Ingersoll This week your editor received a long distance call from a member who said in part: "Recently, I read your editorial about giving SPJST insurance as a lasting, well - thought of Christmas present. I want to thank you for reminding me, because I couldn't think of what 1 could give my loved ones that they would appreciate and value for all of their life. It made my Christmas shopping easier." The call was appreciated and I wish to, again, remind our members and readers that IRAs, Annuities, Lone Pay Life, Universal Life and any SPJST insurance is a sensible and sound Christmas present with lasting benefits which lives on into the future of the ones who receive such considerate gifts. Just think, you give someone you love an investment in SPJST of some type and, years later, they will be reminded of you and your thoughtfulness when they probably really need the investment for some needed purpose.

It is certainly a much more worthwhile gift, not only at Christmas, but anytime and will not disappear as some toy or object that will be thrown or given away!

To sell something as new that isn't violates federal law prohibiting "unfair or deceptive acts or practices." Many states have enacted similar statutes to deal with companies that do business only within that state.

But it's not always easy for consumers to tell what is new. Just this year, thousands of automobiles sold as new had traveled hundreds of miles with their odometers disconnected. Many retailers have adopted liberal return policies, making such promises as "free 30 - day trial period" and "satisfaction guaranteed or your money back." What happens to a garment or a TV returned under the terms of these policies? If a product comes back showing few outward signs of use, the practice in some stores is to wipe it off, repackage it and put it back on the self to be sold as new. This is especially true of apparel. Much of the clothing on shop racks has already been tried on by one or more customers. Some, authorities say, has been bought, taken home and worn, then returned.

The first line of defense against such practices is careful shopping. Before making a purchase, inspect the merchandise closely. In the case of the appliances,- 'does electronic

packaging at least appear to be factory sealed? If the equipment isn't in its original, unopened package, it has probably been used. Of course, some retailers do a pretty professional job of repackaging, so you can't always tell.

But if the tape that seals the lid shut shows signs of tampering, ask for another piece of merchandise. Before you leave the store, open the box and make sure everything is there, including the registration card, warranty information and the owner's guide. Look through all of the written material. For one consumer, everything looked fine -- until he opened the instruction booklet for his "new" purchase and found portions of the manual underlined. The customer took the item back to the store. When you're shopping for clothes, check to see if all of the tags are still intact. When clothing is sold, price tags are usually torn in half or removed altogether. Unfortunately, the mere presence of whole price tags isn't a clear indicator, since some stores replace tags when clothing is returned. If a product turns out to be used, don't hesitate to protest. If you've already taken the merchandise home, return it, along with the sales receipt. You might ask for an exchange, a refund or a discount of, say, 15 to 20 percent. I •the sales clerk isn't responsive, talk to his or her supervisor. If you're still getting nowhere, contact the store's customer - relations office, the president of the company or even the manufacturer. If you paid with a credit card, you have the right under the Fair Credit Billing Act to withhold payment until the matter is settled to your satisfaction.

Some credit - card companies will even intercede in such disputes on the side of their customers.

You purchase a videocassette recorder, lug the machine home and hook it up to your television. But when you try to play your first movie, the picture is full of flashes and streaks -worse than you get with your TV antenna. You take back the VCR -and the technician tells you the machine's heads are dirty, indicating that your "new" VCR has had considerable use Such events aren't unusual, especially during the holiday shopping season. All kinds of products -- electronic equipment, clothes, even cars - are sometimes sold as new when they're not In some cases, the product is soiled or otherwise damaged. In other cases, it's perfectly O.K. But whatever its state, you shouldn't pay full price for used goods. ***

BLOOD TESTS AND YOU Letting your doctor give you a blood test can save your health, your money and your time. Blood tests can help your doctor diagnose such serious diseases as diabetes and ulcers. The sooner the tests can be completed, the sooner vital treatments can start.

