THE HISTORY OF THE YAMPA VALLEY IS INDELIBLY WRITTEN BY THE HOOFPRINTS OF CATTLE AND SHEEP.
Long before ski-racked SUVs descended Rabbit Ears Pass, cattle and sheep herders stocked ranches across Routt County that still exist today. In 1913, Steamboat was the leading U.S. shipping point for cattle. Agriculture flourished, with the Yampa Valley sending strawberries, lettuce, potatoes, barley, oats and peas across the country.
It wasn’t until the 1970s, as local ag struggled with labor and logistics, that Steamboat built its first gondola and gained prominence as a destination ski resort. In a county reliant on ranching and coal mining, the ski resort promised to bring new revenue and industries. It was an opportunity to create a year-round playground that would draw tourists and new permanent residents alike.
Fast forward 50 years, and Steamboat consistently ranks among the nation’s top ski resorts and mountain town destinations. What draws people to Steamboat – the vast open landscape and Cowboy Culture – is deeply rooted in the valley’s rich agricultural heritage. Something the Yampa Valley Community Ag Alliance (CAA) was founded to preserve and promote.
Est ablished in 1999 by a small but prescient group of local ranchers and business leaders, the CAA was created to ensure that the local ag community could adapt to a changing economy and remain resilient, active and vital for generations to come. They realized what is so evident today: The delicate balance between preserving the agricultural landscape and leveraging the western lifestyle is what makes this valley so special. This premise was echoed in Routt County’s Vision 2030 work, in which surveyed residents ranked community character (aka, that “small town feel”), agriculture and open space, as top priorities for the future.
Yet Steamboat, like so many other resort-based economies, was at high risk of losing agricultural lands to other uses. To survive and remain economically viable, local agriculture had to reinvent itself – and the CAA took the lead.
Today, the CAA plays a vital role in maintaining the resilience of agriculture in Routt County. The nonprofit provides resources, advocacy and support for local producers – whether it’s helping producers access state and national USDA and other grant funding, or offering direct financial support through low interest micro loans funded by private donations.
The CAA also assumes a leadership role for agriculture in water-related issues, recognizing that water is a
precious resource for both local producers and the greater community (including the ski resort). Their advocacy ensures that agricultural water rights work within a balanced river system. Most importantly, the CAA is committed to promoting local food and to building a resilient local food system – something that became vitally important during the COVID-19 pandemic.
While current residents and prospective buyers alike struggle with the rising costs of real estate and land across Routt County, no one feels it more than the ranchers and producers who rely on it for their livelihoods.
On average, U.S. farmers and ranchers receive only 15 cents of every retail dollar spent on food at and away from home, and producer margins decline as food moves along the food system. Given that the cost to live and produce is higher in the Yampa Valley, having access to a local consumer and wholesale market is essential to ensuring local ag’s sustainability.
Many local ranchers rely on direct to consumer sales to secure higher margins than commodity pricing. Wholesale to local restaurants has also become an essential outlet – coupled with consumer exposure through the local farmers market and the CAA’s Yampa Valley Foods.
Yampa Valley Foods offers direct access to locally grown and produced food from close to 100 different producers across the valley. These producers sell beef, lamb, pork and poultry, fresh produce, eggs, cheese, dog treats, honey, pantry staples, homemade condiments and baked goods, artisan goods, and more.
Explained Chase Hall, ranch manager of Yampa Valley Ranch, a 2,200 acre cattle operation that sells grassfinished American and 100% Wagyu beef through the CAA, “The CAA plays a critical role in connecting consumers to local agriculture. Yes, it’s about convenience, having a single source that aggregates local products. But it’s also about connecting local producers to consumers who really care about where their food comes from and are willing to pay a premium price for the superior products we offer.”
While consumers always care about the cost of food, many have become more sensitive to the quality and nutritional value they get for their food dollars. Through the CAA and Yampa Valley Foods, consumers can access local food and all the benefits that go along with it.
Local food is fresher and more nutritious. For example, produce loses vitamins and minerals the longer it’s stored and transported. Grass-finished beef and pasture-raised pork and lamb offer higher nutritional value than commodity protein. Supermarket eggs can be up to 60 days old, and lack the vitamins, minerals and lower cholesterol of fresh, free-range eggs.
