LETTER from PRESIDENT

It has been an active summer at Creighton Farms and the team of professionals alongside your community representatives have made significant progress in improving process, communication, and results around the property

With the addition of Alec Boothe, a dedicated community superintendent, great strides have been made in the landscaping at the front entrance, and the turf quality along the roadsides Efforts continue this fall to improve on this, and we anticipate even more improvement next year

We continue to see a flurry of activity on the unimproved lots in the community with many more owners moving forward with ARB applications to build their homes. The ARB and POA boards continue to address the concerns voiced by you and strive to find the most effective ways to ensure proper care and respect for the entire property is taken by each resident and all the hard-working contractors that operate within the community

The addition of Steve Moss, joining Strick Helman as your community POA advisors has brought another conduit of communication between the residents and the POA to ensure your voices are heard, and any concerns are addressed Our POA staff and board meet weekly with our advisors, and as a group to address the concerns brought forth Many of these questions led to our review of community guidelines and present opportunities to ensure an improved and clearer process for the future

This quarterly newsletter will be used to provide updates on progress and address many of the frequently asked questions we receive We intend to utilize this platform to engage our community members with updates, and provide opportunities to get involved, while getting to know your neighbors Our intention as a board to provide a greater frequency of communication allowing for a better response rate to any concerns that may exist We continue to utilize the community app as a database for all of the community’s governing documents, and a means of communicating the current applications being reviewed in the community I encourage you all to utilize this tool both as a reference and a means of communication

I am confident that the measures being taken to improve Creighton Farms will have lasting effects and make your community even better than it is today. I look forward to hearing your reactions to this newsletter – how it helps, and what it lacks so we can improve on future issues

UPDATE from PROPERTY MANAGER

We are delighted to introduce the first edition of the Creighton Farms Quarterly Newsletter a new initiative designed to keep our community informed, engaged, and connected Through this publication, we hope to provide timely updates on community initiatives, highlight important news, and share information about upcoming events and opportunities within Creighton Farms and the surrounding area. Our goal is to make this newsletter a helpful resource and a reflection of the incredible community spirit that defines Creighton Farms

Many of you may have noticed that I tend to relocate offices every few years! For those who may not be aware, I am currently based in our Real Estate Sales Office, conveniently located next to the Route 15 “main” gatehouse. I must take a moment to recognize our exceptional sales team, with whom I am fortunate to work closely Their professionalism, expertise, and deep understanding of the Creighton Farms community truly set them apart

While I sincerely hope that no one is considering leaving this wonderful neighborhood, I understand that circumstances sometimes change Should you ever decide to sell your home, I encourage you to connect with our on-site sales team

They not only have extensive knowledge of the community and its unique offerings but also maintain relationships with a list of prospective buyers eagerly seeking to join the Creighton Farms community family In addition, they can assist with membership transitions and other related needs making the process seamless and personalized.

Architectural Review and Community Communication

We are pleased to announce the launch of a new dedicated email address for Architectural Review Board (ARB) applications: ARB@creightonfarms com

Messages sent to this address will be reviewed by myself and the administrative team supporting the Covenants Committee Of course, you are always welcome to reach out to me directly with any questions, feedback, or requests for assistance

Of the 125 homesites in The Estates at Creighton Farms, 79 stunning residences are complete, 8 more are under construction, 8 are second-lot purchases, and just 1 exclusive developer lot remains available

As Creighton Farms continues to grow and evolve, so too do our processes, communication efforts, and community goals We deeply appreciate your ongoing support, patience, and active participation in making this an exceptional place to live

UPDATE from THE CLUB

It has been an extraordinary year at Creighton Farms, filled with growth, collaboration, and continued progress across the community The efforts of the Club’s dedicated staff have contributed to the momentum we have built in 2025, and I am pleased to share some of the highlights with you.

This summer has been one of the most active and memorable in recent years From our spirited July 4th celebration to the Creighton Concert featuring Andy Velo, we’ve enjoyed opportunities to come together and celebrate as a community Equally inspiring was the annual Creighton Farms Invitational tournament, which has now raised more than $16 million for children’s charities over the past decade. These events not only highlight the vibrancy of our community but also remind us of the positive impact we can have well beyond our gates.

