Buyers and sellers are navigating an environment shaped by moderating inflation, stabilising borrowing costs, and ongoing demand for quality housing in strong regional centres like ours.
Albury’s market performance has remained impressive, with the median house price now at $907,500,a 6.7% increase over the past 12 months. This sustained growth reflects both the underlying strength of the region and the ongoing shortage of homes. While interest rate movements have dominated national headlines, local buyer confidence has stayed steady, supported by the comparative value offered in regional markets when measured against major metropolitan areas.
Rental demand also remains firm. Albury’s median rent is $545 per week, consistent with the same time last year. Vacancy rates remain tight across the region, contributing to healthy yields for investors and reinforcing the area’s appeal to those seeking stable, long term rental returns.
Wodonga continues to present exceptional opportunity. With a median house price just under $600,000, the city remains one of the most affordable yet high performing markets in regional Victoria.
