Welcome to 2012 my fellow real estate watchers! We’ve created a special year end report above and while there’s nothing really surprising here, it translates to the typical answer when people ask how the market is... “it’s mixed”. Certainly interesting information which can be interpreted many different ways but rather than speak to my personal optimistic view, let’s talk more about what the future indication may be of this data. Current data illustrates various signs of healthy sectors however none more significant then those in the luxury home products. Look at the Manhattan Sand section where we’re seeing many of the sales being recorded as second homes and Rolling Hills which continues to increase in value with a disproportionate level of supply as great examples. Conversely, the product in areas where the average selling price is in the $800k range is yet again recording declines and one has to wonder when this is going to end. That said, my prediction is we’re in for another record year of luxury sales in the area (including another top price paid record as we did in 2011 in the South Bay) and we’ll see the other areas begin to flatten out as the election year comes to an end.

rancho with a land mass of nearly 25,000 acres which extended from the areas as far north of what is now Playa del Rey, as far east as Inglewood, and as far south as Hermosa Beach. The land consisted of wheat and barley fields on which cattle and sheep grazed. In May 1911, five men representing the Standard Oil Company arrived here: Richard

have appropriate access. The undeveloped nature of the site appealed to them because land costs had to be kept to a minimum. Also, the site had to be close to populated areas so it could attract enough employees. The “clump of willows” was just what Mr. Hanna’s team was looking for.

Lastly, this new site needed a name. Richard Hanna’s wife, Virginia, deemed this expanse as “El Segundo”, (Spanish for “the second one,”) because the site was to be Standard Oil’s second oil refinery in California (The Point Richmond refinery was already christened as “El Primero”). Sometime later, a group of proud but unknown citizens had nicknamed it “El Segundo a nada” (Spanish for ‘second to none’). Standard Oil bought 840 acres of this land on June 11. The refinery opened for

business, just five and a half months later, on November 27, 1911, and just celebrated its 100th anniversary of operations. 1925 aerial shots taken looking northwest toward the Refinery. The area in the foreground is now the Manhattan Village Mall. The city remained a one-industry town until the 1920s, when Mine’s Field, a landing strip used by early barnstormers, was chosen as the site for the new Los Angeles Municipal Airport. Then, in the mid-1950s, Southern California Edison purchased a 43-acre site for a major electrical generating station. Naturally, the addition of the Los Angeles International Airport, which officially opened in 1930, had a major role in turning El Segundo into a aerospace center. The likes of Douglas Aircraft, Hughes Aircraft, Northrop and North American Aviation (Rockwell) all located in El Segundo during the 1940s and 1950s. Most of these aircraft-related companies would eventually transition into the aerospace/defense industry. In 1960, the creation of The Aerospace Corporation and Los Angeles Air Force Base gave El Segundo the esteemed title of “The Aerospace Capital of the World.”

CLIFFORD REID AND THE HOLLYWOOD RIVIERA SHOOTING FOR THE STARS

Admiring the scenic beauty and a mild climate that reminded him of the elegant French Riviera, developer Clifford Reid fell in love with the unique, square-mile property along the coastline just north of Palos Verdes, and he visualized another Riviera. Reid had started his career in Portland, but with the exciting growth all over Southern California in the mid-1920s, he soon set his sights on this area. Entranced by the motion picture industry, and enthused about the open land south of Redondo Beach, Reid felt it was a natural location for the Hollywood crowd. He came up with the name, “Hollywood Riviera” as he imagined the hillside community as a movie star playground; notwithstanding the name “Hollywood” being good for advertising. In 1927, Reid began developing the 607 acres for the Huntington Land Company. There were original plans for a major thoroughfare connecting the area with Los Angeles, to be called the Hollywood Palos Verdes Parkway. Part of this is still in existence today as far as Torrance Boulevard. Reid began building homes with a Spanish architectural design in keeping with his original vision of a luxurious, Riviera-like oasis along the California coast. Reid’s home, located on Monte D’Oro, was the first home built in the Riviera and is still considered magnificent for the area. Early visitors to his home included Clark Gable, Gary Cooper, Clara Bow, Marion Davies, and John and Ethel Barrymore. Potential land buyers were taken by wagon, auto, and street car to the outlying sites, provided lunch, and given a promotional speech to persuade them to buy lots.

