I’ll know its the Fall season when I actually start putting on long pants for that morning walk on the Esplanade and the views of the entire coastline make you stop and say, I can’t imagine living anywhere else in the world. In the Real Estate business it’s very similar.. we’ll read news reports about just about every major city getting hit with valuation storms but here at home we only see a slight climate change. Even still, the Fall season has begun and valuations are down in 6 of the 10 markets we track in the Beach Cities however Palos Verdes Estates (particularly Monte Malaga), South Redondo Beach, and East Manhattan showing a strong resistance to the trend.”

During the early 1900’s the Dicalite Company began mining diatomaceous earth (also known as dicalite) in the area now occupied by the South Coast Botanical Gardens off of Crenshaw Blvd, the former Palos Verdes Landfill site between Hawthorne and Crenshaw, and Ernie Howlett Park off of Hawthorne Blvd, but at this time it was mostly surface mining. By 1929, open-pit mining was being pursued. In 1944 the mine operation was sold to the Great Lakes Carbon Company (“Great Lakes”) and mining began in earnest. By 1956, production of the mine declined and the site was sold to the County of Los Angeles, which then converted the site to a Sanitary Landfill in 1957 . On Dec. 31, 1980, the Palos Verdes landfill officially closed after having accepted a total of 24 million tons of trash since its opening. Partial restoration of the site began with the opening of the South Coast Botanic Garden on the eastern end of the site in April 1961, and the construction of Ernie Howlett Park on the site’s western side, a project fully completed in 1982. The site between Hawthorne and Crenshaw, however, still remains unimproved. Recently, the County had considered constructing a golf course, however local opposition killed the project. An energy facility converts methane gas from the decomposing trash into energy on-site. My husband and I are currently leading an effort to have the County of Los Angeles construct a dog park on the landfill site just north of Palos Verdes Drive North and off of Hawthorne Blvd. The area known as Butcher Hill at the southwest corner of Hawthorne Blvd and Via Valmonte, beginning in 1944, before Hawthorne was extended past the current Via Valmonte in 1965, was part of the dicalite earth mine, and extended into the area now occupied by the Hillside Village shopping center. This is the last remnants of the dicalite open pit mining that had taken place on the north side of the Palos Verdes Peninsula. This land had been leased by Great Lakes from the Vanderlip family, that still owned approx. 6,800 acres of the original 16,000 acres retained by Frank Vanderlip, Sr. when he sold the land which made up the Palos Verdes Project in the early 1920’s, which later became the City of Palos Verdes Estates. Another rich dicalite deposit was known to exist on a 165-acre tract near the crest of the Peninsula. For two years, Great Lakes had been unsuccessfully attempting to purchase this property from the Vanderlip family. Finally, in July 1953, Great Lakes in a stock transaction purchased all 6,800 acres from the Palos Verdes Corporation, the Vanderlip family’s corporation. The Great Lakes Carbon Corporation, subsequently realizing that this land would be more valuable if developed, then created a master plan for the acreage, which later became the cities of Rancho Palos Verdes, Rolling Hills Estates, and the unincorporated area known as Palos Verdes Peninsula.

ave you ever seen this line in a newspaper or website? “I’m the #1 agent!” or “Hire me, I am # 1!” Did you also happen to notice that line on almost every page of the Real Estate section? Heck, I myself am guilty of using the term, and I am not alone. Unfortunately, it is probably one of the most over used descriptions an agent can use in trying to promote their skill. Naturally, the assumption is that sellers desire to hire the best in the business. Likewise, if an agent has ever achieved #1 at anything they should let you know about it. The fun part is reading the fine print, if they are brave enough to publish it. If they were, it would read something like this: “#1 agent …in my office for the month of April 2011.” What is missing from the fine print may be that there are 10 agents total in their office, and no one else was lucky enough to sell a home in April 2011. Let me be clear that I’m not saying that it’s wrong to publish one’s achievements, but as a seller it is important to find out more about the agent’s long term track record in the market, and not judge too quickly based on one line in a newspaper. So when does an agent’s ranking have any personal effect on you as a seller or buyer? Let’s say that you are a buyer: what is important to you? Most buyers want to find a great home at huge value and they want to be the first to know about it. They also want to be guided professionally, receive regular communication from their agent and to rely on educated answers to all of their questions. They want to be represented by a great negotiator. They want help with the mountain of paperwork, inspections and closing procedures. Buyers shouldn’t have to spend their time comparing the awards and accolades of many agents; they should really only have to worry about having confidence and peace of mind that they are working with someone who can handle all of the above efficiently and without costly mistakes.

