The summer heat has been turned on which means the premier 2022 SHBA Fall Festival of Homes event is right around the corner! This premier event - which is always so well attended gives builders and vendors the opportunity to showcase their products to the public. The benefits are large and the costs are small so don’t miss out on this year’s show. Condron Homes has been involved in every show since the inception of the ‘scattered site’ model that replaced the onesite Home Show back in 2005. There is no better avenue to sell homes than being involved with the Fall Festival of Homes. I attribute multiple sales to the Festival every year. My staff and I are present in the show home each year, giving us direct contact with future clients. No other event gives this direct sales opportunity. Everyone knows the old saying about marketing budgets; ‘Half of my marketing dollars are working I just don’t know which half’. I can attest that the marketing dollars invested into the Festival will be the part of your marketing budget hard at work. Whether you participate as a show sponsor (a big thank you to our sponsors!), an advertiser in the show Guidebook, or by entering a home into the show, the dollars spent will equate to future returns. Returns on investing into the show are not limited to our builders. Vendors benefit greatly with their participation. Much of the public that come to the show are folks looking for ideas or new products to remodel their existing home or considering

an addition. It is a great opportunity for our loyal vendors to showcase their products and services. Countless sales and leads have been and will be created with vendor participation. Beyond sales, it gives our vendor members the opportunity to create new builder relationships and strengthen existing ones with the support they are able to provide. Who else benefits from the Fall Festival of Homes show? The SHBA of course! With the large public attendance at the shows, the SHBA is able to perform its best public relations campaign of the year. As with all events, we are doing our business with the purpose to uphold our mission statement: ‘A member driven organization that promotes, protects and educates in order to create attainable housing options for our community’. The Festival enhances our directives within our mission with promoting and educating the public and we could not do it without your support. The first half of the year is over and I am extremely proud of all the great work the Association has done to support our members and the local building industry. We have made great progress on our key initiatives to build our future workforce and advocate for our local governments to engage our members and provide new solutions to address the housing crisis. While maintaining focus on these efforts, the Association is also working to bring our members value through additional events and actions slated throughout the remainder of the year. Many of these will be featured in this edition, but I wanted to bring your attention to two areas. We will be directing a great deal of resources towards this fall’s elections to elect our slate of endorsed candidates for County Commissioner and the State Legislature. This is an extremely important year as all five County Commissioner seats will be up for election. There is realistic hope that a business-friendly majority could win back the state House or Senate and stop some of the irresponsible actions of Governor Inslee and his minions. It is essential that we win these races as failure will result in non-builder friendly leaders creating more regulations, taxation, and land use restrictions that make our members’ ability to provide attainable housing unattainable. At the county level, expansion of the Urban Growth Boundary will be decided by those elected. At the state level, there will be an increasing push for climate change focused regulation and business taxation without push back. Our Government Affairs team will be providing all of our members with education on the races and ways you can help elect SHBA endorsed candidates. I strongly encourage you to get involved as our member’s support will be the key to victory. We are aware that our members are extremely busy but with the softening real estate market, there is a need to provide opportunities to network and showcase their products and services so when tougher times arrive, our members will be top of mind. Our largest outward event of the year is our Fall Festival of Homes that is sponsored this year by Fred’s Appliance. The Festival will be held the weekends of September 23 – 25 and September 30 – October 2. The shortage of homes on the market will Builder’s Hardware Specialists Since 1945 limit the number of entries but our event committee is working on exciting new ways to showcase the amazing work of our FEATURING THE LATEST TRENDS IN: ◆ Cabinet Knobs & Pulls ◆ Sliding Door Track Systems members to engage future homebuyers. I am also excited to invite you to attend the new SHBA Next event: Costumes, Cocktails, & Cornhole on October 28th. The Council is thriving and with the energy and passion they are bringing to their work I am strongly encouraging you to either engage in their activities or encourage your younger staff members to participate as they will build a strong network and gain leadership skills and knowledge that they can bring back to your business.

