Leeds Area Guide It’s important to make sure you make home in a part of the city that suits you. Here’s our guide to the best student areas in Leeds…

City Centre The perks are obvious. You’re slap-bang in the middle of all the action. With all the best bars, clubs, and shops right on your doorstep, the city centre is a great place to live as a student. However, this great location does come at a bit of a cost, with rents being considerably more expensive than elsewhere.

Beeston More affluent areas of Beeston, like Cross Flatts, have started to attract more students in the last few years, due to new builds and the diversity of cultures the area offers. It is also significantly cheaper than the city centre and has good transport links to student amenities.

However, be sure to double check areas of Beeston before committing to anything as some parts can be… less savoury.

Headingley

Welcome to the Leeds Student Housing Guide, the best way to find accommodation in Leeds for the next academic year. Well, you’ve officially embarked upon one of the biggest student cities in the UK, with over 64’000 students residing in Leeds across the universities and colleges. So congrats, you’ve made a reyt good choice. There are many factors that make Leeds a top city to live in. If you’re after that big city-feel without the London price tag, Leeds is a fantastic choice. With a pint averaging With a pint at only about £2.40, you can go out with just £20 averaging at only and still have money left for a taxi and kebab ont’ about £2.40, you can go out with just way home. With its large variety of student housing scattered way home all over Leeds, including the city centre and more suburban areas, finding your next lot of student accommodation in Leeds can be pretty daunting.

You’re probably abundant with questions; is there a pub nearby? Is there a 24 hour Co-Op next door? With so many things to consider, we aim to make the process as easy as possible. Ready? Let’s get stuck in.

Headingley is one of Leeds’ most popular student areas.

With a diverse range of properties, bars and restaurants; Headingley has it all. The Headingly campus of Leeds Metropolitan University is located in far Headingley, and the area is conveniently located for both universities and Leeds City Centre. It’s well-served with frequent bus services and an accessible train route into Leeds and beyond.

Hyde Park Ideally located between Universities and student amenities, Hyde Park is a favourite amongst students.

Along with the draw of the park, there are plenty of shops, bars and eateries. The area is situated between the University of Leeds campus and Headingley and is a traditional area of housing for students; it consists mainly of old, through terraced and back-to-back housing.

Holbeck Holbeck is located in inner-south Leeds, adjacent to the southern end of Leeds city centre. It comprises a mix of older terraced and back-to-back housing at low costs.

There are a range of local pubs and cafes and shopping facilities are close by in Beeston Hill and the city centre.

It is close to the South Leeds Sports Centre and the Leeds Climbing Wall. It is accessible to Leeds city centre by bus.

6 Steps to choosing your next student home

1) Who to live with?

This is a toughie. You’ve just arrived in a new city, bonded over freshers’ week and now you’re planning to move in with them… but not for another ten months. Friendships form and break over the course of first year so choosing wisely is key.

Bad habits become more apparent in close proximity so be careful who you share your living space with.

Once a contract has been signed then it isn’t easy to back out of.

A wise thing to do before any contracts have been signed is to discuss ground-rules, as the pettiest of things often cause the biggest of arguments. Cleaning rotas, splitting bills, having guests staying over – all best off being sorted out beforehand!

These normally cover how the tenant is expected to look after the property and allow the landlord access (eg to carry out inspections and repairs); how the tenant should behave (eg not cause nuisance or annoyance to neighbours); and how the property should be handed back. All these clauses should be carefully read and understood before the contract is signed.

Landlord’s obligations Most contracts then conclude with a brief list of the landlord’s obligations. The most important is the obligation to carry out repairs under Section 11 of the Landlord & Tenant Act 1985. A landlord should normally give 24 hours’ notice before coming round unless it is an emergency.

2) When to start looking When you’re after a student property, time is of the essence.