Looking ahead, we are excited to announce the opening of our 19th Hole restaurant called the Oak later this fall Designed as an adults-only space, this restaurant will offer a relaxed, casual environment for golfers to unwind after a round or for members simply seeking a quiet sanctuary. Whether enjoying a drink with friends, a meal in peace, or just a moment away from the joyful energy of children around the clubhouse, this new venue will add a much-needed dimension to our dining and social experiences at Creighton Farms

As the year comes to a close, we are thrilled to host a series of festive holiday events for our members and their families. On December 7, we’ll gather for our annual Gingerbread House Decorating Party, a tradition that brings out creativity and holiday cheer for all ages. The following weekend, December 14, families can enjoy a magical Brunch with Santa, complete with photo opportunities and seasonal delights To cap off the year, we’ll ring in 2026 with a lively New Year’s Eve Silent Disco Party, an evening of music, dancing, and celebration that promises to be unforgettable

As we look toward 2026, I am confident that the steps we are taking now will leave a lasting impact on the Creighton Farms community Our shared vision is one of respect, collaboration, and continual improvement, and I believe this year has brought us closer to that goal I thank you for your partnership, your input, and your ongoing commitment to making Creighton Farms a truly exceptional place to live

UPDATE from GROUNDS SUPERINTENDENT

Hello, everyone! This is Assistant Superintendent Alec Boothe, and I’m thrilled to share some exciting developments concerning the common areas of the POA As many of you may know, Superintendent Matt has made some expansions to the ponds, which opens new opportunities for enhancements throughout our landscape With the potential for additional water availability, I’m eager to take full advantage of this to ensure the preservation of our turf during periods of extreme stress

In the past weeks, I have been diligently locating and repairing the existing irrigation system, much of which predates the golf course system. These aging pipes have their own share of issues, with many parts requiring repair or replacement I’m tackling this project methodically, going through one valve at a time, testing and mending as I go Once the irrigation system is fully operational again, we will focus on refining our water distribution efforts by re-leveling the heads and adding new nozzles to enhance efficiency

As we transition into the fall season, I’m excited to announce that starting at the end of September, we will begin replanting our planter pots and flower beds We have ordered hundreds of large, vibrant pansies and beautiful violas to usher in the autumn with fresh aesthetics. Following that, in November, we will plant bulbs that will emerge in the following year, creating a stunning display of spring colors This staggered planting approach will ensure that we will have stages of new flowers blooming throughout spring and summer, enhancing the visual appeal of our common areas.

In addition to these planting efforts, I want to highlight the Watson Project, which is set to receive a makeover like our recent work at the main entrance We will be removing boxwoods and transplanting roses to new locations. Our plan includes adding new plantings along with large rocks to create a more dynamic landscape We aim to incorporate these enhancements into our fall and winter plans, with the goal of completing the project by next spring.

Moving to the upper pool area, we have exciting changes in store as well We will be removing existing trees to eliminate the flowering debris In their place, we will plant Hardy Bannas in large planter boxes, which grow quickly and reach 10 feet or more, providing additional shade for visitors

Furthermore, the trees being removed from the pool area will find a new home on the clubhouse front lawn. This relocation will help fill in the bear spaces and add a touch of color to the area At the center of these newly positioned trees, I plan to embark on an ambitious project This is something I have never attempted before, and I hope it will give the space a peaceful feeling, evoking the image of a horse roaming free in the wild

Lastly, I want to remind everyone that this October, we will begin our fall aerification This essential process will take place in the two islands and the larger common areas in Jefferson Our plan is to aerate, overseed, and top-dress with compost This rejuvenation effort will be revisited in the spring to help our landscape remain healthy

Thank you for your continued support as we work to enhance your communities’ common areas! I have many ideas for the future of these areas They will continue to evolve and grow healthier after each year’s cultural practices. This season we have taken real major steps in being able to manage the POA Turf areas more efficiently and consistently Our ability to fine tune these areas will only become greater as time progresses

Based upon the average traffic count experience in 2025, there are more than 3,300 vehicles entering Creighton Farms weekly. This does not include turnarounds and vehicles that are denied access, which is also on the rise. There seems to be an increasing interest in getting inside the gates for a variety of reasons The barrier arms deter tailgating incidents and improve access efficiency during peak traffic hours The license plate recognition system monitors vehicle information and provides imaging and reconciliation for all entry and exit lanes The remote resident vehicle registration process conveniently eliminates the need for the installation of a separate access device The use of the system to scan visitor driver’s licenses helps when access accountability is in question. These changes modernize and augment the security of Creighton Farms.

While your gate staff works 24/7/365 to provide access integrity, we respectfully request your help The security team thanks those of you using the Proptia App to pre-register your guests and vendors Advance registrations improve efficiency, reduce delays, and allow the gate team to welcome guests on your behalf This works well with our residents informing the team of their wishes.