The real estate salesmen, all working for Reid, regularly went to hotels in order to seek out tourists and bring them to the Hollywood Riviera development for the sales pitch. In 1931, the Hollywood Riviera Beach Club opened on the cliff south of Redondo Beach. Reid saw this club as a central attraction whose glamorous image would help entice homebuyers. Residents of the Hollywood Riviera development automatically became club members, although dues were required to use the pool and for any special events. Also during this time, construction began on a $22,000 home located on Calle Mayor near Monte D’Oro for Mr. and Mrs. Leiland Irish of Hollywood, designed to provide “an atmosphere of hospitality found in the California hacienda homes of an earlier day,” according to the Torrance Herald. Although the Depression brought about uncertain times for the Hollywood Riviera, when the war ended there was increased development as more homes were built. In the 1950s, the modern-day “Riviera Village” was developed to ensure there were services and shops available to the residents. In the present day, the Hollywood Riviera maintains a distinct Mediterranean charm. Stroll through the eclectic Riviera Village on any given day and it’s not uncommon to see cameras set up for a film shoot of some sort, taking advantage of the area’s exceptional appeal. In this way, the Hollywood Riviera continues to attract the film industry and preserves its relationship with Hollywood, as first envisioned by Clifford Reid.

W RITTEN BY: Q U IN N R O BE RTS When Dave Hall and business partner Donovan Fell moved their company to a 20,000 square foot facility in El Segundo last year, they knew it would be the perfect location only four miles from Los Angeles International Airport. That’s because both run MotoArt Designs, which creates high quality corporate and home furniture made from vintage airplane parts. “That is the beauty of El Segundo, that we are five minutes from the terminals,” Hall said. “We have a lot of clients, international ones that fly in, so it makes sense to be here. It really is the aerospace capital of California.” Right in the heart of the South Bay, MotoArt, which was born over 10 years ago in Hall’s garage, is now a thriving business. With distributors in Maryland, Italy, China and Malaysia, the company’s eclectic and functional creations have popped up throughout the world. MotoArt’s pieces can be seen far and wide, from a North Pole military base to Burj Khalifa, the tallest building in the world in the United Arab Emirates. Creating both corporate and home furniture, MotoArt clients include: Paramount Pictures, 19 Entertainment, Northrup Grumman and even highpowered celebrities. “It’s about owning a piece of aviation history,” Hall said. “We just kind of made it up as we were going along. There was no plan. “It has to be something fun and recognizable to the eye, so you look at it and know what it is.”

Making everything from wing desks to fuselage conference tables to albatross float tank couches, MotoArt finds parts in every corner of the country, many of which have come from Arizona and New Mexico. Hall and Fell also recently found a surplus of skeletal frames in the Midwest. Hall said many of the vintage pieces, including the B-25 bomber desk, have been found in such oddball places as barns or through long chains of people who know part owners. “I’ve seen our stuff installed in many different environments from offices to kitchens. People just like it because it is different and historical and tells a story,” Hall said. “We offer something very truly unique.” Yet, such unique ideas and features can come with a hefty price tag. While the custom made 1930 Wako conference table is the most expensive piece in MotoArt’s collection at $75,000, the company also has fuselage picture frames and piston desk watches that are under $300. MotoArt desks and conference tables, which are the company’s most popular items, range in price from $6,500 to $30,000 and $10,000 to $75,000, respectively. Each piece is crafted and assembled in El Segundo with up to 16 employees involved in the building, sanding and polishing of each item. “We just want to make a difference,” Hall said. “We wanted to make a name for ourselves and knew we had a great idea. I want to leave a mark. “We have a sense of wanting to change the world by thinking differently.”

