Of all fireplace projects, adding a mantel can result in the most dramatic transformation. And many companies offer mantel kits that can be assembled and installed in hours. When ordering, make sure the mantel’s distance from the firebox, which is the inside of the fireplace, meets local and national fire codes. To install, you typically have to do no more, after a bit of measuring and marking, than attach

several lengths of 2x4 to the wall and then screw the mantel into them (it’s not unlike hanging a big picture frame).

ADD GLASS FIREPLACE DOORS

Because a fireplace so easily draws the eye, the space above it is ideal for displaying anything you want to catch attention with. Art works well here, but even better is a mirror. Not only can it add sparkle when a fire is lit, but if you like to change the look of a mantel with the season, a mirror reflects it instead of clashes with it. The only difference between hanging a mirror over a fireplace and anywhere else is that you will likely have to attach it by drilling into brick. For that, use a carbon-tipped masonry bit and insert expansion anchors into the hole.

As long as you don’t make the common mistake of keeping them closed when a fire is blazing, glass fireplace doors, available in styles from traditional to contemporary, can make a fireplace not only more attractive but also more functional. They help a dying fire keep a room warmer longer, and they hide the unsightliness and odor of halfburned logs gone cold. As with a mantel, installing glass fireplace doors is a good weekend project because most of the work is in getting the measurements

But tiling the entire decorative area around the fireplace, known as the surround, might require more skill and time than a typical weekend warrior has. Instead, consider only tiling the hearth, which is the area directly in front of the fireplace. Because the hearth lies flat, the work will go much easier than if you were doing a vertical surround. But the result can be nearly as much of a conversation piece. Almost any type of tile, from terra cotta to mosaic, will work. Just make sure it can take the heat, and occasionally having a fireplace tool dropped on it.

If you are bored with a fireplace of natural red brick, consider painting the surround. Bright white is the most popular color, but depending on the room’s décor, and whether you want the fireplace to be the center of attention or play a more subdued role, consider other shades and colors, too. The work is simple: clean, beginning with a wire brush; prime, using a roller; and paint, using latex paint capable of resisting heat up to 200 degrees, as most are. If you are also painting the inside of the firebox, use a high heat spray paint, which can withstand temperatures up to 1,200 degrees.

How about saving the installation of a fireplace mantel for another weekend and spend this one scouring consignment stores, architectural salvage yards, and online sites like eBay for a cast-off mantel to refurbish? Especially if your style is traditional or rustic, salvaged mantels can add personality to a fireplace that’s hard to achieve in any other way. Musts for a successful weekend salvage expedition are a tape measure, knowing your fireplace’s dimensions, and some way to haul your discovery home.

GAS FIREPLACE HINTS For a few localized fireplace hints, we went to Wolf Bennett of Mountain Home Stove (mountainhomestove. com), which has been keeping the Yampa Valley warm since 2002. Following are a few of his recommendations:

LIVE THE

WESTERN HERITAGE LIFESTYLE

HEAT OR AMBIANCE? This is the main question you need to answer. If heat, how large a space are you warming? You also need to decide between built-in (fireplace) or free-standing (stove). Inserts go into an existing woodburning fireplace. There are many options around looks, features, shapes and utility in gas-burning fireplaces. FUEL TYPE: There are a variety of fuel types to choose from, including wood, pellet, propane or natural gas, and electric. Deciding that is one of the first big considerations to make. BUDGET: Are you thinking Lexus or Subaru? Sure, you can get a budget appliance from Home Depot, but in the hearth industry, you get what you pay for in terms of quality, technology, options and local support. WOOD-BURNING LIMITATIONS: New regulations are on the horizon requiring emissions of 2.0 gr/hour or less. In our air shed, most structures can operate one EPA-certified wood appliance. New-tech wood fireplaces and stoves have very long burn times and use less wood. PELLET BURNING: Consider this as wood burning on a thermostat. Still falling under the 2020 emission regulations, pellet stoves/inserts are highly engineered devices that require maintenance and power. They are highly efficient and burn very clean but are not for everyone. GAS TECHNOLOGIES: How do you want to operate your gas fire? Standing pilot units are simple – like an older noncomputerized car. Parts still wear out eventually, but they are easy to diagnose and repair. You flip a switch or set a thermostat to turn it on and off; these controls can be wired or wireless (the latter using batteries). Intermittent pilot ignition (“IPI”) units light the pilot on a demand for heat. Newer ones let you set the unit to a standing/continuous pilot mode during the coldest months then change the ignition mode to pilot-on-demand during the shoulder and summer seasons. Newer IPI controls include buttons to change the flame height, fan speed and ambiance light. VENTING: This is the way the exhaust/smoke leaves your house. Ventless gas stoves and fireplaces are not allowed here. Wood venting, or chimneys, must go up through the roof and higher. Gas venting generally can go up and out a wall. Wood chimney venting is different than gas, and they are not interchangeable. Have a professional design and install these systems and talk you through the requirements.