Now blood testing can be performed right in the doctor's office, with results available in less than an hour. With the new ASSIST Clinical Analyzer from CooperBiomedical, Inc., up to 16 tests for 16 patients can be performed at one time. The device performs a variety of diagnostic tests commonly ordered by physicians. Patients who would normally be hospitalized for testing may instead visit the doctor's office on an outpatient basis for tests that are just as accurate. That, too, saves time and money. It's a job well done when patients can get such benefits from new technology.

The parties may need to be reminded that the recommended changes should be signed. It should also be helpful if a party is recommending a change to a particular bylaw that he or she specifically mention which bylaw they are recommending the change to. Dear Readers: Our December meeting was called to order by President Barbara Macek. All officers were present. All the members stood and recited the Pledge of Allegiance.

Those on the sick list are Leona Schiller and Lodge 47 President Jerry Pechal. We hope both of you are soon back on your feet.

Carol Chervenka gave the bingo report. The members decided to put the money into a building maintenance fund. Carol also said more workers are needed. The chairmen of various committees gave their reports.

As you know, December was Barbara's last meeting. We want to thank you, Barbara, for your hard work and faithful dedication to your job as our president. We appreciate all you have done, also thanks to Robert for always being there to help you.

I hope everyone will help out next year's officers and make 1988 a prosperous year

Lodge No. 63, Sweet Home, will hold its monthly meeting and Christmas social on December 20, 1987, beginning at 1:30 p.m. at the Firemen's Hall in Sweet Home. This is the most important meeting of the year because, not only will officers be elected and committees appointed, but delegates for the next year's convention will be elected. The usual business meeting will be held. Door prizes will be drawn and someone with a birthday in October, November or December will win a birthday cake.

After the meeting our Christmas Party will take place. Entertainment will be provided. Gifts will be exchanged with the price range being $2 to $2.25. Categories will be ladies, men and children. Fruits and candy will be given to the members and guests. Liquid refreshments will be furnished as it is at all our socials.

Everyone is asked to bring something for lunch.

Be sure and mark this important meeting on your calendar. We need your voice and your vote and you will have a good time, too. See all you members and guests on December 20th.

133, San Antonio Fund Raiser Lodge

A reminder to all members of Lodge No. 133, San Antonio, that the Christmas Party and meeting will be held at the St. Margaret Mary Activity Hall on Sunday, December 20th.

We also want to remind all our members who have bought tickets to be sure they bring them to the meeting and turn them in to Ticket Chairman D. Netek. The prizes will be given out after our dinner and meeting. It is very important that they (tickets) are turned in. The project is doing real well and if you care to have more tickets to sell, don't hesitate to call me at 532 - 3916 and 1 will make sure that you do receive additional tickets. The members have been very cooperative and we appreciate that kind of attitude very much. Also, the members who have donated gifts and cash, we thank them very much. We are proud to announce our elected delegates to the next convention to be held in June, 1988 in Temple, Texas. They are Brothers O.T. Wine, Clint Luksa and Sister Frances Beran. The alternates are Sisters Lottie Dragac, Lydie Supak and Tracie Wine.

Everyone is looking forward to attending this convention where our Supreme Lodge SPJST is located.

SPJST Lodge No. 186 has bingo three nights a week. We qualify as a charitable organization and, because of this, we try to lend a helping hand to the community at all times. The last project that we are very proud of was being able to donate a $5,000 check to help the tornado victims in Burleson County. The tornado that came through on November 15th left lots of people homeless.

Enclosed is a picture of our President Brother O.T. Wine presenting a check to the American Red Cross and the local Ministerial Alliance representatives.

Dear Fellow Members: Our annual meeting and election of officers for the coming year will not be held on the 4th Wednesday of the month in December because that would make it too close to Christmas Day; instead, it will be held on DECEMBER 16th at 7:30 p.m. We hope to have as many of you as possible in attendance because this will be the night we elect new officers for 1988 and we would like this election to reflect the wishes of as many of our membership as possible. Please make it a point to be at this meeting.

Installation of the new officers and board of trustees will be held on December 27th at 2 p.m. The lodge Christmas Party will be held immediately following the installation of officers.

