You've received your first showing request! Great! Now it is time to prepare your home for buyers to walk through. We typically suggest you are not present for showings as buyers like to envision themselves living in the home. They will be accompanied by a licensed agent during this time.
To prepare your home for a successful showing, we recommend completing the following:
Tuck away any personal documents you would not like a stranger to see; including personal photos, mail, calendars, or medications.
Invest in air fresheners! Buyers love a home that smells fresh.
Place any dirty dishes in the dishwasher and take out the trash. Take animals with you during the showing. Make all beds in the home and fluff the pillows.

ShowingTime is an appointment request system, which allows Real Estate Professionals to schedule showings for properties in real-time. We use this system in order to get all showings of your home scheduled quickly and to personalize showing requests individually to each of our client's needs As soon as your home is active on the MLS, agents will be able to schedule showings through this system It is completely up to you to determine how these appointments are scheduled. We can require a certain amount of hours' notice, showings during specific times, or even restrict showings if something unexpected comes up
If your property is vacant, it is common to set showings to "Go and Show " This means Agents can schedule a showing right away without coordinating a time Once a showing is scheduled, you may still receive an email, text, or phone call to stay aware of when the property is being accessed All agents are confirmed as licensed Realtors in the State of Michigan before they are provided a lockbox code to the property All purchasers will be accompanied by this Realtor during the showing
Once showings begin to happen, you will also start to receive feedback indicating how your home is showing and what buyers are thinking of it. After every single showing the buyer's agent is emailed to fill out a feedback report on behalf of their clients. If we do not receive feedback, it is our Client Care Associate's responsibility to follow up with the agent daily in order to obtain it for you. We email, text, and call the buyer's agent in order to do our best to get as much feedback as possible for you! Feedback is typically delivered within 24-48 business hours. Below are the questions asked to each buyer's agent after they show your home.
You have received an offer on your home! Depending on the activity on your property, we may suggest handling the offer in a few different ways:
Highest & Best Situation: If there are multiple showings scheduled on your home, high interest, and multiple offers; your agent may suggest setting a "highest and best" deadline. This means we ask all agents and buyers to submit their strongest offer by a certain day and time. This not only gives all buyers an opportunity to preview the property, but also submit their bid on the home. In most cases, this situation works out in your favor and buyers increase the strength of their offers At times, however, a buyer can decide they no longer want to compete with other purchasers and withdraw their offer.
Accept/Counter/Reject: When you receive an offer, you have the ability to accept, counter or reject the offer. If the offer meets all aspects of your wishes in selling your home, you may accept the offer as is. If your agent suggests you counter the offer, we can do so verbally until the agreement is met. Finally, if an offer is not attractive to you, you do have the option to verbally reject the offer without a counter. We always suggest providing at least some sort of counteroffer, as buyers' situations can always change.
When you are preparing to sign an offer, be sure you have excluded any/all items that you would not like to include in the sale. This could be window treatments, light fixtures, mirrors, tv mounts or anything else bolted to the wall. If it is secured to the wall (unlike a picture) it is expected to be included in the sale. In addition, if you have any assessments on the property, we must negotiate them prior to accepting an offer otherwise it is expected to be assumed in full by the seller. Please make your agent aware of any of the conditions above Once an offer is accepted, if it includes an inspection, the inspection contingency will begin Your agent will then explain the timelines for this inspection period. From there, an appraisal will most likely occur before closing as well. If you have any questions regarding these contingencies before closing, ask your agent!
Scheduling: The buyers will schedule the inspection the same way they scheduled showings but usually with a few days' notice.
Arrival: The inspector will arrive on the scheduled day and time. (It is VERY common for the inspector to arrive 30 minutes early and inspect the exterior of the home prior to the agent’s arrival.) You can expect the inspector to be professional, knowledgeable, and efficient.
Process: The inspector will start by examining the exterior of the home, looking a the roof, siding, and foundation. They will then move inside, looking at each room and system, including plumbing, heating, and electrical. They will check for safety issues and other concerns.
Time: The inspection will last between three and four hours, depending on the size of the home. You should plan to be out of the home for the entire inspection. We want the buyers to feel comfortable asking the inspector questions about maintaining their future home.

Findings: After completing the inspection, the inspector will prepare a report that outlines any issues found, as well as any general maintenance concerns. These will be categorized as either safety concerns or general recommendations.
Negotiations: The agent for the buyer will contact your agent
should repairs or a price reduction be requested as a result of the inspection. We will request to review the report and decide how to proceed. If there are safety concerns, then you may need to address them before selling the home. If there are general maintenance concerns, then you may want to address them as well to make the home more marketable. We can always try to negotiate with the buyers to determine who will pay for certain repairs or maintenance.
Moving Forward: Once any negotiations have been settled, and agreements have been reached, we will either proceed with this buyer or return the property to the market. Don't be nervous about the inspection. The inspector is there to make sure that the home is safe and functioning correctly, at the end of the day, that’s what we want for the buyers.
The appraisal is an opportunity for the lender to assess the property The lender is inspecting the property to ensure there are no health or safety concerns. The appraisal is also an opportunity for the lender to ensure the bank is making a sound financial investment. The appraiser is going to give an estimated value for the property. The appraiser is licensed in the state of Michigan and works directly for the lender.
5. Tips and suggestions to prepare for the process:

Inspection: The appraiser will request the inspection through Showing Time. They will be in and out of the home relatively quickly. Please plan to be out of the home during the inspection period.

2. Provide Documentation: If you have any paperwork to support recent upgrades, such as receipts, permits, and contracts, make sure you have them on the counter for the appraiser to review.

Information: Please make a list of improvements you have made to the home since you purchased the home. If we showcase upgrades and renovations this could improve the appraised value by helping the appraiser understand the value of the updates you have made.
Comparables: We will provide a list of recently sold properties to the appraiser for their review.
Results: We can expect the results of the appraisal within five business days. When I have the results I will report back to you with a plan for moving forward.

Ordering title work is one of our first steps in selling your home. We order title work at the very beginning of the process. You can expect a call or email from our friends at Titleocity even before your home is listed on the market.
Title work is the process of investigating public records to confirm the legal ownership of a property. Titleocity works hard to find mortgages, liens, encumbrances, or other legal claims that could be attached to the title of your home. Most commonly we find mortgages that have been paid off, but the lien still needs to be removed from title by the mortgage company. These are often relatively simple corrections but they take time and have to be done prior to closing.
After the title investigation, Titleocity will issue a title insurance policy that helps protect you from liability in the event that there's a discrepancy down the road stemming from the time you owned the home.

Appraisal has been received and cleared.
Title has been reviewed by the lender and title company and there are no outstanding liens or impediments preventing the sale.
Credit, income, and assets have all been thoroughly verified by the lender, approving the borrower for the new mortgage.
By law the borrower is required to receive estimated closing numbers at least 3 business days prior to closing.
Once those numbers have been received by the buyer the closing can be scheduled for anytime after those 3 business days passed.
Final numbers will be confirmed by the title company and lender once the closing date and time are confirmed.
Be sure to review your closing statement (HUD or ALTA) to ensure :
You are receiving any reimbursements owed to you by the buyer per the purchase contract.
If you have an outstanding mortgage balance confirm the payoff amount is included and is correct.
If any of your proceeds are being held in escrow after closing (such as funds used to pay final bills or rent) confirm with the closing agent when to expect the remainder of those funds and how you will receive them.
Clarify with the title company how you would like to receive your sale proceeds (via wire or check) if you wish to have them wired, you will need to have your bank's wiring instructions with you at the time of closing.