or a couple of years, the concept of hygge (“hue-guh”) has been infiltrating young, hip homes from coast to coast. It’s a Danish word that’s often translated as “cozy,” but it has a broader meaning: the idea of appreciating the simple pleasures of life, such as lighting a few candles on the dinner table or curling up with a good book and a soft blanket. Its popularity seems to stem from nostalgia for quieter, pre-digital days.

Many interior designers shudder at the thought, picturing bookshelves crammed with handmade knickknacks and stacks of tea towels overflowing kitchen counters. But for Christiana Coop and Aimee Lagos, owners of design firm Hygge & West and authors of “Hygge & West Home, Design for a Cozy Life” (Chronicle Books), hygge isn’t about accumulating stuff. It’s about comfort.

Adds Lagos, “We were recently talking about a gorgeous house owned by friends of ours, and we agreed that the most wonderful thing about it was the absence of ‘don’t touch that’ décor. As a family, they’d evolved their home to become a place that’s warm and welcoming. That’s one of the great things about interior design. You don’t need to officially define your style; you can let the things you’ve accumulated over the years say who you are.”

“The key to creating a warm, welcoming home is letting your presence shine through,” says Coop. Which, she admits, sounds easier than it is. “With the emergence of Instagram, it’s sometimes hard to focus on how to create your own

CONTROLLING THE CLUTTER The houses in “Design for a Cozy Life” exude comfort and personality and yet are ten times more orderly than the way most of us live. There are no produce stickers on the fruit bowl’s lemons; shoes are neatly paired under a hallway bench; books are stacked in precise pyramids. While much of it comes down to editing and upkeep, Lagos admits that it’s also the difference between normal life and life modified for the camera.

“I live in a house with two teenage boys, so I’m always thinking of clearing things out,” she continues. “Fortunately I don’t accumulate a lot — after I’ve invested in something, I have a hard time getting rid of it. For us, whether or not something stays in our home depends on if it’s still being used. The sofa in our living room is 21 years old.” Coop concedes to her gathering tendencies. “There are places in my apartment where I’ve gone overboard. I have built-in shelves in my bedroom,

“When you see someone’s house on social media, you’re not seeing how they live.” She describes how her best friends reacted to the book’s chapter featuring the Lagos family’s cabin. “They said ‘it’s awesome, but it’s not the way it looks in real life.’ I explained that what they were looking at was a very highly edited and curated version of the space.

which I was keeping pretty clear. Then I started moving things onto them, and I realized one day they looked better barer. So the stuff went into drawers, and six months from now I’ll look at it all with fresh eyes and decide it’s time to bring it out again. “I tend to accumulate a lot of whimsical pieces,” she adds, “to the point where I’ve told myself ‘you’re not allowed to buy anything with an animal motif ever again.’ On the other hand, these are things that I like. I’ve learned that if you gather them in a thoughtful way, rather than spreading them out over a room, they look like a collection. I have a bookshelf in my office where I’ve corralled a lot of the whimsy.” WHEN HYGGE MEETS MODERN For homeowners whose tastes run to traditional and warm, embracing the concept of hygge can be effortless. But how would someone with a modernminimalist aesthetic create a home that’s all about comfort? Lagos says that it’s a

