Park Fountains rental payment policies are stated in your Apartment Lease Contract, but if you need a reminder, the policies are further explained below:
At Park Fountains, community and resident satisfaction are the highest priority. Using Park Fountains resident portal, you can not only complete logistical tasks like paying rent, communicating with the Management Office, and submitting service requests, but also connect with your neighbors and RSVP to upcoming resident events to further connect with this incredible community – all from the convenience of your smartphone or other devices.
TO GET STARTED
The following pages contain step-by-step guidelines to set up your online portal. Follow these simple steps to set up your account and start accessing your living experience online:
When you move in, you will receive an email from “ActiveBuilding” with a direct link to set up your account, or you can visit www.fountainsapt.com and click on the “Resident Access” tab. Then click on the “Resident Portal” button to log in and click on the “New User? Get Started Now” button. From there, the portal will walk you through the steps to set up your username and password.

Once you have registered and set up your information Online: Download the app and access the ActiveBuilding portal from your smartphone by clicking the links next to this description. You can enable Biometric Login. Toggle on the login screen to sign in with your smartphone’s Touch or Face ID the next time you open the app.

STEP TWO Rental Payments
Reviewing your monthly account statement and making rent payments is easy with ActiveBuilding. Follow the steps outlined below to set up one-time or recurring payments.
SETTING UP PAYMENTS
■ Visit the “Make A Payment” section under the “Quick Links” menu to view your payment portal.
■ Through the payment portal, you can review your account statement and schedule one-time or recurring payments. Park Fountains Office accepts payments by e-Check, debit or credit card, and eMoney Order. Visa, Discover, Mastercard, and American Express are accepted for debit or credit card payments. Certain fees apply.
■ If you prefer to pay directly through your bank account using e-Check, be sure to add your banking information for quick payments in the future.
■ You can also pay online with eMoney Order by following the steps for this option in your payment portal.
■ All rental payments are due on the first of the month and are late on the third of the month.
■ Rent checks will be deposited when they are received. No post-dated checks will be accepted.
■ A $50 fee plus applicable late charges will be assessed on all payments returned for any reason. Returned payments must be cleared immediately.
■ If the Management Team receives two returned payments, personal checks will no longer be accepted. You must pay by cashier’s check.

Fill out your resident profile and connect with your neighbors by joining community interest groups, RSVP’ing to upcoming resident events, and more.
Be sure to keep your contact information updated so the Management Team can easily reach you and relay any important communication, especially in the event of emergencies.
Renter’s Insurance
Signing up for renter’s insurance is made easy with the ActiveBuilding app. You can opt into ActiveBuilding’s e-renters insurance plan during registration for the online portal.
REQUIREMENTS AND RECOMMENDATIONS
At least $300,000 of personal liability coverage is required.
Personal property coverage is not required, but it is strongly recommended because it covers your items if they are stolen, lost, or damaged (most cases).
Pet coverage is recommended to ensure any damages your pet may cause to your items or home.

In order to create and maintain a welcoming online space for the community, the following are some key guidelines to keep in mind when interacting with the community in the ActiveBuilding resident portal.
RULE ONE
INTERACT AS YOURSELF
Make sure your profile reflects your real identity so you can interact authentically with the Management Team and your neighbors online. Be sure to use your real name, a photo of yourself, and true information in your profile.
RULE TWO
COMMUNICATE RESPECTFULLY
Think of the portal as a virtual version of the community and communicate respectfully in the portal as you would with your neighbors and a Community Team Member in person.
■ Remember that everyone should feel welcome, safe, and respected in Park Fountains community.
■ Approach any discussions and/or disagreements with compassion and empathy and keep other perspectives in mind.
■ Keep in mind that ActiveBuilding is not a platform for public shaming or settling personal disputes. If you have a concern about a neighbor, please reach out to the Community Team by phone or through the resident portal instead of posting online.
■ Avoid over-posting about the same topic, items for sale, etc. Please do not post more than two times on the same topic. Keep the Content Restrictions Policies in mind, which can be found on the following page.