Local food also tastes better, is handled and processed less – reducing risk from contamination and the chemicals used to preserve food. There’s also tremendous value in knowing where your food comes from – and local food ensures greater transparency. Moreover, buying local food supports the local economy, local producers, businesses and jobs.
Directly comparing the price of eggs, for example, between conventional and pasture raised is not an apples-to-apples decision. “When you compare egg quality between commercial producers and local farmers, it comes down to freshness,” adds Colby Townsend of Hayden Fresh Farm. “Once an egg is laid, nutritional value immediately begins to degrade. The longer an egg is out, the less nutritional value it preserves.” Consider that the next time you buy supermarket eggs that can stay on-shelf up to 60 days.
Whether you live in the Yampa Valley or treasure the opportunities to visit, we all share a desire and obligation to preserve what makes it so special. By supporting local agriculture and the Community Ag Alliance, we can do our part to maintain our cherished “small rural town” lifestyle.
Concluded Chase Hall, “Steamboat does a better job than most ski towns. But for our communities to thrive, we have to integrate and balance these two distinct ecosystems – tourism and agriculture.”
You can support local agriculture by visiting Yampa Valley Foods at 35 11th St, buying direct from local producers, or through a donation to the Community Ag Alliance.

REAL ESTATE TRENDS OVER THE PAST 19 YEARS
Number of Listings, Units Sold and Dollar Volume
With more inventory in spring and summer 2024, the market stayed strong into fall, with rising prices and increased buyer competition. If trends hold, sales should rise in fall 2025.
2024 Residential, Land, and Fractional Inventory
It’s always a wonder how trends develop year after year and the ways people inevitably follow them, so that eventually whatever look is in vogue one year (or five) is dated the next. Some trends seem to go on forever: Remember the never ending gray and white trend, or 50 shades of beige, or shaker kitchen cabinets? Others are short lived, which might lead to regret and the reprieve of “what was I thinking?” when you realize your once-trendy look is suddenly dated.
In 2025, the trend seems to be heading toward a more novel concept: individual taste. “In many recent conversations with the design team regarding trends, one thing that comes up without fail, is how people want a space that is more reflective of them and their style and preferences than whatever the current big trends are,” says Valerie Stafford, Partner + Lead Designer, Rumor Designs. “Our design team partners with clients to uncover their unique style,
while carefully infusing their look with contemporary shapes and patterns to keep every space feeling both personal and fresh.” The best way to avoid falling into the trend trap is to rely on your own individual style. This anti-trend trend continues to hold strong as the year reaches its midpoint.
Stafford rounded up the team at the Steamboat-based design firm to gauge what we can look forward to seeing in Steamboat-style interior design in 2025.
“Over the past few years, design has leaned heavily into minimalism, which can sometimes feel a bit reserved or understated.” Stafford says. “This year, we think we’ll see the resurgence of warmer, more detailed designs that bring character and personality to a space.” This can be anything from lighting controls that look like traditional brass fixtures to unique, artisanal handcrafted elements.
“We’re finding that the marketplace in general has so many more options than in years past,” Stafford says. “Before, it felt like we would go to market to source things for clients or our showroom R|D Home and everything felt so repetitive. It was as though vendors were just copy and pasting what they had seen everyone else do. Now, many vendors are thoughtfully partnering with artists and tastemakers, offering more distinctive and creative designs that make shopping excursions so much more inspiring” More options mean you’re more likely to find something that suits your tastes and not those dictated by trends.
“People are making more conscious decisions when it comes to furniture and finish selections,” Stafford says. “Consumers are looking for eco-friendly, wellmade, high-quality options. I think in 2025 people will opt to save and splurge for these consciously crafted pieces.” Think: hand crafted pieces that are more original, boutique finds and original, limited-edition styles. This is the counterpoint to the minimalist, modern aesthetic and big box store finishes that might look clean but feel generic. People are willing to spend more for quality and originality.
“Pantone’s Color of 2025 is Mocha Mousse, an indication that browns and other rich tones or their slightly toned-down variations will continue to rise in popularity in the coming year,” Stafford says. Warm, rich colors like beige, taupe, burnt sienna and olive green evoke a feeling of peace and tranquility. These earth tones also speak to the seamlessness of indooroutdoor mountain living.
