FIRST PRESBYTERIAN CHURCH OF LIBERTYVILLE

The First Renewal project at The First Presbyterian Church of Libertyville is the renovation of their 1929 Social Hall building; 1960 Education wing; and 1986 Sanctuary. In the Sanctuary the chancel was extended and pews were rehabilitated and re-installed in a new plan to encourage a sense of community and participation. New window openings bring natural light to the formerly windowless Sanctuary with new stained glass in the colors of the liturgical year. New custom pulpit, font and communion table furniture create a balanced focus on the three major liturgical elements. Circulation patterns throughout the complex were improved. Handicap access was added to the 1929 chapel and Social Hall, and new direct connections were created between the major elements of the church complex.

As we wrap our project at First Pres, I wanted to share my thoughts with you regarding Structures’ work.

When we hired Structures we hoped we would find in them a partner who would help us get as much scope for the dollar as possible. Further, we hoped Structures would work with us as the surprises that inevitably arise when renovating a 30 to 90 year old buildings unfolded. Finally, we hoped Structures would understand that when working with us, as a church, how the work was performed was every bit as important to us as hitting the scope, schedule, and budget. Churches are different, and from making accommodations in the work schedule because of a member’s funeral, to ensuring that those working in our building behaved respectfully, it was important to us that Structures understood us, and partnered with us to perform the work in a way consistent with our church’s values.

I am happy to say that in every way, Structures exceeded our expectations. Helping us identify building methods and subcontractors to enable us to get as much scope as we could for the money we had available; helping us tightly manage field conditions and changes; helping us schedule around important dates on the church calendar; Structures worked with us as a cooperative, collaborative partner to address every issue that arose. The quality of Structures’ work throughout the space is outstanding: both the infrastructure and appearance of the church have never been better, in some cases exceeding the original construction. Structures performed as the partner we hoped they would be when we selected them for the work. We are grateful for Structures’ efforts and their results.

LAKE VISTA APARTMENTS

Lake Vista Apartments is a multi-faceted residential project in the south loop of Chicago. Structures Construction is currently in phase 2 of the interior and exterior renovations of the facility including upgrades to the bathrooms, laundry room, mail and package room, storage, business center, management offices, conference room, community room, lounge, lobby, and elevator/ramp. This phase also includes the exterior renovation of the entryway with a new canopy. The new interiors of the space will show off beautiful features such as floor to ceiling marbling, 200-foot-long curved ceilings with LED lighting, and all new updated appliances and finishes.

Lake Vista Apartments located in the south loop is a vintage multi-story apartment building constructed with decorative red face brick and ornate limestone quoining, cornices and arches. The owner wanted an annex apartment/storage building that matched the character of the existing building.

Structures Construction (StruxC) buildout separate men’s and women sleeping quarters, a security room overlooking both sleeping areas, showers, bathrooms, a dining room, and offices. The new facility helps expand their homeless services from a 34-bed shelter to a 70-bed shelter.

StruxC is honored to be involved with such an important project and helping PCFH meet the needs of the community.

Although the shelter is open, the work is not complete. Pioneer is raising money for phase two (2) of the shelter. Donations will provide improvements throughout the building, including a full commercial kitchen, security cameras and outdoor improvements.

The Chicago Park District hired Structures Construction to make various upgrades to their historic Hamilton Park Fieldhouse. Considering the field house is on the National Register of Historic Places, Structures

In the final stages of design, Structures Construction was retained by the Ascension of Our Lord Church to finalize design options, evaluate GC bids and oversee the project on the Church's behalf, including; evaluate and recommend value engineering options, submittal review, coordination between the architect and GC, review change orders and maintain log, resolve conflicts between the plans and field conditions and make recommendations on various design alternatives to improve both the appearance and functionality of the Church.

The project consisted of facilities renovations of a kitchen and bathroom on the second floor of the church. We also converted the existing bathroom into a code compliant accessible bathroom. The project features included new ceramic floor and wall tile, LED architectural lighting, cabinetry, a farmhouse style kitchen sink, plumbing trim, and solid surface countertops.