Each member of our lodge is asked to bring a gift worth $5 for exchange with another member. Members are also asked to bring a dessert and a salad for the meal that will follow the exchange of gifts. Our lodge will provide the meat. All members are encouraged to come out and have some fun, share a few laughs, eat some good food, and help celebrate the wonderous birth of Jesus Christ.

Final plans are being made for this year's New Year's Eve dance at Lodge 187. The Debonaires will be playing from 8 to 12. NOTICE: Reserved seating only. Tickets for the dance are now on sale at HEB in Round Rock.

The total cost of each ticket is $13.50.

The 372nd Support Batailion Company's A&B of the Texas Army National Guard held their annual holiday banquet and Christmas Show on Saturday, December 5, in Temple.

PFC Robert Glinski and wife,

Robin, Christmas Show coordinators, had attended the SPJST State Youth Achievement Day held last August in Temple. They requested two of our groups to perform at their gala event.

Wednesday, December 16, 1987—VESTNIK/9 District VI were Stephanie Roye, Jennifer Dluhos and Marcy Dorotik performing their state - winning pantomime to the Andrew Sisters "Boogie Woogie Bugle Boy".

Representing Lodge 47, Seaton Beseda Junior dance group in District II were Tommy and Laura Gibson, Jason and Jennifer Reese, Melanie Koslovsky, E.J. Pechal, James Kortis and Michelle Skrabanek.

The "Andrew Sisters" performance was superb and ended with the audience whistling and yelling for an encore. The Beseda group adorned in their festive and colorful outfits added to the Christmas atmosphere as they twirled to the Ceska Beseda.

My compliments to the youth for doing an outstanding job in representing themselves as well as the entire SPJST Society for our men in uniform.

hung Christmas decorations on the doors. It was a delight to see thf patients singing along with us. I knox that we brought a smile on almos everyone's face and a twinkle to their eyes. We brightened their day and put a cheer in their hearts.

After we left the nursing home, the youth who caroled were treated with ice cream at the Temple Mall. This tasted really good, especially on the rather warm Sunday it was.

Our youth club was represented in the Temple Parade on December 7 by a few youth who rode in a vehicle. The parade was very pretty and enjoyed by all.

We held our Christmas Party on December 13th. The youth club put on a small program for the mother lodge members and guests.

The youth barbecue, held in early November, was a great success.

Thanks to all who helped with this project.

Happy Birthday to Rodney Posvar on December 20th.

Our next meeting will be on January 5, 1988, beginning at 7:30 p.m.

SPJST Celebrates Christmas Taiton

Dear Vestnik Readers, On October 16, our lodge's monthly family night was filled with horrors from the members of our youth club.

Yes, that night, those in attendance did get the thrill and chill of what monsters, ghosts, and witches are all about on Halloween. I believe that who toured the spookhouse really enjoyed what was ahead of them in each room, and I know each one of the members who helped put the house together enjoyed themselves; also, I know I did. When the tour of the spookhouse was over, we had a mess to clean up. Everyone pitched in and helped clean up. I want to take this time to say thank you to Ginger Greger, Wanda Kortis, Delores Skrabanek, James and Joyce Skrabanek, Margie Kamas, Dorothy Pechal, Tim Reese, and Janelle Novosad. A special thanks to Janelle Novosad who helped me that morning to set up the walls for the spookhouse; also to Youth Club President Daryl Kortis who helped when he got out of school and for getting the youth club members to help straighten up the youth club room. I hope I did not overlook anyone else who helped; if I did, thank you to you, also. Without the help of the youth club members, we could not have had everything in place for the Saturday night dance.

Our November meeting was election of Lodge No. 47 officers.

Congratulations to all those who won.

A big congratulations is extended to Youth Leader Patsy Koslovsky who was elected for another year. Patsy asked me to be her assistant once again and again I have accepted. This past year has really been enjoyable and I am looking forward to the upcoming year.

