Northshore Condominiums is a luxury development located at Hurontario and Lakeshore in Historic Port Credit and was completed in 2011. This 22 storey structure has retail and office space at ground level, a total of 225 units and 2 levels of underground parking for commercial, residential and visitor use. The Challenge The parking structure is heavily utilized by residents and visitors to the building which includes customers of the commercial spaces. As part of continued maintenance and to resolve leaking issues associated with building movement and construction defects, the Condominium Board in association with their Engineers tendered a repair package for the membrane of the suspended slabs. This included ramps, drive aisles, commercial parking areas and various localized repairs and cracks throughout the structure. Minimizing downtime and therefore inconvenience was a key concern, particularly in respect to closures on the main ramps.
The Solution Stonhard Construction Solutions successfully tendered the project and was able to offer a complete range of membrane repair and restoration solutions for this structure including; ultra-fast cure StonDeck QD3 (Methylmethacrylate) systems for ramps and heavily trafficked drive aisles, and StonDeck FD2 a highly durable and cost effective (polyurethane) solution for parking stalls, crack repairs and drive lanes in low traffic and non-critical areas. Stonhard fully removed the old membrane down to the parent concrete to ensure any cracks and underlying damage was fully exposed. These were repaired/treated prior to applying any new membrane. This removal process was phased to maintain access in high traffic areas and on the main ramp. The scope of work included the removal and replacement of approximately 20,000ft2 of membrane, of which 5000ft2 was fast cure StonDeck QD3, and the installation of a new area drain, which was installed and tied into the slab on grade drainage system to address a localized ponding issue in the visitors parking area.