HISTORIC WIN FOR HOUSING

Building within the City of Spokane may once again be doableat least that is what we are hoping for! On July 18th the Spokane City Council adopted, in a 7-0 vote, a pilot program to allow for zoning changes within city limits. Coupled with a vote at the end of June, the City has finally started to agree to adopt some long overdue code amendments easing restrictions on Accessory Dwelling Units (ADUs), Short Plat amendments, lot sizes requirements, and a yearlong pilot program that will allow up to a fourplex to be built on any SFR zoned parcel within city limits. These changes come at a time in which Spokane is facing a critical housing crisis and urgent action is necessary. In fact, the Mayor’s Housing Task Force has stated, “the lack of (housing) supply has contributed to the cost of ownership and rent increasing by 50% over the last two years – an unsustainable amount for the more than half of our residents that are living in extreme poverty according to the US Census.” To begin to understand the extent of what these code amendments will mean for potential homebuyers, it is first important to understand why these changes are so crucial. •

Since 2010 Spokane’s population has grown by 56,000 people, or around 14 people a day.

In order to keep pace with Spokane’s growing population, approximately 2,900 housing units needed to be built per year but in the past five years about 1,500 single family units have been permitted annually.

As of May 2022, the median home price for a new home in Spokane is $436,000 while the median household income for the city is just over $60,000.

Simply put – we have a housing market that is short by almost 30 thousand units as a result of high demand from a rapidly growing population and lack of action to address housing supply. This has created a scenario in which hard working Spokane families cannot afford to live in the community in which they work.

So how do we begin to solve this single-family home shortage that has resulted in a housing crisis? We need to create Missing Middle housing. Missing Middle housing includes Duplexes, Triplexes, Cottage Courts, Townhomes, and Additional Dwelling Units, or ADUs. This type of housing is crucial to a functioning housing market because it provides home ownership options to a broader spectrum of incomes within a community. The key to getting more homes built is by eliminating the barriers that are currently preventing the necessary housing from being constructed. The major problem? Prior zoning did not allow for this type of development. That is what makes the recent zoning changes so impactful to our city. It shows that the City is recognizing the issue, and is undertaking meaningful actions. The changes are not going to increase the city’s housing stock overnight, but it is making way for new, affordable housing types to meet all levels of income. In order to continue to lead the charge in creating more housing, we will be hosting a series of workshops to help property owners and developers navigate the ins & outs of the new code changes. FIGHTING FOR THE AMERICAN DREAM

The Spokane Home Builders Association will be celebrating its 75th year of serving builders, subcontractors, suppliers, homeowners, and all the other shoulders bearing the weight in-between. The impact of housing is undeniable and our members work to help bring stability to homeowners as well as self-determination and pride put into maintaining the house. For many people, owning a home represents the independence and freedom of reaching adulthood, and yet 81% of Spokane families cannot afford to buy a new home. In fact, the medium priced home costs soared from $250k to $450k over the last 2 years.

When I was a little girl playing with dolls in my grandparents living room, I couldn’t wait to have the American Dream: A big beautiful house, two children, and two cars with a stable income. I was obviously going to be a rich movie star, but back then you didn’t need to be rich or a movie star to achieve the American Dream. As I am now parenting to my own growing children, that dream is part of the past. It does not fit into today’s world. As our society continues to grow and change, we need to stand strong and fight for the evolution and protection of this dream! What’s happened to the American Dream? According to Forbes, despite a majority of Americans aspiring to homeownership, they face several common hurdles. One of the most crippling hurdles is the level of student loan debt (Yun, 2016). Schools

