AWARD WINNING BORROWDALE VALLEY ESTATE

Affordable development committed to sustainability, the environment and the community, ideal for all Zimbabweans both at home and abroad

Imagine that you could afford to be part of an exciting new development taking place in north Harare with architecturally designed modern homes surrounded by natural, open spaces in a community where children are safe to play and explore. Borrowdale Valley Estate (BVE) offers all of this and more with a unique “Build Now, Pay Later” model. With the flexible payment plan you only start paying for the land after the superstructure is built.

Fully serviced stands range in size from medium density plots of 600m² to low density options of around 2000m². There are also cluster housing and apartments available and the development will include a hotel, recreational facilities, schools, churches, shopping malls, an office park and light industrial stands.

All of this will be set within the estate of over 600 hectares of unspoilt, natural landscape which includes a number of small rivers and streams and an existing dam. Around 200 hectares of open space will be preserved as open, green space with landscaped parks and wildlife. Its conveniently located approximately 13 kms from Sam Levy’s Village along the Domboshawa Road.

The developers are continuing with construction of the access roads and installing the services. The estate will be off-grid with its own solar power provisions, reticulated gas for cooking, fresh water supplied from multiple on-site boreholes and a dam, as well as water recycling, water capture technologies, waste management and sewerage treatment plants. In addition, a reforesting programme is in place to mitigate pollution and help preserve the environment.

Ideas for the development have been percolating for around ten years. Ambassador (retired colonel) Christian Katsande (Executive Chairman), his son Mambo Katsande (Executive Director), and Munyaradzi Majoni (Director and CEO) dreamt about a unique vision of a community built on the principles of sustainability, respect for the environment, building social ties (both within BVE and with their neighbours), and trust between the residents and the developers.

The dream has been realised and was presented to the public at the launch held on site on 7th August earlier this year where the partners shared their vision. Of the approximately 1,200 units available in Phase 1 of the development so far 257 have been sold and 120 invested in by BVE so, “the train has left the station”.

The developers emphasised the company’s policy to “do no harm” to the environment and support both the local community and the community within the Estate.

The developers have a commitment to ‘green’ development as well as uplifting the area by providing jobs and training.

Approaching the Estate are fertile fields of vegetables which will be supplied by independent producers to BVE residents. Local labour will be sourced from the surrounding community providing job opportunities as well as on the job artisan training.

BVE has partnered with their sister companies Broadhaven Construction (BHC) and Broadhaven Concrete for the construction of the units and simultaneously the infrastructural development. Broadhaven is one of the leading and trusted construction companies in Zimbabwe. They are registered with the Zimbabwe

Building Contractors Association as a Grade A member. They have successfully completed projects across Zimbabwe including in Bulawayo, Mutare, Kadoma and other centres. One of their current projects, which is almost completed, is the construction of the Afrexim Bank on the corner of 7th Street and Herbert Chitepo.

ELITE FURNITURE: A LANDMARK

PARTNERSHIP REDEFINING HOME

LIVING IN ZIMBABWE

A significant new player has entered Zimbabwe’s luxury retail landscape, as Elite Furniture, a landmark partnership between the renowned interior design and manufacturing firm Elite Interiors and the household retail giant TV Sales & Home, has officially opened its doors.

Located at 65 Churchill Avenue, Harare, this single-branch flagship store aims to redefine the local home furniture market by offering a unique and curated retail experience. The store’s sleek, contemporary exterior, featuring a striking black and white façade with exposed brick and a prominent, circular Elite logo, immediately sets it apart, signalling a new era of sophisticated design.

The branding, powered by TV Sales & Home, is a clear statement of intent. Unlike its parent company, Elite Interiors, which specializes in bespoke interior design and the custom manufacture of furniture, curtains, and blinds, Elite Furniture focuses purely on retail.

This strategic distinction allows the brand to offer a wide and accessible range of high-quality, pre-made furniture and home goods, all under one roof. The store’s mission is to make luxury and sophisticated design attainable for a broader audience, with the tagline “Luxury for less” serving as its guiding principle. The seamless partnership integrates the design expertise of Elite Interiors with the retail muscle of TV Sales & Home, providing a comprehensive home-styling solution.

The store’s showroom provides a sensory and visually stunning experience, arranged into distinct living spaces that inspire and guide customers. The floor boasts a seamless integration of style and function. Visitors will explore a cozy and elegant living room vignette featuring a plush, white curved sectional sofa adorned with numerous decorative pillows.

A stylish, round coffee table with a slatted wooden base and a marble top serves as the centrepiece, graced by a pair of tall, textured bronze vases and two small candles. This arrangement, placed on a light-coloured rug, creates a calming, neutral-toned palette that showcases the brand’s dedication to sophisticated, timeless design.

The space also highlights a pair of highbacked, wingback armchairs with striking white and grey pinstripes, embodying the brand’s commitment to the refined art of leisure. The “Kidjo armchair,” for instance, is a testament to this philosophy, a seat designed to grace any space with timeless sophistication. The showroom also caters to a variety of tastes and needs, with other curated spaces on display.

ELITE FURNITURE

The furniture ranges from a stylish, tan leather sectional sofa, adorned with black and white patterned pillows, to a daybed with a lightcolored wooden frame and a woven cane back. For those who love the textured, cozy look of bouclé, the store provides a wide range of bouclé fabrics in gorgeous textures and tones. Shoppers are encouraged to see and feel the fabric samples in-store, a key highlight that emphasizes the brand’s customer-focused approach. Elite Furniture designs and makes bouclé furniture, from armchairs to full sofas and ottomans, to fit any space beautifully.

