Welcome

Since we launched our waterside department back in 2001, we have seen an incredible growth of interest from buyers across all parts of the UK and abroad. This is not surprising taking into consideration the benefits of living by the water, coupled with the plethora of recreational activities available. Our expansion of offices in this time from 13 to now 22, enables us to cover every inch of the South West coastline with our specialist waterside agents on hand to help you sell or buy a waterside home throughout the region.

I am often asked, “What is an uninterrupted waterside view really worth?” and this is a particular question that is becoming increasingly difficult to answer. In the past, we may have thought that a 30% premium for the view would be added to the value of the property; however, I personally feel that we cannot add a specific percentage to the waterside premium anymore, with the potential added premium becoming more individual to each property. Our specialist waterside agents will appraise every property in turn, taking into consideration all of the assets that the property has to offer. In many cases, the proximity to the water has significantly impacted on the value of the home, sometimes increasing this value by over 100%.

The trend of competitive offers being received for our waterside sales is occurring right across the coastline, with our offices covering Cornwall, Devon, Somerset and Dorset all reporting strong demand for our latest waterside instructions. Our recent analysis, of waterside sales of over £1,000,000, confirmed that our agents have achieved 98.52% of the asking prices. Interestingly, 62% of these buyers were not in any related chain and 54% of these sales were completed with 100% cash funds.

Therefore, if you are considering selling a waterside home,or you are looking for some advice on which location you may wish to purchase, contact one of our specialist waterside offices.

On top of the world

Stags conducted the successful sale of this magnificent former hunting lodge, with panoramic views of the North and South Cornish coastline.

The role of a Stags agent is one where no two days are ever the same. We have the privilege of visiting some of the most wonderful waterside homes across the South West, always aiming to achieve a swift sale to the best buyers possible.

Garden Mine Cottage is a fine example of this. A stunning, former hunting lodge, sitting in an elevated position on the glorious north Cornish coastline, this unique property offers outstanding and unparalleled views of both the North and South coasts, stretching as far as the Isles of Scilly on a clear day. Situated almost 1 km down a bridleway owned by the National Trust, the property has no passing traffic, other than walkers

enjoying the nearby Watch Croft moors. It was originally built in the 1930’s for the Bolitho family and is said to be the highest house in West Penwith, sitting within 1.5 acres of its own grounds, surrounded by 250 acres of rugged National Trust moorland.

Currently offering two bedrooms and two reception rooms, the property was sold with conditional planning consent to extend the present home on the south elevation; This extension would create a master suite with ensuite bathroom, plus an additional guest room, bringing the property to a total of three bedrooms and two bathrooms. Externally, Garden Mine Cottage also benefits from two

attractive outbuildings completed in 2006, both currently used as an artist studio and ancillary accommodation to the main house.

In April 2023, our Truro office offered Garden Mine Cottage to the market for an asking price of £2,250,000. They went on to agree a sale, on a Sunday, within a week of the property going to the market. Following that, the property exchanged contracts in just 6 working days, showcasing that sales of this nature can conclude swiftly, with several people wanting to snap up the property because of its superb coastal location.
