Since we launched our waterside department back in 2001, we have seen an incredible growth of interest from buyers across all parts of the UK and abroad. This is not surprising taking into consideration the benefits of living by the water, coupled with the plethora of recreational activities available. I am often asked, “What is an uninterrupted waterside view really worth?” and this is a particular question that is becoming increasingly difficult to answer. In the past, we may have thought that a 30% premium for the view would be added to the value of the property; however, I personally feel that we cannot add a specific percentage to the waterside premium anymore, with the potential added premium becoming more individual to each property. Our specialist waterside agents will appraise every property in turn, taking into consideration all of the assets that the property has to offer. In many cases, the proximity to the water has significantly impacted on the value of the home, sometimes increasing this value by over 100%.
The trend of competitive offers being received for our waterside sales is occurring right across the coastline, with our offices covering Cornwall, Devon, Somerset and Dorset all reporting strong demand for our latest waterside instructions. Our recent analysis, of waterside sales of over £1,000,000, confirmed that our agents have achieved 98.52% of the asking prices. Interestingly, 62% of these buyers were not in any related chain and 54% of these sales were completed with 100% cash funds.

With a wealth of potential and views of both coast and countryside, it is no suprise that Sea Horses attracted an enormous amount of interest when it went under the hammer.
Coupled with the success that we achieve on properties via the open market, Stags are a unique firm of West Country property auctioneers which, for over 145 years, have been successfully selling millions of pounds worth of property across the South West by both online and in the room auctions.
The Stags auction team’s valuation knowledge, coupled with their skill at the rostrum, has contributed to the consistently high success rate achieved by Stags.
The sale of Sea Horses, near Hope Cove in South Devon, a home originally marketed at an auction guide of £875,000, stands out as a clear example
of how marketing a property by the method of auction can not only provide a swift exchange and completion but, at times, build a strong interest and result in a final sale price above the initial guide.

Over 30 bids were placed, culminating in a sale price of £1,023,000, 17% above the guide price.

The popularity of the online route remains very strong, but for those preferring to sell their property via a traditional, in the room method, this is still something that can be offered by one our knowledgeable auctioneers throughout the region.


Advice for letting your holiday cottage in today’s market

An insight into the 2023 holiday letting market from South West holiday letting experts, Helpful Holidays.
There is no doubt about it. Holiday homes in prime Devon and Cornwall waterside locations remain highly sought after. These properties are the pinnacle of desirable staycation options – for those looking for a Mediterranean style holiday without the need for boarding a plane, an apartment on the edge of the River Dart, or a luxury cottage on the Lizard Peninsula are exactly what is needed! Plus, with 34% of people actively looking for properties close to the beach, and with coastal properties earning 7% more than in-land counterparts, these well positioned holiday homes certainly command higher prices.
Whilst the current self-catering holiday market isn’t free of turbulence - what with the cost of living crisis and the resurgence of foreign travel - there are some incredibly positive statistics we are seeing, in terms of both income generated by holiday homes, and demand for certain types of holidays. If you are thinking of buying a waterside holiday home to let out, our main piece of advice in today’s climate is to be flexible.
Being open minded and inclusive will pay dividends, especially for those at the beginning of their holiday letting journey who are trying to build a repeat client base. This flexibility relates to all areas of letting – here are just some examples.
Traditionally, owners would expect to exclusively take week-long bookings, particularly in high season. However, this no longer reflects what customers want. A recent survey by the wider Sykes Holiday Cottages family indicated 37% of Brits plan to go on multiple short breaks this year, and already this year we have seen key trading periods booking last minute. For instance, for May Half Term 33% of bookings were made in the four weeks prior, and for June holidays, 44% of bookings were made within six weeks of departure. Many are hesitant to commit early, preferring to be spontaneous and make the most of sunny weekends by the sea.
This isn’t necessarily bad news for owners, as two short breaks in place of one week long booking returns on average 160% of the weekly rental. Being flexible with the duration of a customer’s stay, and accepting bookings right up to the departure date, will ensure more bookings in the long run.
In terms of revenue, many owners like to set their own pricing and stick to rigid structures; however, in today’s world, this is not always conducive to maximising booking and income potential. Many letting agencies now have intuitive booking and pricing software, that constantly analyses the market and demand. Owners who are
happy for their pricing to be driven by this software can earn up to 40% more revenue than owners on a fixed pricing matrix. Similarly, owners that take our advice on where their base price should sit, earn on average 16% more revenue than owners who set their own pricing.
Lastly, the more inclusive you are in terms of the demographics and clients you can accommodate, the more bookings you will naturally attract. For instance, we have seen a 60% increase in searches for pet friendly properties since 2019. Properties accepting pets earn on average four more bookings and 18% more revenue than other properties; Clearly being pet-friendly is a great way to earn the most income possible from your holiday home investment!
