design scope of newly acquired buildings, to submitting planning applications, to signing off entire projects, Ignius is a highly competent architect with significant experience at all stages of the ‘RIBA Plan of Work’. His technical drawings are worthy of being hung on the very walls they depict!

Dan Green, the ‘visualisation master’

We're delighted to introduce Dan, the latest addition to our architectural team. Since joining in June 2023, his impact has been profound With unparalleled CAD expertise, Dan has elevated our design processes. His knack for advanced visualisation has given our projects a fresh perspective. Beyond these skills, he's venturing into uncharted territory for us: the integration of AI in architecture.