Likewise, sellers expect a similar experience. They want their home sold in an expedient manner. They want it sold for as much money as obtainable with as few obstacles and hassles as possible. They need a strong negotiator. They want to know that their home is being promoted properly and to all of the best buyers possible. They want guidance and they want the truth. When choosing a Real Estate agent, selecting one with considerable experience can certainly curtail the many challenges that buyers and sellers are bound to face. Experience is the best training tool in any business. If you haven’t gone through a negative experience in the past, it is difficult to recognize and avoid it when it is headed your way. As mentioned earlier, I myself have laid claim to the popular “#1” line. Let me share my fine print . . . Last year I was ranked #1 at Shorewood Realtors. I received this award in recognition of the number of homes I had sold in 2010. Shorewood Realtors is a company that typically has between 400 and 450 licensed agents. What’s interesting is that I have been ranked #2 nearly every year since I joined the company back in the early 1990’s. Being a competitive person, it was a fun experience to finally pass up the #1 salesperson, however the #2 salesperson for 2010 had sold a higher total dollar volume, so effectively, they can claim that they were #1. Do you see how variable these “#1” terms can be? The bottom line is that what matters most as an agent is how well you take care of your client, not where you rank. That reason alone is why, almost 24 years ago, I elected to take the team approach to servicing my clients. With a strong team of professionals in place I am able to meet or even beat the expectations of our clients; no matter if we are representing some of the most elite clients, such as athletes and executives, or negotiating for builders and investors, or helping a new buyer with their first condo purchase.

Having a highly trained and experienced team allows us to provide unparalleled service to our clients. That being said, I mean no disrespect to agents who work on their own. As a matter of fact, I admire them for their ability to maintain their business and to keep more of their income to themselves, all the while managing to balance their lives between work and personal time. As with most agents there is such as thing as a personal life and there are things that come up that demand attention, whether it’s a child’s sporting event, a family wedding, or medical emergency. I have built a team that is interchangeable, so no matter what is happening in our personal lives there is always someone available to take care of our clients. The Ed Kaminsky Team is designed to leave me personally available to my clients during the most important parts of any transaction. That includes negotiating with other parties in the transaction, carefully reviewing contracts, expertly answering questions and having time to properly promote our client’s home to buyers, other agents, and our past clients. For example creating flyers, meeting pest control companies, delivering signs, maintaining a website, and installing lock boxes; they are all important but also take a lot of time. Home searches for buyers. When buyers need to buy a home, our entire buyer staff goes to work seeking the perfect home to match with each buyer. Like most agents the M.L.S. is used to find homes for sale, but the advantage of working with our buyer’s team, is that they pursue other techniques to find properties that other agents may not have the manpower to investigate. This includes knocking doors in the neighborhood to where the buyers are looking and picking up the phone to call all homeowners in the same surrounding neighborhood to source homes not on the market. In the meantime, I am able to constantly network with area brokers to find out about additional homes coming soon to the market. In addition, I am able to call my list of thousands of past clients to see who may be moving soon, as well as check in with my sphere of influence within the sports world through our sister company, SportStar Relocation. New York transplant Kevin Shields knew it would be a challenge to convince his Southern Californiaborn fiancée to abandon Bel Air for Manhattan Beach. But he never imagined that getting her to move would require purchasing a 1930s Spanish Colonial Revival home on The Strand, a mere block from the 1921 Art Deco house he had meticulously restored earlier. “Over the 15 years I lived in the Art Deco home, I’d walk past the Strand house so many times,” Shields recalls. “I would always ask the owner, ‘Mr. Foley, when are you going to sell me your house?’ When he and his wife decided to move to Palm Springs five years ago, I bought the house. It was only then that my wife agreed to marry me and move down to the beach.” Bucking the trend of razing old homes and replacing them with monolithic mansions, Shields and his wife decided to renovate the house, staying faithful to its original Spanish Revival design. The vision: A SpanishMoroccan-style residence with modern flourishes.

Visitors get their first taste of the home’s design aesthetic at the front entrance off a walk street. An arched, dark wood door with a Moorish star pattern leads into a terra cotta tile entryway graced by a curved staircase that draws the eye to an understated, Spanish Revival chandelier in frosted glass and dark metal. On this level of the home, the 1930s meet 2011 in a well-orchestrated convergence of styles: An iridescent mosaic tile ceiling evokes a hip, jet-set hammam, only here it floats above built-in bookcases with stylized arch detailing and a dark wood bar adorned by carved Moorish star motifs. The home’s original floor plan ended at the bar. Additional square footage was created by carving into the slope upon which the home was built and adding new pilings for structural support. A powder room was added behind the bar, and a hallway leads to a walk-through, climate controlled wine cellar that can stock 2,000 bottles. In an era when tear-downs are the norm and historic preservation ordinances a rarity, Shields’ passion for restoring homes to their original glory may seem unusual. He comes by it honestly, however. “I put myself through college and business school as a finish carpenter, so I was banging nails from age 15 to 25,” he says. “I did some home renovations on Victorian houses in the Bay Area. It’s a passion.” Shields is quick to credit the success of the renovation to the creativity and talent of his contractor, Tim Peterson of Peterson-Wozniak, Inc. It was Peterson who introduced Shields to Steve Wunderlich of 4-C Design Group, the architect who created the plans for the renovation. “When you take on a project of this magnitude, it’s important that the builder and the architect have a close working relationship,” Shields said. Peterson helped Shields with the renovation of the Art Deco home. “That house was built as part of a movie