To ensure that the ActiveBuilding portal remains an online space where everyone in the community feels welcome, safe, and respected, posts that fall into the following categories will not be approved to post in the portal, at the discretion of the Community Team.
MISINFORMATION
Posts that attempt to spread misinformation (intentionally or unintentionally) and/or include false or misleading claims related to critical events or topics (e.g. community incidents, politics or social issues, etc.).
PERSONAL ATTACKS
Posts that personally attack or insult individuals, including other residents or a Community Team Member.
PROFANITY Posts that use profane or obscene language.
DISCRIMINATION & HARASSMENT
Posts that attack, harass, use hate speech, and/or show discrimination towards any protected class or group of people based on sex, race, age, color, creed, national origin, religion, disability, familial status, gender identity, or sexual orientation.

General Guidelines
Your safety is a top priority - while safety or security cannot be guaranteed, the sense of comfort you feel in the community is important. Park Fountains has various features and policies in place to safeguard residents and the community. However, the best manager of your safety is you.
Throughout the following pages are some tips and guidelines you can use to protect yourself and your belongings.

Community Rules & Regulations
All policies are in place to protect residents and ensure a healthy and safe living experience. So, for everyone’s enjoyment, be sure to follow the community’s policies (both posted and in your lease agreement) for all common areas and amenities.
Risky or Dangerous Behavior
Using Park Fountains community facilities and amenities is solely at the risk of the residents, occupants, and guests. Please take responsibility in avoiding risky, dangerous behavior that could potentially harm yourself or others when using the amenities.
Solicitors & Salespeople
Park Fountains does not welcome door-to-door solicitors or salespeople in the community. If you spot any solicitors around the community, contact Park Fountains Management Team right away. For your personal safety and protection, do not allow solicitors or strangers you are not expecting or who are not wearing Spectrum Properties attire or name tags into your home.

OBSERVE AVOID REPORT
As stated in your Apartment Lease Contract and in the Texas Apartment Association Security Guidelines for Residents, the community provides no guarantee of personal safety or security. Park Fountains does not provide personal security services for residents or their guests. For this reason, it is strongly recommended that you:
■ Obtain adequate renter’s insurance coverage for your personal belongings.
■ Obtain adequate automobile insurance coverage.
■ If you notice any suspicious activity, call 911. DO NOT call the Management Office until you have contacted 911. This will waste precious time.
■ Help fight crime by calling 911 in any emergency or if you ever feel like your safety is threatened. Report any suspicious activity you observe, and help the police by focusing on details, like tag numbers, make and color of car, landmarks, and detailed descriptions of individuals.
■ Have your keys handy so you can access your car or home quickly.
■ Only open your door if you can identify or are expecting a guest, and never leave young children at home unattended.
■ Keep valuables and bags out of plain view in your car or your home, especially around the holidays. Be sure to record serial numbers for your valuables in order to track them in case they are stolen. Items that are generally popular to steal are electronics (of any kind), cash, and tools.
■ Make sure all of your locks work and keep your doors and windows locked, even if you are at home or think you will be gone from your car or home for just a few minutes.
■ Avoid walking alone when possible, and stay in well-traveled and well-lit areas.
■ Let Park Fountains Community Team know if any hallway or parking lot lights are out.
■ Avoid walking around with target items, like a cell phone or cash, in plain view.
■ If you are ever confronted by someone trying to rob you, stay calm and comply with the suspect’s demands. Obtain a good description and immediately call the police when you are safe. Do not call friends or family first.
■ Do not discharge a firearm on the property, except when allowed to by law.
■ Never display a gun, knife, or other weapon in the common area or in a way that may alarm others.

