When landscaped intentionally— as in Fox Hill—landscape and building architectural designs merge to create a natural and beautiful habitat.

Throughout the development, river rock and granite boulders are strategically placed to mimic the natural terrain that encircles the community. To ensure a contiguous design with the native land, perennials, trees and shrubs are carefully selected for function, beauty and longevity.

Majestic ponderosa pine trees are ubiquitous in the adjacent woods and thus are the predominant evergreen tree in Fox Hill. Often, ponderosa pines are grouped on a property for screens or just as a continuation from the mountains through the development, and the

SUMMER HARVEST RATATOUILLE

Serves 6 INGREDIENTS 2 small eggplants 6 tomatoes, preferably Roma 2 summer squash 2 zucchinis 2 tbsp avocado oil 1 onion, diced

With an abundance of produce from the Fox Hill Farm, a cool storage pantry is a must for recipe preparations.

4 cloves of garlic, minced 1-28 oz can crushed tomatoes 1 tsp salt 2 tbsp fresh basil, chopped 1 tbsp fresh parsley, chopped 1 tsp fresh oregano, chopped Salt and pepper to taste 1 tbsp basil, chiffonade

Equipment Oven safe 10- or 12-inch cast iron pan, mandolin slicer or very sharp knife, cutting board, spatula, chef’s knife, measuring cups and spoons Method of Preparation 1 Preheat the oven to 3750. Using the mandolin, or sharp knife, carefully slice the eggplant, tomatoes, squash and zucchini into very thin 1/4-inch rounds. When finished, keep each vegetable in a separate bowl, to make building the ratatouille pattern easier.

Make the sauce 2 Heat the avocado oil in the cast iron pan over medium high heat; when shimmering, add the onion and garlic and sauté until soft, watch carefully to make sure not to burn the garlic. Add the crushed tomatoes and a teaspoon of salt. Simmer for 10 minutes. Add the chopped herbs, except the basil chiffonade; stir to combine.

3 Remove from heat. Alternate each vegetable as you add them in an upright circular pattern around the pan.

4 Top with salt and pepper, cover with aluminum foil and bake for 40 minutes.

5 Remove the foil and bake for an additional 20 minutes.

6 Remove from oven and garnish with fresh basil chiffonade.

THROUGHOUT the years, the acreage that makes up Fox Hill has been home to generations of families. Now, that acreage is poised to provide even more families with a comfortable, sustainable living environment in harmony with nature.

The Fox Hill legacy stretches far into the past, from Native Americans who populated the area to the first European settlers who came to this rural landscape south of Denver in the 1800s.

Homesteaders first settled the Fox Hill property in 1873, building the home, barn and distinctive silos that still function on the property today.

The property has a long farming heritage; settlers farmed the land, planting hay and corn, and raising chickens, cattle and horses and digging the still-existing well. Early conveniences included indoor plumbing in the original house and an ice chute that delivered blocks of ice to the root cellar, creating an underground refrigerator.

Fox Hill grew to more than 2,500 acres at one point, before outlying parcels were sold to bring the development to its current 400-acre footprint. Fast forward to the present day, and the community is poised to offer a luxury farm-to-table lifestyle for all generations. The circa 1912

barn and farmhouse set on a 40-acre plot make up the heart of the development, and custom homes set on multiacreage sites dot the landscape, each one as individual as a fingerprint. Even non-residents are appreciative of all that Fox Hill has to offer. Franktown resident Anna Reed, co-owner and designer at Reed Custom Homes, one of the community builders, says, “Fox Hill has found a way to center the development around a piece of Franktown’s history; it’s really nice to see the land being developed in such a tasteful and history-honoring way.”

The elbow room afforded by the multi-acreage homesites, along with the natural beauty of the area drew them in.

“Fox Hill has large lots—ours is 1.7 acres—and it’s a great location,” Freeman says.

True farm-to-table living on an original Colorado homestead is a balm to the rigors of everyday life, and Fox Hill does it well. Agrarian activities are professionally

managed by fulltime Farm Manager Anthony Zamora, who cares for crops and livestock. The aquaponics system, featuring a tilapia population and abundant, greenhouse-grown crops, provides for weekly produce boxes that can be picked up or delivered to doorsteps.

“I love when Farm Manager Anthony drops off my produce every Tuesday,” resident Paige McLaughlin relates. “Whether we teach our kids about Swiss chard or have them make French toast on the weekends with five different colors of eggs, I guess the best way to describe it is that it enriches our lives.”

Although Paige and Doug McLaughlin are involved with marketing the community, the important thing to know is that Fox Hill is their home. They are raising their three children here, embracing all that the Farm has to offer. She acknowledges the Fox Hill developer’s dedication and the tremendous contribution and foresight he has had for this community. “If it weren’t for his personal and professional investment,” she says, “we would not be where we are.”