contract for [actor] Ronald Coleman,” Shields says. The project involved adding a third floor and a new wing. Shields envisioned a modern aesthetic that harmonized with the home’s signature Art Deco lines. In the end, the home’s 1920s Hollywood pedigree was preserved, and Shields entrusted Peterson to handle the renovation of the Spanish Colonial Revival home, itself a symbol of early 20th century California’s obsession with the allure of distant lands (see sidebar). Indeed, Shields’ commitment to retaining the home’s original character is evident throughout the house, where reclaimed wood from the original structure was incorporated into new window frames and used in decorative finishes. On the second floor, a vaulted ceiling features a curlicue wrought iron tie beam above the living room, a classic Spanish Revival embellishment. Wide-plank dark wood floors add warmth and provide a striking contrast to the cream plastered walls and fireplace. The space is illuminated with natural light pouring in from expansive windows facing the beach and wrapping around the north side of the living room, offering ocean views from Palos Verdes to Malibu. A cozy reading alcove is ensconced in a turret with a cathedral ceiling. West and south-facing windows offer plenty of sunlight and unobstructed vistas of The Strand, and Shields attests that he and his wife can spend hours enjoying the view or curling up with a good book. Breaking away from the living area’s SpanishMoorish theme, red cabinets and butcher-block countertops in the adjacent kitchen lend a Prairie School flavor. The Mediterranean touches continue down a barrel-vaulted hallway leading to two guest bedrooms and a bathroom that boasts a brilliant green and blue Moroccan tile backsplash.

At the end of the hallway, a billiard room with a 12foot high ceiling occupies the space that was the original home’s outdoor courtyard. It is in this part of the home that fanciful modern features add character – and intrigue. A short jog up a flight of stairs leads from the billiard room to a mezzanine landing, featuring a bookcase worthy of a 1930s Prohibition-era movie set. The shelves are actually double-doors that open onto a hidden man cave. Outfitted with a plasma screen television, the generous space functions as a home office with a roomy sitting area. For a home with multiple rooms spread across four levels, Shields says he and his wife make good use of all of the space. “It’s a big house, about 5500 square feet,” he notes. “But every room has a purpose, and even though it’s just the two of us, we use a large percentage of the house every day. We’re in the dining room, reading room, gym, master bedroom, the man cave…each room gets a lot of use, which is unusual for a house this size.” Quintessential Southern California indoor-outdoor living assumes a global flavor on the home’s top level. Glass-paned doors open completely from the master bedroom onto a split-level deck. An outdoor living area outfitted with minimalist sofas sits adjacent to the master bedroom, and Moroccan brass lanterns hang from the patio roof. A few steps up, a sun deck boasts a stainless steel Jacuzzi hot tub whose motor, Shields notes, is in the basement, allowing for a tranquil soak minus the usual mechanical roar. Hidden away in the secret room behind the bookcases, a grainy black-and-white aerial photograph of The Strand in the 1930s reveals sparsely developed lots and a much closer shoreline. In the center, the Shields home looks very much the way it does today. “Restoring homes is a hobby,” Shields says. “And this house is a piece of art to me.”


Spanish Colonial Revival architecture in California Widely credited as the creator of the Spanish Colonial Revival movement, noted American architect Bertram Goodhue introduced Southern Californians to the style at the 1915 Panama-California Exposition on the site of present-day Balboa Park in San Diego. To honor California’s Hispanic heritage, Goodhue borrowed from 17th century Spanish architectural elements to create a distinct aesthetic that continues to influence architects and builders today. Characterized by red-tiled roofs, stucco walls, arches, parapets, tile floors and wrought-iron and concrete grilles, Spanish Colonial Revival homes began gracing coastal Southern California cities such as Santa Barbara and La Jolla in the early 1920s. Architect George Washington Smith took the style to the next level, designing homes for Southern California’s elite in the 1920s and 1930s. Several of his creations still stand in Montecito, Santa Barbara and Pasadena; some are open to the public. Influenced by the palaces and cathedrals of Spain, primarily in the region of Andalusia, the style conformed favorably to Southern California’s Mediterranean climate, enabling architects to design courtyards and patios that could be used year-round. Before long, Spanish Colonial Revival homes became iconic elements of Southern California’s architectural landscape.
