A well-thought out pricing strategy is crucial when selling your home. Pricing your home improperly can lead to the difference of thousands of dollars left on the table at closing.
We will provide a comparative market analysis to see what similar homes near yours have recently sold for. This gives us a range of your home's current market value.
All of the work we've mentioned in previous pages—repairs, updates, staging, professional photography, and strategic marketing—play an important role in how you can price your home. The more you do to bring your home to it's highest potential, the higher you can push your price.
However, it's also important to be aware of the risks of overpricing. Houses listed above what the market suggests typically have few showings, no offers (or low-ball offers), remain stagnant on the market for a long time, leading to eventual price drops, loss of buyer urgency and ultimately a lower sales amount. With proper pricing from the start, your home will not only sell faster, but you will end up with more money in your pocket.
DETERMINING YOUR LIST PRICE IS ONE OF THE IMPORTANT DECISIONS YOU WILL MAKE IN THIS PROCESS.
Once we officially list your house as available, showings can begin! Realtors will book showings for their buyers to view your house. You'll need to leave the house and have it clean and tidy before you go.
When a buyer decides they want your house, their realtor will work with them to fill out a purchase contract for your specific house. We will present you any and all offers as them come.
It's very common to negotiate terms of the contract, such as price, inspection period, or closing timeline, then submit a counter-offer back to the buyer. We will help you to find terms that you feel confident and comfortable with.
Once both you and a buyer have accepted the purchase agreement, you are now officially under contract! This is a time in which buyers are doing their due dilligence and you should be preparing to move.
Buyers have an inspection window to complete their inspections. The buyers are looking to make sure they are comfortable with the condition of your house. This may open another round of negotiations.
Buyers obtaining financing will need a property appraisal. A professional appraiser will determine what it's worth. If the number comes in below what you're under contract for, the buyer can cancel the purchase or try to renegotiate.
Within 1-2 days prior to closing, you need to be moved out. Leave what's stated to remain per the contract. The buyers will do a final walkthrough to ensure the home is in the same or better condition prior to closing.
You've made it to closing day! Today is the day you'll sign all the paperwork with the title company. The buyers will do the same with their title company. Once both parties have signed, your house is sold! Congrats!