Thank you is extended to the youth club members for all their support and hard work to make the youth club what it is today. Keep up all the hard work you do and keep bringing your smiling faces to the meetings.

Letters From The Youth Lodge No. 9, Snook Youth Club Dear Vestnik Readers, December 6, 1987 was a big afternoon for our Lodge No. 9 Youth Club. We had our regular meeting at 2 p.m. and afterwards played games. We then began making Christmas decorations and decorating the Christmas tree for our evening program.

Our Christmas Program began at 6 p.m. We first had a covered dish supper and the youth members presented two Christmas skits. It was a lot of fun and everyone had a great time.

Dear Members, Members of the Taiton SPJST Lodge No. 30 and Youth Club gathered Sunday for a Christmas dinner. Everyone brought desserts to be served after a dinner of turkey and dressing and all the trimmings.

The adult meeting began at 1:30 p.m., followed by the youth meeting at 2:30 p.m.

Marcy Dorotik, president, called the youth club meeting to order. Misty Naiser led the pledge and Linda Treumer gave the prayer. Jennifer Dluhos read the minutes and Linda Treumer gave the treasurer's report.

SPJST is sponsoring a camp T Shirt design contest for next year's shirts. Rules and prizes were announced.

The youth will meet at 4 p.m. on December 21 to tour the museum and to deliver Christmas tray cards to the local nursing home.

The "Andrew Sisters" represented the lodge Saturday when they performed at the Texas Army National Guard at their annual holiday banquet and Christmas Show. The girls also performed in Bay City for the 55th Anniversary Party at the Bay City Service Center.

District VI Director Matt Vanek of Victoria congratulated the youth on their achievements and complimented the leaders on the great job they are doing.

The club received a $10 donation from Miss Mary Mrnustik.

Poems were read by Valerie Roye, Lenice Kaspar, Jeanine Dorotik and Michael Kaspar.

Winners of a Christmas tree table decoration were: Ages 6 - 9, Bradley Krpec, first; Valerie Roye, second; Curtis Dorotik; Ages 10 - 12, Misty Novak, first; Craig Dornak , second; Lenice Kaspar, third; Ages 13 - 17, Marcy Dorotik, first.

We held our meeting and Christmas Party on December 3rd. Santa Claus came to visit us; he brought us bags of candy.

Darrin Dybala, president, opened the meeting. Lori Holub led the pledge and Charleen Mondrik read the minutes. Jody Henderson gave the treasurer's report.

We had a catered meal of roast beef, green beans, potatoes and salad. The mothers brought desserts.

Door prizes were won by Derrick Morris, Kim Kacal, Danny Borak, Charleen Mondrick, Martha Bartos, Yvonne Morris and Judy Henderson.

Birthdays celebrants were Darrin Dybala, Kim Kacal and Lisa Morris.

Expression Of Sympathy We, the Resolution Committee of Lodge No. 47, Seaton, on behalf of our entire membership, express our sincere sympathy to the bereaved family of our departed brother JOE HENRY MIKULAS, 74, of 1902 S. 33rd in Temple, who died Saturday, October 3, 1987 in a Temple hospital.

Funeral services were held Monday, October 5 at 2 p.m. at Sheffield Funeral Home of Temple with the Rev. Kyle Glenn officiating. Burial was in Bellwood Memorial Park in Temple.

Mr. Mikulas was born in Temple, the son of Joe and Theresa Lesikar Mikulas. He served in the Navy in the South Pacific during World War II. He married the former Elizabeth Mares in 1940. They lived in Killeen for 31 years before returning to Temple in 1986.

He was a member of Seventh Street Methodist Church and Disabled American Veterans. He worked for the Civil Service before his retirement.

Survivors include his wife, Elizabeth Mikulas of Temple; one son, Lionel Mikulas of Denver; two daughters, Margaret Shepard of Elgin and Elaine Tullius of Plano; two brothers, Rudolph Mikulas of Temple and Emil Mikulas of Houston; four sisters, Vlasta Martinec, Clara Junek, Lillie Jez and Emilie Sefcik, all of Temple and five grandchildren.

