FRIENDS OF THE ALBURY BOTANIC GARDENS: CULTIVATING COMMUNITY AND CONSERVATION
In the heart of Albury, nestled beside the Murray River, lies one of the region’s most beloved green spaces: the Albury Botanic Gardens. This picturesque sanctuary, visited by more than 300,000 people each year, is not only a haven of towering heritage trees and vibrant blooms, but also a living celebration of plant conservation, education, and community. While much of its day-to-day charm is thanks to the dedicated horticultural staff, the ongoing vitality and enrichment of the gardens are in no small part due to the tireless efforts of the Friends of the Albury Botanic Gardens.
Formed in 1997 and registered as a charity, the Friends have spent nearly three decades fostering public appreciation and support for the gardens. Their work is guided by a mission that goes beyond simple admiration of flora—they’re champions of environmental education, community engagement, and sustainable gardening. Their regular Spring and Autumn plant sales, often timed to coincide with the much-loved Music in the Gardens concerts, not only offer the public the chance to buy well-caredfor, climate-hardy plants, but also raise vital funds. Every dollar is reinvested directly into improvements that enhance the beauty and functionality of the gardens.
The group’s history is rich with contributions that have left a lasting impact. In their early years, they played a central role in developing the Albury Botanic Gardens’ first Conservation Management Plan, a visionary document that still informs longterm preservation efforts today. Their restoration of the historic rose garden in 2001 incorporated elements of a 1906 blueprint by JER Fellows, tying modern design to the site’s heritage. The Friends also helped to bring the delightful Children’s Garden to life in 2012—a space that has since become a treasured destination for families—and followed it up in 2018 with the construction of a whimsical treehouse that delights visitors of all ages.
Their influence extends beyond the garden gates. In 2000, they hosted the Friends of the Botanic Gardens Association Conference in Albury, drawing attention from horticultural enthusiasts nationwide. In 2019, they were key contributors to Gardenesque, Albury’s Spring Garden Festival, showcasing the gardens to both local and interstate visitors. Their collaborative relationship with AlburyCity was formalised in 2020 with a Memorandum of Understanding, and members of the Friends executive team actively contributed to the review of the updated Conservation and Management Plan that same year.

At the heart of all this are the people. Every Tuesday and Thursday morning, volunteers from the Friends Group can be found in the nursery, rolling up their sleeves to propagate plants tailored to Albury’s local climate and conditions. They also tend to key areas such as the Children’s Garden and the Curator’s Cottage Garden, helping to keep the entire grounds not only beautiful but botanically rich and sustainable.

Attendees will enjoy guided garden tours, engaging guest speakers, and a variety of excursions exploring the natural beauty and horticultural richness of the region. From private gardens to wetlands and community gardens, the program is designed to offer something for everyone—whether you’re a seasoned club member or simply passionate about plants.
While the convention is not officially part of National Gardening Week, the timing couldn’t be more perfect. As gardeners around the nation celebrate in their own backyards and communities, those attending the convention will be doing the same—gathering with like-minded individuals to share in the spirit of growing together.

MOMENTUM BUILDS AS SPRING SELLING SEASON KICKS OFF
We are beginning to see genuine momentum return to the AlburyWodonga property market. Stock levels are gradually building, with more homes launching to market each week, and buyer enquiry continuing to climb across the region. This signals the unofficial start of the spring selling season – a time many local homeowners and investors have been waiting for.
Adding further strength to this upswing is the recent interest rate cut by the Reserve Bank of Australia (RBA). After a period of cautious buyer activity and relative price stabilisation, the RBA’s decision to lower the cash rate has begun to reshape market sentiment. Borrowing conditions have become more favourable, and as a result, many prospective buyers are re-entering the market with renewed confidence. On the other side of the transaction, sellers are showing greater motivation to capitalise on the rising energy and renewed buyer appetite.
This boost in sentiment is already translating into real market activity. Open home attendances have risen noticeably, buyer enquiry is trending upward, and off-market transactions are beginning to accelerate. Encouragingly, this shift is not confined to a single market segment. Demand is broadbased, with interest returning across various price points and property types — from entry-level homes in Lavington and East Albury, to family homes and lifestyle properties in West Wodonga, Baranduda, and Table Top.
Local agents are reporting a significant uptick in both buyer and seller engagement since the rate announcement. In fact, internal data from Stean Nicholls reveals that buyer enquiry has surged by 17% across July and early August compared to the previous quarter. This lift has also been accompanied by a rise in appraisal requests, as homeowners begin to explore their selling options ahead of the peak spring period.

Strategic Sellers Are Acting Now
Spring campaigns are already well underway, and savvy sellers are using the final weeks of August to get market-ready. With the first wave of spring listings hitting online portals, those aiming to sell in September or October are now:
• Engaging trades and stylists
• Organising professional photography
• Collaborating with agents to finalise campaign timelines and pricing strategies
This early preparation ensures properties launch with maximum impact — before competition intensifies later in the season.
A Window of Opportunity Before Year-End
With just over four months remaining in 2025, sellers still have time to achieve strong results — but the window is narrowing. The recent rate cut has helped unlock a new pool of motivated buyers, many of whom are looking to secure a home before the end of the year.
That said, stock levels, while improving, remain relatively tight by historical standards. Wellpresented, well-priced properties are still commanding strong buyer interest, particularly when supported by strategic marketing. However, as more listings come to market through spring, standing out will require thoughtful presentation, accurate pricing, and expert positioning.
