Village buys S. Villa property for $2.2 million Cites need to increase parking

The Villa Park Board of Trustees, at its Formal meeting held on Monday, April 22, voted unanimously to approve the purchase the property at 100 - 110 S. Villa Ave. “It is in the best interest of the Village to purchase this site for additional parking for the south Villa business district,” said Village Manager Rich Keehner. The property owners G-C Properties, LLC, managed by Greg and Casey Kruse, agreed to sell for $2.2 million. Part of the agreement includes relocating their business, A.K. Mulch & Landscape Supply, to 631 E. Wildwood Ave. The business will buy the 631 E. Wildwood Ave. property from the Village for $1.1 million. The Village will assume the leases of two other businesses on the property (Eclipse Dog Grooming and Cherokee Rose Embroidery). What will become of these businesses when their current leases expire was not discussed during the meeting. “I know part of (the acquisition) is helping with the parking problems we’ve had [along Villa Ave.],” said Angie Rojak, owner of Pioneer Garden and Feed at 118 S. Villa Ave. “I want to thank you for that. I also want to ask, what is the ultimate plan for Villa Ave.?” According to Village President Al Bulthuis, the original plan was strictly to increase parking, but the option to develop some of the newly purchased property is a possibility. “Some time, not in the immediate future, it will be turned into parking,”
said President Bulthuis, “The current owner can use it until his busy season is over.” Developers interested, Bulthuis says “I am free to tell you we have
had developers interested in a strip along Villa Ave.,” he added. “After so many years when the leases are up on those businesses, there will be more space.” The Village has long sought to acquire the property, in part to ease
parking and in part to encourage retail ‘walkable’ businesses that complement the likes of More Brewing, Pioneer, Josephine’s and other businesses already established in the South Villa Ave. Business District. “This was a process for a couple
