Now They Won't . Be A Shock
The happ y New Year will be the interrupt e d briefly when valuation notices arrive next month. Last year the City Valuer ignoi·ed for everybody the limited water and sewerage services available but this year for the first time v aluations will take into account these new conveni-' ences. On all properties to which water and se werage is available, whether connected or not valua· ' tions will be increased · , . . . Increases will be around £10 m rateable (not to be conf used with rates!) value. Those who have added to their houses or built garages will also cop the normal increases in their valuations. As it is likely that the council will strike the same rate as last year rates will rise at 4/6 for each extra valuation£.

On an outright-sale basis the council sections hav e proved hard to move but under the group system an insurance com pany is financing the sections for private purchasers with the council and the owner then has a group house built on a State Advances loan. According to a spokesman for the building company capitalisa tion of family ben,efit is curren-t ly becoming. a major housing finance source.
The longest set of steps in Stokes Valley, in fact th,ey look like a world reco;rd, has risen from George Street behind De laney Park to. the appropriately named Birdt Grove high on the crest above. A count, very slow near the top, revealed 133 steps and a fine view of the valley. The 259 ft. of step s are an alleged short cut to the 19 council sections clust ered round th e cul-de-s ac end of Bird Grove.