Senior Project Manager, Since 2006

Mr. Kreml serves an important role with Structures Construction, LLC. He is responsible for maintaining construction projects within the Company and is an active team member for all Company projects. He has over 15 years of experience in the field of construction including project management, field superintendent, and foreman. With this background he is able to ensure that projects are delivered on an expedited schedule and within budget. His expertise ranges in both residential and commercial projects with a focus on customer/owner relationships and interior finishes. Also, his experience in the field allows seamless integration in project scheduling and subcontractor relationships. Fleetwood Jourdain Community Center, Evanston IL: Senior Project Manager for an interior renovation of a community center Work included new general area flooring, painting, a new lobby staircase, ADA improvements, a new registration and serving window, a new stair lift, updated furniture, circular front lobby white lighting, kitchen updates and camouflaged ventilation systems. Harold Washington College Dance Studio, Chicago IL: Senior Project Manager for an interior build out of a dance studio. The work included the new sprung flooring and marley mats, installation of full length mirrors and barres along the walls, double doors to the studio, cubbies, computer podium, projector, and speakers. Ruth Shriman House, Chicago IL: Senior Project Manager for an interior renovation of a 20 year old and affordable 83 unit senior building in the Buena Park neighborhood of Chicago. The scope included a complete remodel of the kitchens, upgrades to the bathrooms and new doors and painting throughout. (construction cost 41M).

Howard St. Theatre (Theo Ubique), Evanston IL: Senior Project Manager for an adaptive reuse renovation of an old retail space into a state of the art cabaret theatre. The work included repurposing the space into an 88 seat theatre with a warming kitchen, bar, dressing rooms, bathrooms, and everything needed for a customizable stage set. (construction cost $1M).

Lake Bluff Metro Train Station, Lake Bluff IL: Senior Project Manager of an extensive renovation of both the main building and shelter. The work included new roofing with copper flashings, masonry repairs to the walls, chimney and porte cochere, alterations to the interior including a new bathroom, and installation of new LED lighting to bring the station into the 21st century of transportation. (construction cost $400K).

Gill Park Cooperative, Chicago IL: Senior Project Manager for an ongoing rehabilitation of an existing 27 story high rise apartment building. Work included complete renovations of 260 apartments, new plumbing risers throughout, backup generator, new 3000 amp electrical service with bus duct riser, rooftop mechanical units, and concrete parking deck. It also features new amenities with luxury finishes for the community room, boardroom, library, fitness room and lobby. (construction cost 19M).

Glantz Design, Evanston IL: Senior Project Manager for an interior build out of a graphic design office space in a 3rd floor suite at Fifield’s new E2 Luxury high rise apartment building. Work included polished concrete floors, brick veneer Pantry wall, custom distressed wood doors, and a concrete countertop. (construction cost $400K).

Exhale Yoga, Evanston IL: Senior Project Manager for an interior build out of a national yoga & spa chain in a 1st floor suite at Fifield’s new E2 Luxury high rise apartment building. Work included a laser etched Studio door, custom Walnut reception desk with live edge, lavish locker rooms, and a retail area. (construction cost $500K).

The First Presbyterian Church, Libertyville IL: Senior Project Manager for a multi phase renovation project. Work included renovations of the Sanctuary with painting, custom millwork, pew rehabilitation, flooring, new A/V system, and ETC lighting controls. (construction cost 2M).

Halsted Apartments, Chicago IL: Senior Project Manager for interior renovations of 3 separate mid rise buildings totaling 87 units. Work included demolition of interior finishes, new flooring, plumbing trim, lighting, painting, cabinetry, and granite counters. This work was completed in phases over 2 years with units completed within one month from the time of turnover. (construction cost 1.3M).

Hamilton Court Clubhouse, Elk Grove Village IL: Senior Project Manager for the New Construction of a 1 story brick building. Work included a fitness area, locker rooms, offices, premium flooring, recycled glass counters, LED lighting, window wall systems, an in ground swimming pool, lavish landscaping, and parking lot repairs. (construction cost 1M).

IFF Neighborhood Stabilization Program, Maywood IL: Senior Project Manager for the renovation of 26 apartment units in a 4 story brick courtyard building. Work included extensive exterior repairs such as: masonry rehabilitation, window replacement, new steel front/rear gates, steel doors, lavish landscaping, f our (4) porches, and a new parking lot. Brand new interiors included lead renovation, MEP systems, framing, drywall, cabinets, doors, tile, carpet, oak railings/balusters, appliances, and countertops. (construction cost 2.3M).

The Children’s Place, Chicago IL: Project Manager for interior modifications of an existing day care center including selective demolition and remodeling of offices into 2 new classrooms with a shared restroom and a new reception area. (construction cost $150K).

1000 W. Washington, Chicago IL: Project Manager for balcony replacement at 14 condominium units with structural heavy timber beam replacement at 11 failed members. (construction cost $350K).

