FRIENDS OF THE ALBURY BOTANIC GARDENS: CULTIVATING COMMUNITY AND CONSERVATION

In the heart of Albury, nestled beside the Murray River, lies one of the region’s most beloved green spaces: the Albury Botanic Gardens. This picturesque sanctuary, visited by more than 300,000 people each year, is not only a haven of towering heritage trees and vibrant blooms, but also a living celebration of plant conservation, education, and community. While much of its day-to-day charm is thanks to the dedicated horticultural staff, the ongoing vitality and enrichment of the gardens are in no small part due to the tireless efforts of the Friends of the Albury Botanic Gardens.

Formed in 1997 and registered as a charity, the Friends have spent nearly three decades fostering public appreciation and support for the gardens. Their work is guided by a mission that goes beyond simple admiration of flora—they’re champions of environmental education, community engagement, and sustainable gardening. Their regular Spring and Autumn plant sales, often timed to coincide with the much-loved Music in the Gardens concerts, not only offer the public the chance to buy well-caredfor, climate-hardy plants, but also raise vital funds. Every dollar is reinvested directly into improvements that enhance the beauty and functionality of the gardens.

The group’s history is rich with contributions that have left a lasting impact. In their early years, they played a central role in developing the Albury Botanic Gardens’ first Conservation Management Plan, a visionary document that still informs longterm preservation efforts today. Their restoration of the historic rose garden in 2001 incorporated elements of a 1906 blueprint by JER Fellows, tying modern design to the site’s heritage. The Friends also helped to bring the delightful Children’s Garden to life in 2012—a space that has since become a treasured destination for families—and followed it up in 2018 with the construction of a whimsical treehouse that delights visitors of all ages.

Their influence extends beyond the garden gates. In 2000, they hosted the Friends of the Botanic Gardens Association Conference in Albury, drawing attention from horticultural enthusiasts nationwide. In 2019, they were key contributors to Gardenesque, Albury’s Spring Garden Festival, showcasing the gardens to both local and interstate visitors. Their collaborative relationship with AlburyCity was formalised in 2020 with a Memorandum of Understanding, and members of the Friends executive team actively contributed to the review of the updated Conservation and Management Plan that same year.

At the heart of all this are the people. Every Tuesday and Thursday morning, volunteers from the Friends Group can be found in the nursery, rolling up their sleeves to propagate plants tailored to Albury’s local climate and conditions. They also tend to key areas such as the Children’s Garden and the Curator’s Cottage Garden, helping to keep the entire grounds not only beautiful but botanically rich and sustainable.

If you are interested in volunteering please contact by email FGardens@alburycity.nsw.gov.au

This annual event encourages gardeners of all ages to get outside, connect with nature, and enjoy the simple joys of gardening. And this year, it’s particularly fitting that the Garden Clubs of Australia 30th Biennial Convention & AGM will be held during this special week.

Hosted by the Friends of the Albury Botanic Gardens, the convention will take place from 13 to 18 October 2025 in the beautiful Albury-Wodonga region. With the theme “Gardens for People, Pleasure & Prosperity,” this five-day gathering is set to bring together garden enthusiasts from across the country for a week of inspiration, learning, and connection.

Attendees will enjoy guided garden tours, engaging guest speakers, and a variety of excursions exploring the natural beauty and horticultural richness of the region. From private gardens to wetlands and community gardens, the program is designed to offer something for everyone—whether you’re a seasoned club member or simply passionate about plants.

MOMENTUM BUILDS AS SPRING SELLING SEASON KICKS OFF

We are beginning to see genuine momentum return to the AlburyWodonga property market. Stock levels are gradually building, with more homes launching to market each week, and buyer enquiry continuing to climb across the region. This signals the unofficial start of the spring selling season – a time many local homeowners and investors have been waiting for.

Adding further strength to this upswing is the recent interest rate cut by the Reserve Bank of Australia (RBA). After a period of cautious buyer activity and relative price stabilisation, the RBA’s decision to lower the cash rate has begun to reshape market sentiment. Borrowing conditions have become more favourable, and as a result, many prospective buyers are re-entering the market with renewed confidence. On the other side of the transaction, sellers are showing greater motivation to capitalise on the rising energy and renewed buyer appetite.

This boost in sentiment is already translating into real market activity. Open home attendances have risen noticeably, buyer enquiry is trending upward, and off-market transactions are beginning to accelerate. Encouragingly, this shift is not confined to a single market segment. Demand is broadbased, with interest returning across various price points and property types — from entry-level homes in Lavington and East Albury, to family homes and lifestyle properties in West Wodonga, Baranduda, and Table Top.

Local agents are reporting a significant uptick in both buyer and seller engagement since the rate announcement. In fact, internal data from Stean Nicholls reveals that buyer enquiry has surged by 17% across July and early August compared to the previous quarter. This lift has also been accompanied by a rise in appraisal requests, as homeowners begin to explore their selling options ahead of the peak spring period.

Strategic Sellers Are Acting Now

Spring campaigns are already well underway, and savvy sellers are using the final weeks of August to get market-ready. With the first wave of spring listings hitting online portals, those aiming to sell in September or October are now:

• Engaging trades and stylists

• Organising professional photography

• Collaborating with agents to finalise campaign timelines and pricing strategies

This early preparation ensures properties launch with maximum impact — before competition intensifies later in the season.

A Window of Opportunity Before Year-End

With just over four months remaining in 2025, sellers still have time to achieve strong results — but the window is narrowing. The recent rate cut has helped unlock a new pool of motivated buyers, many of whom are looking to secure a home before the end of the year.