In Fox Hill, outbuilding design is complementary to the home design. These features are no longer afterthoughts in the plan, but in many circumstances can be the leading idea in the overall homesite design. Builders and homeowners are collaborating to integrate these separate elements to make them functional and beautiful statement pieces within the homesite, as well as the community.

Fox Hill community’s multi-acre lots are one of its many defining features. It is the land in Colorado that has drawn people here for generations and one of the first things most homeowners consider when choosing to build their home. With land, however, comes maintenance. With maintenance, comes the need for tools and “toys” and with that, the 1 need for space to store these. Storage structures today are just as essential to our household landscape as they were years ago. Whether modest or elaborate, we are seeing extra emphasis being placed on the design of an outbuilding.

The client wants a structure that is integrated into the landscape for indoor and outdoor entertaining and to host large family gatherings. They are also factoring in their passions for cheese making and golf. The design of this outbuilding will need to encompass more of a whole house feel from the exterior to interior and to suit a wide range of activities for this family.

Modern Outbuildings

Both of these projects are perfect examples of finding the opportunity to amplify outbuilding designs for something more than just storage. They are setting the bar high and allowing builders and architects to really have the freedom to play. Rentfrow agrees and says, “One outbuilding I designed is a working office with a golf simulator room. Adding a murphy bed in there turned the outbuilding into a guest house.”

Unique design impacts our lifestyle, just as our lifestyle influences design. This past year and half brought dramatic changes to everyone’s life and many people found themselves at home more often. Individuals needed something to be able to move forward with their lives, so finding space to accommodate activities that previously took place outside the home became a top priority. From creating separate offices to at-home gyms, people really started to think outside of the box to maintain these day-to-day activities. We were reminded of the importance of community and gatherings between family and friends. With that in mind, people are wanting to up their outdoor entertaining spaces, while offering a retreat for friends or family when visiting.

The farm-to-table concept behind the Fox Hill community was a unique attribute to have during a time like this, allowing individuals to utilize their resources and come together as a community. It is with that same inspiration that founded Fox Hill, that these outbuildings are being created. The idea of pool houses and guest houses have been around for many years, but as the minimalist style began to make its play in design, some considered the seasonal aspects or part-time use of these structures as inefficient. But, outbuildings have reintroduced these concepts by actually maximizing efficiency and versatility in their design. They have removed the labels and allowed people to think creatively. And while not every homeowner may be looking to create these spaces immediately, 2020 definitely got the wheels turning for many people. “Even if we aren’t working on an outbuilding, homeowners are asking to include it on the site plan.

This allows them to prioritize their budget and focus on the finishes for their home first, but they have the option to add on later,” explains Reed.

A Collaborative Effort in Design

Much of the construction of outbuildings focuses on the transition in and out of the space. Whether that looks like classic French doors or a custom-sized garage door, this is one of the key elements. A quaint, but modern living space is a perfect example of a structure that transitions seamlessly from night to day, season to season and welcoming to secluded. With an adaptable interior design, this transition is able to occur seamlessly.

Tradition allows for stories to be told and character to be shown and while outbuildings can be simple structures that are quick to erect and function just to serve, they can still have charm. For example, take a detached garage to store lawn tools, an RV, or even a boat. Typically, designs were simply shells to house the objects needing coverage and then call it a day. Not in Fox Hill. Builders and homeowners are collaborating to make sure these structures tie in nicely to the overall look and feel of their home and property. Elegant siding is used, along with stone accents on at least some portion of buildings. With unobstructed, stunning mountain and rural panoramas, builders, architects and designers work to incorporate the natural landscape into their custom outbuilding creations so they can be seen, not disguised.

Rentfrow says Fox Hill homeowners not only want the design of the outbuilding to complement their homes, but they seek similar attributes as well. “The homeowner wants the long valley views in their outbuilding so the design is intentional. It’s important to design to the view corridors.” Even with large lots, the architectural design can be challenging. “It’s not just the direction of the view but the slope in the terrain and knolls that present challenges,” describes Rentfrow.

We have also seen many nods to historical architecture by including detailing from equestrian design or traditional porches leading up to an entry. Inspiration from an 1800s smokehouse or an old-world root cellar is another way to bring traditional farmto-table practices into our modern-day communities. Silos and cupolas are being introduced in the architecture and are not only statements for the property, but are becoming monuments for the community. They provide aesthetic intrigue and also help with wayfinding throughout the area.

For many years, our thought process was to camouflage these structures or make them understated.

But now, as we are wanting resourceful spaces right at our fingertips, and our outbuildings are becoming a larger part of our daily lives, they are even beginning to rival the main home design. As novelist, Ferrol Sams, once said, “A long time ago, it was not uncommon to ride along a narrow dirt road and come upon a home place where the barn was on one side and the dwelling house on another.” As outbuildings are becoming more prevalent, we are also seeing a symbiotic connection between these structures and the home. They are no longer barns off to the side of a dwelling, but they are becoming part of the whole design and are affecting how we interact with our property. Rentfrow summarizes, “They have character and a homey feel.”

decide to commit to this type of architecture all together, while some might choose to incorporate it here and there throughout the home. With either approach, there are a few fundamental ways to do so.