Design influence from nature and more specifically, biophilic design will be big in 2025. “Biophilic design stems from an architectural style that incorporates natural elements into buildings to create an environment that feels connected to nature. Studies have actually shown that designs like this have proven health benefits such as reduced stress levels, increased productivity, lower blood pressure, the list goes on, all through this connectivity to the natural environment around you,” Stafford says. One thing’s for sure: this trend will give new life to 2025. //rumordesigns.com
STEAMBOAT SPRINGS, COLO.
Whether they are high-net-worth individuals (HNWIs) with investable assets of US$1 million+ or ultra-highnet-worth individuals with US$30 million+, the world’s wealthiest invest a significant share of their portfolio in real estate.
Real estate historically appeals to high-net-worth individuals as a tangible asset with clear lifestyle
benefits. Recently, luxury property values have surged around the world. In the U.S., from Q4 2019 to Q4 2023, luxury home prices increased 65% compared to a 40% gain in the non-luxury market, according to a 2024 report by J.P. Morgan Private Bank based on data from Miller Samuel, the National Association of Realtors and Haver Analytics.
While there are generational differences in purchasing decisions between people aged 21 to 43 and those aged 44 and older, both demographics consider property a top investment opportunity, according to Bank of America’s 2024 Survey of Wealthy Americans. The difference is in the detail.
Direct
Among younger individuals, real estate represents the greatest opportunity for growth (31%), followed by cryptocurrency and other digital assets (28%), private equity (26%), a personal company or brand (24%), direct investments in companies (22%), companies focused on positive impacts (21%), bonds (17%)and U.S. stocks (14%).
Individuals 44 and older prioritize U.S. stocks (41%), followed by real estate (32%), emerging market equities (25%), international equities (18%), private equity (15%), direct investment in companies (15%), bonds (12%), and cryptocurrency and other digital assets (4%).

Understanding wealth creation patterns is essential for luxury real estate professionals. Stock market investments continue to drive significant purchases. However, for younger clients, emerging wealth sources like cryptocurrency and entrepreneurship may provide funds for future real estate. By monitoring investment channels and understanding their clients’ wealthbuilding preferences, agents can best serve their property needs.
Most high-net-worth individuals (86%) intend to purchase real estate in the next 12 months, according to the 2024 Wealth Report by Chubb, while one-third plan to upgrade or renovate their homes. Meanwhile,
nearly half of global billionaires (43%) intend to increase their investment exposure to real estate over the next 12 months, according to the UBS Billionaire Ambitions Report 2024.
Real estate remains a key asset for wealthy individuals, whether they are looking for a second, third or fourth home—or investment property.
Staying informed on these trends is crucial for agents who want to reach new clients.

CREATING A VACATION RENTAL THAT STANDS OUT FROM THE COMPETITION
By Paige Hayes, Founder of Hayes & Co. Interiors
The short-term rental market has exploded in recent years- and with it, so has the competition. If you’re a host or investor, you’ve probably felt the shift. Listings are up. Booking rates are down. And scaling your business? It’s starting to feel like a climb.
But here’s the good news: guests are still traveling. They’re still booking. The opportunity hasn’t disappeared… it’s just harder to grab. And the single most important thing you can do to rise above the noise is this: STAND OUT.
So how do you actually do that? As a designer, host, and frequent guest myself, I’ve seen first hand what works (and what doesn’t). The three pillars that move the needle most are:
• Design that speaks directly to your target guest
• Amenities that enhance and elevate the experience
• A compelling, cohesive story that ties it all together
Let’s break it down.
This may ruffle some feathers, but it needs to be said:
Design is the most important factor in your short-term rental’s success.
Yes, even more than amenities. Even more than revenue management. Design is what stops the scroll. It’s what draws people in and makes them say, “This is the one.”
Design is not just about furniture. It’s the way you lay out a space to maximize comfort and flow. It’s the colors and textures that set the mood. It’s how you highlight amenities in a way that aligns with your ideal guest’s lifestyle. It’s the staging that makes your photography pop. It’s the choices you make about what’s in the kitchen, how many towels are stocked, and how your space feels.