matter of fashioning a mood that makes you feel happy and content. “My mom is very modern and minimalist, and when I look at her house there are definitely things I would do to add warmth. But she’s a different person, and for her, clean spaces and lines feel very calming. She’s very intentional in her choices of art, and when she comes to my house she thinks there’s way too much stuff. The things that are soothing to her are not to me, but then it’s not my house. People hear buzzwords like ‘cozy’ and they think about throw blankets and fireplaces, but it’s really about what makes you feel cozy, not some lodge in Vermont.” THE POWER OF PATTERN The Hygge & West aesthetic informs every piece of the company’s home décor products — patterned wallpaper, bedding, and shower curtains created by artists and designers, ranging from modern botanicals to fun geometrics. to a space. “We want our patterns to be artful, to add a sense of drama and narrative to a space in a more dynamic way than just adding color.” Coop agrees, and says that the reason they’ve chosen to work with a home’s more expansive surfaces (it doesn’t get bigger than a wall or a bed) is that it’s a simple technique for injecting warmth. “One of the things we do with our patterns is make sure they resonate with a range of personalities,”she says.“They’re designed to connect with people.” As much as they love wallpaper, Lagos and Coop understand that not everyone is in that camp. Lagos says she has friends who’ll “dip a toe in the pattern pond” by putting it up in a powder room. “Adding it to a small space gets the ball rolling in a risk-free environment. A lot of homeowners can go days without even walking into their powder room.” And Coop says that fear of wallpaper is a reason they’ve branched out into bed and bath goods. “Colors warm up a space, but pattern adds interest and personality. I recently sewed a lot of curtains for my new apartment, and I couldn’t believe

They all had pattern, and it made everything seem finished.” Lagos maintains that introducing pattern into a wood, glass, and stone mountain home that takes its cues from the rugged outdoors isn’t difficult. “I live in a house with a lot of wood paneling, so I know it’s doable. Choose a motif that brings the outside in. A floral pattern or something drawn from nature, or something simple and geometric that works with a lot of glass.” BOOKS AND BEYOND Adding books to a space immediately dials up the hygge factor. “We’re both book lovers,” says Lagos, “and they are one of the things that bring genuine personality to a room. I love looking at the books on display in a house. Books that a person has loved, read, and wants to live with — they can say more about someone

than family photos.” Coop adds that for non-booklovers, there’s an alternative to the decorator’s trick of scooping up a shelf of random titles from a discount bookseller. “Personal collections infuse a space with warmth. Think about a collection of plates or matchbooks from places you’ve been.” “Exactly,” agrees Lagos. “The stereotype of hygge is that it’s all candles and sheepskin rugs. But for me it’s more about texture and layers, regardless if you’re traditional or modern. Hygge has a tactile sense. We’re book lovers and pet lovers, and sharing our space with friends and family and pets creates that sense.” “Clichéd as it is, there is something nice about the ritual of lighting a candle,” laughs Coop. “In fact, I have one burning on my desk right now.”

Trend Report: Kitchens Pot-fillers, brass hardware and talking freezers: Today’s homebuyers want kitchen features undreamt of a decade ago

A

home without a kitchen is unthinkable. You can get by without a family room, a home office, or even a dedicated bedroom (remember that post-college studio?), but until you have a space for storing and preparing food, your house is like a car without an engine. Kids do their homework there, parents pay bills, and friends gather during parties. It’s the reason kitchen remodels are the most popular major home improvement in the country. They’re also the most expensive. Whether you’re selling your place or are increasing your own pleasure, it pays to know which upgrades are trending. We asked Amanda Pendleton, lifestyle expert at Zillow SteamboatHOMEFINDER.com

(zillow.com), to share data on the updates buyers are looking for, so you can put your money where your mouth is. TEAR DOWN THOSE WALLS If you think “open-concept” is a buzzword solely the purview of HGTV, you’re wrong. Open kitchens that flow into a dining or living area are everything. “Millennials make up 42 percent of buyers,” says Pendleton, “and they have young families or are starting families. They want a place where they can keep an eye on the kids.”They also envision themselves as entertainers, who can keep the conversation going while grabbing another tray of cheese puffs

from the oven. “Kitchens aren’t just the heart of the home, they’re doing doubleduty as offices, dedicated bars and homework spaces,” she says. THINK LIKE A CHEF Zillow recently compiled a list of key words that positively impacted the speed and the price at which homes were sold. Six out of 10 were features that would normally be associated primarily with upscale chef’s kitchens. Steam ovens, extolled as a faster, healthier way to cook, is the number-one feature that helps sell a home, followed by professional appliances, wine cellars, pot fillers, waterfall countertops and WINTER 2019/20 • STEAMBOAT HOMEFINDER | 27


