Local construction firm Total Property Solutions is playing a pivotal role in the expansion of Restapedic Bedding’s manufacturing capabilities with the ongoing construction of a significant factory extension in Sunway City, Ruwa.
The ambitious project encompasses two new buildings (sheds), spanning a total of 5300 square meters, strategically located adjacent to the existing main factory.
These new structures are specifically designed to house Restapedic Bedding’s new lounge suite manufacturing operation, catering to the retail sector with upholstered and leather products. The extensive facility, being erected through a collaborative effort between Total Property Solutions as the main contractor and Agristructures, with civil
works undertaken by Toru Contracting, is set to significantly boost Restapedic Bedding’s ever growing production capacity. Upon completion, the expanded factory will accommodate an additional 150 staff members, bringing the total under-roof area to an impressive 25,000 square meters.
This substantial investment underscores Restapedic Bedding’s commitment to growth and meeting the increasing demand for their products in Zimbabwe and key southern African region markets. The design of the industrial buildings prioritizes functionality and efficiency.
Characterized by a clear span steel frame, the structures eliminate internal columns, maximizing the usable floor space for manufacturing processes and material flow.
The pitched roofs are constructed with durable Chromadek IBR metal sheeting, incorporating translucent panels to optimize natural light within the workspace. Similarly, the walls are primarily clad in Chromadek IBR metal, also featuring vertical strips of translucent material to further enhance interior illumination.
The flooring consists of a robust, continuous concrete slab, engineered to support heavy machinery and the movement of goods.“Our focus from the outset has been to deliver a high-quality, functional space that meets Restapedic Bedding’s specific manufacturing needs,” commented Matt Munro, Managing Director of Total Property Solutions. “The clear span design and incorporation of natural light were key considerations to create an efficient and comfortable working environment.”
Strategic access points have been integrated into the design to facilitate seamless logistical operations. Four large entrances, two on each side of the buildings, will accommodate the movement of forklifts between the existing foam plant and the new factory extension and other areas. This thoughtful planning ensures efficient material handling and workflow across the entire manufacturing complex.
The construction of the two sheds is progressing in phases. The first shed which is almost complete is divided into two, with the larger part of the shed featuring a standard roof height, while the other section boasts a raised or elevated roof. The elevated roof design modification is specifically intended to accommodate the installation of modern, taller foam processing equipment.
A critical safety feature being implemented is the construction of a firewall between the two buildings to mitigate any potential fire hazards. The second shed is still at foundation level.
“The elevated roof on the smaller shed is a specialized design element to cater to the height of the foam processing machine,” explained Matt Munro. “This, along with the firewall, demonstrates our attention to detail and commitment to both operational efficiency and safety.”
The new factory extension will serve as the primary manufacturing base for Restapedic Bedding’s renowned leather unit, Legend Lounge, which currently operates from its original location in Msasa. The relocation to the larger, purpose-built facility in Sunway City signifies a significant upgrade and expansion for this key division of the company.
Thanks to the proficiency and dedication of the entire Total Property Solutions team, the construction timeline indicates that the first shed is on track for completion by June, with the other shed expected to be finalized thereafter. This phased approach allows for a controlled and efficient development process.
Matt Munro, the founder of Total Property Solutions, played a crucial role in the architectural concept and design of the structures. This involved close collaboration with Agristructures and direct engagement with the client to ensure the final design met all operational requirements.
The founder also spearheaded the entire structural design, including the reinforced concrete works, which were overseen by a civil engineer. The ground compaction was meticulously managed on-site, achieving a bearing capacity of 200 kilopascals.
“From the initial architectural concept to the intricate structural design, our team has been deeply involved in every stage of this project,” he stated. “We are proud to be partnering with Restapedic Bedding on this significant expansion, which will undoubtedly enhance their manufacturing capabilities and contribute to the local economy.”
The ongoing construction of the factory extension in Sunway City represents a significant investment in Zimbabwe’s manufacturing sector. At 18 Fernleigh Road, RadX Construction Group is constructing homes that are technically sound, aesthetically refined and thoroughly grounded in real-life needs of their future tenants. It is this seamless integration of craft and control that makes their work, the structures they bring to life, distinctive.
As the main contractor for a high-end residential complex in Vainona, RadX was given full control over both the technical and creative execution of the build, a level of trust that the firm has rightfully earned through disciplined delivery and robust on-site capability.
RadX’s involvement began with decisive groundwork in April 2024, launching the earthworks that would define the footprint of the project’s 12 single-storey townhouses. In October, following the demolition of an existing main house to clear the plot, the team moved into excavation and site-setting.
These initial stages laid the foundation, literally and strategically, for a tightly coordinated build, where flexibility and structural precision have gone hand in hand.
The build sequence to date has followed a clear and rigorous logic. Foundations were excavated and cast with structural steel reinforcement installed to spec, ensuring the substructure could support both the ambitious architectural form and the environmental load conditions of northern Harare.