The bedroom displays are equally impressive, demonstrating the brand’s flair for refined elegance. A luxurious bedroom setup showcases a bed with a large, tufted, upholstered headboard in a light beige or grey color. A striking rectangular chandelier with multiple tiers of shimmering crystals hangs above, elevating the space to one of opulence and comfort. Another display features a bed with a tall, light grey, button-tufted headboard, complemented by pillows with a leafinspired print in shades of green and gold, showcasing a modern yet natural aesthetic. These vignettes are designed to help customers envision their ideal home.

Beyond the major furniture pieces, Elite Furniture offers a comprehensive selection of home goods. Customers can explore beautifully organized built-in shelving units filled with various home decor items, from folded towels and blankets to decorative vases.

The store’s holistic approach to home styling ensures that every detail, from a large, wavy-framed mirror to a simple, glossy turquoise vase, is available to complete a space.

The strategic partnership leverages Elite Interiors’ design expertise and manufacturing prowess, ensuring the quality and elegance of the furniture, while TV Sales & Home contributes

its extensive retail network and a vast range of household appliances. This synergy is a core part of the Elite Furniture brand, which aims to provide complete, integrated home solutions.

The partnership aims to open up to 5 branches in strategic locations across Zimbabwe, including Victoria Falls (their next stop). Currently, the single-branch model allows the brand to focus on providing a premium experience and exceptional service, setting a new standard for retail in the sector.

It is a bold move that is set to reshape the market and provide Zimbabwean consumers with access to world-class home furnishing solutions.

A Fresh Façade: A Warm Welcome

A fresh façade gives a retrofitted building an instant facelift without extensive renovations. Using VistaClad – Eva-Last’s advanced bamboo composite cladding system– the wonderful timber tones and textures add a warm, welcoming aesthetic to your building’s exterior, providing an attractive, durable and weatherproof finish that’s as easy to maintain as it is to install.

Extra attention should be given to the entrance to make an impactful first impression – add a pergola to create a shady walkway from the parking using Lifespan architectural beams or build a platform entrance with a standout composite deck. Give your building a biophilic boost by incorporating vertical landscaping or rooftop gardens for an earthy, natural touch.

Sustainability and Eco-Friendly design

Sustainability is no longer just a buzzword but a key driver in commercial building design. Property owners, tenants and even consumers looking to reduce their carbon footprint and operating costs through greener products that improve building performance now have options.

Think energy-efficient building materials made with recycled content or renewable resources, solar-energy, grey-water and rainwater harvesting systems that save power and water, to living walls, green roofs and biophilic design that enhance indoor air quality, promoting health and well-being.

Eva-Last’s innovative composite materials are made from renewable bamboo fibres combined with recycled waste plastic. In addition to reducing the embedded carbon footprint of the raw material itself, these materials also help minimise the building’s environmental impact.

Aesthetics and Ambience

The look and feel of a space is said to directly affect mood, perception and productivity. Creating an appealing commercial space is not just good for business, it’s good for the environment and good for the community, too.

By upgrading your facility with Eva-Last composite building materials, you’ll create a sustainable, low-maintenance environment that fosters success and provides a welcoming space for years to come.

CBZ PROPERTIES PUTS NEWLY COMPLETED EASTLEA BUILDING ON THE MARKET

A significant new addition to Harare’s commercial landscape, a modern office building developed by CBZ Properties, is nearing completion in Eastlea. As a registered real estate firm, CBZ Properties offers a wide range of services including property management, sales, valuation, and project management.

A visit to the site by the Structure & Design Magazine crew revealed a bustling environment where the final touches are being applied to the project. The building has already been put on the market for rental, as indicated by a prominent new billboard on its facade.

The construction site was a hive of activity, with workers in blue uniforms and hard hats diligently working to complete the finishing details. The workers were seen installing paving blocks to create the drainage system, a critical step in ensuring both functionality and aesthetic appeal.

The building itself shows a modern architectural design. Its exterior features a striking contrast between a dark grey, blocky upper section and a lighter, off-white lower section. The facade is a combination of light-coloured plaster or stucco and a dark grey stone veneer, giving the multi-story structure a sleek, high-end look.

A white rain gutter and downspout are prominently featured along the roofline, which is made of corrugated metal. The large, black-framed windows are covered with horizontal slat-like structures, a design element that likely provides sun protection while enhancing the building's modern aesthetic. The interior spaces are designed with flexibility and a clean aesthetic in mind. Upon entering, visitors are greeted by a large, open room with a speckled terrazzo or tiled floor and light grey walls. Throughout the building, the ceilings are a major design feature, with a multi-tiered, coffered design that incorporates visible beams, recessed lighting, and a red smoke detector. In a spacious, semi-finished room, two large, white columns extend from the floor to a ceiling adorned with crown moulding, blending classic and contemporary elements seamlessly.

The functionality of the building is evident in its amenities. The bathrooms feature white ceramic toilets and urinals mounted on walls of light grey tiles. The plumbing is visible, with a chrome finish that adds to the modern look. The kitchenette areas are equally well-appointed, with stainless steel double-basin sinks, dark countertops, and light coloured cabinets. Even the staircases and balconies have been given careful attention, with modern stainless steel railings that consist of thin horizontal bars and thicker vertical posts. The light-coloured, speckled terrazzo steps of the staircase are highlighted by the sun, which casts strong shadows and emphasizes the clean lines of the design. Safety and security are clearly a priority, with red fire hose reels and fire extinguishers mounted on the walls.

Properties

From its upper floors and balconies, the building looks out onto a grassy outdoor area with trees, a road, parked cars, and other buildings. The completion of this project is a significant development for CBZ Properties and for Harare’s commercial property market.

The new office building, with its modern design, high-quality finishes, and strategic location, is set to become a sought-after address for businesses. It stands as a testament to the ongoing investment in and modernization of Harare’s urban infrastructure.