May our departed brother rest in eternal peace.

Of . Sympathy We, the Resolution Committee of SPJST Lodge 80, Holland, on behalf of our membership, express our sincere sympathy to the surviving family of our departed sister MAGGIE JANE KILLOUGH, who died Thursday, November 26, 1987 in a Temple hospital.

Services were held at 2 p.m.

November 29th at the Val Verde Baptist Church with Rev. Frank Denton officiating. Burial was in the Val Verde Cemetery.

Sister Killough was born in Bartlett.

She was the daughter of Frank Jones and Lellal Goss Jones. She moved to the Val Verde community at a very early age and lived there the rest of her life.

She married H.C. Killough in December 1937. She and her husband operated Val Verde Grocery Store from 1944 to 1982. She was a member of Val Verde Baptist Church. She was preceded in death by her husband in 1986, her parents, and one sister.

Survivors are one son, Bobby Killough of Val Verde; one sister, Louise Pairett of Schertz and one grandchild.

May our departed sister rest in peace and may her memory live among us forever.

Expression Of Sympathy We, the members of Lodge No. 97, Placedo, wish to express our deepest sympathy to the family of our departed lodge sister BEATRICE DUSEK, who passed away in Twin Pines Nursing Home on December 3, 1987.

Sister Dusek was born May 11, 1907 in Czechoslovakia. She lived in Victoria County for 64 years. She had formerly lived in Aransas Pass, Texas.

Survivors include four daughters, Helen Walker and Annie Cribb, both of Victoria, Frances Pope of Point Comfort and Beatrice Dusek of Aransas Pass; two sons, James M. Dusek of Victoria and Frank T. Dusek of Schertz; a sister, Sally Podehl of San Antonio; two brothers, Joe Vanek of Victoria and Frank Vanek of Lockport, Illinois; 12 grandchildren and a great - grandchild.

She was preceded in death by her husband, Frank Dusek.

Pallbearers were Robert Kucera, Robert Dusek, Vance Cribb, III, Randy Walker, Eddy Wayne Hardage and Wayne Kroll.

Krajca - Ryan Wedding Laure Ann Krajca, daughter of Mr. and Mrs. Johnnie I. Krajca, became the bride of Lance Ryan, son of Mrs. Sue Ryan, Saturday, October 10, 1987.

The Nuptial Mass and marriage ceremony took place at 2 p.m. in St. John Catholic Church with Father Larry Pichard officiating.

The bride was given in marriage by her father, Johnnie I. Krajca. Her gown was by llissa made of bridal satin, trimmed with English netting, alencon lace, pearls and sequins. The fitted bodice featured a waistline that dropped to a "V" at the front, a sabrina neckline of alencon lace over a yoke of English netting, and long, bridal - point sleeves. The neckline, bodice and sleeves were appliqued with alencon lace that had been re embroidered with pearls and borealis sequins. The skirt swept back into a graceful cathedral train and the skirt and train were accentuated with appliques of the re - embroidered alencon lace. The entire skirt and train were bordered with alencon lace. The designer veil was composed of a caplet, covered with alencon lace that had been re - embroidered with pearls, and a pouf at the back of sheer French illusion. The same illusion formed the cathedral length train extending from the caplet.

The matron of honor was Allis Krajca, sister of the bride. Bridsmaids were Rita Holland and Marlene Tims, also sisters of the bride, and JoAnn Svehlak and Amy Kirkpatrick, first cousins of Laure. Their gowns were of satin and chantilly lace which projected a straight silhouette with a fitted torso to below the knees. The torso was of chantilly lace over satin and rose from a low scalloped line in front to a higher scallop in back. The open neckline was accented with short satin puffed sleeves. The softly gathered satin skirt swept back into a small train and was highlighted in back with a soft satin bow. Allis' dress was lavender while the other girls' were amethyst.