GET ON ISLAND TIME According to Zillow, super-size kitchen islands aren’t just a flash in the pan. “Think of them as an extension of kitchen cabinetry, with prep sinks, wine fridges, microwave drawers, and more counter seating. Big islands are extremely desirable,” says Pendleton. Breakfast nooks are another popular feature. “Nooks are a growing trend all over the home — reading nooks and play nooks, as well as dining nooks.” As the formal dining room goes out of style, people still need a place to sit and eat. Enter the banquettes, nooks and counter seating. KEEP UP WITH MATERIALS AND FINISHES When it comes to finishes, the classics have staying power. Wood Shaker-style cabinets continue to dominate (they command an almost 21 percent premium in home sale price), but the blindingwhite kitchen of recent years is giving

way to color. “Blues and greens — sky, emerald — are replacing all-white kitchens, and ‘tuxedo-style’ kitchens, which have dark cabinets with light walls, or vice versa, are seeing a bump in price,” says Pendleton. And open shelving, as impractical as it sounds, makes a huge difference when a house is on the market: “It’s the number one feature that sells a home fast.” Despite a rise in the popularity of Moroccan, hand-painted, and cement tile, subway tile is still the most popular backsplash material; homes that feature it sell at a 10 percent premium. Herringbone backsplashes get even more of a price bump (18.5 percent). The reason, says Pendleton, isn’t that people are Jonesing for herringbone, but that certain words in a listing indicate that a home is owned by someone with high design taste. “You can’t just install herringbone and assume you’ll get a better sale price; it has to reflect an overall attention to detail.” Other biggies: quartz countertops (representing a 20.7 percent sale premium), hardwood floors and hardware in matte black and brass finishes. “Brass warms up some of the cooler tones we typically see in kitchens,” she says. When we see it as a listing keyword, houses sell more quickly at a 17 percent premium.”

prep sinks. “Certain features stand out and say that this house is special, and something worth paying a premium for,” Pendleton says. Even buyers who have never roasted a chicken want the bells and whistles. “They see it on their favorite cooking shows and are willing to pay for it.”

Impractical as it seems, homebuyers love the idea of open shelving.

While stainless steel was once the hallmark of a high-end kitchen, buyers are now looking for paneled appliances, black appliances, even custom colors. DON’T NEGLECT THE WORKHORSES It’s no surprise that stainless steel appliances are still the buyers’ favorites, “to the point that it’s become an expected finish. If you’re buying a newish home, you expect that you’ll find stainless steel,” says Pendleton. But while stainless was once the hallmark of a high-end kitchen, she says “buyers are now looking for what’s going to make a kitchen special, including paneled appliances, black appliances, even custom colors.”

You can thank Chip and Joanna Gaines for the continued appeal of farmhouse sinks, which when included on a listing can add a 17.6 percent premium to a home’s sale price. But even more of a selling point is the overall number of sinks in a kitchen. “Extra sinks, more sinks, bar sinks, veggie sinks — they are a huge selling point” representing a 24.1 percent premium, says Pendleton. Lighting-wise, while recessed lights and pendants still strike the buyers’ fancy, the hottest change in

COLOR AND TEXTURE Rich browns and chalky greys have become a popular combination in many mountain homes. There are also fun new wallpapers and accent tiles that can be applied sparingly for a big change. 2. LIGHT Working in a dark, unconnected kitchen doesn’t inspire much. FOOD STORAGE Great options exist to create the perfect combination of refrigeration and freezer. From stand-alone columns to undercounter drawers, everyone can find the perfect flow without being restricted to a traditional over/

kitchen illumination is the proliferation of high-design fixtures. “People are moving away from simple task lighting to fancier lighting — chandeliers and statement pieces.” And what about smart kitchen technology, such as talking refrigerators, WiFi-connected ranges, and voice controlled ovens? It’s still early days in the world of multitasking appliances, but Pendleton says they are already impacting home sales. “People just think they’re cool.”