By nature, student properties are snapped up pretty quickly, so it’s usually best to start looking around November for the next academic year. If you hang on until later in the year then you might be able to negotiate a deal with a landlord struggling to find new tenants but remember this could be a gamble…

Student housing tends to come with 3 to 5 bedrooms, so if you are after anything bigger or smaller then you might be a little restricted in choice later on.

3) Establish a budget Soz to sound like yer parents, but realistically thinking about how much you have to spend each month is a sensible idea when looking for your new student home. Student housing can range wildly in price from the cheap to the very pricey, so it’s important to determine how much cash you have to spend on rent. Take a look at your student finance entitlement and if you have any earnings from a part-time job, calculate how much you’ll have to spend after rent, bills and shopping. Be realistic, as wonderful as that city centre flat is, do you want to be going hungry for the rest of the year? I thought not.

4) Which area in the city to set up home?

Picking whereabouts in the city to set up is an important factor when choosing your next student home.

As fantastic as some properties are, you don’t want to be too far from the university or from a good supermarket. Different areas in the city have different amenities and a different vibe, some parts are quieter, and some are busier, so it’s important choosing an area that’s right for you. You can check the area guide for your city in here to make an informed choice.

5) Get savvy with the legal stuff

Contracts Contracts are more confusing than they need to be but it is legally binding and it is important to know where you stand. The Student Advice Centre is on hand to check it out for you before you sign your life away. Verbal agreements are a binding contract, but without a written record it is hard to back up if anything goes wrong. Do not pay a deposit or any other money over to a letting agent until you have viewed the property, checked the contract and are sure that you want

to live there. It can be very difficult to get your money back if you later change your mind.

Rent Your contract should identify how much the rent is and when and how it should be paid. It should also make clear whether utility bills are included in the rent or are payable separately. The contract may also specify charges that may be made for late payment of rent, replacement of lost keys, or calling out the landlord to attend to a problem which the tenants have caused. All charges should be made

Deposits Ideally, the contract should also acknowledge receipt of the deposit and state how and when it will be returned. If the contract fails to mention the deposit, you should ask the landlord to amend the contract or provide a written receipt. An average deposit would be a month’s rent.

6) Check It Out If you have the chance, it is worth asking the current tenants about the property/landlord. Any advice they can offer could make or break how you spend your residency, For your own safety, never view a property alone and preferably visit the property in daylight so you can have a good look around the outside of the property.

If you are part of a group, make sure everyone views the property and agrees that it is suitable, before a contract is signed or you pay a deposit.

6 tips for decorating your student bedroom without losing your deposit Even though student accommadation is miles better that it used to be - there’s still no harm in giving it a bit of a personal touch. So we’ve compiled a list of tips to make your new home more homely without needing to reach for that can of Dulux and ultimately lose your deposit.

1) Let there be light!

The overhead light in your student room isn’t the most pretty or homely, so investing in some extra lighting can really bring it to life. You can invest in some fairly cheap floor lamps from stores like Argos or Primark which will be especially useful for late-night gatherings, or when you’re hammering out an essay at 3am.

Town Centre With Huddersfield being one of the largest towns in the UK, it has all the amenities of any major regional centre. The university campus is based here, so by choosing a property in the centre you’re only a stone’s throw away. However, you do pay for convenience, with rents being slightly higher than other student areas.

Lockwood Lockwood as plenty of shared housing at relatively cheap prices. If you fancy being further out of the main town centre, Lockwood is a pleasant residential area to move into. 9 difficult housemate types and how to deal with them It’s been a few weeks since you moved in, and after a few exciting nights out you’re pretty certain you’re all going to be best friends forever. Pretty soon, you’ll take off the Jäger-tinted glasses and discover a whole other level of annoying housemate you didn’t even know existed before. Difficult housemates come in all forms, each possessing a different set of annoying characteristics. To help you with your plight, we’ve categorised all the different types of annoying housemate and how to deal with them effectively.

1) The Slob Probably the most complained about variety of annoying housemate. It’s only two weeks in, their dishes have grown mould and take up that much room in the sink you can’t even wash your own. The flat smells but they’re too busy to care as they’re scoffing last night’s takeaway playing Xbox in their pants.

