Rooney's Hire Services, a prominent equipment hire company in Zimbabwe, has officially completed its new head offices and warehouses located on Airport Road in Hatfield, Harare. This mega-structure not only redefines the warehousing infrastructure landscape in Zimbabwe but also sets a new benchmark for operational efficiency, service quality, and client convenience. To gain deeper insight into the vision and execution behind this project, Structure & Design Magazine writer, Martin Chemhere, had the privilege of speaking with Niall Rooney, Managing Director of Rooney's Hire Services. "The completion of our Airport Road facility marks a pivotal moment for Rooney's," stated Niall Rooney with evident pride. "This is more than just a building; it's a physical manifestation of our commitment to delivering unparalleled quality and professional service to our clients. Every element, from the architectural design to the smallest interior detail, was conceived with the core principles of simplicity, efficiency, and future-readiness in mind."
New standards:
The interior design of the head office translates Rooney's philosophy of "Simplicity and Efficiency."
Niall Rooney elaborated on this approach, explaining, "The interiors are defined by clean lines, durable finishes, and minimalistic detailing to reflect efficiency in everything we do.
We've opted for hard-wearing surfaces, polished concrete floors, and powder-coated steel accents which not only complement our operational needs but also ensure easy maintenance." The strategic use of glass walls throughout the facility enhances visibility and openness, reinforcing a transparent and efficient business model.
The open-plan sales area, a hub of client interaction, received particular attention. "We've incorporated modular, ergonomic workstations that allow flexibility for both individual consultants and impromptu client meetings," Rooney explained.
"Collaborative tables, quiet pods, and movable partition screens ensure that the space adapts to both private discussions and team interactions while maintaining a sleek, uniform aesthetic."
Managing acoustics in such an environment was crucial; acoustic ceiling panels, sound-absorbing partitions, and strategic use of soft furnishings like fabric wall panels were integrated to control noise levels, ensuring clear and private conversations despite the open layout.
For other departments like Accounts, comfort and focus were prioritized with ergonomic chairs, adjustable desks, and practical storage solutions. The distribution spaces, conversely, focused purely on operational efficiency, featuring durable workbenches, organized shelving, and clearly defined work zones to enhance workflow and employee well-being. The sales area also proudly showcases Rooney's diverse inventory through integrated, sleek, modular display units, allowing clients to experience the quality of Rooney’s offerings firsthand and reinforcing the brand’s reputation for high standards.

Task lighting at workstations and feature lighting in client-facing zones complements the abundant natural light.A striking feature of the new building is its illuminated exterior. Architectural LED uplighting was installed to illuminate the steel façade and unique architectural features at night, reinforcing Rooney’s as a modern, professional landmark along Airport Road.
Inside the vast warehouses, the lighting is equally impressive; bright, energy-efficient high-bay LED lighting ensures even coverage across vertical shelving and multi-level storage areas, reducing shadows and supporting efficient, safe handling of products during all operational hours.
The design also champions an "open to the outside" environment, with extensive use of glass, skylights, and strategically placed lighting creating a seamless flow between indoor and outdoor spaces, enhancing natural light penetration and fostering a brighter, more inviting workspace for all employees. Furthermore, the facility integrates smart lighting systems, with a control system featuring occupancy sensors and daylight harvesting implemented to reduce unnecessary energy consumption and prepare the facility for future solar power integration.
Outdoor impressions:
The exterior of the head office mirrors a modern industrial design, harmoniously blending with practical and sustainable features. Low-maintenance, structured landscaping with indigenous grasses and sculptural plantings accentuates the architectural steel elements, ensuring a visually striking, modern look visible to all passing on Airport Road.
Sustainability is also a key feature, particularly concerning water management. Permeable paving around key areas, rainwater harvesting tanks, and landscaped rain gardens have been incorporated to manage stormwater efficiently, aligning with sustainable practices.

Consulting Engineers for the Rooneys Project
Access to this impressive complex is controlled by a prominent gatehouse structure positioned at the main entrance. This brick-built gatehouse serves as the initial point of entry, asserting a strong sense of security and controlled access for the entire facility. Complementing the gatehouse are robust security gates and a significant brick wall at the entrance, further underscoring the emphasis on secure commercial premises, a critical aspect for any large-scale operational hub.
The Rooney's head office building itself is a striking example of modern commercial architecture.
Its exterior is defined by a distinctive facade, intricately detailed with vertical slatted elements.
These slats are not merely decorative but serve as an architectural screen, intelligently layered over expansive glass windows.
This slatted design extends across multiple levels of the building, creating a cohesive and visuall contemporary and sophisticated. The building boasts a flat roof, a common feature in modern design, which contributes to its clean and unencumbered profile.
The seamless integration of these elements results in a sleek, contemporary design characterized by clean lines and large expanses of glass.
At the ground level, the design maximizes natural light and visibility through the incorporation of large floor-to-ceiling glass panels.
These panels function as the primary exterior wall, offering an open and inviting feel while ensuring ample daylight penetrates the interior spaces.
The architectural choice of a slatted facade over these glass sections provides a dynamic interplay of light and shadow, enhancing the building’s visual interest while potentially aiding in sun control.
Upon entering the head office, the structural design continues to impress with its modern and professional aesthetic. The entrance features large glass doors, welcoming visitors into a space where vertical wooden panelling adorns the interior walls just beyond the immediate threshold. This panelling adds a touch of natural warmth and texture, seamlessly blending with the contemporary lines of the overall structure and reinforcing a professional front.
Within the larger complex, the industrial-style buildings, particularly the warehouses, exhibit a robust and highly functional design. The main warehouse structures are characterized by their gabled roofs and vertical corrugated metal cladding on their walls, signifying their sturdy and practical industrial construction.
Inside these vast spaces, the dominant structural elements are the exposed steel trusses and beams that form the intricate framework of the roof. These robust steel components not only provide essential support for the corrugated metal roofing but also contribute to the industrial aesthetic of the interiors. The walls below are constructed with a combination of corrugated metal panels and solid concrete block sections, ensuring durability and stability.
These structures are clearly engineered for large-scale storage and optimized operational efficiency, accommodating significant volumes of goods and facilitating smooth logistical processes. Adding another layer to Kalamain's diverse portfolio on this site is an outdoor facility. This building features an open-sided design, with its pitched roof supported by visible metal framing. The lower half of this structure is solidly constructed with brickwork, providing a strong base, while the upper sections incorporate vertical louvers. These upper elements are designed to facilitate ventilation and provide shading, making the space comfortable for occupants.