A top Mountain West landscaper shares his secrets for creating outdoor spaces that look great year-round

here was a time when landscaping meant focusing on turf grass or whatever else was cheap and easy. But in the past two decades, that has changed drastically, says landscape architect Seth Bockholt, whose firm, Bockholt Inc., designs and builds residential landscapes throughout the Mountain West. “Now it’s much more comprehensive, with landscapes designed to be sustainable and have varying interest

throughout the seasons,” says Bockholt. In the Mountain West, seeing a landscape through the three to five years it might take to bring it from a dirt pile to maturity can require much more effort than it might in other regions, Bockholt says. A short growing season, extreme heat and cold, lack of precipitation, salty soil, even an abundance of wildlife can all present challenges. “But with thousands of plant varieties

to work with, we have the opportunity to set each landscape apart,” he says. The secret to creating varying interest for a single landscape is that every element should be dynamic, changing throughout the seasons, Bockholt says. “Part of the reason I love landscaping is because of its dynamic nature,” says Bockholt. “Even when something looks amazing, knowing it might not always remain that way makes you cherish it even more.” SteamboatHOMEFINDER.com

And he doesn’t limit the need for an ever-changing look to a landscape’s greenery. Landscape sculptures, for example, should be designed so that they are constantly re-created by the play of shadow and light as the sun goes through the seasons. “The symbolism you can create out of that is amazing,” Bockholt says. As for going through the seasons, here are some of Bockholt’s ideas on how to make a home’s landscaping stand out in all four. SPRING

Among trees that can anchor a spring landscape, Bockholt is partial to the deciduous eastern redbud. As its name suggests, it is not native to the Mountain West, but it has habituated itself well enough to make for a great transition from winter to spring because its black bark and sculptural form vividly contrasts with late winter snow and then, in the spring, against its pink flowers. SUMMER Summer is the season for humans to most agreeably become part of a home landscape, relaxing in the deep shade of a sheltering tree as its leaves rustle in the breeze. If you have planned well, you might also be enjoying the sound of water splashing from a garden fountain. For adding color to the experience, one of Bockholt’s summer favorites is the cone flower, a sun-loving, drought-tolerant perennial that blooms from June through August. Although traditionally purple, its blossoms can now be found in just about every color imaginable. And its hardiness makes it a natural for low-maintenance perennial cutting gardens whose bouquets are destined to add color to the inside of a home as well. 32 | STEAMBOAT HOMEFINDER • WINTER 2019/20

FALL Fall is the season when trees that primarily offered shade now offer color: the yellow leaves of aspens, the reds and oranges of maple and oak. Among perennials, a good addition to the color mix are the large orange flowers of the goldenrod, as are the purple flowers of the Russian sage, which, nobody seems to mind, is neither Russian nor sage. Grasses are a favorite of Bockholt’s, too, adding variety year-round, but especially in the fall, when the seed heads of varieties such as Karl Foerster, blue oat, and Indian rice not only rustle and wave in the wind but, in certain light, almost seem to glow. Fall is also a season of preparation, Bockholt says. Start to wrap trees and shrubs to help protect them from the winter sun, and begin deep-watering the trees, to ensure they will be healthy in the spring. WINTER From a landscaping point of view, a Mountain West winter can seem like the most challenging season. Which is why Bockholt sometimes practices what he calls inside-out landscaping, based on the premise that in winter you most often view a landscape from inside a house looking out, and so want that perspective to be the most interesting. Instead of a typical planting scheme,

In the Mountain West, a sure-fire way to produce a colorful spring is by planting bulbs in the fall. One of Bockholt’s favorite bulbs is the daffodil, which is often the first to make an appearance as the snow melts. Another early arrival is forsythia, a shrub whose bright yellow flowers, which appear before its leaves do, never fail to make a grand entrance.