How to deal with them: The best way to get through to ‘the slob’ is to publicly shame them. Put together a cleaning rota to make it clear who isn’t pulling their weight. Failing that – nag them.

2) The Thief You’ve just splashed your cash on a jumbo-pack of Walkers crisps, go to grab a bag, and what’s this? No cheese and onion left. Travesty. Someone’s been at your goods and it’s not cool. Then you realise your pasta disappearing, your milk’s empty already. All the mischievous workings of ‘The Thief’.

How to deal with them: Accusing someone of being a thief can be pretty delicate territory, so tact is key. Gather all your housemates and casually mention you’ve noticed your stuff going missing, that way it seems less of an intervention.

If they’re a decent human-being, the stealing should stop. If not, keep your stuff in your room.

3) The PassiveAggressive They’re usually all smiles at the beginning of your tenancy. Hey, they even do loads of washing up and usually clean the bathroom. However before you know it they’re leaving angry messages on the house Whatsapp group, and those dirty

6) The Lover Your housemate is proper sound, but unfortunately they come with extra baggage: a boyfriend or girlfriend. You might like their other half, but having an unplanned extra housemate can be a bit irritating. Especially when they’re helping themselves to your pack of Rich Tea, using your shampoo, and you’re 90% sure they got jiggy in the kitchen last night.

How to deal with them: Dealing with people’s partners is a tricky one, but you never signed up to live with them. Suggest they chip in for weekly essentials, water bills or lending a hand tidying up.

7) The Ghost Or, The Invisible Man. You saw ‘The Ghost’ once during the first week you moved in, but haven’t heard a peep from them since. It could be a significant other, demanding course, or they go home all the time. Who knows?

How to deal with them: No dealing needed! Just be grateful they pay rent and don’t nick your food.

Try being more considerate, find out what’s irritating them and try to help.

4) The Pretentious Bellend Usually southern, usually wealthy, usually just come back from a ‘gap yarrrrr’.

Although ‘The Pretentious Bellend’ is more commonly found at your Russell Group universities, they lurk in your polytechnics too. They’ve never had a job, but insist on belittling your money troubles. Sigh.

How to deal with them: Don’t be scared to explain to them that the rest of you can’t afford to have the heating on all day,

or to leave the landing light on 24/7. ‘The Pretentious Bellend’ isn’t a bad person, just ignorant.

5) The Party person ‘The Party Person’ is the one who really hasn’t got their life together at all. They haven’t attended a lecture all term, they make the house smell of smoke and booze and you’ll often find them ringing you at 4am because they need money to pay for a taxi. Their frivolous lifestyle leaves them skint, resulting in you buying them drinks on nights out and covering them for bills. Not cool.

How to deal with them: Be irritatingly upbeat when they’re monging on the sofa recovering from yet another sesh. Work on your assignments and constantly talk about your job or uni to remind them that whilst they’re ruining their life, you’re getting on with yours. Hey, even go really hard-arse and threaten to ring their mum.

Works a charm.

8) The SelfProclaimed DJ It’s 4am, you’ve got a 9am lecture in the morning, and ‘The Self-Proclaimed DJ’ won’t stop blasting out drum’n’bass next door. It’s understandably irritating, and can be a real pain during exam periods.

How to deal with them: If you can’t just come out and confront them, try an approach with a little more tact. Loudly proclaiming “I’m going to bed now” can really make a difference. Failing that, it’s a pair of headphones for Christmas.

9) The Sexer Awkward one. ‘The Sexer’ is the flatmate who often brings home strangers from nights out and then proceeds to fill your head with awkward thoughts from the sounds going off in the next room.

How to deal with them: Try a playful but serious next day conversation; “Hey, sounded like you were having fun last night, but ya know, can you keep it down a bit?” Or, next time your flatmate is getting it on, make your own sex-noises and try and drown them out. It will be really off-putting.