Design is central to your ROI because it’s central to your guest’s decision-making. It’s not a bonus — it’s the strategy. Remember this: when all other factors are equal, a well designed property out-books its counterparts 100% of the time.
One of the most overlooked tools in STR success is storytelling. And I don’t just mean a charming listing description.
What I mean by “story” is the personality of your property—a theme or concept that creates emotional connection and sets expectations before a guest ever arrives. It’s how you build anticipation and help guests imagine themselves making memories in your space.
A great story:
• Reflects your target guest’s lifestyle and desires
• Highlights what makes your property unique
• Connects your design choices with a bigger vision
• Builds trust and emotional resonance
• Gives guests something to look forward to and remember
To craft your story, start with your ideal guest. Who are they? Why are they coming to your area? What would wow them? Then bring in your property’s unique features, your own background or personality, and stitch it all together with intention.
Yes, amenities matter. But I’m not just talking about checking a few boxes like “Wi-Fi” or “coffee maker.” I’m talking about upgrades—those intentional, standout features that move your property from decent to booked solid. That’s why we call them upgrades.
Upgrades can be amenities, but they’re not just amenities. They’re design features, value-adding extras, and experience-enhancing details that put your property one step ahead of your competition. They’re the things your guests remember. The things they photograph. The things they tell their friends about.
The key is to plan these upgrades early and intentionally. The right amenities reinforce your story, amplify your guest experience, and give people a reason to choose your listing over another.
Yes, amenities are part of design. Yes, they need to be planned. And yes, they absolutely matter.
We’re not just selling a place to sleep — we’re selling the promise of a feeling. A moment. A memory.
And when you design with this in mind, everything changes.
Guests want to walk into a space that lives up to the experience they imagined when they booked it. When you create a listing with a clear story and beautiful, intentional design, you’re priming your guest’s subconscious. You’re setting expectations. And thanks to confirmation bias, they’ll actually look for reasons that their experience matches that promise.
But they’re not naïve. The experience still has to deliver.
Every item you select should reinforce your design and support your story – while still checking boxes like comfort, quality, (and of course budget!). That’s why planning matters. It’s why you should always work with a professional designer, and have a great management team who understand the importance of bringing that story to life for your guests on a consistent basis.
When you focus on standing out through design, amenities, and storytelling, you won’t just compete — you’ll lead.
The market is saturated, yes. But your guests are still out there. Let your space tell a story they want to be part of, and you’ll give them a reason to choose you — again and again.
bundant wildlife is one of the best things about Steamboat, and if you’re lucky enough to encounter animals in their natural habitat, it can quite literally be the experience of a lifetime. To witness a herd of elk in an open meadow or see a bear lumbering at the edge of the forest, to hear the caw of an eagle or osprey flying overhead, even a snake slithering across the trail or to catch the glimpse of a jewel-toned rainbow trout swimming in the river can make your heart beat a little faster and give you that direct connection to nature that makes spending time in the mountains so special.
But when a woman was seriously injured during a moose encounter at River Creek Park in early June, it was further evidence that encounters between these massive, majestic animals and humans are becoming more frequent as the moose population in and around Steamboat continues to grow. It’s a reminder that these are wild animals to be respected as much as they should be revered. It also begs the question, “What should I do if I encounter a moose?”
Always give moose plenty of space so they have a safe
exit, says Rachael Gonzales, Public Information Officer for Colorado Parks and Wildlife. “The so-called rule of thumb is if you can put your thumb up and cover your view of the animal, that’s a safe distance,” But as the moose population grows, chances of an unexpected encounter with a moose at close range can potentially be more likely, especially on the bike path or trail where you might unknowingly approach a moose at speeds that close the distance to an animal faster, or before you’re even aware the moose is there.
“It’s not uncommon to see moose in the Steamboat area, even in and around downtown because that’s their habitat. They love marshy areas with willows and there’s a lot of that type of terrain in and around Steamboat,” says Gonzales. “We call them ‘the gentle giant’ because they are intelligent, docile animals. But they are also big and very powerful, and if they feel threatened in any way, they are not afraid to protect themselves.”