Project Executive for the renovation of a new gym floor for the Basketball and Volleyball teams. The work included demo existing gym floor and FRP (fiberglass reinforced plastic) walls, environmental remediation of the mercury containing existing sub floor, installing a new CMU block wall painted in the school colors, and installing new maple gym floor. (construction cost $1M)

Maplewood Park Field House, Chicago IL:

Project Executive for the construction of a new fieldhouse for the Chicago Park Districts. The work included the demo of existing fieldhouse and the ground up construction of the new fieldhouse. Now the new park structure provides the neighborhood with bathrooms, an office, and a club room/community area. (construction cost $1.8M)

Theo Ubique Cabaret Theatre, Evanston IL:

Project Executive for an adaptive reuse renovation of an old retail space into a state of the art cabaret theatre. The work included repurposing the space into an 88 seat Theatre with a warming kitchen, bar, dressing rooms, bathrooms, and everything needed for a customizable stage set. (construction cost $1M).

Gill Park Cooperative Rehabilitation, Chicago IL:

Project Executive for the extensive rehabilitation of a 27 story high rise building and plaza deck including new zoned MEP systems, renovation and remodeling of 260 apartment units and common corridors and renovation of lobby and first floor common areas commercial spaces. Project ongoing scheduled to be completed in early 2018. (construction cost 20M)

Deerpath Middle School, Lake Forest IL:

Project Executive for the interior renovation and remodel of school offices. Work included new MEP systems which were tied seamlessly into existing fire alarm and control systems and new kitchen, finishes and millwork. (construction cost $550K)

Olive Harvey College, Chicago IL:

Project Executive for the interior renovation of selective space including the math emporium, several classes, hallways and lobby. (construction cost 2.1M)

Verizon Telco Addition, Hickory Hills IL:

Project Executive for a 1,500 square foot addition of a high security main communication facility. Work included excavation around live fiber optic, masonry work with face brick to match the existing building for a seamless transition and coordination of high tech mechanical, electrical and communication systems. (construction cost $275K)

Renovation of the 1st Presbyterian Church of Libertyville:

Project Executive for the renovation of a 30,000 square foot church and education facility including new roof deck of school structure and extensive renovation of Sanctuary with new lighting and window openings/windows (construction cost $2M)

Ford Heights Community Center Organization Expansion, Ford Heights IL:

Project Executive for new 5,000 square foot addition connected an existing 3000 Square foot building. The new building includes multiple training rooms, offices, a professional kitchen, detention area, additional parking, and a main hall with the capacity to seat up to 100 people. (construction cost $1.5M)

Elston Timber Lofts, Chicago IL:

Project Executive for the construction of a new four story 25 unit Condominium Building (construction cost $4.25M).

University Crossings, Chicago IL:

Project Executive for the construction of a new five story 31 unit mixed use building. The building was constructed over peat with deep steel pile foundations and a High Rise Fire Alarm System equipped with a back up generator (construction cost $5.0M).

Grand Timber Lofts, Chicago IL:

Project Executive for the construction of a new four story 22 unit Condominium Building (construction cost $4.0M).

Truman College Gym Renovation, Chicago, IL:

The gym at Truman College required upgrades to meet their growing needs. Mr. Loucopoulos worked on a phasing plan with the College over two summers and successfully oversaw the restoration/installation of 11,000 SF of new maple flooring, new 778 capacity retractable bleacher seating, 100 tons of new cooling and new 4000 amp switchboard for a total project cost of 1.9 million.

Daley College Solar Project, Chicago, IL:

Daley College wanted to take advantage of a flat sunny roof and create a working classroom environment for their students. Mr. Loucopoulos, on a design build basis, finalized the colleges plans and collaborated with the proper experts to install a new 100 KW solar panel system. The system consists of 400 photovoltaic panels with integrated micro inverter technology, which lets the stude nts see in real time the nearly 200,000 pounds of CO2 offset on an annual basis.

Ascension of Our Lord, Lincolnshire, IL:

The Ascension of Our Lord Construction Committee had taken the project to a point where they determined that they needed help to begin, and somebody to monitor and finish the oversight of their expansive construction project. Mr. Loucopoulos acted as the Owners Representative on behalf of the Church and assisted with the final stages of design, evaluated GC bids, evaluated and recommended value engineering options, conducted submittal reviews, coordinated between the architect and general contractor, reviewed change orders and maintained cost logs, resolved conflicts between the plans and field conditions, and made recommendations on various design alternatives to improve the appearance and functionality of the Church for the parishioners new home.