which begins with a backdrop of larger, darker foundation shrubs set against the house and then progressively scales the plants down as they get farther away, inside-out landscaping does the opposite, with the larger plants out away from the house and the smaller ones closer in. Besides the visual effect, another benefit of the inside-out scheme is that it helps protect the (typically woody) foundation shrubs, which are more easily damaged than most plants by packed snow and ice sliding off of a roof. Winter is also a season when a landscape can be brought to life by artificial light. “During the day, the view can seem like it is just snow and the tops of trees,” Bockholt says. “But at night, illuminating the same view is one more way you can make a seasonal landscape look amazing.” SteamboatHOMEFINDER.com

LOCAL LANDSCAPE HINTS For a handful of local, multi-season landscape hints, we went to Mike Baran of Gecko Landscape & Design (geckolandscape.com) for his two cents on year-round outdoor spaces. Here’s what he had to say: FUNCTION AND FURNISHINGS: Identify what the space will be used for. This depends on how you plan to entertain, decks or spaces already existing at the residence, features such as water and fire and privacy versus view corridors. And make sure you discuss and account for furniture. Most outdoor accessories tend to be larger in scale, so make sure the space flows well. Also, consider the space’s year-round use. Should it be covered, heated or enclosed?

MATERIAL MATTERS: Select materials that complement the existing structures on site. It’s best to honor what is already going on in the area rather than forcing something new. It can feel out of place to use concrete pavers or porcelain tile if the whole house is natural stone. STEAMBOAT SIMPLICITY: Keep things simple and durable in our mountain climate. Select materials that don’t deteriorate or fade, unless a natural patina is desired.

The rundown on rugs How to invest in a rug that you’ll treasure for a lifetime

M

ost of us upgrade our home’s major furnishings — sofas, coffee tables, armchairs — every decade or so, as our tastes and bank accounts mature. But to misquote the diamond ads, a handmade rug is forever. As much a piece of art as it is utilitarian décor, it will likely move with you throughout your adult life, and will often be passed down to the next generation. Much of that is due to the sheer investment: Large, high-quality, hand-knotted rugs can command tens — or hundreds — of thousands of dollars. In 2013, one 17th-century Persian rug fetched $34 million at auction. Clearly there’s a lot more at stake than shopping for kitchen stools. Dr. Hamid Adib, one of the country’s foremost experts in antique Persian rugs, says the most important part of buying a rug is educating yourself. “It’s the same as when you’re buying a car or a computer — when you equip yourself with education, you make the least mistakes.” The Adib family, whose tradition of rug weaving dates back centuries, has two destination rug galleries, one run by Adib in Salt Lake City, the other by his brother Ray in Walnut Creek, California. Serious collectors travel across time zones to visit each. We asked Adib to take us by the hand and show a neophyte buyer what to look for.

A HANDMADE TALE First things first: Know if you’re buying a handmade or a machine-made rug. Think of it as the difference between an original painting and a print. The finest rugs are made entirely by hand, which means no parts are manufactured on a machine. Adib says sellers sometimes use confusing terms that give the impression of a handmade piece, when in fact it was partially produced on a machine. Hand-tufted rugs, for example, are produced using a tufting gun and are glued instead of knotted. A hand-loomed rug employs more handwork, but does not entail the high degree of workmanship that increases a piece’s quality and value. It’s a matter of getting what you pay for, he counsels. “If it’s machine made, you should only pay for a machine-made rug.” WORKMANSHIP MADE SIMPLE To put it simply, “the more knots, the more labor, the more expensive.” Adib explains that many of the rugs his family commissions are the product of three people working eight-hour days for six months; a truly spectacular project may take 12 artisans six years to finish. So when you wonder why hand-knotted rugs cost so much, “Look at the man hours. It’s incredible.” Workmanship accounts for nearly 90 percent of a rug’s value. “Look at the back of a rug and you’ll immediately become educated. It’s a

