What is a Building Designer? As the name suggests, a building designer designs buildings which can range from a family home to a multistorey commercial complex. BSA licensed building designers are recognised by the Queensland Government as professionals in this field. As part of the Queensland Government’s program to protect consumers in the construction industry, building designers are licensed by the Building Services Authority (BSA). Depending on their experience and licence classification, building designers can assist with the following: • Commercial

• Extension Work • Large building projects

Building designers can design you a building that is energy

efficient and comfortable, provides value for money and is suitable for your specific needs. The design will take into account your lifestyle, budget, site conditions, potential resale and long term maintenance costs. Your building designer not only designs your building but also can work with a team of other professionals to ensure that structural elements and other specialist matters combine with the aesthetics to produce a building which will look good but also will serve you well for years to come. Your building designer will prepare your working drawings and can assemble all the other documents required for the necessary approvals and construction. Your building designer can provide advise and assistance on town planning or other regulations relevant to your project. Some building designers will manage all your required approvals. When engaging your building designer, you should always request a written contract which clearly explains the scope of work for your particular project.

What’s the difference between a building designer and an architect?

In Queensland there is no difference, there are some differences in education and regulation between the professions but these make little difference to their design skills and industry knowledge. When should I contact BKD Designs? Before you buy your block of land or before you engage a builder you should contact BKD for your initial consultation. Our client interview process is specially designed to give us a clear understanding of your vision for your home or commercial project and will help us help you in choosing a block of land that is best suited to your dream design. Using the most current balance sheet and profit and loss statement, an accountant can calculate the current Return on Equity of your business. This is a measure of the return a business investor generates from their ownership interest in their business. For example, I spend $1,000,000 purchasing (or setting up) a business. Its adjusted net profit after tax at the end of year 1 is $110,000. The Return on Equity for my investment would be 11%. It is important to note that the Return on Equity is not necessarily paid out in cash. Some or all of it may be retained in the business for working capital and/or growth funding. This in itself is a reason to understand how much you want returned from your equity invested and when.

What return do I want my business to generate? A business investor must ascertain the return that he or she considers appropriate for their equity invested. To put things into perspective, what if I invest $1,000,000 in an interest bearing account with a bank earning around 5.5%? My Return on Equity, being the return I would receive on my $1,000,000 equity, would be $55,000 in an arguably low risk instrument/ environment. How does the Return on Equity for my business differ? Quite simply it doesn’t. If I take my $1,000,000 and purchase a business, as a business investor I want a return on my equity and I insist that it is greater than the 5.5% return I could get by investing my equity in a bank which has minimal risk and requires no time commitment. This is termed the Risk Free Rate of Return. So how much extra compensation do I require for firstly, getting out of bed in the morning and secondly, risking my equity invested in my business? The “extra compensation” is referred to as the “Risk Premium”. There are various ways of calculating Risk Premiums but the basic premise behind all of them is as follows: the less predictable the business, the greater the risk, so the higher the risk premium required. For example, a bond pays the investor a rate of return in the form of interest (its coupon) and guarantees a rate of return on the capital invested at maturity (at the end of the agreed term). Arguably, this is a low risk investment paying similar interest to a “Risk Free Rate” investment.