The flower girls were April Holland and Miranda Tims, both nieces of the bride. The ring bearer was Brian Holland and Jake Holland participated as "honorary ring bearer." Both are nephews of the bride.

The best man was Mike Lawler. The bridegroom's attendants were Fred Lawler, Robert Nell, Todd Smith and Scooter Holland.

Vocalists for the Mass and marriage ceremony were Rose Jurcik and Chris Divin. They were accompanied by organist Pat Zapletal.

Ushers were Ernie Martinek and Ed Haskovec. The scripture readings chosen by Laure and Lance were read

by Melissa Macalik. The Statsky brothers from Corsicana served as altar boys. Eucharistic Minister was Scooter Holland.

After the marriage ceremony, a chauffeured limousine awaited Laure and Lance as they left the church. This was a special gift to the couple from Lance's mother.

SPJST Lodge No. 25 was the setting for the reception, dinner and dance.

The hall was decorated in the couple's chosen colors of amethyst, lavender and lilac. These colors adorned white lace overlaying the table cloths and accents of swans, love birds, hearts and bells throughout the hall.

Brenda Vrana and Jeannie Martinek, cousins of the bride, greeted the guests.

The wedding cake was a four - tiered creation decorated with white icing and accented in different shades of purple. This was made by the bride's aunt, Betty Macalik. Laure's grandparents, Mr. and Mrs. Joe A. Martinek, traditionally presented the bride's cake to the couple as a special wedding gift. This cake was served by Lind Trojacek and Susan Spaniel, cousins of the bride. Janet Nekuza and Karen Puente, also cousins of the bride, served punch.

A traditional Czech meal was served. The main table waiters were Laure's cousins, James Martinek, Billy Martinek, Michael Honza, Paul Nekuza, David Puente and Jack Kirkpatrick.

The evening began with the traditional grand march led by Marvin and Irene Martinek, Laure's aunt and uncle. The Czech music was furnished by the Henry Rejcek Polka Band of Ennis.

The guests were then entertained

with country music provided by the White Brothers. Lee White, leader of the band, is Lance's brother - in - law.

A honeymoon trip to Jamaica was a gift to the newlyweds by Lance's mother, Sue Ryan. The couple is now residing in their home in Dallas at 4300 Rosemeade Parkway.

The rehearsal dinner was held the evening before the wedding in the SPJST Lodge 25 dining room. At this time Laure and Lance presented gifts to their attendants and parents. Later a festive Mexican dinner was served, prepared by Susan Spaniel, Wesley and Annette Honza and Clem and Adell Rejcek.

Guidelines For The Record Of War Veterans Of Czech Ancestry A commemorative record is being collected for Texans of Czech ancestry who served in the wars fought since 1898. Herein are guidelines which you may follow in submission of data on a Czech veteran.

1. Type on a good grade of white paper, 81/2 x 11. Leave a 31/4" margin all around. Clean your keys and use a new ribbon. Single space or space and one half! Print if unable to type.

2. Paste or tape a photograph in the upper lefthand corner, about 2" by 3" in size. Be sure to write the veteran's name on the reverse side! The photo should be, preferably, taken in his military uniform. Any photo if military not available.

3. Include personal statistics for the Czech veteran, such as date of birth, place of birth, names of parents and education.

4. Include his serial number, place and date of enlistment, theater of operations, and any battles he fought in. Be sure to include a list of medals

received, whether wounded or not, and date of discharge.

5. If the Czech war veteran is deceased, give date of death and details on his place of burial.

6. If the veteran is still living, give his present address.

7. A half page will be accepted for each veteran's writeup, so make your writeup brief and concise, including only basic details.

The Rev. Randy Ely officiated at the candlelight ceremony.

Mr. and Mrs. Thomas E. Clark of Abilene are the bride's parents and bridegroom is the son of Mr. and Mrs. Thomas F. Dwyer of Warrenton, Virginia. The bride is the granddaughter of Anna Kubacak and the late Jim Kubacak of Slaton.