W H AT I S I N S TO R E F O R H O U S I N G I N 2 0 1 2 ? A YEAR IN REVIEW What did we learn from the 2011 Real Estate market? 2011 was filled with uncertainty and unexpected shocks that crippled output both in the U.S. and globally, causing a massive dip in consumer confidence amongst investors as well as businesses. The culprits were wide and varied: the Japanese earthquake and tsunami, the Arab uprising, oil price volatility, the European debt crisis, the continued battle over a debt ceiling, downgrading of US longterm debt, uncertainty in the stock market, the D.C. midterm elections. All of these variables left output levels below growth rates that could spark a recovery. The chance of a double-dip recession has gone up and has caused economists to downgrade their outlook for this year.

THE SOUTH BAY BUBBLE When speaking about “the bubble”, I am referring to the bubble we live inside here in the South Bay, not the pricing bubble that economists refer to. Many South Bay buyers and sellers live, work, buy and stay within the immediate area without ever leaving the borders of the South Bay for weeks or months. Yes, there are even stories boasted by a handful of residents saying they have never left for years on end. Talk about living in a bubble! The South Bay, while subject to much of what has affected the overall economy in the U.S., has special nuances and quirks that has allowed our market to deflate at a less devastating rate than most others. Our local market, especially in the beach cities, seems to have a mind of its own at times; simply ignoring outside forces and forging its own pricing trends, usually for the better. Locally the most interesting trend in 2011 was a dramatic drop in inventory levels: over a 35% actual drop in inventory year over year. In November of 2010 there were 4,231 homes for sale in the South Bay and November of 2011 reported only 2,627 homes available. What is even more interesting is that 627 properties went under contract in November 2010 and there was a big increase to 845 homes in escrow in November 2011. A 30% increase in sales partnered with shrinking inventory certainly points to the supply of homes running surprisingly low locally.

THE BIGGER PICTURE The California Association of Realtors is projecting a slight 1% increase in sales in 2012. Prices are expected to come in 4% below 2010 levels but show a modest gain in 2012 compared to last year for the state of California. Hopefully 2012 will prove less uncertain and could even show signs of urgency as current prices and mortgage rates are in the buyer’s favor for the moment. Stabilization of Real Estate prices or even modest increases is what is on every seller’s wish list for 2012. Naturally, homeowners who bought in 2005-2008 are hoping for massive increases, but that is unlikely to happen anytime soon. Consumer confidence is increasing with interest rates remaining low and prices have slashed from their peaks, making 2012 one of the best years in decades to acquire Real Estate. The pending Presidential election can sometimes stall consumers into making major decisions, however buyers have been sitting on the sidelines for years and now seem to be ready to jump in. The tightening of the lending market is currently a headache for anyone buying or selling or serving those that are. Nationally, the fall-out factor on pending home sales last year was as high as 30%. This means that nearly 1/3 of the sales that were consummated never actually closed. Most of these fall-outs were the result of buyers not qualifying for the loan or properties not appraising for the agreed upon sale price.

Currently (if you are married) you can earn as much as $500,000 in profit on your personal residence and not pay a dime in income tax. Can you imagine if you could earn $500,000 at work and pay no income tax? Real estate remains a tremendous vehicle today for individual wealth building. If you are ready for a move up, timing is prime for you. Prices have declined on higher priced homes as much as they have on lower priced homes in the area. Although you may feel like you are losing when you are selling, you are most certainly gaining on your “upleg” purchase. When is the best time to sell? Sell when the motivating reason you want to sell outweighs staying in the home. In other words, if the home is too small, too big, you have been relocated, or you are finally ready for that ocean view home. The list of reasons is endless: picking perfect market timing is a challenge. Spend time analyzing your choices and reasons, while consulting with experts, and then make a sound decision. To summarize, if you are buyer, find a lender and buy within your budget. Sellers need to find a knowledgeable agent that understand the market and knows how to reach buyers quickly and efficiently. Determine the true market value of your home through your agent and price it accordingly. Over priced properties, even in an improving market simply will not sell.

