UKIT Bintang City Centre (BBCC) is destined to be the heartbeat of Kuala Lumpur and will bring the spectacular back to the city.

The development scooped The Just Walk Excellence Award and The Wow Honours Award at the recently held StarProperty. my Awards 2017.

BBCC is spearheaded by a tripartite consortium comprising the Urban Development Authority of Malaysia, EcoWorld and the Employees Provident Fund.

The project is strategically located at the intersection of major artery roads, making it well-connected and easily accessible via a transit hub which will house the existing Hang Tuah monorail and LRT as well as provide linkage to the upcoming Merdeka MRT station.

The project’s stature and accessibility will be further enhanced by the proposed High Speed Rail station which will be a few stops away via the LRT. The master plan commissioned and currently being implemented by EcoWorld, the development manager, sets the benchmark for integrated developments in Malaysia. The live, work and play elements in this mixed development are perfectly balanced and seamlessly integrated with enhanced pedestrian mobility and accessibility. The commercial mix is derived based on the demand hierarchy relevant to BBCC’s location, where retail will be the most feasible use given that the Bukit Bintang precinct is Kuala Lumpur top shopping attraction.

Green lungs are threaded through the development to create a series of parks, gardens and green pockets. The green centrepiece is a four-acre park that sprawls across the roof of the Retail Mall.

The Entertainment Hub will be anchored by the first Zepp Concert Hall in South-East Asia. Zepp is owned and operated by Zepp Hall Network Inc, a subsidiary of Sony Music Entertainment Japan.

The building will also house the Malaysia Grand Bazaar which will bring together the spectrum of Malaysian arts

and culture under one roof. Other offerings within this building are a cineplex, worldclass hotel, serviced residences and more.

The Retail Mall, which has 1.4 million sq ft of gross floor area, will be co-owned and operated by BBCC and Mitsui Fudosan, a world-renowned retail mall operator. Mitsui will bring with it a wealth of experience in developing the mall with a Japanese flavour.

The mall will be complemented by a 0.5km Lifestyle Street, a 16-metre wide boulevard offering interesting retail concepts and one of the city’s longest al fresco dining terraces.

In view of the impending large supply of office space in the nearby Tun Razak Exchange (TRX) and Menara Warisan projects, the office component in BBCC is carefully packaged into two distinct categories, consisting of a strata office block and a corporate office tower catering to different market segments.

The 80-storey Signature Tower is envisioned to be a prestigious three-inone tower with premium grade corporate offices in the low zone, a premium fivestar hotel in the mid zone and luxury serviced residences in the high zone.

The residential component makes up half of the entire development’s NFA, comprising largely “mid-upper” apartments in five blocks and an exclusive stack of high-end serviced residences located in the high zone of the Signature Tower.

With a shortage of quality high-rise residential units in the Bukit Bintang area, there is a demand from urbanites who favour the vibrant lifestyle offered by this location.

“We are passionate about realising our vision of creating—or re-creating—‘The Original Greens’,” said Eco Grandeur divisional general manager Ho Kwee Hong.

“Myths and legends are filled with stories of how our original setting is a garden, which is where nature and civilisation intersect. Today, research has shown that people reap tremendous benefits from a close connection to nature.

Eco Grandeur is all about honouring this relationship between humans and nature,” she added.

Towards a Sustainable Community

Aside from this significant commitment to the environment, the Eco Grandeur master plan also addresses other paths to sustainability. It offers people from all walks of life a fulfilling lifestyle with comfortable homes in gated and guarded precincts, extensive modern amenities and a thriving commercial centre.

Also embedded in the master plan are the seeds for a sustainable and close-knit community. There are plans in the pipeline for programmes and initiatives, which include promoting recycling and composting among the residents. Initiatives to reduce fossil fuel consumption and carbon emissions include an extensive network of pedestrian and bicycle paths to encourage residents to walk and cycle around the township.

Other major highways that connect to Eco Grandeur are the Guthrie Corridor Expressway (GCE) and New Klang Valley Expressway (NKVE), while the West Coast Expressway (WCE) and Damansara-Shah Alam Expressway (DASH) are scheduled to open in 2019.

ARCH 21 was a monumental day for a handful of distinctive property developers in Malaysia because their efforts in shaping the property industry and catering to the needs of property buyers were recognised at StarProperty.my Awards 2017.

Of the many contenders taking part in the annual awards, 30 outstanding developers were handed accolades for several categories. It showed the depth of the property industry in Malaysia.

It takes strength to be a resilient developer to withstand the waves of the property industry as well as face the challenges that are hurled by stakeholders.

Striving for excellence

For most, the accolades meant greater responsibility towards the community in the future.

“The responsibilities of a developer are many. It is crucial to ensure that projects are built with proper concepts, with a basis of protecting customers and the environment, with conservation at heart,” said Mah Sing Group Bhd chief executive officer Datuk Ho Hong Sang.

“Moving forward, we are targeting a new group of customers, the Gen-Y group of property buyers who are focused on creating a friendlier environment.

We are skewing our future developments with these values applied,” Ho added.