14036-50 Tracy Ave., Riverdale IL:

As part of the Cook County Neighborhood Stabilization program, A Safe Haven, the developer required that the two existing residential buildings, a total of 24 units, needed to be fully renovated with new MEP/finishes and to meet present life safety and ADA standards. Mr. Loucopoulos worked with A Safe Haven to ensure the 2.3 million dollar project was completed on time, as the original Cook County schedule of 9 months had to be truncated to 6 months to meet funding deadlines.

Children’s Place Renovation/Expansion:

The Children’s Place Learning Facility provides daycare services for children affected by the HIV/AIDS epidemic. The facility needed to expand to an existing office area to create new classrooms to meet burgeoning demand. As the project executive Mr. Loucopoulos ensured that the project was completed on time, within budget, and more importantly without affecting the existing operations of the functioning classrooms, with minimal disruption to the children, their teachers and supporting staff.

Oakley Lofts Condominium Conversion, Chicago Illinois:

The project executive for the adaptive re use of a two story heavy timber storage warehouse into a four story 26 unit mixed use condominium project. The project required the addition of two additional floors that continued the existing heavy timber structural system and expansion of existing footings to meet the new additional building load at a total construction cost of $4.0M.

Mr. Loucopoulos besides overseeing all projects from a MEP perspective has been involved in projects including, ground up construction, building conversions, retail and commercial build outs, structural repair, and adaptive re use projects. His extensive energy management and value engineering experience has been tapped to reduce costs on both construction and ongoing operations. He has also been involved in numerous studies and analysis for clients including green initiatives, reserve studies, construction feasibility studies, and construction cost/schedule analysis.

At JLL Mr. Loucopoulos has held multiple positions including Regional Operations Manager and Strategic Planning for Technical Services. From within the Technical Services group, he was responsible for multiple high profile projects and eventually tapped to prepare companywide best practices, training seminars and manuals for “Construction Management”, “Critical Environments”, “Energy Management” and “Commissioning”. During his tenure he has completed numerous energy evaluations, large commercial building reviews, value engineering assignments, reserve studies, commissioning assignments, and due diligence.

During the famous symphony’s development, influenced the design of all infrastructure systems, including the acoustically sensitive mechanical systems, let major contracts, led field verifications and managed the building commissioning process.

Mutual of America Redevelopment, New York, NY

Oversaw design of the completely redeveloped 700,000 square foot, 34 story building that now serves as Mutual of America’s corporate headquarters. Evaluated efficacy of original building syste ms and spearheaded the entire commissioning and start up effort.

Grand Central Terminal Retail Redevelopment, New York, NY

Guided system design during development phase, ensured all existing systems ran effectively during construction for the $20,000,000 project that included the creation of retail space and major infrastructure improvements.

Citicorp Center Central Plant Evaluation, New York NY

While reconciling numerous owners’ differences evaluated multiple consultants’ recommendations and developed a strategy that reduced scope from $12,000,000 to $3,000,000 with a 3.8 year payback. In addition to finding an optimum solution, also recommended a negotiating strategy that further reduced implementation costs by $400,000.

Cincinnati Bell & Information Systems Data Center Development, Orlando FL

Consulted on the development and managed start up of state of the art data and processing center including monitoring system, full power backup and lightning detection system for the 100,000 square foot, raised floor, data center and associated 300,000 square foot office building. Activities included full node failure analysis and disaster/recovery plan creation.

Penn Station Green Review, New York NY

Completed a thorough review of the major transportation hub geared towards reducing the economic footprint of the station. Under multiple occupancy scenarios made recommendations that impact operations, energy consumption, and contract management.

1640 N Maplewood, Chicago Illinois: Maplewood Park and the Chicago Park Districts needed a new fieldhouse that accommodated the community’s needs. The new fieldhouse now provides the neighborhood with bathrooms, an office, and a club room/community area. Mr. Shokot worked as a Project Manager and was responsible for overseeing the construction of the fieldhouse from the ground up, contacting subcontractors, delivery of materials, tracking construction schedule, and corresponding with the architect.

The City of Evanston hired Structures Construction to re purpose an old retail space into a state of the art cabaret theatre. As a Project Manager, Mr. Shokot was accountable for working with the subcontractors and making sure all renovations were done within in budget and specific time frame.