Fire
Part of living in a community is understanding that your actions may affect your neighbors. Always take extra care to ensure that you are safe when in situations with higher risks of starting fires, such as cooking. Fire extinguishers are located at a close proximity to each door throughout the property. Here are a few safety precautions to follow to keep you and your neighbors safe:
PERSONAL FIRE SAFETY IN THE EVENT OF A FIRE
■ If you experience a fire in your apartment, exit the building immediately and go to the nearest safe location. Notify 911 immediately.
■ Before exiting through any doors, feel the handles to see if they are hot to the touch. If so, try to find another safe way to exit the apartment.
■ If a planned escape route is too dangerous to exit, stay where you are and stuff any doors or vents with wet towels to keep the smoke from entering. Turn the HVAC off, stay low, and place a wet towel over your nose and mouth.
■ Wave a bright cloth out of a window to let others and the fire department know that you are there.
HANDICAPPED EVACUATION
■ Each person should have a “buddy” assigned to assist them in the event of an evacuation.
■ It is important that the “buddy” remain with the person until the emergency is over.
■ Ask each person the best way to assist them to the stairwell and lead them to safety.
■ If it becomes necessary to move someone down the stairs, various lifting and carrying techniques can be utilized; ask the person the best way to assist them.
■ When disposing of grease, always let it cool before throwing it away in the garbage. Pour it into a can or cup to make disposal easier.
■ If cooking grease catches on fire while cooking, turn off the range, place a metal lid on the pot or pan, and pour baking soda onto the fire.
■ Monitor young guests carefully and make sure they do not turn on the range.
■ Avoid cooking while intoxicated, medicated, or fatigued.
■ No outside grilling is permitted on the property (except in the pool area).
■ Do not remove your smoke alarm or other fire protection mechanisms. If you encounter any problems with your alarm system, please call the Management Office immediately.
■ Do not put gas-operated tools or vehicles inside the apartment or the stairwells.
■ Smoking is prohibited on the property.
■ Fire laws and insurance requirements prohibit the use of BBQ grills in breezeways, balconies, or patios, as well as candles or anything with an open flame.
■ Lighter fluid and flames are potentially hazardous to most items, including boxes, furniture, and the building itself.

Weather
FREEZING WEATHER
In the event of severe freezing weather, A “Freeze Alert” Sign will be posted. Some helpful tips to limit damages in the case of a freeze include:
■ Dripping both the hot and cold water faucets.
■ Turn your thermostat above 60 ° F.
■ Opening cabinets where any pipes are located.
■ Avoid slick terraces and walkways.
FLASH FLOODS
■ Notify the Management Office if any particular area of the community needs attention.
■ Contact the Management Office ahead of time if you plan on going out of town.
Flooding can happen as a result of excessive rain or as an after-effect of a hurricane or tropical storm. Here is what to do if there is flooding in your area:
■ Avoid walking, standing, or driving through flood waters. Just six inches of moving water can knock a person down, and one to two feet of water can move a vehicle.
■ Move to higher ground as quickly as possible. Move your vehicle to higher ground if you are on a first floor parking level or parked in a flood zone.
TORNADOES AND SEVERE STORMS
■ If you are in your car and water is rising around you:
■ If the water is not moving, abandon the car and move to higher ground.
■ If the water is moving, stay in the car and do not enter the moving water.
■ Watch out for debris and areas that may have eroded due to flooding.
■ Take pictures of damaged property for your insurance purposes.
Tornadoes and severe storms often strike when LEAST EXPECTED. As you take cover, here are a few ways to protect yourself and your home:
■ Secure or bring inside outdoor furniture, plants, and decorations to prevent them from blowing away.
■ Turn off and unplug computers, televisions, and other electrical equipment, so they are not damaged by a voltage surge.
■ Make sure all doors and windows are latched tightly.
■ Stay clear of any windows and/or patio doors that might shatter.
■ If a tornado is coming, take cover in an interior hallway or room on the lowest floor of the building. Small interior rooms, like closets and bathrooms, are usually the safest.

You can make emergency maintenance requests at any time by using the number above to call about your concern. The items considered as emergency services are listed below. These items have increased priority.
EMERGENCY SERVICES
■ Loss of utility service (water, electricity) that is not a grid-wide or provider issue
■ Any major plumbing issue, inoperable toilet (one toilet in the apartment), or major leaks
■ Loss of a necessary appliance (refrigerator or range)
■ Sewer leaks
■ Inoperable gates
■ Non-working A/C when outside temperatures are over 80° F
■ Non-working heat when outside temperatures are under 50° F
■ Any threatening situation, unsecured door or window, or anything requiring first responder or police/emergency personnel (fire, severe weather, flood, etc.)