According to Gonzales, Steamboat is a great habitat for moose. “It’s important to remember we are moving into their habitat, not the other way around. We have built our homes in their home,” she says. Here are few tips to help better understand these incredibly powerful animals and what to do should you find yourself in the path of a moose on the loose.
According to the CPW website, Colorado is home to more than 3,000 moose, comprising one of the fastest growing populations in the Lower 48 States. The breed of moose native to this area is the Shiras moose, the smallest of the four moose subspecies. They are the second largest land animal on the continent and
Colorado’s largest game animal. A bull moose can be up to nine-and-a-half feet long, six-feet-tall at the shoulder, weigh between 800 and 1,200 pounds and can run up to 35 miles per hour. They have a long head with a pendulum flap under their throat known as a “bell” and are famous for their massive, flat palmate antlers that are shaped like a hand. Moose have very few enemies in the wild and therefore, do not fear humans as much as other species, according to the CPW website. They are very curious and will often approach humans or houses which is why it’s so important to understand their behavior.
The reason we see moose on the ski slopes or even wandering through town is because they are often on the go, migrating from one area to another foraging for food, and it might so happen that people are in the way. That’s why it’s critical to understand the most important tenet of moose behavior—they need plenty of space. “They are beautiful to watch from a distance, but you absolutely do not want to get close enough that the animal feels threatened,” Gonzales says. The notion that moose are moody or temperamental or even stupid simply isn’t true. “Moose are extremely intelligent, docile animals,” Gonzales says. “Remember they are herbivores that will graze all day long on plants and shrubs. They are a pray source for other predators, which is part of the reason why they will charge if they feel threatened.” A great way to view moose is from a high spot, looking down into a drainage. Also near the water, as moose are excellent swimmers and at home in the water.
One of the biggest risks regarding moose, according to Gonzales, are dogs that are off leash. “Moose will view dogs as a predator,” Gonzales says. “If your dog is

off leash, you’re putting your animal at risk of getting stomped on, or if your dog turns back and runs to you, you’re also then putting yourself at risk.” If a moose feels threatened, it may charge, especially a female that has a calf with her. “Once you encroach on a moose’s space it’s going to feel uncomfortable and agitated. “If they feel threatened, they are not afraid to defend themselves,” Gonzales says. It’s also not a good idea to wear ear buds that make you less aware of your surroundings in moose territory. Chances are you will hear an animal before you actually see it.
The key to a safe encounter is all about distance. “If you encounter a moose and you have plenty of space between you and that animal, leave it that way,” Gonzales says. “Back away slowly, and then get out of that area as quickly as you can, and head in a different direction.” If the animal notices you, it may get agitated. “If it pins its ears back, licks its lips, or starts moving back and forth, that’s when you want to start looking for an escape route. Give the animal as wide a
berth as possible so it can also get away from you.”
If you don’t have a clear escape route, “Put something big between you and that animal to protect yourself—a tree, a car, a rock—and get as close as you can until the animal moves away on its own. If you’re on skis or a bike, ditch them if necessary, in order to back away slowly to give the animal space.
BE RESPECTFUL.
BE AWARE. BE SMART.
In case you were wondering, the only time it’s legal to shoot a moose is during a designated hunting season
and if you possess a moose tag. Otherwise, unless you can prove it was charging directly at you, it is against the law in the state of Colorado to kill a moose. “You can’t kill a moose for stomping your dog or damaging your car. If you kill a moose, CPW will be notified and will conduct an investigation. It’s going to be clear if your life was threatened.”
The way to keep yourself and the moose safe is fairly simple: “Have respect for the animal. Be aware. Be smart,” Gonzales says. “Your life is not worth a viral video if you’re not alive to enjoy it.”

• GIRLS ON THE RUN of Western Colorado, funding the region’s Fall 5K event, a celebration of confidence, teamwork, and achievement for young girls.
“Our brokers live and work in this community,” said a representative from SSIR. “The Community Fund allows us to support the causes and organizations that truly make Routt County a better place.” As the fund looks ahead to future grant cycles, one thing remains clear: its dedication to strengthening the fabric of the community—one grant at a time.
With local roots that run deep, giving back to our community is at the core of who we are. We are proud to support Routt County nonprofit organizations that serve the needs of the Yampa Valley, and we thank them for all they are doing for those who live in our community.