From the center of his spacious kitchen, Dana Ireland enjoys a panoramic vista of the Palos Verdes Peninsula’s Portuguese Point as he prepares a meal or entertains guests. A little more than 20 years ago, motorists took in the same view as they filled their tanks with gasoline, steps away from where Ireland and his family now fuel up with a quick bite to eat. In its first incarnation, the sunlit kitchen served as one of three Shell gas station service bays, perhaps the world’s most scenic spot to have an oil change. A convenience store dispensed chips, chewing gum and bottled water in what is now the formal sitting room of the Irelands’ Frank Lloyd Wright-inspired residence in Rancho Palos Verdes. Arguably the most photographed piece of coastline in all of the South Bay, the jutting cliff of Portuguese Point is visible from just about every eastfacing room of the home, and Catalina Island looms large from south-facing windows. For a lifelong Manhattan Beach resident like Ireland, the notion of

having unobstructed, pristine vistas in the South Bay was about as plausible as a 1970s gas station becoming a stately residence. But despite the pictureperfect scenery, Ireland says his wife at first was not impressed. “She was pretty adamant that she didn’t want to move into an old gas station,” he grins. All it took to convince her was a search for homes with similar views and square footage, listed at the equivalent of what the couple would spend to convert the property into a residence. “She discovered there was nothing out there like this,” Ireland recalls. And so began a process that he describes as “benign.” Once he got the green light from neighbors and the city, work began to convert the 2,000-square-foot gas station into what would become the front part of the house. In a second phase, a 2,000 square-foot wing was added to accommodate bedrooms, a garage and offices. Except for the dramatic ocean views, driving through the home’s front gates and into the ample carriage court give the impression of being transported

It is that very timelessness that Ireland, a commercial property developer who has designed various South Bay restaurants, strove to achieve when creating his family’s home. Low, sloping roof lines, glass walls, carriage-style garage doors, wood shingled exteriors and a river rock wall channel turn-of-the-last-century Prairie School. This was the architectural style popularized by Frank Lloyd Wright in the late 19th and early 20th centuries. A venerable pine tree provides shade and lends natural character. “We saved that pine with great difficulty,” Ireland notes. “We had to cut the roof to accommodate it and later had to brace the tree with a cable after realizing it banged against the house when the wind blew.” Ireland credits Pasadena’s historic Gamble House for some of the inspiration, but with a caveat. “The Gamble House is a large, dark house,” he says. “I wanted a light, open house.” So Ireland looked to the Prairie School for ideas. In particular, he focused on the oversized windows and indoor-outdoor influence associated with the style. From the Irelands’ kitchen and family room, immense, mahogany-framed glass bifold doors from Germany lead to a spacious outdoor living room. Here, an oversized hot tub and tasteful patio furniture are positioned to face Portuguese Point.

Breaking away from the terrace’s natural earth-tone palette, a wooden outdoor dining set in bright tropical hues evokes Key West, a nod to Ireland and his wife’s shared passion for the beach. A surfer since he was 8 years old, Ireland’s hobby makes its presence known: A massive, wooden longboard commands attention in a towering alcove above the kitchen, and a gleaming VW van is parked in the garage, ready for the next surfing safari. The funky beach vibe appears in more subtle ways inside the home, from the Balinese-style mantelpiece that frames the fireplace in the sitting room, to a sand-and-ocean-blue color palette in the guest bedroom. Ireland and his wife enjoy entertaining, and the home’s layout can accommodate crowds of 300 or intimate gatherings of five to 10. Ireland’s experience in the restaurant business inspired him to design nearly each room in the house with more than one entry and exit point. “When you entertain, everyone tends to congregate in the same space,” Ireland states. “If everyone has to go out the same way they came in, it doesn’t work.” Guests who enter through the front door have various options on which room to visit first. But the ocean and outdoor views visible from the entryway’s floor-to-ceiling windows make one want to linger before rushing to a decision. Details throughout the house not only evoke