Gated Entries & Limited-Access Systems
Park Fountains provides gated entryways and limited access to the community and its amenities for your safety. Please review the following tips below regarding these safety systems.
Only one car should enter or exit the parking gates at a time. Tailgating the car in front of you can result in the gate closing on you, which could damage both your car and the gates. Damage to your vehicle or the gate could result in repair charges.
Only use the entrance gate for entering the parking lot and the exit gate for exiting the parking lot. Not adhering to this rule may result in damage to the gates and your car.
Always be wary of pedestrians, especially children or pets as you enter or exit through the parking gate.
Although gates can deter criminal activity, they cannot actively prevent it. Always lock your car door and bring your personal belongings inside.
Out of Town Notice
If you are planning to be out of town, please notify the Management Office of the date you will be leaving, the date you will be returning, and an emergency phone number to reach you. Please notify the MANAGEMENT office of any guest that might be checking your mail or your apartment. The MANAGEMENT TEAM will not release a key to anyone not listed as an emergency contact on your lease.
Safeguarding Young Residents (Under the Age of 16) & Guests
Park Fountains requires that a parent, guardian, or legal custodian accompany anyone under the age of 16 or any guests when using community amenities and common areas. Also, be sure to check the community policy on the number of guests you are allowed to host in the common areas and amenity spaces. Please see Section 06: Community Amenities for more information.

Customer Relations
Park Fountains goal is to deliver experiences above and beyond expectations so that you are always completely satisfied with your home. The team is committed to assisting you with any issues at any time and supporting you through the process. Smoke Free Living
At Park Fountains, smoking and vaping are not permitted anywhere in the community - including all common areas and amenities, homes (inside or outside), offices, construction zones, and community grounds. This policy applies to your guests and visitors, as well as Park Fountains team members, subcontractors, and vendors in the community.
Resident Communication
Community and communication are high priorities. Community updates, events, and news will be announced through emails, the ActiveBuilding portal, posted flyers/letters, text messages, and phone calls. Upon moving in, you will automatically be added to Park Fountains communication list. You can always opt out of certain communication methods at any time by updating your communication preferences in the ActiveBuilding portal.

Good Neighbor Policy & Neighbor Complaints
Please be considerate of your neighbors and help maintain a quiet, clean, community environment for all to enjoy.
Sync up your schedule with Park Fountains quiet hours (10:00 PM - 8:00 AM).
Make sure the sound on your TV or speakers - or any other noise - cannot be heard outside your apartment door.
Be mindful of your downstairs neighbor if you live upstairs. Avoid jumping around or walking heavily. Take off hard-bottomed shoes like boots or heels when you walk in the door.
Noise Complaints
Consider adding a few rugs to your home to dampen any noise.
If you have children or larger pets living with you, please help them keep noise to a reasonable volume and reserve playtime for outside.
Keep in mind that evening and nighttime hours are not an appropriate time for loud household tasks like vacuuming, rearranging furniture, hanging pictures, etc.
In the case of a noise complaint concerning with a neighbor, please follow these recommended steps:
If you feel comfortable, speak to your neighbor, and attempt to resolve the issue. They may not be aware of the disturbance.
If the problem persists, contact the Management Team at (469) 828-1139 or via email at leasing@parkfountains.com.
Package & Mail Delivery
There is a designated mailbox area located in the elevator lobby. You can check your mail using the mail key that you received upon moving in. Packages will also be delivered directly to your door. WE WILL NOT UNDER ANY CIRCUMSTANCES ACCEPT PACKAGES IN THE MANAGEMENT OFFICE.