“We are delighted and proud of the KL Sentral CBD as it is an iconic project not just for MRCB

but also for Malaysians. It is the largest and the biggest TOD in the country,” said Malaysian Resources Corporation Bhd chief corporate officer Amarjit Chinna.

“The fact that we won this award is proof of the hard work we have put in over the past 15 years to get the company to where it is today," he said. "We remain committed to improving MRCB and enhancing our developments all the time, as we are doing now by improving access to buildings and integrating all of them within KL Sentral to the station.”

Sunsuria Bhd chief executive officer Koong Wai Seng gave a different take on what has led to success: focus on the satisfaction of customers first.

“Customer contentment is our first belief. It actually has become our main success, ultimately driving the company to its peak,” said Koong.

Sunway Property Bhd deputy managing director Tan Wee Bee shared similar sentiments.

The developer has invested and continues to invest heavily on its customers, as much as it invests on its existing and upcoming townships.

“We are also moving along with the trend of producing sustainable developments, since recently adopting UN's 17 goals for development,” said Tan. Master developer of the Malaysian Vision Valley, Matrix Concepts Holdings Bhd’s group deputy managing director Ho Kong Soon, said the company looked beyond profit to ensure that its township development of Bandar Sri Sendayan achieves a unique masterpiece status.

“As far as the property industry is concerned, we have not really reached the mature stage yet. There is still a lot of room for improvement,” said Sime Darby Property Bhd chief operating officer Datuk Wan Hashimi Albakri.

He explained that the bar could still be raised with regard to its property developments.

On the other hand, Ekovest Bhd’s goal was to create affordable property offerings for the property buyers of today.

Ekovest Bhd managing director Datuk Seri Lim Keng Cheng said: “Our approach in creating our property developments is that we use cost-saving materials that are high in quality, aside from cutting down manpower during the conception of our developments.”

He added that the company created hasslefree and simple properties that were attractive and budget-friendly.

UEM Sunrise Bhd managing director Anwar Syahrin Abdul Ajib said a sustainable developer had to do much planning.

“Moving forward, it is about making sure that we have the right land banks, the right kind of property products and understanding the customers’ requirements.

“There are many factors that must gel together to ensure sustainable growth for an organisation. Many developers within the property scene focus on the launches.

"We place equal emphasis on our launches throughout the year, but we have to ensure that when we launch a product we are very comfortable with it.

That will be reflected in the take-ups reaped by the development,” said Anwar Syahrin.

SkyWorld Development Group chief operating officer Lee Chee Seng broke down into three parts the method to remain an outstanding developer.

“An outstanding developer must be reliable, which means holding good before and after sales.”

“Additionally, a developer of this stature must ensure that it holds quality land banks and properties that provide greater value and enhanced with great features," said Lee. “Innovation is also important. Featuring practical

layout and functional designs is a must in the challenging market that the property industry is currently facing.”

More upcoming projects

Gamuda Land chief operating officer Ngan Chee Meng reckons that 2017 will see the growth of many of Gamuda Land’s projects.

“This year, we launched Kundang Estates in the north of the Klang Valley as well as Gamuda Gardens,” Ngan said.

LBS Bina Group Bhd executive director Datuk Cynthia Lim said the company had achieved RM1.23bil in sales last year, which is a record for the developer.

Good news for those looking forward to properties crafted by this developer – LBS aims to increase its sales mark by another 25% for 2017.

Asked how contenders could improve their individual financial standing, Gan said the developers should take the lead based on the requirements or demands of their clientele.

“This translates to crafting property products that are within the budget of today's purchasers, for example below RM800,000

for landed properties and below RM500,000 for high-rise units.

“Such an action plan should improve sales and cash flow for developers that may not be currently performing at their peak,” Gan concluded.

ELEBRATING outstanding developments across the nation is a very challenging task especially when it comes down to picking the best for The StarProperty.my Awards 2017, which received an overwhelming response from prominent and well-respected developers all over the country.

For a panel of judges made up of prolific stakeholders and leaders in the Malaysian real estate industry, it meant a tough call to decide on the outcome of the awards.

“This year's competition has been fairly extensive with a huge number of entrants and quality developments. Therefore, the judgments have been extremely close,” said Area Management Sdn Bhd executive chairman Datuk George Stewart LaBrooy.

For those seeking a head start in this competition, Labrooy advises them to be bold and innovative with their developments.

However, the greatest challenge was to choose the best of the best among the contenders, said

PEPS immediate past president Datuk Siders Sittampalam.

The addition of new categories and increase in the number of participants meant that the judges had to deliberate over an impressive range of entries across all categories.

“We had a hard time due to the uniqueness and distinctiveness of each development,” said PEPS president Foo Gee Jen. “Uniqueness, attractiveness and the safety of each development were crucial during the evaluation process,” said Crime Prevention Through Environmental Design and crime safety specialist Shamir Rajadurai.

The judges selected the final winners after two rounds of deliberation based on material submission, presentation and a third party onsite inspection which evaluated the qualitative and quantitative attributes of each development.

The judging and tallying process was facilitated by a BDO Malaysia team to ensure the results from the judges were independent and fairly compiled.

ITH a bold master plan in mind, Southkey Properties Sdn Bhd conceptualised the grand 330-acre mixed development of Southkey Johor Bahru.