often push students to receive a traditional four-year education rather than going into the trades industry, resulting in a large amount of student debt. In 2020, the SHBA enlisted the help of local schools, builders, and parents in an effort to offer the next generation a hands-on trades experience through our Workforce Development Camp.The SHBA is passionate about working with people who are supporting the push for the trades industry because it is a big lift. Our hope is that these students will see that there are other options outside of fouryear universities. As the body of members become more involved in networking, our workforce development efforts, or including your voice in our advocacy efforts, we become so much greater. It takes YOU! You can spend a lifetime waiting for the “right moment” to get involved, but after a lifetime of waiting you’ll look back and realize that there was never a perfect moment. So get involved NOW! We need your time, talent, and/or treasure to build a more resilient Spokane and make the dream of homeownership a reality! It’s an understatement to say that the home building and real estate markets have been volatile these last two years. From supply chain disruptions, to skyrocketing materials costs and worker shortages, from interest rate fluctuations, to a recent cooling of the market…it’s been wild to watch it unfold and I can imagine those of you who are in the trenches are frazzled at best. But the Fall Festival of Homes is a bright spot on the horizon for Spokane Home Builders Association members and the public alike! This is our chance to showcase the very best of our industry while the public tours beautiful homes in various price ranges located across our community. There’s something for everyone at the Fall Festival of Homes. The public is the first audience that comes to mind, but even if you’re not in the market to purchase a home, you’re going to find something valuable at the Festival. Looking to build in the near future (or even a few years down the road)? Tour Fall Festival homes. Want to explore neighborhoods you’ve never seen? Tour Fall Festival homes. Need inspiration for a home remodel? Tour Fall Festival homes. But what about from a member perspective? Want to meet some of the most active builders in the area? Tour Fall Festival homes. Need to make some connections with local REALTORS®?…I think you get the idea! This year, the Festival will be held over two long weekends, September 23-25 and September 30-October 2, 10:00 am-5:00 pm each day, and will feature 14 homes from 10 builders. With inventory still lean, we’re excited to give the public the chance to tour these beautiful homes and meet SHBA member builders and subcontractors. My favorite thing about the Festival is that it’s the culmination of so much work from potentially hundreds of people for every single home. So many people are involved in building just ONE home from the ground up, when you think about it. It’s truly a team effort between builders, subcontractors, service providers, and promoters. Nothing happens in a vacuum and everyone’s work affects everyone else’s. Most of the time, workers are side by side on the jobsite. It’s a delicate balance and, honestly, those of you who work every day to provide the American dream of homeownership are truly making our community better. There are so many to mention, but let’s start where homes start – with builders, developers, architects,


BUILDERS OVERVIEW - Spokane Home Builders Association engineers and designers – and add in those trades who execute the plans like excavators, concrete workers, plumbers, roofers, framers, electricians, HVAC techs, drywallers, masons, painters, cabinet, tile and hard surface installers, landscapers, and finally the REALTORS® and stagers who ultimately work to sell the homes. Maybe even throw in a pool or water feature if you’re lucky. Then there are the people who may never even set foot in the home they’re helping to come to fruition – manufacturers, suppliers, lenders, title services, and insurance agents, I’m looking at you! (And I know I’ve left out people, so I apologize in advance!) The point is, the Fall Festival of Homes is the ultimate showcase of what our industry does best: collaborate to provide safe, beautiful homes for our community. There are still a few chances to get involved with the Festival. The first is by simply touring homes the weekends of September 23-25 and September 30-October 2. Next, make sure to register for the Kick-Off Night (where we celebrate and recognize the builders and others who made the Festival possible), and Ladies’ Night Out (a fun bus tour of select homes with appetizers, beverages, and boutique décor and clothing for sale). SMART HOME TECHNOLOGY: THE NEXT GRANITE COUNTERTOP

A decade ago, the buzz among homeowners was granite countertops. Today, it’s smart home technology. One press of a button or a spoken voice command can now dim the lights, set the temperature, lock the doors, and arm the security system. The convenience, comfort, and peace of mind that smart home technology provides have brought it to the forefront of every homeowner’s mind. In fact, in a recent survey conducted by Safe Smart Living, 81% of consumers say they are more likely to purchase a new home with smart technology than one without. In addition, it is estimated over half of the homes in the United States will have adopted smart devices by 2023. Here are the key elements of a smart home: • A mobile app or apps • A smart home hub or controller • A professionally installed network (preferably wired and wireless) • A reliable Internet Service Provider (ISP) and Internet connection • Some type of remote access • Smart devices such as: o Smart Lighting o Smart Comfort (HVAC) o Smart Audio o Smart Video o Smart Shades o Smart Surveillance and Home Security o Smart Remotes