Delivery & Guest Access
Deliveries/Guests should use the callbox outside the main front door. Each resident is listed alphabetically by their last name. Park Fountains front door phone number is (469) 547-2722. Make sure you program this into your phone so you will recognize the number. When you answer, they can speak to you through the intercom. At that time, you will hit the number “9” on your keypad which will unlock the front door and allow the person inside. You will still need to come greet them in the lobby of your building.
Common Areas
The common areas are regularly cleaned and sanitized. Help keep the community clean and litter-free by picking up after yourself, your guests, and your pets. If you notice any common areas that are not as clean as they should be, please contact the Management Office at (469) 828-1139 or at leasing@ parkfountains.com.
THE FOLLOWING ARE A FEW REMINDERS TO MAKE SURE THE COMMON AREAS STAY CLEAN AND SERENE:
■ Keep your belongings in your apartment. If you enjoy biking or use a bicycle for transportation, bring it into your apartment instead of leaving it on your patio/ balcony.
■ Be sure to take all personal belongings with you when leaving any common areas.
■ If you use any recreational equipment or shift furniture around at the pool, remember to return them to their original locations for the next resident to use.
■ Please wipe down any fitness equipment after you are done using it.
■ If you are using sunblock or suntan oil at the pool, please lay down a towel to protect the pool furniture.
■ Keep noise to a minimum and remember to use headphones when listening to personal music devices.

PLEASE KEEP IN MIND
Decorating
Park Fountains strives to maintain the community’s attractive appearance. Take pride in your community and help maintain it to the highest level of standards.
WHEN DECORATING, KEEP IN MIND ...
No structural changes or additions may be made to the exterior of the building including patios and balconies. Patios and balconies may not be used for storage. The Management Team reserves the right to monitor the appearance of your patio or balcony.
If you want to decorate your front door for a holiday or season, a decorative wreath is a nice touch. Just be sure to use a wreath hanger that hangs from the top of your door instead of nailing or screwing it into your door. Also, do not forget to take it down or replace it once that season or holiday is over.
You may hang items on your interior walls, but make sure the holes are small and do not cause any damage. Use reusable/removable adhesive strips/hooks to avoid damage to the walls. These can typically be found at your local hardware or retail store like Target or Walmart.
Patios & Balconies
Park Fountains commitment to cleanliness also includes patios and balconies. Here are a few reminders about the community policies to make sure these standards are met:

Trash Instructions
Please do not throw any boxes down the trash chute unless they are broken down into pieces no larger than six inches. Our trash chute is too small for boxes, and they easily get stuck and cause it to back up. Trash chutes are centrally located in the hallway of each floor. You may take any larger broken-down boxes down to the dumpster area. The dumpster area is located in the back corner of the parking lot. Please do not dispose of any furniture or mattresses on the property.

RECYCLING PICK-UP SCHEDULE: EVERY THURSDAY AT 10:00 AM
Recycling pick-up will not be available on the following holidays: Easter, Memorial Day, 4th of July, Labor Day, Halloween, Thanksgiving Day, Christmas Eve and Christmas Day, and New Year’s Eve and New Year’s Day.
RECYCLING REMINDERS
■ All recycling must be placed inside of a CLEAR or BLUE trash bag ONLY.
■ Do not place recycling in white or black trash bags. They will not be pick up.
■ Recycling must be placed outside of your front door by 10 AM on Thursdays for pick up.
■ Cardboard boxes do not have to be bagged, but all boxes must be broken down and flattened.
■ NO glass and NO loose trash.
■ Tie all of your bags
Recycling is very important at Park Fountains, this holds true for residents as well. To reduce the environmental footprint as much as possible Park Fountains offers a recycling service. This service is for recycling only, no trash. A trash bin is not necessary for pick up but if you would like one please contact our office and we can provide one to you at no cost.

WHEN MAKING A MAINTENANCE REQUEST, PLEASE KEEP IN MIND TO ...
Provide as much information as possible to allow the Maintenance Team to better diagnose the problem and provide a solution in a timely manner.
Be sure to note any special instructions for the Maintenance Team regarding alarms, pets, special instructions, etc.
PLEASE REPORT MAINTENANCE ISSUES AS SOON AS POSSIBLE, SO THAT ISSUES ARE NOT EXACERBATED.
A few days after your request is completed, you may receive an email with a link to a survey asking how the Maintenance Team did with your request. Please provide your honest feedback.

