It has truly been a pleasure and an honor representing Southwest Riverside County Association of REALTORS® as their 2019 president. We continue to strive on building leaders, protecting homeownership, and providing our members with up to date information on the market. I can truly say SRCAR® stands out amongst the rest. I’m glad to have worked with YPN and our members giving back to our community this year with our “REALTORS® Giving Back” clean-up event. With the assistance from our cities we walked communities and parks picking up trash making our neighborhoods clean. This will be an annual event. Thanks to all who worked on our scholarships this year. Because of your giving, we can help 28 REALTOR® family students attend college.

For those of you who have contributed to the True Cost of Doing Business, I applaud you and ask that you continue giving so we can fight for private property rights. As my term comes to an end, I leave you in great hands with Terry Ryan, 2020 President. Thank you to SRCAR® Staff, Affiliates, CEO, Board of Directors and our 5,000 members who put their trust in us. C E O’s LETTER As we close out of 2019, let’s take a look back to see how far we have come. In 2019, SRCAR® applied for a $30,000 grant from C.A.R.’s Housing Affordability Fund and we were awarded $50,000 after our presentation to the C.A.R. HAF Committee. This grant went to 32 Veterans of 1st-time home buyers in our area for appliances.

SRCAR® had 57 members graduate from our Institute Graduate designation known as SiG, we also have introduced a NEW Leadership Academy program with 8 classes scattered throughout the upcoming year. The goal for this is to empower the leader within you.

SRCAR® awarded 28 REALTOR® families who had High School graduates with a scholarship of $1,000 each. SRCAR® Members donated over 8,000 cans for Heart for Hunger in February. We also donated holiday gift cards to our pantries and fast food gift cards to our police departments for the homeless outreach program. All of this is done in the name of SRCAR® REALTORS® by Promoting; Protecting and Empowering each of you!

I am also proud to announce the opening of our new Lake Elsinore satellite office. This new facility will provide member products and services as well as, hosting our monthly MLS Marketing Meetings and education. I invite you all to our grand opening and ribbon cutting on January 9, 2020 from 2-5pm at our Lake Elsinore office. Hope to see you all there!

THE CHALLENGES AHEAD

BY GENE WUNDERLICH

Let me begin by giving a huge shout out to all our members who invested in the REALTOR® Party in 2019. Your investment made it possible for your local association to elect and support REALTOR® friendly candidates to city, county, state and federal positions.

Probably most important are the local elections since these are the folks that directly control our daily lives. Certainly the elected representatives in Sacramento have a significant impact as do our representatives in Washington D.C., but it’s our City Councils in Temecula, Murrieta, Menifee, San Jacinto, Perris, Canyon Lake, Hemet, and Lake Elsinore where we have the greatest opportunity to exercise positive influence on local policy.

Of the nine cities in our region, we currently have REALTORS® sitting as council members on eight, plus planning commissioners, public safety commissioners, community service commissioners and more. Having somebody in place to represent housing interests helps other council members and commissioners understand property rights, zoning, development, and other issues as well as avoid business license fees, pointof-sale mandates, and sign ordinance issues, to name a few. We avoid a lot of dumb and negative stuff in our region by virtue of the fact that we have well informed council members who appreciate what housing contributes to our communities.

So thanks again to all our investors and a special thanks to our major investors who understand the true cost of doing business and what it takes to work in the policy arena to benefit our members and our clients.

REALTORS® enjoyed a huge victory in Sacramento this past session by getting our members ‘carved out’ of the onerous AB 5 bill. Often referred to as the Dynamex Decision, AB 5 essentially sought to eliminate independent contractor status across the state, initially including REALTORS® in that mix. Under the terms of AB 5, every REALTOR® would have had to become an employee of their brokerage, be paid some wage, accrue vacation and health benefits, forfeit the flexibility and opportunity that our industry affords, and answer to their broker just as any other office worker does. Our lobbyists went to work with the author and managed to get REALTORS® exempted from the clutches of AB 5.

Other occupations with good lobbyists were similarly fortunate (i.e. doctors, lawyers, hairdressers and a few others). Organizations with less effective lobbyists will be struggling to deal with the fall-out of this bill for the next few years at least (i.e. Uber, Lyft, GrubHub, long haul truckers, newspaper columnists and a host of others). Unfortunate that the state that invented and nurtured the gig economy has chosen to sacrifice it on the altar of union membership and money.

We are also winning battles in D.C. with the cancellation of the Waters of the U.S. ruling from the EPA together with a call for more realistic goals to safeguard out nation’s waterways. The National Flood Insurance Program has been subject to several short-term extensions and we are optimistic that next year’s budget revise will include another long-term extension – hopefully another five year term. FHFA has also revised conforming loan limits upwards for 2020 raising our local rate from the current $484,350 to $510,400 while increasing the limit on our neighbors just south of the San Diego County line to $765,000.

In addition to a plethora of candidates running for a variety of offices in the coming year, California will also see as many as 18 ballot initiatives including a revised version of the REALTOR® sponsored property tax portability measure, another rent control initiative and a direct attack on Prop 13 that would split commercial properties away from residential and reassess their tax base every year. 2020 promises to be another challenging year for the housing industry but with your continued support we will make the best of it. Thanks again for your help this past year.

SRCAR® Gives Back

SRCAR® 6th Annual Golf Tournament

Every year, REALTORS®, Affiliates and our community partners meet together to raise funds while having fun playing golf. 100% of the net proceeds were given to the C.A.R. Housing Affordability Fund.

SRCAR® Superbowling

The Association hosts two bowling tournaments annually. They are held in the Hemet and Murrieta areas.

Both are well attended and filled with raffles, snacks, and fun! Proceeds from both events are contributed to the SRCAR® Scholarship Fund.

SRCAR® Texas Hold ‘Em

The Association hosts the Texas Hold ‘Em tournament each March. The event is filled with fun, prizes and winners. Proceeds from the event are contributed to the SRCAR® Scholarship Fund.

SRCAR® Chili Cook Off

Our Annual Chili Cook Off is a fun opportunity for local members and staff to come together to support local charities. Attendees enjoy delicious chili and cornbread, live music, a photo-booth and delicious beverages.

100% of the net proceeds benefited the SRCAR® Scholarship Fund, Camp Del Corazon, and Trama Intervention Programs.

For 32 years, Southwest Riverside County Association of REALTORS® has been awarding scholarships to qualifying and deserving local high school seniors. On any given year, several-dozen $500 scholarships were presented to students in Southwest Riverside County who are furthering their education.

Two years ago, the scholarship award amount increased to $1,000 per student and twenty-eight scholarships were presented in 2019.