Brickwork followed, executed with clean lines and sharp detailing that speak to a hands-on approach to quality assurance. Rather than rushing to lock in design elements early, RadX allowed for design evolution during construction, adapting to site realities and client refinements in real-time, which demands a high degree of technical responsiveness and team cohesion.
One element that particularly showcases the firm’s confidence in craft is the hybrid roofing system, which blends both gable and hip roof structures on individual units, an uncommon combination that adds architectural nuance. This is aesthetic experimentation which requires meticulous structural alignment, custom rafter geometry and careful detailing to ensure watertight transitions.It is a striking result of practical problem solving rather than abstract design ambition.
Upon completion in November 2025, the gated complex at 18 Fernleigh Road will offer twelve three-bedroom, three-bathroom homes tailored for discerning urban buyers. Each unit will span approximately 200 to 225 square metres on stand sizes between 578 and 672 square metres, arranged along a central private drive.
The design prioritises function, comfort, and seamless flow: an entrance foyer opens into a vaulted open-plan living and dining zone, flanked by a modern kitchen with scullery and pantry. The lounge opens onto a verandah and lawn through concertina doors, establishing a strong indoor-outdoor connection. All three bedrooms are en-suite, including a master with both shower and tub, while a triple-bay carport anchors the public façade. Solar power backup, water storage, and high-spec security infrastructure ensures that the homes are as resilient as they are refined.
Externally, the homes combine crisp white rendering, grey profiled roofing and stone or brick piers, producing a contemporary but grounded aesthetic. Internally, the palette is clean and bright, with exposed trusses in the living area adding volume and visual interest. Each layout maximises orientation for natural light, ventilation and privacy.
Now entering its final phase, the project has transitioned into finishes. Unit 7 is currently the locus of multi-trade activity. Ceiling fitting, painting and the installation of plumbing and electrical systems are underway, all executed in tight coordination to avoid trade overlap. This sequencing reflects RadX’s disciplined project management which involves minimising delays while accommodating specialist subcontractor input.
Simultaneously, the team is laying site infrastructure that will serve the entire complex. Water and sewer reticulation systems are being installed, graded and pressure-tested. Pavement formation, landscaping and surface water control are progressing, reinforcing both the functional and visual cohesion of the development.
Solar panels are being mounted, cabinetry is going in and floor finishes are being measured and prepared. On the external shell, plastering, patching and the final coat of exterior paint are wrapping up. Quality control at this stage is meticulous with finishes being reviewed daily against specifications and mockups.
With approximately 60% of the development now complete, the remaining phases will push further into detail but the structural and organisational groundwork laid thus far promises a strong finish.

It’s not a typical career trajectory, but for Liz Mutasa, a UK-qualified occupational therapist (OT) with a passion for inclusive design, the path from therapy room to construction site felt completely natural. Frustrated by consistently encountering inaccessible environments that hindered her clients’ independence, she decided to take matters into her own hands. She leveraged her unique skillset to launch an accessibility-focused construction company, Elyope Global, proving that OTs can be powerful agents of change in the built environment.
Liz Mutasa’s journey began in a traditional health and social care setting. As an OT, she worked with individuals of all ages and abilities, helping them overcome challenges and participate more fully in their daily lives. However, she increasingly realized that inaccessible homes, workplaces, and public spaces often limited her clients’ progress. Ramps that were too steep, doorways too narrow, and bathrooms impossible to navigate became recurring obstacles. “I could equip my clients with adaptive strategies,” she explains, “but true independence required environments that supported their needs from the ground up.”
This realization sparked a new vision. Liz envisioned Elyope Global, a construction company that didn’t just build structures, but built possibilities. She began by deepening her knowledge of accessibility

She completed a diploma for access consultants in Australia and furthered her knowledge base with international standards and legal frameworks across the world.
The transition wasn’t without its challenges. The construction industry, traditionally male-dominated, presented a unique set of hurdles. However, Liz’s passion and expertise quickly earned her the respect of her colleagues.
“My background as an OT gave me a different perspective,” she says. “I could speak to the real-world impact of design choices, demonstrating how seemingly small details could make a huge difference in people’s lives.”
Her company, Elyope Global, gained recognition for its commitment to accessibility and client-centred approach. Liz prioritized collaborating with clients from the initial design phase, ensuring their individual needs and preferences were integrated into every project. “It’s not just about meeting code requirements,” she emphasizes. “It’s about creating spaces that are truly usable and empowering for everyone.”
Elyope Global projects range from residential renovations to commercial builds, each reflecting Liz’s dedication to creating inclusive environments. She’s particularly proud of a recent project: a home designed to be fully accessible and inclusive for a cross-generational family with different abilities. “Seeing the joy on people’s faces when they can finally access a space that was designed with them in mind is incredibly rewarding,” she shares.