simplified way to describe the workmanship involved, but you’ll understand why a rug with 100 knots per square inch and one with 800 knots per square inch are priced accordingly.” GETTING TECHNICAL: MATERIALS AND DYES Adib explains that while wool is the fabric of choice, there are varieties: Some is fine, some is what he calls “slaughterhouse wool.” “In our family we say if you’re spending so much time weaving a rug, there’s no sense in using a cheap wool.” Silk is another fine ingredient; again, it comes in varieties. “Real silk that comes from silkworms and is processed correctly” is more desirable than silk substitutes made from bamboo, viscose, or mercerized cotton. “You have to know which is which, in order to make the right decision. It can mean the difference between a rug that lasts 15 years and one that lasts over 100 years.” Dyes also factor into a rug’s value. Those that come from natural sources — vegetables, insects, even the natural color of the sheep itself — are considered “good” dyes, as are chrome-based chemical dyes. All need to be stabilized, meaning the yarn must be washed again and again until it no longer bleeds. Adib says that while aniline dyes provide vibrant colors, they can adversely affect the yarn. THAT SPECIAL SOMETHING Finally, a rug’s uniqueness factors tremendously in its value. Dynasties of rug-makers in Iran, Turkey, Afghanistan, Morocco, Egypt, the Caucasus, India, and Pakistan have been practicing their art for thousands of years, and the results are patterns and color groups that are distinct not only to a region, but to a specific family. That family’s signature is what can make a rug so valuable. Finding a family trademark on a rug, says Adib, is similar to the value a Van Gogh signature brings to a painting. Not just generations of artistry, but of family honor, are woven into the piece. “Sons and daughters can’t compromise the names of their families by creating something with a coarser weave,” says Adib. “It is a labor of love. Of culture.” Which is one reason a rug that’s authentically “Persian” — meaning it was made in Iran — is so much more valuable than a rug with a Persian pattern made in China. You might say it is a tangible product of a country’s soul.

MEASURING UP Once you understand rug essentials, shoppers can focus on what they need. That’s often a matter of size. Adib says one common problem is a customer who looks at the area she feels needs to be covered — the space between a sofa and a fireplace, for example — when she should be looking at the entire room. “I have customers with a 600-square-foot room looking for a 5 by 7 rug. It will have a shrinking affect, taking a big, elegant room and making it look smaller.” Almost as bad: covering an expensive floor with a rug so large, it looks like wall-to-wall carpet.

Large spaces such as great rooms can require multiple rugs, each defining an area: dining, entertaining, lounging. Adib says you want to choose rugs that look good together but are not perfectly matched. Laying down three rugs in the same pattern diminishes the artistic quality of each. “Things that are too matchy-matchy start looking machine-made. Look for rugs that are three distinct pieces of art that complement each other.” He’s also a fan of layering rugs over larger pieces, even wall-to-wall carpet. “It’s a technique used throughout Europe, but here seen mostly on the coasts. Look at old European mansions and you’ll see lots of it — beautiful carpets with more delicate silk rugs layered on top.” STYLE MATTERS Adib says although there are hundreds of subcategories, you can place most handmade rugs into one of three general styles: traditional, transitional, and contemporary. Which you choose depends on your home’s overall personality. Generally, he suggests going in a different direction than the space’s overall style. “People think, ‘I’ve got a contemporary house and I need contemporary

furniture, paintings, and rugs.’ But I would suggest making it less predictable. Coordinate, don’t match. In a contemporary space, bring in a transitional piece, something that doesn’t blend into the overall scheme.” Likewise, he likes using a rug with a graphic, simple pattern in a traditional space. The idea is to avoid a room where everything blends together in one monotonous style. A MATTER OF TRUST There are tons of things that are great to buy online. Handmade rugs, says Adib, are not one of them. “Trust is very important when buying a rug. I see people selling machine-made rugs on the internet as handmade. Not only can the glue backing create a health problem, the dyes will eventually run together.” But not all brick-and-mortar retailers are created equal. “If you are being pressured into a sale, leave.” Instead, he says to seek out a seller who is patient enough to educate a client, will allow you to take a rug home and live with it for a few days, and exchange it, if need be, without any hiccups. “Work with someone you know you can always go back to. You want a doctor, mechanic, and attorney you can trust. You also need to trust your rug dealer.”

Low-density padding may not support your carpet correctly, providing inadequate protection against wear and tear. A higher density pad will feel more solid and extend your carpet’s life. OTHER CONSIDERATIONS: A moisture barrier protects against dirt and spills and keeps your carpet at its best longer. Also consider pads that allow in-floor heating to radiate through, or insulate against cold or drafts.

