Hot property A LEADING local real estate agency has secured some of the highest property sales in Hastings Street, cementing the Noosa market’s return to a seller’s advantage. Within the last month, Richardson & Wrench Noosa (R&W Noosa) secured the sale of an apartment on Hastings Street for $6.5 million and the penthouse apartment of the Sandpiper development that was listed for $7.25 million. A non-beachfront French Quarter apartment was also sold by R&W Noosa for $660,000, setting a new record for sales price within the complex. These sales were in addition to the usual sales of Noosa Sound waterfront homes, including Paul Clout’s home listed for $4.95 million and the successful auctions of two Noosa homes in the $2 million price bracket. Richardson & Wrench Noosa co-principal Peter Butt said the sales were proof the local market was transitioning from a buyer’s market to one controlled by the seller. “The sales herald in a change in the market place. The market is now officially ... in transition. It’s changing from a buyer’s to a seller’s market,” he said. Mr Butt said it is common for the real estate market to “see-saw” between two extremes. “What happens with the real estate market is it seesaws between excessive supply of property and fewer buyers, which means lower

prices, and then the see-saw goes to a situation where there’s fewer sellers and more buyers, which means higher prices,” he said. “They’re the two extremes of the market and we are now in a situation where we are transitioning from a market controlled by buyers to a market that’s slowly turning towards a seller’s advantage.” Mr Butt said the demand for housing in Noosa was not driven by investment value, but rather quality of life and lifestyle values. “Noosa is a market where you can walk the streets and walk the beaches. Everything is at your fingertips,” he said. “It’s a very unique market and people have a high value on that.” Noosa’s location is also a major factor in what makes the town so appealing for buyers and holiday makers. “We’re one of only two or three north-facing beaches on the entire east coast, so that means we’re protected from south-easterly winds in winter

time,” Mr Butt said. “We’re facing into a situation where we have calmer surf. Noosa is a safe beach for young children, and it’s also a beach front where you don’t have to cross the road to get to the beach. “We’re cradled between the National Park, the Noosa River and the Heritage listed North Shore. We have access to seven beaches, lakes, rivers, waterways; so it’s an idyllic aquatic playground for a lot of people. “If you’re in Sydney and you want to come to Noosa, you can get on a plane and be sitting in your accommodation on the beachfront with your feet up, having a glass of wine, within the same time it takes you to drive from Mascot to Palm Beach in peak hour.” Mr Butt said the future looks great for Noosa with aviation fuel tipped to drop, airfares predicted to fall further and the Australian dollar already on the decline meaning more people will holiday domestically, and in Noosa.