Home Tips for Common Service Issues
Nobody likes dealing with a clogged toilet or drain. Plumbing issues in an apartment building can be a real issue - not only for you, but also for your neighbors and the local water system. The key to avoid plumbing issues is to remember the toilets, drains, and garbage disposals are not trash cans.
HERE ARE A FEW TIPS TO AVOID ANY POTENTIAL PLUMBING ISSUES:
The only items that should be flushed down your toilet are toilet paper and, well, you know what else. Even items that say they are “flushable” like bathroom and/or baby wipes and feminine products should not be flushed down your toilet and need to be thrown in the trash.
The only items that should go down your garbage disposal are items you would eat. Avoid putting anything that you would not eat down the disposal like vegetable peels, fat/cooking oil/grease, coffee grounds, eggshells, fruit stickers, etc. These items should be thrown out with your household trash.
Keys & Locks
You should have received all keys and access devices needed at move-in. If at any time you lose your keys, call the Community Team during or after office hours to purchase replacements.
KEY & LOCK POLICIES
■ The Management Office will be happy to make you a duplicate or new key/key fob for a fee.
■ If you need to re-key your doors, a fee will apply.
■ After office hours, a charge of $100 will be assessed for lockouts. If you are locked out after hours, please call the Management Office at (469) 828-1139 to dispatch a maintenance technician. Please expect at least a 30-minute arrival time. For safety purposes, you must provide identification before the staff member unlocks your apartment.
■ Your apartment is provided with latches on every window and a deadbolt on every exterior door. If your apartment has a sliding glass door, it is equipped with a handle latch and pin latch. Keep all windows and doors locked at all times. Upon moving in, check to make sure your apartment includes the above items and report any broken, missing, or unserviceable items to the Management Office.

Pest Control
Pest control is provided. To keep pest control as effective as possible, do your part to keep your home clean and free of clutter.
IF YOU EVER SPOT SIGNS OF PESTS IN YOUR APARTMENT HOME, PLEASE PUT A WORK ORDER IN IMMEDIATELY AND CONTACT THE OFFICE AT (469) 828-1139.
Park Fountains exterminating service will be happy to assist you with all pest control problems that you may experience. Park Fountains exterminating service will be on the property every first and third Wednesday of the month.
INCORPORATE THESE PREVENTATIVE STEPS INTO YOUR DAILY ROUTINE TO KEEP PESTS OUT OF YOUR HOME AND THE COMMUNITY:
Wipe up messes and spills immediately.
Avoid leaving dirty dishes in the sink, on counters, or in other rooms.
Do not wait to store or throw away food after eating. Store food in sealed containers and/ or throw away food or empty containers, such as pizza boxes, takeout containers, pet food containers, etc. Make sure all food items (including pet food) are stored in sealed, airtight containers and not left open.
Be careful not to leave trash out in your home, or on your patio or balcony.
HVAC System
Do not leave magazines or old newspapers stacked up in your home, and be sure not to store cardboard containers on the floor.
Straighten up regularly and clear out clutter so pests cannot find convenient places to hide.
Use your bathroom exhaust fan when showering and take other steps to keep your home dry, so you can ward off pests that love wet environments.
Be sure to contact the Maintenance Team immediately if you spot a leaky faucet or broken pipe.
Park Fountains Maintenance Team conducts regular maintenance inspections for items like checking and replacing your air filter. However, if you think that your air filter needs to be replaced let the Maintenance Team know.