A builder or contractor can choose to purchase and install any of these elements from a wide range of smart device manufacturers or work in partnership with a smart home technology integrator. With the hundreds of devices and device manufacturers available today, it is quickly becoming critical to understand the compatibility issues that can occur when deploying devices from more than one manufacturer. In most cases, the homeowner will want to limit their usage of mobile apps to less than three and preferably only one. When a homeowner is looking to either add smart home technology to their existing home or purchase a new home with smart home technology built in, the most important decisionmaking factor is personalization. As their builder or contractor, you will need to have a clear understanding of homeowner needs and desires. Do they like to entertain guests? Do they have children who need to be protected from objectionable video and audio content? Do they travel extensively and want to keep an eye on their home while they are away? Maybe it’s all these things. Whatever they want, it must be customized to them. And it must be reliable and simple to operate. For many in the building industry, learning new technology can often cause anxiety. However, it’s becoming increasingly important in this age of rapid innovation to learn more about smart home technology. As you explore the industry, be aware not all smart technology is perfect. There are hundreds of smart devices to choose from, and not all devices are secure or reliable. Whenever possible vet the device manufacturer and choose equipment with a solid track record and positive reviews. The last thing you want is another headache or safety issue. Don’t be afraid to ask for help. There are numerous smart technology integrators available throughout our area. TRACKING CONSTRUCTION SECTOR INPUT INFLATION

Since inflation accelerated in 2021, the bulk of news coverage has been on the Bureau of Labor Statistics’ (BLS) headline Consumer Price Index (CPI). The CPI measures the prices paid by urban households in the U.S. However, producer input inflation has received much less coverage. The inflation dynamics of business-to-household transactions can be quite different from business-to-business transactions. Fortunately, the BLS provides business-to-business inflation measures flowing from its Producer Price Index (PPI) program. The PPIs presented here track domestically produced inputs sold to producers involved in construction. In other words, the indexes capture changes to domestically produced input prices facing builders.

The two main categories of construction inputs are “Materials for Construction” and “Components for Construction.” The BLS states, “Materials for Construction includes partially finished products that will undergo further preparation

into a construction product….Examples include lumber, concrete pipe, and architectural coatings. Components for Construction includes completely finished products that will undergo installation into a construction product….Examples include metal doors and water heaters.”1 Figure 1 compares PPI construction input and CPI inflation since the 1970s.2 Examining Figure 1, three observations standout. First, since the 1970s construction input inflation has been volatile. Second, the current spell of input inflation is higher than the 1970s. Third, input inflation preceded the run-up in headline CPI inflation. The first observation highlights that builders, compared to households, are more directly exposed to price swings in input commodities like lumber. The second and third observations highlight that the COVID disruptions created historic input inflation, which started to materialize before household inflation.3

BUILDERS OVERVIEW - Spokane Home Builders Association The second and third observations partially explain why home prices surged at the pandemic’s start. As input prices rose with supply-chain disruptions and demand pressures, to keep margins from collapsing, builders had to increase prices, thereby increasing the final price of residential and commercial structures. Given surging single-family home prices, policy makers may mistakenly assume that all builders are growing margin at the expense of homebuyers when, in fact, builders in some markets may be struggling to maintain

margins. Recently, the BLS created index breakouts for Materials for Construction and Components for Construction. These are shown in Figure 2 and tell a useful narrative for the most recent inflation cycle.4 First, PPI inflation for materials surged before components. In hindsight, the materials surge was an early warning signal of future inflation transmission to households. Second, although it’s too early to be certain, yearover-year materials inflation appears to peak in June 2021 and in February 2022 for components.

The Federal Reserve has started a rapid increase in interest rates to slow U.S. inflation. However, even if inflation has peaked, given the documented long lag between changes in monetary policy and changes in inflation, above average inflation will likely continue as an issue the rest of this year and 2023. The Federal Reserve can reduce demand-induced inflation with rate increases, but the same rate increases cannot fix the supply-chain disruptions plaguing supply chains.