That said, stock levels, while improving, remain relatively tight by historical standards. Wellpresented, well-priced properties are still commanding strong buyer interest, particularly when supported by strategic marketing. However, as more listings come to market through spring, standing out will require thoughtful presentation, accurate pricing, and expert positioning.

HOW TO PREPARE YOUR HOME FOR A SPRING SALE IN ALBURY-WODONGA

Spring is widely considered the best season to sell a home, especially in regions like Albury-Wodonga. With flowers blooming, warmer weather, and longer daylight hours, the natural vibrancy of the season can bring your property to life—if you’re prepared. Whether you’re looking to upsize, downsize, or relocate, here’s how to give your home the edge in the Albury-Wodonga spring property market.

1. Maximise Curb Appeal

First impressions count. In spring, buyers are out and about, often driving through neighbourhoods before deciding whether to inspect a property. Here’s how to make yours stand out:

• Freshen up the façade: Pressure wash walls, repaint doors or window frames if they look tired, and clean gutters.

• Lawn and garden care: Mow the lawn regularly, prune bushes, weed garden beds, and plant seasonal flowers like daisies or lavender to add colour.

• Add inviting touches: Consider a new welcome mat, house number, or outdoor lighting to make your home feel warm and welcoming.

2. Deep Clean and Declutter

Inside your home, cleanliness and space are key. You want buyers to imagine themselves living there—not be distracted by clutter or personal belongings.

• Declutter each room: Remove excess furniture, clear countertops, and pack away family photos and personal items.

• Deep clean: Hire a professional cleaner if needed. Pay special attention to kitchens, bathrooms, and windows—they should sparkle.

• Neutralise smells: Air out the home, clean carpets and soft furnishings, and avoid cooking strong-smelling foods before inspections.

3. Style to Sell

Styling your home can significantly increase its perceived value. You don’t need to spend a fortune—small touches go a long way.

• Use natural light: Open blinds and curtains to flood the home with light. Spring sun makes everything look better.

• Add fresh flowers: Vases of seasonal blooms can brighten up any room and bring a fresh, spring feel indoors.

• Update soft furnishings: Swap heavy winter throws for light fabrics in neutral or pastel tones.

This region’s appeal lies in its relaxed lifestyle, proximity to nature, and tight-knit community. Highlight this in your presentation:

• Outdoor spaces: Stage patios or decks with outdoor furniture to show off alfresco potential.

• Mention local amenities: Be ready to talk up nearby schools, walking trails, Lake Hume, and local wineries.

• Highlight energy efficiency: In regional areas, features like solar panels, good insulation, or rainwater tanks are a plus.

Formulae is a compounding pharmacy, meaning we make our own prescription products in our onsite lab. These are products that are not available commercially and need to be altered to a more appropriate dosage form (e.g. Tablet changed to cream) or to a personalised dose. Over time our business has also developed to provide a wide range of personalised products which include vitamins, probiotics, skin care, hormone treatments and veterinary products. During our consults we use test results (both on-site and by a third-party laboratory) to create a bespoke product that contains everything a patient needs and nothing that they don’t, resulting in a superior outcome.

We also provide contract cosmetic manufacturing services for clients - based around Microbiome Friendly principles. This process involves a client coming to us with an idea for a skincare range, we then work with them to develop their formulation and continue to tweak it until it is perfect for their needs. We then manufacture these formulations in our lab and support the client along the way as they grow their very own brand.

Erin Jerome and Andrew Middlin have been managing the store for the past 3 years and in that time have seen rapid growth. This was recognised by winning the 2023 Award for most Outstanding Business in Albury Wodonga and then following this up in 2024 with award for Most Outstanding Healthcare Business and a Highly Commended award for Manufacturing. Andrew and Erin have recently purchased full ownership of the Albury store and are excited to continue to expand the business to reach new heights.

DIRECTORS’ MESSAGE

The Albury-Wodonga property market is heading into the spring selling season with renewed confidence and momentum. Backed by steady growth, strong buyer demand, and improving economic conditions, the region is gearing up for what is typically the most active period of the year. Buyers and sellers are both expected to benefit from heightened market activity over the coming months.

Over the past year, Albury has recorded 4% price growth, with the median house price now at $905,000. The rental market remains robust, with median weekly rent reaching $525. These figures reflect the underlying strength of the local market, even amid broader economic uncertainty. In Wodonga, the median house price has reached $585,000, offering relative affordability that continues to attract first home buyers and younger purchasers. However, investor confidence in Victoria has been more subdued due to recent changes to land tax, which have made some cautious about entering the investment market.

Buyer confidence has also been boosted by recent interest rate reductions, which are easing borrowing costs and driving more enquiries. Additionally, proposed increases to the stamp

duty exemption threshold for first home buyers may further stimulate activity in the lower to mid-tier market segments. Together, these factors point to a highly active spring, where well-presented properties are expected to draw strong interest.

Longer-term structural trends are also supporting the market. Albury-Wodonga continues to experience population growth driven by migration and a shift away from major metropolitan centres. Families and professionals are increasingly drawn to the region’s affordability, strong health and education services, and appealing lifestyle. While development is underway, much of the new housing supply is still in early planning stages, meaning short-term shortages will persist—keeping upward pressure on prices and rents.

The rental market remains particularly tight, with low vacancy rates and rising weekly rents. For investors, this signals strong long-term returns.

Looking ahead, the outlook for late 2025 is positive. With supportive lending conditions, potential government incentives, and continued demand, now is a compelling time to secure a position in one of Australia’s most promising regional markets.