the period style of early Frank Lloyd Wright homes, but also represent various aspects of the Ireland family’s interests and passions. Hand-made glass lanterns with dragonfly and cattail motifs resemble the authentic lighting fixtures adorning classic Prairie School or Arts and Crafts homes. A Gothic stainedglass window salvaged from an Irish church and discovered by the Irelands in a Pasadena antiques store brightens a stairway landing. Ireland’s wife’s office is housed on the ground level of a tower on the far side of the garage. The tower is influenced by a similar one in the Dana-Thomas House in Springfield, Illinois, which Ireland says is the only Frank Lloyd Wright home with an arched window topped by three rectangular windows. The office boasts a reading alcove with a spacious picture window looking out at the ocean. Adding to the home’s Arts and Crafts influence is a sleeping porch off the master bedroom. While the Irelands intend to use the space as a peaceful place to read the Sunday paper, in the early 1900s sleeping porches provided residents with a practical solution to getting a good night’s rest when temperatures soared. In contrast to the characteristic angularity of the Prairie School style, the master bath is a study in the curvilinear. A wave-like swirl pattern on the floor tile work mirrors the undulating shape of the ceiling, which Ireland says he designed to create a sense of flow. An oversized spa tub is positioned in front of a grand window that captures a preternaturally perfect view of Catalina Island on a clear day. Adjacent to the tub, a spa shower with three showerheads is as spacious as a roomy walkin closet, and it also houses an infrared sauna. Care was taken to maintain an old-world feel despite the more modern curves and fixtures. The shower walls are a combination of rustic stone tile and Italian plaster, while the cabinets are distressed dark wood topped by onyx countertops in a golden amber hue. There is virtually nothing about the home that would reveal its past life as a gas station. Only a glance at the framed photo of the original Shell station — a gift from Ireland’s wife — would make it evident that the main living area once contained three service bays. As a tribute to his home’s past, Ireland has collected a handful of colorful, vintage gas pump toppers, which are suspended from the garage ceiling and now function as decorative, rotating light fixtures. A trained eye would recognize them for what they are, but even then would be hard pressed to make the association between them and the property’s commercial origins. Yet such details hold great significance for Ireland. “I believe every building has a voice,” he muses. “If you can slow down and listen to it, it will tell you its story.”

WRIT TEN BY: QUINN R O BE RTS No matter the time of day, one thing is nearly certain when you step into Eat at Joe’s--tables will be full and people will be talking. Located at 400 N. Pacific Coast Highway in Redondo Beach, Joe’s has been in business since 1969 serving breakfast, lunch and dinner staples. Yet, don’t think of this as your average diner or greasy spoon. It’s much more than that. With picnic tables in one room and tables to share in the other, Joe’s is all about community seating. “A part of what makes Joe’s so unique is the long tables,” owner Alex Jordan said. “You are generally sitting next to someone you don’t know. People come here to meet and greet each other. Some people love it and some people hate it.” Knowing many customers on a first name basis, Jordan is in Joe’s close to every day, joking and carrying

on conversations of politics and sports with people at each table. A well oiled machine after 43 years, the South Bay landmark also has waiters/waitresses and busboys who have worked in the restaurant for two and three decades. Many customers have also been coming to Joe’s just as long, with some regulars stopping by the restaurant more than once a day. Jordan says it’s those regulars that make up about 80 percent of Joe’s business. “It is all about the atmosphere and the set-up,” said Ben Cariaga, a retired sheriff’s deputy who has been coming to Joe’s since the 70’s. “It makes you comfortable with the people around you right off the bat if you need sugar or salt.” While Jordan continues to believe in the ‘If it ain’t

broke, don’t fix it’ motto for his restaurant, he’s tried to offer healthier menu options in recent years. The diner now serves alternatives such as: eggs whites, turkey bacon and more vegetable dishes. However, it is certain old favorites that continue to be the most popular items on the menu. The ‘John Wayne’ special, named after the legendary screen actor, is the most popular meal on the menu. It combines two eggs over medium, with cheese, on home fries and a tortilla, smothered in spanish sauce and surrounded by sausage. “One reason we have stayed popular is partly because we have just been around so long,” Jordan said. “We also haven’t really changed. People like that and know what they are getting when they come here. It is also a great bang for your buck.”