Thoughtfully designed architecture is key in building any home, and if you are going all in with Mountain Modern design, this is your main approach. It sets the tone for what will be occurring inside, as well. Historically, mountain homes have been built in full timber with traditional gable roof lines. Mountain Modern takes these classic elements and brings a fresh approach with cleaner lines. It adds dimension by pushing and pulling architectural elements for a layered or tiered look. The design is less fussy, which makes for low maintenance and the ability to withstand a variety of elements. Transitions from inside the home to your outdoor living space, such as a full wall sliding door or a nice walk out patio, is a perfect way to open up your living space and allow for easy flow in and out. The use of materials such as porcelain pavers provide a high-end look with their wide range of sizes and colors, and hold up extremely well to the

elements. Many of which can be sourced locally to enhance the sustainability of the home. Black and white performance fabrics with classic patterns are timeless textiles for patio furniture that are easy to maintain and keep the design looking fresh against any seasonal backdrop. Add in a global inspired, weather resistant woven basket to hold a variety of cozy throws, possibly faux fur or Turkish towels, for those chilly Colorado nights. As materials are advancing, we are seeing more options for exterior furnishings that look less like patio furniture and more like pieces you could find in your living room. Oversized sectional sofas and statement chairs add character to your patio and will make you never want to go inside. Beyond that, playing with the elements unique to your land is a great way to incorporate that custom mountain home feel. An outdoor conversational pit built into an uneven landscape can help frame out a perfect entertaining space, while a fire feature or built-in hot tub allow for gatherings year-round.

Whole house wallpapering may be a bit ambitious, but it is a great way to add definition and character to a room. Whether it is a home office, a craft room or a reading nook, these are all wonderful opportunities to be a little adventurous and try something you wouldn’t want to commit to the whole house.

Libraries are full of ideas so what better place than a home office to incorporate built-in shelving to fill with books and artwork to inspire you daily as you work. We used to see this design feature a lot in study areas and when seen in homes now, it almost has an old world, vintage appeal. “We’re seeing more requests for two dedicated spaces to work in a quiet area,” says Anna Reed; she and her husband co-own Reed Custom Homes. “People don’t want to give up their bedroom spaces or guest room spaces for that,” she relates.

Reed describes one of the challenges with this new request is arranging the living space in a creative way to get that second space in without adding substantial square footage.

Multi-generational spaces continue to be popular for families. Whether the area is used for parents or young adults returning to the nest, what is important is the home can accommodate the needs of various family members, whether those are grandparents, grown children or even

live-in caregivers. Jan Knibbe, owner of Camerata Homes, detailed a home his company built, describing it by saying, “We included a separate living area and small kitchen, along with a front porch and garage entry.”

Knibbe relates these multi-generational spaces allow privacy, while enabling family members to stay close as life circumstances change.

He sees a shift as people determine, “this is going to be our forever house.” Knibbe says, “Rather than choosing to live there for just four or five years as used to be the case, homeowners may stay for 10 years, or even 30. The home has to function for a longer period of time.”

“I think a lot of this {COVID} is a cultural change; people are realizing that they can have people work from home just as efficiently if not more efficiently, rather than bringing them into an office building that costs them a fortune,” says Nick Nettleton, vice president and co-owner of family-owned Nicholas Custom Homes. “People are realizing that in the future this is going to become

the new norm; the attention to a true home office has probably tripled in the last two to three years,” he says.

On a larger scale, Reed describes owners who are implementing varied rooflines, including one that features gables that mimic the Front Range mountain view behind the house.

Some Fox Hill families are exploring adding a swimming pool to their home lot. Reed says, “people are thinking that if they don’t have a pool, they might not get to swim, so we’re seeing a lot more conversation about those.”

It is no surprise here in Colorado that an indoor-outdoor lifestyle is important for Fox Hill residents. “People want to be able to get outside and run around and not just be confined in the home,” says Reed. Nettleton sees requests for “a lot of in-and-out space; space that lives both inside and outside, to take in the best of every season in Colorado.” Builders have embraced the notion of blurring the line between inside and outside the home. Components of indoor-outdoor living might include expansive windows, window walls or oversized sliding doors that open to three-season patios, outdoor firepits and extensive landscape architecture.

The sustainable crops grown here only have to travel several minutes to their final destination, whereas produce from grocery stores often has to travel hundreds of miles and possibly spend weeks in transit. It also means eating in season, which gives the consumer the best possible version of the produce. While this type of eating is extremely beneficial, it can be hard to change up your tried and true recipes for what is growing in season. To help residents adjust to a new way of eating, the Fox Hill team offers recipes and canning classes to enhance culinary education on how to use foods they might not be familiar with.