Given in marriage by her parents, the bride wore a formal gown with a Queen Anne neckline, long sleeves hand - beaded with pearls and sequins, a ruffled split cathedral train and a floor - length veil. Her bouquet was of baby pink and white roses, pearls and baby's breath.

Miss Kelly Gregory of Richmond, Virginia was maid of honor and bridesmaids were Mrs. Amy Curry of Irving and Miss Naomi Diaz of Houston. The bridemaids wore long gowns of light pink taffeta and carried bouquets of silk flowers and a candle.

Best man was Homero Bayareno of Denton. Groomsmen were Terry Tarter of Garland and Brett Dietrich of Warrenton, Virginia.

Ushers were Cary Clark of Abilene, brother of the bride, and Jim Frimmel of San Diego, California.

Flower girls were Danielle Frimmel and Gloria Frimmel of San Diego. The trainbearers were Joy and Anna Frimmel, also of San Diego, nieces of the groom.

Ringbearers were the bride's nephews, Anthony and Jason Kubacak of Lubbock.

After a reception at the church, the bride and groom rode in a horse drawn fringed surrey to the home of the bride's parents for a barbecue dinner with family and friends.

The bride graduated from North Texas State University with a bachelor's degree in home economics.

She is employed at the McConnell Air Force Base Exchange.

The bridegroom graduated from NTSU with a bachelor's degree. He is a security officer at McConnell AFB, Wichita, Kansas.

They are living at Wichita, Kansas, after a wedding trip to Las Vegas.

Your dream home -- a four bedroom, three - bath colonial on a wooded half - acre lot. By all rights, it should be well beyond your reach. But the previous owner lost his job months ago and, unable to keep up with the mortgage payments, lost the house to the bank as well. For a shrewd house hunter willing to do some research, such sad tales of foreclosure can mean unbeatable opportunity. The nation's lenders, saddled with tens of thousands of foreclosed residences, are eager to reduce their inventories even if it means selling the homes at bargain basement prices.

Foreclosed homes -- known as real estate owned by the lender, or REOs -are held by banks, savings and loan associations, the Veterans Administration, the Federal Housing Administration, the Federal National Mortgage Corporation (Fannie Mae), the Federal Home Loan Mortgage Corporation (Freddie Mac) and even credit unions and insurance companies. Traditionally, REOs have tended to be poorly maintained, single - family homes in low - income neighborhoods. Today, especially in economically troubled areas foreclosed homes can be found in upper and middle - class neighborhoods, too, and and townhouses include condominiums.

Bargain hunters should start by checking with local lenders. Ask for the officer in charge of REOs. If the bank sells foreclosed properties directly to the public, he or she typically will arrange for you to see, the properties, answer questions and help with financing. Don't be too quick to accept the asking price. Prices are usually negotiable. If the lender doesn't sell REOs directly, you may be referred to a broker who manages properties for the bank.

Some mortgage corporations. even banks, with large inventories of foreclosed properties often sell homes at auction, frequently at prices far below those you'll find in the open market for comparable houses.

Average savings run round 15 percent.

The auctions usually are advertised in newspapers, radio or television, and usually the homes are open for inspection prior to sale. Auction participants have to submit a certified check for between $1,500 to $3,000 -the amount varies from auctioneer to auctioneer. If your bid is unsuccessful, you get that money back. If your bid is accepted, the check goes toward the down payment. Warning: If your bid is accepted and you cannot qualify for financing, you lose the deposit. So arrange financing beforehand.

If a foreclosed home appeals to you, proceed cautiously. Buyers get the best prices, of course, for old, ill - kept homes in depressed areas, but price isn't everything. A dilapidated home may require expensive repairs, and a house in a deteriorating neighborhood won't offer much in the way of investment potential. If you're serious about a property, hire a house Inspector to check for soundness, and pay for your own appraisal to get a firm idea of the building's value. Since title problems sometimes crop up with foreclosed properties, consult an attorney before closing. All of this will add hundreds of dollars to the cost, but the money will be well spent.
