EQUESTRIAN

A home for horse and rider in the wonderful West Country

Market Insight

This equestrian briefing shows the depth and variety of the outstanding properties sold by Stags throughout the West Country, featuring sale highlights from across the region comprising some stunning equestrian homes on Exmoor (p.5) and a beautiful farmhouse, marketed by our Launceston office, with 10 stables and an all-weather outdoor arena (p.4).

The past 18 months has seen a reduction in the West Country property market with buyers from outside the area dropping; however, the number of buyers from the South West has remained resilient, with buyers from the region taking the opportunity of the better balance between supply and demand.

In 2023, Stags sold over £77million worth of properties marketed as equestrian, from stable yards with paddocks, through to substantial homes with multiple facilities and direct outriding, demonstrating the breadth of property on offer and the scope of our expertise and knowledge in dealing with a diverse range of equestrian homes.

Going forward, with the settling down of mortgage and interest rates, buyer confidence is returning with the first part of 2024 already seeing several sales agreed and a continued demand as people appreciate spending more time outdoors, enjoying our historic countryside, open moorland, beautiful footpaths and stunning beaches.

Delightful, character property with excellent equestrian facilities

Situated at the end of its own private drive and surrounded by its own land, West Stowford offers a charming four-bedroom detached farmhouse with excellent equestrian facilities and over 18 acres.

Accessed through double gates, the property is approached by a long private drive which leads past several of the fields, leading up to the main house, yard, stables and outbuildings.

The four-bedroom farmhouse is a charming home offering a dining room with slate flooring, a wood burning stove and clome oven, a kitchen which leads through to a utility and boot room with access to the garden, a study and a substantial dual aspect sitting room.

Surrounding the house are attractive grounds including mature gardens, a delightful orchard, lawns and a number of well-draining paddocks with water access. In all, the property extends to approximately 18.47 acres.

The traditional barns, believed to have been a former dairy, surround a concrete yard and have been adapted into stabling, offering loose boxes, together with a shoeing area,

tack room, feed room and ample storage. There are two further separate timber framed stable blocks on wood chippings enclosed with post and rail fencing. In total the property has 10 stables.

In addition to the stables and tack room, the property also benefits from an outdoor all-weather arena and a secure post and rail round pen.

The property enjoys a peaceful and rural position, between the villages of Bradworthy and Kilkhampton, both of which have their own post office/general store’s and pubs. Holsworthy is eight miles away with a more comprehensive range of facilities including a Waitrose supermarket. The property sits within the heart of an area predominantly devoted to agriculture and tourism, with the popular coastal town of Bude some 9.5 miles to the South West.

West Stowford was successfully sold by Stags’ Launceston office at a Guide Price of £975,000. For further information on similar properties in the area the office can be contacted on 01566 774999 or launceston@ stags.co.uk