As an occupant owner you have exclusive gate access control available on your phone, tablet or computer through Proptia This provides a direct interface with the security gates team By the time you receive this message, Proptia 2 0 should be operational This improved version of the App should make your experience more convenient and with faster, credentialed LPR processing

In Proptia, you can view and manage your visitors and access history, issue a pass, restrict access, manage event access, and more. Once you become familiar with the App, it becomes an efficient and effective way to register a guest or vendor so access or denial of access can be facilitated without delay Increased participation will help the security team serve you better Once your guest list is established, security can facilitate one-time, limited or permanent access on your behalf, including restricted entries

Strick Heilman and Mary McCall have lived in the VA-DC Metropolitan area for many years, and joined Creighton Farms in 2017 Both were attracted by the golf amenities, privacy, and the gated community environment Strick brings a professional background in Sports marketing and International event production, including roles related to soccer and DC United Mary enjoyed a long career in Finance Both are retired and actively participate in nonprofit boards in Virginia and Maine, where Mary’s family owns property.

Since joining in 2017, Strick and Mary have been quite happy living in, and participating in the in Creighton Farms community Strick contributes to community development through an advisory role in the Property Owners Association (POA), demonstrating active engagement and commitment in shaping the community’s future. They both also possess a strong desire for the continued thriving of Creighton Farms, and are looking forward to the addition of the new “19th hole” to the clubhouse, which they hope will enhance the club’s social environment.

Strick and Mary are both are deeply engaged in community initiatives and nonprofit work One area that they are particularly involved with is the “Creighton Gives” initiative, which partners with the Loudoun County Impact Fund They emphasize the importance of giving back to the broader Loudoun County community. As active CF community members, they suggest that the club increase communication for sustainability initiatives and upcoming events, in order to foster greater community involvement.

The Malik family, Sam, Sabeen, Kaiden, and Samar, enjoy the friendly atmosphere and excellent amenities, particularly benefiting their children They also value the security of Creighton Farms, which is especially important to Sam as he travels frequently The whole family have been making use of the tennis courts, as it is becoming a favorite bonding activity Meanwhile, the proximity to quality Jiujitsu training facilities allows son Kaiden to train before and after school.

Sam Malik’s career began in England, as an Economist for the Royal Bank of England After moving to the US about 14 years ago to work as a trader for Morgan Stanley in Manhattan, he launched his own hedge fund Alongside his wife Sabeen, who was born and bred in New Jersey, they co-founded Modern Luxury Collection, a home building firm with projects in various locations including McLean, Vienna, Creighton Farms, Middleburg, and overseas in London and the Cotswolds. Their work focuses on innovative design and quality, with two homes scheduled for showcase at the Italian World Luxury Home Builders Magazine in 2026.

Q: I am quite environmentally conscious. Does Creighton Farms have a glass recycling program?

A: Yes, we have begun a glass recycling program for both residents and Club operations While we currently do not have the capacity to provide door-to-door glass collection, we encourage residents to make use of this new on-site option. Your participation will help us reduce waste, protect the environment, and demonstrate our community’s shared commitment to sustainability The containers are located at The White House on Beidler Drive

Q: There seems to be a nearby dog who barks during the night. What can I do about it?

A: We all love our pets, but there is also a responsibility on the pet owner’s part to ensure that those pets do not disturb other homeowners in Creighton Farms when their pets are outside of the home.

In accordance with Section 12 2(I) of the Amended and Restated Declaration of Covenants, Conditions, Easements and Restrictions for the Golf Club and The Estates at Creighton Farms, those pets that (in the sole discretion of the Association) make an objectionable noise or constitute a nuisance are to be removed from Creighton Farms within 3 days’ notice from the HOA Board Also, if you are allowing your pet to be outside of your home (whether in your yard or bringing them onto a neighborhood common area), you are responsible for keeping your pet on a leash (and, for common area spaces, cleaning up after the pet when it relieves itself and properly disposing of that waste) Note, too, that a failure to comply with this provision also potentially subjects the homeowner to the general default provisions under the declaration (please see Article 21 of the Declaration for more information)

While we love our pets and our pet-owning homeowners, we ask that they be continually mindful of their pets when those pets are outside of the home. We want to ensure that while you are enjoying your pet, those same pets do not unreasonably disturb your neighbors and/or cause a nuisance. If anyone has any questions on this, please let us know Thanks for your attention to this matter!

THE INVASION OF THE OLIVES

Invasive plants negatively impact local waterways, wildlife habitats, and even property values. Many of our residents have already taken proactive steps to manage and remove these species from their properties, and we want to recognize and thank them for their dedication You may not be aware, but Russian and Autumn Olive plants and trees are very common invasive species! Very similar looking and behaving, one or both of these species are the most prominent invasive plants and trees dominating The Estates at Creighton Farms’ natural beauty and decimating native fauna, critters, bugs, birds and wildlife.

They fuel the over population of deer and ticks, change the soil and water chemistry, alter the water table, and kill neighboring trees They grow so rapidly, they take over acreage in a season