In August, 84 homes sold in Routt County, a decrease of 5% from last month, and a year-overyear decrease of 19%. Year to date, home sales are down 6%. Of the homes sold in August, 28 were singlefamily detached, while 56 were condos/ townhomes. Sales of detached homes was down 49% year over year, while sales of condos/ townhomes was up 14% compared to August 2018.

MARKET TRENDS with Doug Labor Steamboat Market Leveling Off?

F

or the first time in a decade, sales and dollar volume dropped over the first three quarters of the year and listings have increased. Signs are pointing to a leveling of the market for the first time since its crash in 2009.

The 1,134 listings the market had in 2018, which was the third lowest number of properties for sale since 1985, went up 7% in 2019 to 1,215. From a buyer’s perspective, that is not necessarily a bad thing, as over the past three years they have had few options to consider for purchase. With the added inventory, it seems that buyers would act on the additional options. However, the opposite has occurred with a 9% drop in transactions (964 to 877) from 2018 to 2019.

Another reason, though to a lesser degree, transactions have declined over the past two years is from a decline in condo sales. Lower inventories have hurt the condo market, and as of the end of QIII 2019, a five-month supply existed, while single family home inventory has an eight-month supply. Historically condo and single-family home sales track nearly the same. Although purchases of Steamboat condos have dropped in 2019 from 2018 and 2017, median dollar-per-square foot values increased in 2019 by 18% over two years, to $372/ sf, and median prices increased 8% to $354,000. The number of Steamboat Springs single family homes have leveled off, yet $/sf values from 2017 to 2019 increased 20% to $379/ sf, and median price increased a whopping 28% over the past two years to $1,075,000! Overall listings may be increasing, but the most desirable property types in the most desirable locations continue to appreciate. Steamboat Monopoly It is always interesting to see the inner workings of real estate markets and to understand the trends as they ebb and flow. In traditional communities, people primarily buy or sell as they move in or out of the city or town where they reside. In Steamboat Springs, which is not only considered a traditional market, but also a resort community, there are several additional reasons people buy or sell properties. In addition to a primary residence, other common intentions can be a family vacation home, investment property, or retirement home. But whatever their initial motivation, real estate needs can change over time, and there appears to be more frequently moving of longstanding Steamboat owners than ever before.

Looking closely at the type of properties that have sold, land sales have taken a substantial hit over the last few years (purple line in following graph). The first three quarters of 2017 saw 200 land transactions. Two-thousand eighteen posted 174 and in 2019 there were 120. That’s 54 fewer than 2018, and 80 fewer than 2017. Post-crash land sales have been hurt mainly by construction costs and contractor availability. Also evident on the graph is the shot in the arm land sales received in the Stagecoach area from the anticipation of the sale of the Stagecoach Ski Area, which eventually fell through.

Just this past year I assisted 15 clients who either moved up or down in size or simply to a different property. These included: • Clients who, in 2001 purchased a slope side 841 square foot Storm Meadows condo, then in 2007 bought a 2,900-sf townhome on the golf course, then in 2019 a single-family home in the same neighborhood as the townhome. • Out of state clients who bought a three-bedroom Timbers Condominium in 2009, a mountain-area townhome in 2011, and upon retirement, sold their primary home and bought a single-family home on the Rollingstone Ranch Golf Course. • A local family who bought a home in Hayden in 2013, then as their kids and space needs grew, purchased a larger residence just a block away from their prior home. • An executive who owned a 1,900 sf Cornerstone townhome since 2015 sold it to buy a 3,800-sf townhome for retirement on Fish Creek. • In 2010 a client bought a fixer-upper near the mountain and lived in it part time while his contractor made the renovations. They then purchased a tear-down cabin in the middle of town on a beautiful 3.5-acre parcel, and built a 7,500-sf home, lived in it for a few years, then sold it to move into a 6,900-sf home just a block away. The important take-away from these examples is that the residents of Steamboat love Steamboat. No matter what the market does (or doesn’t do), Steamboat Springs is the place they want to be. The constant turnover of property from one owner to the next is always happening, no matter if people are moving up, down or sideways in their real estate needs.
