Understandably, rising interest rates throughout 2023 affected the residential sales market. Nonetheless, we are delighted to confirm that we have, yet again, recorded the greatest market share of all sales above £1m in the West Country, according to properties marketed on rightmove.co.uk. With this being almost a third more than any other agent, we have a significant amount of data to perfectly position us in supporting our clients with their sales.

Analysis of Stags Prime data indicates that whilst buyers continue to move to the South West from all parts of the UK, over a third are from London and the South East. This highlights the importance of the marketing exposure we provide through The London Office. Having said this, you might be surprised to hear that the majority of prime sales were in fact to buyers who already live in the West Country, 47% to be exact, up from 35% in the previous year.

The numbers of purchases completed with cash funds is also up year on year with 61% of prime property buyers falling into this bracket.

There remains a significant demand for prime property throughout our region and, with confidence increasing, we look forward to advising on and selling some of the West Country’s finest homes in the year ahead.

Fulford House was marketed by our Taunton office for clients that were looking to trade down to a smaller property. Prior to marketing, the Taunton team spent time with the sellers to ascertain the best way in which to market the property, they organised for a professional photographer to visit and put together a bespoke brochure to showcase the wonderful period features that the home has to offer.

The property, a stunning Georgian residence, is situated in a beautiful rural location and benefits from excellent views over open countryside and towards the Blackdown Hills. A number of potential buyers were shown around the home which resulted in an asking price offer, less than two weeks after the property was first marketed. A month after listing the property, we found our eventual buyers, who bid in competition with others to secure the purchase. The successful buyers were a couple from the outskirts of London who moved to the countryside with their two young children.

In March 2023, Trevor Vare, office and sales manager from our Wadebridge office, was instructed to sell Long Cove, a substantial property nestled in a generous plot on the cliff top of Porthcothan Beach. Having been in contact with the sellers for a year, Trevor orchestrated the sale which involved the task of arranging access whilst the property continued to be used as a holiday let.

Situated in the coastal village of Porthcothan Bay, in a designated area of outstanding natural beauty, Long Cove offers breathtaking views of Porthcothan Beach and the Atlantic Ocean with easy access to the South West Coast Path just 2.5 miles from the village of St Merryn with all of its local amenities.

Following several viewings, we ended up with three interested parties and, after several conversations with the seller, Trevor

organised a Zoom call with the rest of the family. This involved him going to the property to meet the seller to have a video call with the family that were located in other areas of the globe. After Trevor’s recommendations, a cash offer was accepted in May 2023 and after a smooth transaction, that was negotiated by our Stags Wadebridge team with excellent solicitors on either side, the property completed in June, just 5 weeks and 6 days after the offer was initially accepted.

As with most sales, it’s the work that our teams put in with communicating between all parties, which really does help get these fantastic sales through.

The sellers were incredibly happy with the outcome and hosted a leaving party at the property that Stags were invited to attend.