SWIMMING POOL & POOL AREA RULES
WARNING - NO LIFEGUARD ON DUTY. CHILDREN SHOULD NOT USE POOL WITHOUT ADULT SUPERVISION. DIAL 911 FOR EMS OR POLICE EMERGENCY.
Persons using pool facilities do so at their own risk. Owner assumes no responsibilities for accident or injury.
Residents and guests should be especially careful in supervising and watching their young children at the pool.
Residents and guests shall be responsible at all times to make sure that small children do not get out of apartments unnoticed and that they do not wander into the pool area alone. Remember to use night latches, deadbolts, and window latches when small children are inside.
No one under the age of 16 will be allowed in the pool at any time, unless accompanied by a parent or guardian or a person over the age of 21 years who has been given written authority by the parent or guardian to supervise the child and who has assumed responsibility for such supervision.
The pool may be used only during listed hours.
Only residents and their guests may use the pool. No more than two resident guests are permitted to use the pool at any one time without management’s written approval.
No person who is ill may use the pool.
Any person who is under the influence of alcoholic beverages may be excluded from the pool area.
No running, horseplay, fighting, dangerous conduct or noise that is disturbing to the other residents is allowed in the pool area.

The swimming pool is located at The Fountains as an amenity for you to enjoy. Please follow the rules that are listed on signs in each of the areas. If you choose to be in the pool, you do so at your own risk. The community assumes no responsibility for accidents or injuries that may occur to the resident or visitors. Please consult your physician if you have any questions or concerns regarding your use of the pool.

No music in the pool area after 8 pm .
No toys, inner tubes, or any other objects will be allowed in the pool at any time.
Residents and guests will place their own towels over pool furniture when using suntan oil or other lotions. Swimming attire should be worn in the pool, and small children need to wear “swimmer” or “splasher” diapers.
No glass containers or bottles are allowed in the pool area. Please bring plastic cups for beverages. Please keep noise to a minimum. If you have a noise complaint, contact the Management Office at (469) 828-1139 or leasing@parkfountains.com.
BBQ grills are first come first serve. The Fountains and Park Fountains does not allow reservation requests. If you plan on having more than two guests in the pool area, you must notify the Management Office to get permission.
Approved parties in the common areas have a 3-hour time limit. They must be approved by the Management Office, are not considered private, and must not interfere with other residents’ use and enjoyment of the amenity. Do not throw anything onto the pool deck.
Do not leave any trash behind.
Pets are not allowed in the pool.

Do not use, adjust or operate fitness equipment beyond your physical limitations. Please report vandalism and unauthorized users. Do not remove fitness equipment from the fitness room.
Please wipe down fitness equipment after you are finished using it and return all free weights to their intended location.
Do not leave personal items in the fitness room. The Management Team is not responsible for lost or stolen articles.
Respect others by keeping noise to a minimum.
Dispose of any trash properly.
Ask for an orientation before using the exercise equipment.

If you need to store your bicycle, there are bike racks located next to The Fountains apartment building for Park Fountains residents to use.
Dog Spa Washing Station
The dog washing station is located at the northeast corner of The Fountains community. Please look for the “Dog Spa” signage to locate the proper entrance door. You must have the key code to gain access to the dog spa.
A full dog washing and drying station is provided. Just bring your own shampoo and grooming supplies. Only one dog per hour is allowed in the dog spa. When you are finished, make sure the water is completely turned off before exiting. All other pet etiquette and pet rules in the handbook apply.

Community Parking Procedures and Safe Driving Habits
■ ONLY PARK IN YOUR DESIGNATED SPOT.
■ When parking, make sure you take up only one spot by staying inside the lines.
■ Please do not park on curbs, on grassy or landscaped areas, in fire lanes, or in locations that could block traffic flow. Your vehicle will be towed if parked improperly.
■ Always observe posted speed limits and be wary of pedestrians, especially children and pets.
■ Make sure your children are not playing in areas with frequent community traffic.
■ Car maintenance is not allowed in the parking area.
■ Park Fountains has the authority to tow any cars that are not operable or parked properly.
■ All vehicles must have current and valid registration.
■ Only registered vehicles are allowed to park behind the private parking gate. All others will be towed.

Parking Policies
■ Please drive with caution through the parking lot. The gate will open and close using the keypad. You will receive your keypad code when you move in.
■ If the gate is malfunctioning, please call the phone number posted on the gate. If you damage the gate by manually lifting it or by driving through, you will be charged to repair any damages.
■ All resident cars must be registered in the Management Office and display a parking permit. Only park in your designated parking spot. Towing will be enforced.
■ Visitors may only park in the designated guest parking area outside of the gates.
IF YOUR VEHICLE IS PARKED IN ANY UNAUTHORIZED AREAS, YOUR VEHICLE WILL BE TOWED.
UNAUTHORIZED AREAS INCLUDE:
■ A handicap space without the legally required handicap placard hung from your rear view mirror or license plate
■ Fire Lanes
■ “ NO PARKING” Areas
■ Another Resident’s Designated Parking Spot
■ Vehicles with an invalid license, registration, or inspection will be tagged and towed.
■ Do not leave vehicles that are inoperable, on jacks, blocks, or leaking fluids.
■ Do not park boats, trailers, or other recreational vehicles in the parking lot.
■ Littering and pet waste in the parking lot is a lease violation and will result in a $250 fine. There are garbage cans located by the lobby entrance.

If you are a pet owner, please be respectful and courteous to your community and neighbors to make sure that all residents and pets enjoy their living experience at Park Fountains.
To keep the grounds looking great and fellow residents and pets comfortable and safe, here are a few tips to follow:
PET TIPS & POINTERS
■ Some residents may have allergies or are simply cautious of pets, so any time you take your pets out for a stroll, make sure they are wearing a leash.
■ Pick up after your pets by carrying doggy bags or using the designated stations located in the community.
■ Remind your pet not to do their business in hallways, breezeways, and common areas. But if an accident does occur, be sure to clean up after them, wherever they go.
■ It is prohibited to let pets roam around on your patio or balcony by themselves, so only let them out when you are around to watch them.
■ Keep your dog’s barking to a minimum, especially during quiet hours-excessive barking that disturbs your neighbors can be considered a lease violation.

Pet Types
Park Fountains generally welcomes most pets into the community. Any animals that aren’t cats or dogs need to stay in a cage or tank. Aquarium tanks over 20 gallons are prohibited, and non-domestic animals are not allowed according to local laws and ordinances.
Pet Registration
If you had a pet at the time you signed your lease, you should have already signed a pet addendum, turned in a pet deposit and/or fee, and registered your pet on www.petscreening.com. Should you decide you want another pet or you are considering becoming a new pet owner, you will need to visit the Community Office to register the pet and sign a new animal addendum before bringing the pet home.
SERVICE & ASSISTANCE ANIMALS
If you have a service or assistance animals, please log into your Pet Screening account for a Request for Reasonable Accommodation form to fill out.
Once submitted, your request will be evaluated according to the Americans with Disabilities Act (ADA), Fair Housing Act (FHA), Rehabilitation Act of 1973 (section 504), and state legislation.

Out & About
It can be challenging when your pet crosses paths with unfamiliar pets and residents while out and about in the community and neighborhood. Please keep your pets on a leash at all times.
To maintain an environment where pets and their neighbors feel comfortable and safe, here are some ways to keep all residents in their comfort zone:
PET WASTE
Pet waste stations are provided throughout the community to make cleaning up after your pets easy. Make sure you know where you can and cannot take your pets when they need to go out. Please pick up after them using the pet stations provided or with bags of your own.
Inside your home, all pets should be housebroken. If they have an accident - either in your home or in a common area - please, wipe up after them and use a disinfectant spray to neutralize the odor so they aren’t encouraged to go to the bathroom in that same spot again.
There are outdoor spaces where your dog can run around and interact with other dogs. Here are some tips to help you manage interactions with neighbors or other pets in the common areas:
■ When walking through breezeways and common areas, be as quiet as possible so your dog doesn’t disturb your neighbors.
■ Teach your dog to walk closely with you on both your right and left sides. That way, you can make sure you are always between your dog and other pets, people, or surprises.
■ Failure to clean up after your pet will result in a $250 fine.
■ Pets may not use your patio or balcony as a bathroom.
■ No pets should be left alone on your balcony or patio at any time.
